The Sexual Health for the Elderly in the Characteristics and Factors: Based on the WHO Sexual Health (WHO 성 건강에 근거한 노인 성 건강 특성과 영향요인)

  • The purpose of this study is to identify the characteristics and factors of each area by considering the gender health of the elderly as the integration of mental, physical, emotional, and social gender health based on the WHO gender health. The sexual health of the elderly is significantly different by gender, academic background, and region, and there is a clear difference in mental, physical, emotional sexual health and social sexual health. The mental, physical and emotional sexual health of the elderly in urban areas, those with high education and male is high, but the elderly in the rural areas, those with low education, and female are high in social sexual health. The factors affecting sexual health are as follows. Mental sexual health was positively influenced by satisfaction of sexual life and sexual knowledge. Physical sexual health was positively influenced by life and spouse satisfaction, and emotional sexual health was positively influenced by sexual relationship, spouse satisfaction, sexual life satisfaction and sexual knowledge. Social sexual health has a negative (-) effect on spouse satisfaction and sexual relationships. Integrated sexual health in old age can affect subjective health and quality of life, leading to successful aging. Sexual health education is needed to form a safe and healthy sexual life and interpersonal relationship. The 'sex' that appears as a cumulative trajectory of life should be accompanied by the accurate sexual health awareness and sex education that encompasses all generations. Therefore, in the composition of sex health education program, it is necessary to reflect the components that can enhance the sensitivity of adulthood to strengthen understanding and communication of spouse.

Minimum Floor Area Ratio Estimation Model for Reconstruction Projects to Compensate for Loss of the Aged Long-term Public Rental Housing (노후 장기공공임대주택 손실보전을 위한 재건축사업의 최소용적률 수리모델)

  • Started in 1989 as Public Permanent Rental Housing scheme, public rental housing lease policy is increasing target residents and supply in each government by introducing new supply types. However, public housing business entities have difficulties in expanding the supply due to cumulated deficit. The research suggested long-term public rental housing reconstruction business as a method to preserve the cumulated deficit from the previous. Minimum floor area ratio mathematical model was suggested by defining the floor area ratio of reconstruction business as minimum, since housing sales profit after reconstruction could preserve aggregated deficit, and mathematically approached by considering the traits of long-term public rental housing reconstruction. The determinant for minimum floor area ratio mathematical model comprise cumulated deficit of the existing long-term public rental housing, land size of reconstructed sale housing, housing sales price per unit area, and business cost per unit area. Minimum floor area ratio mathematical model is expected to be the milestone for supporting decision making regarding the economic part of old long-term public lease housings' reconstruction scale, and expanding housing supply within urban area.

  • This study is to develop the direction of the development of the next-generation mapping of marine information required to develop a base of the utilization localization of maritime production tools. The GIS data-processing products and technologies currently used in the Korea's marine sector depend on external applications which is renewal costs, technical updates, and unreflected characteristics. Meanwhile, the S-100 standard, the next generation hydrographic data model that complements S-57's problems in marine GIS data processing, was adopted as a new marine data standard. This study aims to present the current status and problems of marine GIS technology in Korea and to suggest the development direction of GIS software based on the next generation hydrogrphic data model S-100 standard of IHO(International Hydrographic Organization). S-100-based marine GIS localization technology development and industrial ecosystem development research is expected to scientific decision-making on policy issues that occur with other countries such as marine territory management and development and use of marine resources.

A Study on the Influencing Factors of the Sales and Surplus Companies of the Townbuses in Seoul (서울시 마을버스 매출액 및 흑자업체의 영향요인에 대한 연구)

  • Unlike the semi-public system of city buses, Seoul's townbus are operated on a private operating system, which is poor condition to the changes in the environment. Sales decreased due to a decrease in the number of passengers due to COVID-19 and a demand for conversion due to the advent of competitive transportation methods, and the financial support of Seoul Metropolitan Government is continuously increasing. In this study, to analyze the characteristics of townbus operated by a private operating system, the townbus sales and surplus companies were analyzed by what factors were affected. For the analysis data, townbus financial statements of Seoul in 2018 were used, and townbus sales and surplus companies were applied as dependent variables, and townbus operation system, satisfaction survey, humanities and social variables, and subway and public bicycle characteristics were applied as independent variables. As a result of the analysis, the sales is affected by operating hours per vehicle, in-vehicle safety, the number of households, the number of elderly people, and public bicycle variables, and surplus companies are affected by in-vehicle safety, reliability, and public bicycle variables. In particular, public bicycles, a competitive means of transportation, had an impact on industry sales, and the townbus business environment is expected to become more difficult as time goes by. The industry is seeking self-rescue measures, and Seoul is required to strengthen financial support so that townbus can operate stably.

  • As a new type of healthy public space, greenway users carry out leisure activities, exercise, sightseeing and necessary transportation in greenway. However, at present, there is little research on greenway users' evaluation and perception of greenway, and there is no comprehensive exploration of Greenway environment from a humanistic perspective. Combined with the research and actual situation of the existing representative greenways in Chinese cities, this paper refers to a large number of documents, applies the semantic difference method and multiple regression analysis method, analyzes the current situation of the Dongfengqu greenway, explores the influencing factors and impact evaluation of the greenway environment from the perspective of greenway users' perception, and puts forward suggestions on the optimization of the greenway environment in Zhengzhou from multiple levels. The main conclusion of this paper comes from the data conclusion obtained by semantic difference method, which is feasible in the resident evaluation of greenway use. The feedback results of post use evaluation can provide a reliable reference for the planning and design of similar greenways in the future.

Landscape Engineers' Perceptions of the Safety Climate and Safety Behavior in Landscape Construction - Focused on Landscape Constructors and Designers - (조경공사에서 안전분위기와 안전행동에 대한 조경기술자들의 인식 - 조경시공자와 조경설계자를 대상으로 -)

  • The construction safety policy of Korea requires safety reviews at design stages, which affect the perceptions and attitudes of the workers toward safety. Despite this heightened social interest in safety, there is no related research in the field of landscape architecture. This study entails a review of the status of landscape construction accidents in Korea and an assessment of landscape engineers' perception of construction safety climate and safety behaviors. A survey of landscape constructors and designers was performed, and the obtained data were statistically analyzed. The results indicate the following: (1) More than half of the accidents which are registered in CSI occurred in apartment houses ordered by the private sector in the type of facility and planting works in the landscaping process; (2) Landscape designers were better aware of safety than landscape constructors. Among them, safety attitude, work risk, work participation, and work pressure were statistically significant; Apart from the statistical significance, landscape designers recognized the importance of safety highly but they tended to have a relatively low perception of specific safety behaviors. (3) Lastly, landscape constructors attributed less importance to safety review during the design stage compared to other items.

Impact of Living Retail Business by Type on Apartment Prices according to COVID-19: Focusing on Global and Local Time Series Effects (코로나19에 따른 유형별 소매유통시설의 아파트 가격 영향: 전역적·국지적 시계열 효과를 중심으로)

  • This study conducted an empirical analysis of how different types of living retail businesses affected housing prices during the COVID-19 pandemic, with a particular focus on both global and local time series effects. The main findings are three folds: First, from a global perspective, the study discovered that the presence of living retail businesses had a significant impact on prices of nearby apartment, varying according to their type. Secondly, the impact of COVID-19 on the retail industry varied depending on the type of business. Thirdly, when viewed from a local standpoint, the impact of the retail business sector on apartment prices due to COVID-19 pandemic was substantial, varying across regions and business types. This implies that external shocks like COVID-19 have the potential to alter the role and perception of living retail businesses. In light of this, the study has put forth policy implications aimed at mitigating the adverse effects of living retail businesses and enhancing residential quality.

The Bi-polarized Consumption and Policy Reponses in China (중국의 소비 양극화와 정책 대응)

  • The purpose of this paper is to analyze the situation of bi-polarized consumption in China before and after the global financial crisis, to find the factors causing bi-polarized consumption, and to suggest some policies for Korean enterprises. The findings are as follows. First, before the global financial crisis, in China, there were bi-polarized consumption among classes, and between urban and rural areas, and bi-polarization of individual consumption. The sales of both low price goods and high price goods increased more than that of middle price goods. Second, after the global financial crisis, the trend of bi-polarized consumption in China is stronger than those of other countries. The sales of both low price goods and high price goods in China increase more than in other countries. Third, the factors causing bi-polarized consumption are bi-polarized income, black and grey incomes, "Mianz" culture, the increase of unemployment, and the changing form of family. Especially, the level of formal income is not only high, but the level of black and grey income is also very high. And "Mianz" culture means the conspicuous consumption. The degree of the conspicuous consumption of China is very high in comparison with other countries because "Mianz" culture is strong. Finally, the paper suggests strategies appropriate for bi-polarized consumption with Chinese characteristics.

A Study on the Effect of Macroeconomic Variables on Apartment Rental Housing Prices by Region and the Establishment of Prediction Model (거시경제변수가 지역 별 아파트 전세가격에 미치는 영향 및 예측모델 구축에 관한 연구)

  • This study attempted to identify the effects of macroeconomic variables such as the All Industry Production Index, Consumer Price Index, CD Interest Rate, and KOSPI on apartment lease prices divided into nationwide, Seoul, metropolitan, and region, and to present a methodological prediction model of apartment lease prices by region using Long Short Term Memory (LSTM). According to VAR analysis results, the nationwide apartment lease price index and consumer price index in Lag1 and 2 had a significant effect on the nationwide apartment lease price, and likewise, the Seoul apartment lease price index, the consumer price index, and the CD interest rate in Lag1 and 2 affect the apartment lease price in Seoul. In addition, it was confirmed that the wide-area apartment jeonse price index and the consumer price index had a significant effect on Lag1, and the local apartment jeonse price index and the consumer price index had a significant effect on Lag1. As a result of the establishment of the LSTM prediction model, the predictive power was the highest with RMSE 0.008, MAE 0.006, and R-Suared values of 0.999 for the local apartment lease price prediction model. In the future, it is expected that more meaningful results can be obtained by applying an advanced model based on deep learning, including major policy variables

  • Focusing on the Gwangheemun that have a history of spatial specificity. Gwangheemun increase the value of space in the surrounding area, focused to derive a plan that can be activated. Research method was to analyze the characteristics and advantages and disadvantages of the surrounding space and the associated cultural content through SWOT analysis around the base of Gwangheemun. After considering the potential of the current location of physical characteristics and spatial resources, the possibility Gwangheemun development were mainly fashion and art content for the Space Vitalization in the surrounding area. Fashion and art space of Gwangheemun activated based on the possibility of Gwangheemun cultural meaning and value in the history of the past and the present time presented the main directions and strategic approach. The results of this research suggested Fashion art Hotel in applying urban regeneration methodologies, Cheongguro-16 plan for content development, arts and culture fashion street planning. Through this research, we want to establish the strategic control strategy between the policy decision making structures for the successful development of the fashion arts content.
