Use of REITs for Developing Student Housing (대학생 기숙사 확충을 위한 REITs의 활용 방안)

  • This paper aims at analyzing the use of REITs for developing student housing. To do this, firstly, the case studies of student housing REITs in U.S. are analyzed, and secondly, possibility and schemes of using REITs in Korea for the expansion of student housing. REITs are actively participated in the investment and management of student housing in U.S. and they are vertically integrated real estate investment operating companies which play a role of design-development-investment-managementconsulting. Student housing REITs can be fully used in Korea. To do this, special strategy integrating investment and management strategy should be examined. In these context, joint-venture model and PPP-conbined model are suggested to use REITs effectively.

Relationship between Stress Symptoms and Health Promoting Behaviors for University Students by the Type of Residence (대학생들의 거주형태에 따른 스트레스 증상과 건강증진행위와의 관계)

  • The purpose of this study is to examine the relationship between stress symptoms and health-promoting behaviors (HPB) among two residence groups of university students. Data were collected by questionnaires from 313 students living in a dormitory and 281 students not living in a dormitory. Data were collected from October 21 to November 20, 2015. Data were analyzed using descriptive statistics, Pearson's correlation coefficient, and stepwise multiple regression. Dormitory residents presented higher HPB scores among both genders. For dormitory residents, smoking and drinking affected the HPB, and for non-dormitory residents, scholastic achievement and health status affected the HPB significantly. HPB had significantly negative correlations with depression, anxiety, and anger for dormitory residents and with cognitive disorganization, depression, and anger for non-dormitory residents. The results of multiple regression analysis show that the significant factors for dormitory students in order of importance were depression, anger, and anxiety, and the variance was 67%. For non-dormitory students, the significant factors were depression and anger with a variance of 63%. The results suggest that it is necessary to develop a suitable HPB program for university students.

  • 본 논문에서는 기숙사 업무의 효율성과 사생들의 편리성을 향상시키기 위한 모바일 기반의 웹 서비스 시스템을 개발하였다. 전통적인 기숙사 업무 중 가장 전통적인 업무는 사생들의 점호와 관련된 출결 관리 업무이다. 기존의 수작업 관리 체제에서는 임원이 점호를 확인 후 엑셀 등의 자료 관리 프로그램에 자료를 입력하는 등 전산화에 많은 시간이 소요되고 특정 조건에 따른 조회 업무 처리 등이 불편하였다. 본 논문에서는 기숙사 업무 중 점호 업무를 모바일 웹 기반으로 개발하여 서비스함으로 사생들에게는 편리성을 제공하고 업무 처리에는 효율성을 높일 수 있도록 하였다.

Affecting Factors on the Living Satisfaction Degree in University Dormitory's Service: Focusing on the Foreign Students of "G" University (대학교 기숙사 생활 만족도에 영향을 미치는 요인: G대학 외국인 학생을 중심으로)

  • Government and many universities have been trying to get the more international students. Foreign students in university are increasing remarkably in Korea. So these authorities have to consider their service competency for new foreign student's living satisfaction. In this paper, we described about the living satisfaction degree on the university dormitory's service in Korea. After reviewing and summarizing the related literatures, our hypotheses are established which the satisfaction be affected by some service factors such as facility, foods, and noise factors in university dormitory's environments. The 99 Chinese students living in G-university dormitory responded to our study. Empirical analysis was performed among a university in Sungnam city named as G-university by using questionnaires sheets. Analysis results are show that satisfaction degree on the university dormitory's service is affected significantly by facility and foods service factors respectively. However noise factor was not the significant variable.

The Effect of Conflict Over Construction of Private University Dormitories on Licensed Real Estate Brokerage (사립대학 기숙사 건립 갈등이 공인중개업에 미치는 영향)

  • While universities are making every effort to improve the housing welfare of university students by establishing new dormitories, the construction of school dormitories has intensified the conflict with other certified real estate businesses on the basis of their right to survival. Thus, it is necessary to analyze the causality in the conflict to coherently understand the conflict between these stakeholders. To do so, this study conducted a survey questionnaire on certified real estate businesses in the vicinity of private universities with dormitories in the metropolitan area. This study targeted licensed real estate brokerage agencies that conclude rental contracts in view of different stances, and control the real estate rental market by controling their conflict. Investigated the influence relationship between universities and licensed real estate brokerage agencies in relation to construction of private university dormitories and the effect of this conflict on management performance of licensed real estate brokerage agencies, and analyzed the relationship among relevant variables to see if their dormitory recognitions have a moderating effect. In addition to analyzing the causality of conflict level (perceived conflict, expressed conflict), conflict management, conflict outcome, and management performance, the study also verified the moderating effect of perception on dormitory and the mediating effect of conflict management. The results showed that conflict level had a negative (-) effect on conflict management, while the perceived conflict and conflict management of the conflict level had a negative (-) effect on the conflict outcome. In the relationship between perceived conflict and conflict outcome, conflict management had a complete mediating effect while expressed conflict had a partial mediating effect. Lastly, the perception of university dormitories did not have a moderating effect for the influence of conflict management on conflict outcome.

Measurement and analysis of the service quality of dormitory restaurants through a statistical methods (통계적 방법을 활용한 대학기숙사식당 서비스품질 측정)

  • Campus dormitories function as residence halls, which are quarters or entire buildings for residents to conveniently sleep, eat, and study in. And these functions lead us to refer to dormitories as quarters providing residence, food, and an academic atmosphere. Yet, of these functions, the restaurant service acts on dormitory applicants' and their parents' choice of dormitories as strongly as the others do. It is not optional for the residents but compulsory. All residents are required to eat at the restaurants attached to their dormitories. Therefore, when most of the dormitory applicants and their parents look for their favorite dormitories, they won't miss looking into how good the restaurant service is. Considering this tendency, this research, which takes samples of residents as subjects of investigation, aims to survey the service quality of the dormitory restaurants and to find how to enhance the service quality. The result, which is measured and analyzed on the basis of statistical methods, indicates that the responsiveness and empathy to the restaurant service are statistically the significant factors for dormitory applicants and their parents in choosing their favorite dormitories.

  • This parer propose a U-dormitory management system based on 13.56MHz RFID system. The proposed U-dormitory management system consists of three parts, the RFID hardware system, the middleware, and the application. RFID hardware system uses 13.56MHz frequency which is suitable for a close range. The middleware is implemented to accept the RFID hardware system values using RS-232c communication method and forward the values to the application. The application is designed to make the DB using the forwarded Haloes, and works based on the DB. The efficacy of the Proposed U-dormitory management system is verified by means of experiments. In the experiments, we set up the system to the dormitory of Daeduk College to show the improvement results of proposed system.
