려명거리 사업은 건설비용이 알려진 유일한 건축사업이지만 북한원으로 표기되어 그 규모를 짐작할 수 없다. 본 논문에서는 려명거리의 건설조립액을 기준으로, 북한 아파트 신축공사의 m²당 공사 원가를 산출하고, 이를 서울주택도시공사가 공개한 원가와 비교하여 남한과 북한의 건축공사비 비율을 산출했다. 그 결과는 160대 1이었고 이는 남북 공식 환율이 없는 상황에서 북한원으로 표기된 공사 규모 추정에 이용될 수 있으며, 향후 남북 공동으로 건축사업을 계획할 때, 상대의 화폐단위로 산출된 건축공사 원가를 이해하는 데 일조할 것으로 기대한다.

아파트 프로젝트는 사업성패에 영향을 미치는 요인은 매우 다양하다. 그러나 분양단가가 결정되고, 분양이 시작된 이후에는 사업에 가장 큰 영향을 미치는 요인은 분양 후 1개월간의 초기분양률이다. 일반적으로 사업주체는 경제상황, 주택시장의 동향, 사업지 인근의 주택가격 등 다양한 자료에 의해 초기분양률을 예측한다. 그러나 이러한 요인들을 초기분양률과 연계하여 정량적으로 계산하는 것은 매우 어렵다. 따라서 본 연구는 실제 수행된 아파트 프로젝트의 분양결과 자료를 이용하여 초기분양률 예측 회귀모델을 제안하는 것을 목적으로 한다. 본 연구를 위해 기존 분양실적자료 수집, 영향요인들의 상관관계 분석, 초기분양률 예측 회귀모델 작성을 진행한다. 본 연구의 결과는 아파트 프로젝트의 사업성 분석 시 초기 분양률 예측을 위한 기초자료로 활용되며, 사업 리스크 모델 개발의 핵심 자료로 활용된다.

Compared with other industries, the construction Industry has many parties(A/E/C) as well as many types of construction activities. Especially, as for the remodeling project, the owner group the remodeling union consists of various stakeholders union and requiring the additional activities of demolition except for the existing new building construction project. Like this, the remodeling project has its own characteristics different from a new building construction project. As for the remodeling project, the Owner's decision making for a remodeling alternative has to be preceded, and other parties are required to propose a remodeling alternative which satisfies the Owner's requirements. However, because of time constraints, many types of problems occur during the decision-making process. In consideration of this, in this research, the authors would like to suggest a decision-making support system to help the Owner's decision-making in the early stage of a remodeling project. For this paper purpose of a remodeling decision-making framework based on Building Information Modeling(BIM) was suggested to help with the Owner's decision-making for each remodeling item and the decision-making support system was evaluated through Case Study.

이 연구는 최근 건설 프로젝트의 불확실성이 증가하고, 국내 건설 산업이 다변화되는 상황에서 시작되었다 프로젝트의 Pre-Design 단계와 Construction 단계에서 얻을 수 있는 변수들을 도출해냄으로써 적절한 노무량을 예측할 수 있는 모델을 제시하는 데에 이 연구의 목적이 있다. 표준품셈과 같은 기존의 방법으로는 퇴직공제금과 같은비용을 정확하게 산출하는 데에 어려움이 있기 때문에 본 연구에서는 수도권 지역에서 2000년부터 현재까지 공사가 완료 된 공동주택 38곳의 실적자료를 이용한 통계적 방법을 사용하여, 실제 공사에 투입되고 있는 노무량과 공사의 전체적인 개요와의 상관관계를 분석하고, 회귀모델을 제시하였다. 회귀모델의 검증에서는 몇몇의 현장을 제외하고는 결과값이 통계적으로 비교적 유의한 것으로 확인되었다. 이 회귀모델은 기존의 방법보다 퇴직공제금의 적절한 산정에 도움을 줄 수 있을 것으로 기대된다.

Nowadays the scale of domestic construction becomes large, sophisticated and specialized. It has led to a growing need for the high quality, cost reduction, safety and reduction of work duration. Therefore the importance of construction materials management is emphasized to perform the project successfully. It becomes an current issue about method of construction material management according to the flow of construction progress in the construction field. Therefore, various researches using RFID for efficiency of construction material are being studied. We analyzed the case study using RFID, drew the problems through the investigation of status about the management of material in the field, and then suggested the method of material management using in the apartment building construction field.

공업화의 추세로 인해 건축 자재의 공장 생산이 계속 증가하고 있다. 특히 공장 생산된 P.C.부재를 사용하는 조립식 주택은 신도시 등에서 계속 건설되고 있다. 이러한 조립식 주택의 공정 관리는 P.C.생산 공장 관리나 현장 시공 관리에만 치중한 나머지 P.C.부재의 생산, 운송 및 시공 부분을 일체화한 전사적 관리는 등한시하였다. 그 결과 현장 공사 수행에 있어서 공기 지연 등의 문제가 발생하고 있다. 본 연구는 생산, 운송, 현장 조립의 유기적인 연계를 향상시키기 위한 기본 모델의 개발을 위해 시작되었다. 이를 위해 우선 각 부분의 공정 파악과 관련 자료의 수집이 선행되어야 한다. 이는 P.C.부재 생산 공장 및 현장 방문과 관련 자료 및 문헌의 분석을 통해 이루어진다. 이와 같은 상황을 토대로 생산, 운송, 현장 조립의 최적화된 관리 모델이 최종적으로 개발될 것이다. 본 고에서는 최적화 관리 모델을 개발하기 위해 현재까지 수행된 연구 결과를 소개하고자 한다.

This study analyzed the process related to the linkage between on-site work targeting the middle size Precast Concrete(PC) public apartment building with beam-column system and prepared on-site works flow relationship diagram in which the wet process consists of core Critical Path(CP) to prepare a network diagram of the Precedence Diagram Method(PDM). Through this study, it is expected that it will be possible to maximize the project management capability by suggesting a method to minimize risk factors and the optimized process management of the beam-column system PC public apartment building.

건설정보가운데 실제 수행된 프로젝트에서 발생하는 실적자료들은 후속 프로젝트의 기획 및 수행과정에서 활용함으로서 프로젝트 수행 및 의사결정과정에 시간적, 경제적 이익을 가져올 수 있다. 그러나 이러한 실적자료들에 대한 관리가 대부분 프로젝트의 준공과 함께 종료되어 정보화되지 못하고 방치 또는 폐기됨에 따라 정보자원의 손실과 이로 인한 중복투자의 문제점을 초래하고 있다. 본 연구에서는 웹(Web)기반의 공동주택의 공사실적자료 시스템을 구축하여 무의미하게 사장되고 있는 공사실적자료의 활용을 극대화시켜 침체일로에 있는 건설시장의 투명화와 건설정보화의 기반을 마련하고자 한다.

In the large scale projects, it is difficult to manage every blocks because of the apartment housing project have repetitive shapes and structures. Therefore, it is necessary to divide construction site into work zones and blocks considering site plan, the number of units per each floor, arrangement of blocks, etc. In this study, 20 influencing factors on the grouping of work zones and formwork crew team formation are identified through case study and literature review. Factors are analyzed to determine the degree of influence through experts interviews. A systematic process of crew formation based on work zoning and the considerations by each steps are presented.

건설산업은 타 산업분야에 비하여 체계화되지 못하고 경험 또는 관습에 의한 의사결정이 이루어지는 경우가 빈번하여 생산성 향상이 적극적으로 이루어지지 못하고 있는 실정이다. 특히, 대단위의 건설생산이 이루어지고 있는 공동주택의 공사에서 생산성 향상을 위한 과학적이고 분석적인 연구가 수행될 경우 그 파급효과가 대단히 클 것으로 기대된다. 따라서 본 논문에서는 공사원가에 가장 큰 영향을 미치는 공동주택 골조공사 중 주요공종인 거푸집공사의 효율적인 생산성 향상을 위한 공법개선안을 제시하고자 생산성 측정기법으로 워크샘플링을 활용하였다. 기존 거푸집공사에 대하여 작업절차를 분석하고, 각각의 작업별로 생산성을 분석하였다. 기존 작업법에서 분석된 문제점을 기반으로 개선방안을 제안하였다.
