Dwelling connotes characteristics like social and cultural and technical climatic conditions, lifestyles and demands of regions, and especially, apartment, as one of dwelling types, shows various aspects of modern society. With the economic development centering on large cities, apartments have been established as universal housing forms in Seoul and Shanghai. The deepening of economic development in cities has increased small households consisting of one or two persons by affecting the population and household structure, and they've become information consumer groups. This has also influenced the size of apartment and increased the demand for small-sized housing. If the floor area is small, it is possible to use space widely according to the plan composition, so there is a need for floor planning to understand natural environment, physical environment and residents.This study compared and analyzed plan compositions of small-sized apartments which have been parceled out for the recent three years in Seoul and Shanghai. This study aims to understand housing cultures and users in the two countries depending on natural environments, living habits and spatial functions by analyzing common points and differences of public spaces like living room, dining room and kitchen, and private spaces like bedroom which have absolute effects on room arrangement and traffic line. The study results are as follows. From the perspective of natural environments, in Seoul, two-sided open cross-ventilation structure where is favorable to lighting and ventilation, occupied the biggest proportion of public space, while in Shanghai, most public spaces had lighting and ventilation structures through windows in each room. In Seoul, 3R type occupied the largest proportion of private space(87.7%), and privacy was maintained and space scale was adjusted using spaces with diverse functions such as bathroom in the couple bedroom, dress room and powder room and variable walls. But 2R type occupied the largest proportion of private space(60.2%) in Shanghai, and they emphasized private space and privacy of each room depending on major living habits. In conclusion, this study for comparing and analyzing common points and differences of small-sized apartment plan compositions in Seoul and Shanghai will provide proper guidelines for small-sized apartments to be built in Seoul and Shanghai in the future, if strong points and weak points of plan compositions in the two countries will be additionally analyzed and remedied.

While numbers of apartment housing are continually rising in the domestic housing construction industry, apartment contractors are currently developing plane models, upgrading facilities, and relevant technology, and investing much efforts to meet the higher demands of consumers. However, the construction process of apartment housing involves the intricate properties of the construction industry such as materials, workforce, equipment, weather, and unpredictable situations. If any of these factors becomes discordant and results in interference and interruption of the construction process, then defects, both functional and aesthetic, are likely to occur due to errors in the plan of industry organizers and constructors. Therefore, this research identifies the types of defects in an apartment construction project and analyzes their relative importance. Firstly, this research reviews the previous research trends and will reduce the needs of this research. Afterward, defect repair costs corresponding to the different defect types are calculated by applying results of the research and performing frequency analysis on defect types included in 'Tenant preliminary research' on apartments constructed by Company A. As a result of analyzing the importance of defect type, the top six activities, including tile, floor, paper hanging, PL window, cabinetry, and kitchen cabinet, are found to be of high importance, and the top six activities in question need of repair and management of defects first. The results of this study will help establish a plan to initially respond to such problems as refusal to move in and filing a defect suit against delay in repairing defects.

Over the last two decades, the attitudes to cars have changed from buying a car to sharing a car, especially among young people. Shared transport services and autonomous vehicles together can resolve the accessibility issue of shared transport services. Furthermore, they will make it possible to develop a new model of apartments without car parking. Therefore, the study estimated the demand for car sharing by young people and the running efficiency of car-sharing dealing with their car-based trip demand. The study chose nine apartment complexes for study sites where a majority of the residents were young people. The questionnaire survey was conducted to collect data on the trip demands of young people. The results showed that there are significant differences in the car-sharing use patterns and demand between the apartment houses located in the Capital region and non-capital region. Young people living in apartments in the Capital region used car sharing once per day per person for approximately 80 minutes per trip and tended to hire that between 8 AM and 10 AM. On the other hand, the young people living in apartments in the non-capital region used car sharing twice per day per person for approximately 200 minutes per trip. They tended to hire that frequently in the afternoon and evening as well as in the morning. The results also showed that a single car-sharing vehicle could deal with 3~4 trips per day in the Capital region and around 2 trips per day in the non-capital region.

The rapid expansion of cities led to the shortage of housing in urban areas. The government compensated for this shortage through large scale residential developments that increased the housing supply. The supply of condominium apartments remains above 83% of the entire housing supply, and the proportion of apartments are at a steady increase, at about 50%. Due to the increase, illegally parked cars resulting from the shortage of parking spaces within the apartment complex have become increasingly problematic as they block the transit of emergency vehicles, and heighten the tension among neighboring residents in obtaining a parking space. Especially, the future residents are considered to plan the parking based on the estimated demand for parking. However, the parking unit method utilized to estimate the parking demand accounts for the exclusive use of space, which is believed to be far from the parking demands in reality. The reason for this discrepancy is that, as the number of households decrease, and area of exclusive space is expanded, the planned parking increases. On the other hand, when the number of households increase, and the area of exclusive space is reduced, the planned parking decreases, thus methods to recalculate the parking units based on estimated parking demand is an urgent concern. To estimate the parking units based on condominium apartments, this study first examined the existing research literature, and appointed the field of investigation to collect the necessary data. In addition, field study data and surveys collected and analyzed, in order to identify the problems underlying parking units, and problems regarding the current traffic impact assessment parking unit calculation method were deduced. Through identifying the influential factors on parking demand estimates, and performing a factorial analysis based on the collected data, the variables were selected in relation to the parking demand estimates, to develop the parking unit estimate model. Finally, through comparing and verifying the existing traffic impact assessment parking unit estimate against the newly developed model using collected data, a far more realistic parking unite estimate was suggested, reflecting the characteristics of the residents. The parking unit estimate model developed in this study is anticipated to serve as the guidelines for future parking lot legislature, as wel as the basis to provide a more realistic estimate of parking demands based on the resident characteristics of an apartment complex.

The transition to electric vehicles is a crucial step toward achieving carbon neutrality in the transportation sector. Adequate charging infrastructure at residential locations is essential. In South Korea, the predominant form of housing is multifamily dwellings, necessitating the provision of public charging stations for numerous residents. Although the government mandates the availability of charging facilities and designated parking areas for electric vehicles, it bases the supply of charging stations solely on the number of parking spaces. Slow chargers, mainly 3.5kW charging outlets and 7kW slow chargers, are commonly used. While the former is advantageous for installation and use, its slower charging speed necessitates the coexistence of both types of chargers. This study presents an optimization model that allocates chargers capable of meeting charging demands based on daily driving distances. Furthermore, using the metaheuristic algorithm Tabu Search, this model satisfies the optimization requirements and minimizes the costs associated with charger supply and usage. To conduct a case study, data from personal travel surveys were used to estimate the driving distances, and a hypothetical charging scenario and environment were set up to determine the optimal supply of 22 units of 3.5kW charging outlets for the charging demands of 100 BEVs.

This study intended to provide basic data for the future naming of outdoor areas in apartment complexes by conducting research into the causes, lengths of time, trends, and characteristics of the changes of outdoor space names of apartment complexes and by analyzing current images of outdoor space names. In order to explore the causes and intervals of changes of outdoor spaces in apartment complexes, related literature was surveyed, with on-site inspections being made to examine outdoor space names by time intervals. At the site selected for this study, a case study was conducted to determine the outdoor space names and to understand the trends in the changes of these name in the apartment complexes. Moreover, a questionnaire survey incorporating selected adjectives was administered to investigate the perceived images of outdoor space names and finished construction spaces. The results are as follows: 1. Causes driving changes in apartment outdoor space names included changes in apartment complex planning concepts, changes in the values and demands of apartment buyers, social values, and changes of brand. Intervals of changes were divided into two with the 1997 IMF financial restructuring of the Korean economy as the division. 2. In regards to trends in changes of apartment outdoor space names and their characteristics, various features applied to spaces have caused many changes, which resulted in the phrase $'\bigcirc\;\bigcirc+garden'$, expressions suggesting various images, and Korean names. 3. The results of the analysis of apartment outdoor space names and finished construction images revealed that there was a difference in all the spaces. This is thought to be mainly due to such issues as paved min, the use of ready-made goods, and figurative expressions. The results of the study above indicate that changes in outdoor space names of apartment complexes have been made simply as part of marketing strategies, with no consideration of the residents. Apartments, an important means of housing in Korea, account for more than 50% of Korea's total housing, and the naming of outdoor space serves as an essential element for residents. Therefore, outdoor spaces of apartment complexes should be named in consideration of the final appearance after construction is completed, with effort by the industry being required.

As one of urban infrastructure system, the electricity substation is critical for urban life and industrial activity as the electricity demands get higher than ever. However the substation is generally regarded as unpleasant or dangerous facility, which finally results in the continuous opposition movement by resident due to the belief of unidentified negative effect in apartment prices. Accordingly, as the scientifically objective and quantitative analysis is required to solve the social conflict, this study intends to examine the variation affected by urban infrastructure system, expecially for substation. After the independent variable defining the price of apartment and the dependent variable, which is apartment price, are identified and their spatial data has been filed, the forecasting model has been developed through the hedonic price function as well as artificial neural networks system. The research finding indicated that the spatial range affected by substation is not notable and the range of some case was applicable for less than 600m. It is expected that these research findings can be applied for establishing the one of solid cases for the analysis of economical effect to local housing market by the urban infrastructure system.
In order to achieve an efficient urban regeneration of the nation, it is required to determine the extent of decline nation-wide and the declined areas for each district and also to evaluate the potentials of the concerned areas. For this task to be accomplished, a construction of a comprehensive diagnostic system based on spatial information considering diversity and complexity is required. In this study, a total information system architecture for urban regeneration is designed as part of the construction of such a diagnostic system. In order to develop the system, a city and district level unit decline diagnostic indicators has been constructed and a decline diagnostic system has been developed. Also, a scheme to promote the advancement of the system is proposed. The DB construction is based on the city and district level nation-wide and metadata for the concerned level is constructed as well. The system is based on the Open API and designed to be flexible for extension. Also, an RIA-based intuitive UI has been implemented. Main features of the system consist of the management of the indicators, diagnostic analysis (city and district level decline diagnosis), related information, etc. As for methods for the advancement, an information model in consideration of the spation relations of the urban regeneration DB has been designed and application methods of semantic webs. Also, for improvement methods for district unit analytical model, district level analysis models, GIS based spatial analysis platforms and linked utiliation of KOPSS analysis modules are suggested. A use of a total information system for urban regeneration is anticipated to facilitate concerned policy making through the identification of the status of city declines to identify and the understanding of the demands for regeneration.

There is a high demand for off-base dwellings around Camp Humphreys in Pyeongtaek in accordance with the USFK base relocation project, but their residential planning needs to reflect their requirements. On the other hand, no studies that examined their requirements directly have been found. This study examined the requirements of USFK stationed in Camp Humphreys to identify their requirements. In general, residential planning requires a determination of the demand-based location and size, identification of the facility elements required for the site plan, and analysis of detailed architectural planning elements required for the building plan. Among these, preference analysis of the off-base dwelling demand, location, and site planning elements were performed in this study, and the architectural planning elements were left as following studies. The analysis showed that the demand for off-base dwellings is high, rental houses are preferred, and the commuting time is the most important factor in the location. In addition, while enjoying urban convenience, the location of the foothills near nature is preferred, the importance of the orientation is low and living with Koreans is not a problem. In addition, the demands for exercise facilities in the complex are relatively high.
The efficient business scheme were suggested with the consideration of the local development condition at Ulaanbaatar. Major findings of the study were presented as follows. First, high level of education and the underground resources are presented as the merits of Mongolia. On the other side, the defects are limited domestic demands of 2.6 millions of population and the insufficiency of the infrastructure. The improvement of the infrastructures like roads, water & sewage, electric power, and heating is urgent while the development pressure of Ulaanbaatar is expected to be high due to the continuous inflow of population. Secondly, the Mongolian land system consists of the right of ownership, lease and use, therefore there are some differences among the right of land. Thirdly, definite business scheme to sell land in lots and to sell buildings in lots are suggested which are actual methods to participate in the development project in Ulaanbaatar. Moreover, enhancing the possibility to sell the lands, fixing the proper sale price to secure the profit, finding the proper buyer for the profitable lands, investing of quota and guaranteeing of granting the principal and interest by the Mongolian government, etc. are presented as consideration when participate in projects.
