Analyzing Fluctuation of the Rent-Transaction price ratio under the Influence of the Housing Transaction, Jeonse Rental price (주택매매가격 및 전세가격 변화에 따른 전세/매매가격비율 변동 분석)

  • Uncertainty in housing price fluctuation has great impact on the overall economy due to importance of housing market as both place of residence and investment target. Therefore, estimating housing market condition is a highly important task in terms of setting national policy. Primary indicator of the housing market is a ratio between rent and transaction price of housing. The research explores dynamic relationships between Rent-Transaction price ratio, housing transaction price and jeonse rental price, using Vector Autoregressive Model, in order to demonstrate significance of shifting rent-transaction price that is subject to changes in housing transaction and housing rental market. The research applied housing transaction price index and housing rental price index as an indicator to measure transaction and rental price of housing. The price index and data for price ratio was derived from statistical data of the Kookmin Bank. The time-series data contains monthly data ranging between January 1999 and November 2009; the data was log transformed to convert to level variable. The analysis result suggests that the rising ratio between rent-transaction price of housing should be interpreted as a precursor for rise of housing transaction price, rather than judging as a mere indicator of a current trend.

The Empirical Analysis about Structural Characteristics of the Housing Jeonse Price Change in Seoul (서울시 주택전세가격 변동양상에 대한 실증분석)

  • While the housing transaction price of Seoul tends to be stagnant or declining in line with the housing market recession since 2007, the jeonse price keeps continual increase. Such flow of jeonse price change has a serious influence on ordinary person's housing stability seriously. Therefore, it is very meaningful in terms of social policy to analyze the trend of recent jeonse price change. This study aims to have an empirical analysis of structural characteristics of the trend of recent jeonse price change. After the review of various previous studies, this study selected housing jeonse price index, non-sold house quantity, jeonse vs. transaction price rate, and housing construction performance as analytical variables, and employed monthly time series resources from January 2007 to April 2011. As a result, when the housing supply reduced, the potential quantity for jeonse market reduced that occurred unbalance of supply and demand in jeonse market. In turn, it caused the increase of jeonse price. And, in case of jeonse vs. transaction price rate change, the rate increased which means the increase of required rate of return of invested demand. As such, the increase of market risk degenerates the investment sentiment which caused the reduction of quantity for jeonse market as a submarket.

  • The collapse of housing market bubble in United States had a considerable impact on the world economy. The collapse of housing market bubble in United States generates the global financial crisis at the worldwide level. The housing market bubble question the efficacy of fundamental proposition of orthodox economics based on the rationality of human choice. According to neuroeconomics and neuroscience, emotion and affect play the important role in purchasing the commodity in retails market. On the basis of the neuroeconomics, this study focuses on the role of affect and emotion in the purchase of subprime loan in United States. Robert Schiller suggests that one of the causes of housing market bubble is the contagion effect of human belief in the society. The structure of this paper is as follows. First, this study investigates the mechanism of human brain and role of various neurons to influence the human behavior in the purchase of house in United States, such as Dophamine neuron and mirroring neuron. Second, this study shows the possibility that the mirror neuron might explain the contagion of human belief in housing transaction market. It can be a seed of housing market bubble. Furthermore, this study show the implications of neuroeconomics is suggestive to the negotiation process in commercial policy in United States.

  • After 2008 global financial crisis, Korean housing market has experienced stagnation. So it caused housing market problems like housing price reduction, rising rent cost and so on. For housing market normalization government announced policies but Korean housing market didn't recover from stagnation. So, to understand why Korean housing market couldn't overcome the recession and why the policies didn't be effective, this research analyzed housing market participants (home owner, housing demand) based on the law of supply and demand and the psychological effect on their transaction intention based on behavioral economics(behavioral finance). Based on the analysis this research tested the effectiveness of announced policies using System Dynamics. The result showed that the amount of transaction and mortgage loan was influenced by the length of time to draft policies.

  • In the past, once apartments were built by housing construction companies, their presale went smoothly. Therefore, the developer and construction companies in Korea were extremely competitive in the housing market. However, when the 1997 foreign exchange crisis and 2008 global financial crisis occurred, the quantity of unsold new housing stocks rapidly increased, which caused construction companies to experience a serious liquidity crisis. This paper aims at analyzing the influence of Liquidity on the Housing Market before and after Macroeconomic Fluctuations using VECM. The periods from September 2001 to September 2008 and from October 2008 to October 2015, which were before and after the Subprime financial crisis, were set as Models 1 and 2, respectively. The results are as follows. First, it is important to develop a long-term policy for the housing transaction market to improve household incomes. Second, due to the shortage in the supply of jeonse housing, structural changes in the housing market have appeared. Thus, it is necessary to seek political measures to minimize the impact of transitional changes on the market.

  • Estimating investment profits of real estate is critical to understand real estate markets and create relevant policy as real estate market and capital market combines closely. Thus, this study applied the concept of Tobin's Q to estimate investment profits for apartments as well as row-houses and multi-family homes in Seoul from 2010 to 2018. Investment profits were estimated by two approaches: subtracting the replacement cost from the transaction price and calculating ratio of the transaction price to the replacement cost, respectively. The spatio-temporal changes in investment profits were apparent in apartments compared with row-houses and multi-family homes. As a result of analyzing the spatial econometrics models, the investment profit was higher in the area with high density and new developments regardless of the housing types. The framework and key findings would be the effective reference to understand residential investment behavior, create relevant housing policy, introduce value capture of windfall, measure regional competitiveness, and estimate housing bubble.

Comparative Analysis of the Causal Relationship between Regions of Fluctuations in the Housing Market (주택시장 변동의 지역간 인과성 비교분석)

  • The housing market is changing continuously according to the place and time and these changes have a ripple effect across various fields. On the other hand, the amount of housing that is consumed in the region also acts as a central cause of price movement. Moreover, the cause of variations in the housing market can be separated according to the characteristics of the housing consumer. In addition, the individual characteristics of the consumer varies according to the region. As a result, a study on the regional causal relationship of the housing market is underway. Although significant research has been done on the domestic home sales market, there has been limited research on the housing charter market. Therefore, in this paper, regional causal relationship of the housing market in the Gangnam and Gangbuk area in Seoul and Gyeonggi Province was analyzed using the vector error correction model, and is segmented by housing sale market and housing jeonse market. In addition, housing sale and housing jeonse of Gangam, Ganbuk and Gyeonggi province are defined as analysis variables, and time series data is the monthly material of June 2003 to November 2015. The results of the analysis, in the case of the housing sale market, showed that fluctuations in house prices in Gangnam area have a major influence on the fluctuations in house prices in the surrounding region. Similarly, in the case of the housing jeonse market, it was found that the jeonse price of Gangnam area has a significant impact on the jeonse price of housing in the surrounding area.

  • The purpose of the study is aimed at estimating the reasonable price and forecasting the sales rate of the new apartment, using transaction data of the existing apartment that is close to perfectly competitive markets. In the present paper, therefore, attempts were made to determine the relationship between the existing apartment market and the new housing market. Also conducted an empirical analysis that complemented the problems of precedent studies.

A Study on the Regional Conditions and Characteristics of Apartment Ownership Resale (지역별 아파트 분양권 실태 및 특성 연구)

  • This paper aims to analyze characteristic by the cities focused on the ratio of new apartment resale that is one of the apartment unit sale market, which has been increased recently. So, this study examined characteristics of population, apartment trade & sale, housing with 162 cities and counties and performed multiple regression analysis with dependent variable, ratio of new apartment resale. As a result. the factors affecting the ratio of new apartment resale are 7variables, apartment sales rate, transfer of ownership, apartment turnover rate, sale volume, regional apartment rate, population increasing rate, housing average apartment sale price rate. In terms of the increase in apartment sales prices, the rate of sales price increase was relatively low in areas where the transaction rate for apartment sales is high, and the number of apartment sales right transactions increased as the number of other ownership transfers rose. As a result, the data will be based on the improvement of the government's policies and systems to stimulate the transaction focused on the real estate agents in the apartment market.

  • This study attempts to expand the leverage cycle theory using the subprime real estate investors. The leverage cycle theory has demonstrated asset price fluctuations irrelevant to changes in fundamentals through the restructuring of transaction composition centered on optimistic buyers. However, it needs to understand how this theory works in the depressed housing market with low-income residential regions to explain the geographic origins of the financial crisis. In the depressed housing market, the subprime real estate investors focused on low-income residential regions. Through this spatial focus, the low-income residential regions solely have real estate investor-oriented composition of new purchase transactions in the depressed housing market. The discovery of the subprime real estate investors as new actors lays the foundation for applying the leverage cycle theory to the depressed housing market which has been a underserved area for capital investment. This attempt illustrates how the geographical reinterpretation of an economic theory reestablishes spatio-temporal context of economic phenomena.
