Parking lot within housing site contains public interest of relieving parking space shortage problem and subject to public restriction. If auctioned off at higher price by excessive competition in general competitive bid for land bidders, the development of parking lot will be made against its original purpose supply. The core issue is that a bid price is quite often to be blown out of proportion by 150%~ 250% due to extreme competition and, could face serious problem if a winning bidder runs sale business. If it is rental business, although about 30% of the total floor space of the whole building to be used as neighborhood facilities, too high winning bid price cause to lose transparency. In case of sale at aggregate buildings, most business operators would sell 30% of the neighborhood facilities, spare the parking lot and manages thereof separately. According to Aggregate Buildings Act, neighborhood facilities are allowed for individual registration and ownership of parking lot by business operator or designated person by business operator. In this case, the parking lot becomes 70% of the total floor space of the whole building and 70% of the land share which makes the mortgage very valuable and easier for business operator to get financial loan. There used to be many cases such as owners of neighborhood facilities (aggregate buildings partial owners) who run parking lot to repay their loan running parking lot to repay loan, but found that very tough and reached auction and relatively disadvantaged. For parking lot within housing site, it is recommend to exclude the public factors that land has and take into account of public restriction in area (housing site). Business opportunity for operators and protection of property rights for buyers in aggregate buildings, land supply method is recommended to replace from highest bid method into draw or private contract. In terms of price, supply at estimated price (construction price) and restriction on usage (Co-ownership of parking lot) proposals are submitted.

Information system operation principles were recently established in order to provide high quality service and efficient operation audit of IT outsourcing. Operation managements are done based on these principles. Therefore, information operating management process, which refers to itself, is established. Information system operation audit requires a constant audit regularly, which is different from construction/development audit that is done only once. As operating management process changes, operation audit guidelines should be updated and improved. Therefore, this paper proposes IT outsourcing operation audit model with IT outsourcing achievement management as a focus. IT service domain was referred in order to propose information system operation audit model and check lists, which are based on IT outsourcing operation managements such as planning, making strategies, contract, service, and management. The deduced audit model and check lists verified suitability of the proposed model by experts' survey.
Online e-commerce management systems are gradually increasing, and transactions are made in various items. However, the reliability between sellers and buyers is very important in high-priced transactions such as automobiles when used transactions online. Nevertheless, in the existing used trading system, a device that prevents fraud or trusts the seller is insufficient. This paper developed a blockchain-based used transaction management system to improve the reliability that occurs during used transactions. We have improved the safety trading system by developing a trading management system for used cars with the highest amount of used cars in various fields. This system uses Ethereum-based smart contract to guarantee reliability without third party intervention. By designing the contracts required for used car trading by utilizing smart contracts, it was possible to reduce the effort and time of trading participants in the existing used car transactions, while enabling safe transactions. In addition, this system mitigated information asymmetry between buyers and sellers, and reduced and prevented brokerage fees in the distribution process without third parties.
The purpose of this study was to explore the perception of the extension of the retirement age perceived by corporation top leaders who are the main agents of employment. As a result of analyzing the interview data by qualitative content analysis, companies centered on manufacturing and construction preferred the elderly to foreign workers and leaders of social service organizations suggested that healthy and capable elderly people should be able to continue to work. However several opinions were also presented against the extension of the retirement age uniformly without considering the circumstances of the company. The passion for work of older workers with higher salary decreased, which concerns that the absence of a retirement system would reduce the vitality of the organization and increase the burden of labor costs. As an alternative to this, there is the opinion that employment can be extended even after the retirement age with the contract and in the form of a commissioned job according to an agreement with the company. Furthermore, it was also suggested that it would be easier not only to maintain employment but also to create jobs for the elderly given the employment flexibility.
Recent advancements in the integration of satellite technology and the Internet of Things (IoT) have led to the development of a sophisticated network ecosystem, capable of generating and utilizing vast amounts of big data across various sectors. However, this integrated network faces significant security challenges, primarily due to constraints like limited latency, low power requirements, and the incorporation of diverse heterogeneous devices. Addressing these security concerns, this paper explores the construction of a satellite-IoT network through the application of Software Defined Networking (SDN). While SDN offers numerous benefits, it also inherits certain inherent security vulnerabilities. To mitigate these issues, we propose a novel approach that incorporates blockchain technology within the SDN framework. This blockchain-based SDN environment enhances security through a distributed controller system, which also facilitates the authentication of IoT terminals and nodes. Our paper details the implementation plan for this system and discusses its validation through a series of tests. Looking forward, we aim to expand our research to include the convergence of artificial intelligence with satellite-IoT devices, exploring new avenues for leveraging the potential of big data in this context.

Lawsuits related to defects in apartment buildings involve a range of legal issues, based on which the current subjective judgment system has been established. This study aims to organize the judgment system by stage of lawsuit from a legal perspective by reviewing the factors dealt with in precedent research. The main issues at hand include assignment of obligation, the day on which the computation of exclusion period begins and the day on which the defect repair is completed. The rationality of the current subjective judgment system could be determined by reviewing the recent cases. Based on the findings of the review, the following are suggestions for improvements and complements of the system. First, the process of assignment of obligation should be systemized, and the guarantee insurance system that provides a warranty deed should be improved as well. In addition, improvements and systemization should be made to clarify the responsibilities for any defect arising from the agreements that are not stipulated on the contract, computation of abatement rate of compensation and the system by which the responsibility for the defects is completed when residents acquire ownership from rental status.

This study was established to build and suggest the Ecological Performance Standards for replaced wetlands as the mitigation strategies for the construction projects. The request performance and assessment factors and standards were derived by bibliographic review and verified by the field survey for the reference wetlands. And the weights for each factor were derived by AHP(Analytical Hierarchy Process) method. The results are as follows : 1) Assessment factors were induced by in-depth research of many wetland assessment models and benchmarks evaluated ecological functions. This study proposed final 12 assessment factors through ecological specialist and experts interviews added with literature analysis. 2) 10 natural wetlands were selected as Reference Wetlands as the measure to propose assessment factors and assessment criteria. Those reference wetlands are well-conserved inland natural wetlands classified to the one having worthy to conserve (grade "high") according to RAM(Rapid Assessment Method). Reference wetlands chosen by the study are Parksilji, Jeongyangji, Mulkubi, Bawineupkubi, Jilnalneup, Jinchonneup, Doomoso, Haepyung wetland, Whangjeong wetland, and Whapo wetland. The research developed assessment criteria for the performance assessment factors based on several explorations of the reference wetlands. 3) "Requiring performance" of replaced wetlands is defined as "to carry out similar or same ecological functions provided by natural wetlands", in overall. The detailed requiring performances are as follows; ${\bullet}$ to play a role of wildlife habitats ${\bullet}$ to have biological diversity ${\bullet}$ to connect with other ecosystems ${\bullet}$ to provide water environment to perform good ecological functions 4) The assessment factors for required performance are categorized by wildlife habitat function, biological diversity, connectivity of adjacent ecosystem, and water environment. Wildlife habitat category is consisted of wildlife habitat creation, size of replacement wetland, and site suitability. Biological diversity category contains the number of plant species, the number of wildlife species, and number of protected species as the sub-factors. Connectivity of adjacent ecosystem is comprised of wildlife corridor, green network and distance from other ecosystem. Finally, water environment make up with water quality, depth of water body, and shape of waterfront. 5) Finally, every assessment factors were verified and weighted by the AHP methods and the final standards were proposed. The weights of factors of requiring performance suggested as habitat (0.280), connectivity (0.261), diversity (0.260), hydraulic environment (0.199). And those of detailed sub-factors are site suitability (0.118), protected species (0.096), distance to neighbor ecosystem (0.093), habitat creating (0.091), green corridor (0.090) etc.
According to continuous welded rails on a bridge, temperature changes bring about the expansion of the bridge deck,adding axial forces on the track. Moreover, the ballast on the bridge deck expansion joint is moved due to the bridge deck. The longer the bridge deck is, the greater the influence will be, loosening the ballast, causing track irregularities, and deteriorating passenger comfort. Considering the structure of the bridge itself and tolerance for track irregularities caused by the loosened ballast on the bridge, the maximum length of the deck should be less than 80 m, which is the same as the standard of French railways. In this study, the interaction between the expansion related to the bridge length and the irregularity in the longitudinal level, referring to measurements and maintenance work performed in high-speed railways, was analyzed. This research shows that the installation of a sliding plate or a vertical ballast stopper is not a good option, since it is difficult. On the other hand, the installation of a ZLR fastener or gluing is easy, but its influence is insignificant. Towing vessels have carried out the important role and service in the maritime industry construction, such as port and sea bridge construction, fairway dredging and sea reclamation etc. Furthermore, tugboat takes the largest portion in number of vessel at the domestic registry and barges as big as the general merchant vessel, which are getting specialized and larger, are in operation. In spite of the increase of marine accidents under this situation, there has been no proper measure for the safe navigation of tugboat in the aspect of a nation. This paper aims to propose the measure for the safe navigation of tugboat according to the frequent marine accident of tugboat with sea bridge. Therefore, we show an example of the sailing schedule and operation checklist based on the analysis of statistics and precedent of marine accident and the investigation of the actual operation state of tugboat in the aspect of a contract of carriage and a personnel setup, which should be checked by the operator of tugboat, to pass through sea bridge safely and propose the safe traffic supporting system based on electronic chart system to improve the safe navigation of tugboat.

There is no special law of Landscape architecture in Korea. So, examining the concept from the legal basis of LA with the viewpoint of a natural scientist not a jurist, this study was conducted to grasp the present condition of the name and the related text of the foreign laws in force which were connected with LA.. And those foreign laws were arranged in the name and the text and classified by nations of regional groups and it was considered to the mutual relation with lots of laws which are scattered with the various laws. Current domestic regulations to the various fields of LA are assembled with the many related rules. The governmental organization conducting those business is nonexistent up to now and it is generally known to except the dept. of LA from the office organization in Korea. Being at a disadvantage as mentioned above, this study was progressed under the necessity of the scientific basis for the expected organic law of LA proposed to establish it by every field of LA. Though feels inconvenience if the study for the items itself of LA had been proceeded prior to the study of laws relating to LA throughout the study, such a extensive study will be a subject to be attempted constantly hereafter by all part of landscape architects. The contents of the study are as follows ; 1. The present condition of the foreign laws connected with LA 1. The proposal & analysis of the problems and the solutions to the domestic laws connected with LA 3. The proposal of the reasonable application pklan in order to establish the organic law for LA. Among the items relating to LA such as engineer, contract, planning, design and supervision, construction, maintenance, plant and planting, open space, facilities, aesthetics and sight, park, land use and development planning, urban and regional planning, leisure space planning, environmental conservation and ecology, structural engineering of construction, administration, right and penal regulations, the laws dealing with the matter relating to LA directly or indirectly are prescribed dispersedly in the many other related laws and it is concluded to be impossible for the independent law of LA is likely to be establish with not only selecting and arranging the matter having closed connections to LA directly but also being recognized as the systematic equipment of the LA business. It was to be analyzed the present condition of the collected foreign laws relating to LA. After pointing out the problems to the domestic related laws being at issue, the remedies for it were presented through the questionnaire of the landscape specialist in which the supporting opinions to the recognition to the problems and the solutions were come to a major portion. Three types of application such as applicable, non-applicable, applicable after examination were presented to decide whether or not the foreign related laws were applied to the domestic one. The result of analysis shows that 42 statutes and 9 ordinances are applicable, 4 statutes and 7 ordinances are non-applicable, 1 constitution, 81 statutes and 48 ordinances are applicable after examination.
