Procedures and Strategies for a Function Definition in the Design Phase VE (설계VE에서 기능정의를 위한 절차 및 방안)

  • 2006년부터 VE 대상프로젝트가 확대되고, 기본설계와 실시설계단계에 각 1회씩 설계VE를 적용토록 규정되어 설계단계별로 VE가 각각 적용되는 프로젝트가 늘어나고 있다. 그리고 원가절감과 성능향상으로 프로젝트 가치를 높인 설계VE 사례도 많아지고 있다. 하지만 기본설계와 실시설계단계의 조건에 적합한 VE 수행방안에 대한 연구가 미진하고 참여자들의 경험과 이해가 부족하여 단계별 설계VE를 효율적으로 수행하는데 많은 어려움이 있다. 본 연구에서는 기본설계단계와 실시설계단계로 나누어 VE를 수행한 실무사례를 분석하여 기능정의와 아이디어 창출간의 연관관계 및 각 설계단계에서 기능정의를 수행할 때 발생하는 문제점을 도출하였다. 문제점을 해결하고 효과적인 설계VE를 수행하기 위하여 다음과 같은 개선방안을 제시하였다. 첫째, 설계프로세스의 흐름에 맞추어 기본설계에는 공간기능에 대하여하고 실시설계에는 부위에 대하여 기능정의를 수행한다. 이때 상위의 레벨에는 하위의 레벨의 기능정의가 연계되는 기능분류체계 (FBS : Function Breakdown Structure)를 제안하였다. 둘째, 기본설계와 실시설계단계의 기능정의를 수행하는 프로세스 (FDP : Function Definition Process)를 제안하였다. 셋째, 실시설계단계에서는 부위별 요구 성능 평가 매트릭스 (EFM : Element Function Matrix)를 적용하여 기능정의와 아이디어 창출이 연계되도록 하였다. 설계VE의 주요 부분인 기능정의 과정에 대한 문제점을 도출하여 해결방안을 제시함으로써, 보다 효과적인 설계VE의 수행을 기대할 수 있다.

  • As the working design process of Turn-Key projects is a basic process for the final contract, this process has lots of business decision to be made. Because such results of business decision can be the basis on contract documents, it is the step which needs a through management for Turn-key project. But in case of domestic construction companies, because those are not organized process of working design process, project manager has had lots of trouble at each process to make the business decision. As a means of settling the problems, this research is initiated. First, working decision management process is identified and generalized by interviews with project managers. Second, cases that actually happened in the project are investigated and categorized. Third, response plan to solve the problems and check lists to prevent the problems are suggested. Finally, the process, cases, response plan, and check list are integrated using CBR for future reuse.

  • The contractors which execute the design-build project have difficulties in design management and contract administration in the pre-construction phase because they have managed construction projects focused on only construction phase so far. Moreover, they have to manage the design development stage without any contingency following-up various design revisions from the design reviews of outside experts. Therefore, the design management in the design development stage is a critical success facto. of the design-build project. The objective of this study is to structure the problems in the management skill for design development phase in the domestic design-build projects and to suggest a design development management method to settle the problems. To achieve these objectives, this study 1) analyzes the prior studies about the design-build procurement methods, 2) designs and performs a case study to embody the problems of the domestic design-build projects, and 3) proposes a method of design development management by analyzing the results of case study and interviewing experts.

  • The construction of Pusan National University Yangsan Hospital is a new construction of a medical town in Yangsan. It is a case that CMr participated in the project from planning to post-completion. It shows an actual proof of Construction Management business applied CM by each phase. In this case, CMr selected the design-build contractor in the planning phase and technically performed CM businesses in every single phase such as design and construction schedule management regarding application of Fast Track technique, procurement management and contract administration in phases based on the Fast-tract; technique, design review, VE in the design phase, change order management in the construction phase and operating and maintenance in the post-construction phase. This study would go far toward applying CM to Mega Turnkey projects by analyzing the problems of CMr's practical application to the project and providing guidelines for effective and efficient CM business implementation especially in the Turnkey projects.

  • When managers predict exact construction cost at early stage and design phase, they can reduce construction cost in a more efficient way than to predict at construction stage. But present of public construction cost estimation and management almost after the construction documents design phase. Therefore, construction cost management in the early stage and schematic design phase to generally use approximate estimating is not correct. Accordingly, this study analyze problem of current cost estimating method and a concrete cost plans make using case information of actual cost to analyze in schematic design phase. Possible to check going on the suitable design, this study conducts the preliminary research for the development of cost estimating model.

  • This paper analyzes the duration of the construction document (CD) phase of 42 large public building projects delivered by the total solution service of Public Procurement Services in Korea from 2009 to 2014. The quality of construction documents significantly affects the quality of construction and facility management. Thus, securing appropriate time for the CD phase during project planning is important for the quality of a project. Currently, the duration of the CD phase is planned based on the construction costs of a project following a notice of the Ministry of Land, Infrastructure and Transport. However, our analysis results showed that the correlation between the actual duration of the CD phase and construction costs is very weak. The actual CD phase takes 1.33-1.79 times longer than the planned duration. The practitioners who were interviewed, were already aware that the correlation between the duration of the CD phase and the construction costs is weak. They identified the complexity of the project, the extent of the design changes, project type, client characteristics, and others as more influential factors on the CD phase than the construction costs. To improve the quality of CDs, a new guideline for determining an adequate CD phase duration should be studied and developed.

  • The purpose of this study is to present proper VE application methods to euly design phases. Since VE methodology is more effective on early stage of design phase, the study focused on application of VE methodology in early stage of design process. With the examination of past studies, obstacles of VE application in domestic construction industry are defined. To solve these problems, this paper presents (1) subdivision of VE execution time, (2) an appropriate VE targeting method for construction industry, (3) a resonable and practical function analysis process, and (4) modified design-VE job plan.

  • 종래에서 부터 원가관리의 대상은 제품시방이 결정되고 제조준비가 대체로 완료된 후의 활동, 즉 제조활동이었다. 그러나 우리나라에서는 제조활동이 자동화, FMS화, CIM화가 진전되어, 제조과정에 들어와서부터 원가를 콘트롤하는 여지가 매우 좁아져 왔다. 따라서 관리효과를 얻기 위해서 제조준비활동이나 제품설계 활동으로 관리대상을 이동시킬 필요가 생기게 되었다. 이와 같은 배경하에서 제품설계단계와 제조준비단계에서 결정되는 신제품의 원가를 관리하고자 하는 것이 여기서 말하는 제품설계단계의 원가관리(일본에서는 원가기획이라고 부르는 경우가 있다. )인것이다. 제품설계단계의 원가관리의 개념은 수년전 부터 확대화의 경향에 있다. 즉, 그것은 단순히 제품설계와 제조준비의 단계에서 결정되는 제품원가의 관리만으로서가 아니라 신제품에서 기대되는 이익의 예측과 관리까지도 포함하기에 이르고 있다. 그리고 제품설계단계의 원가관리의 대상영역에 제품 컨셉트 작성활동이라든가 판매가격설정에 이르는 문제까지 포함하고 있는 것이며, 마케팅 전략이라든가 장기이익계획으로 보아서 전개하는 것으로 보이는 것이다. 이와 같이 아주 다양한 내용을 지닌 제품설계단계의 원가관리로 되고 있는 것이다. 이와 같은 원가기획의 유용성과 발전성을 표시하는 것이며 금후의 연구과제에 대한 명시적인 것이기도 한 것이다. 그러나 여기에서는 이러한 현상을 찾아보면서 제품설계단계의 원가관리에 대한 일반적인 Job plan(제품설계단계의 원가관리를 효과적으로 실시하기 위한 표준적 수준)의 주요과제에 대하여 논술키로 한다.

Checklists for Construction Drawings of Office Buildings based on Working Drawing Analysis (공사용도면 현황분석에 기반한 일반업무시설 실시설계도면 체크리스트 개선방안)

  • Currently the quality of construction drawings is deteriorated due to restrictions on time costs allowed to the design phase. Moreover shop drawings are arbitrarily produced without the standard criteria, and cleared off after the completion of construction. As a result, the information of produced shop drawings is not feedback to the design phase, and the quality of the construction drawings become worse. This study proposes checklists that include information requested at construction sites and the shop drawings as well as the existing checklists for the construction drawings. The checklists integrate designer's check-items according to breakdown of drawings and contractor's check-items base don construction process. Index matrices of the integrated checklists is developed for practical application of the checklists, and validated through intensive interview with design and construction practitioners.
