Analyzing the Competence of Construction Engineers in Apartment Construction (아파트 공사에서의 건설기술자 역량 분석 연구 - 공무업무를 중심으로 -)

  • In the domestic construction industry, large-scale housing construction projects are being carried out by construction companies with competitiveness in the domestic top 10, it is said that the competence of the construction engineer is a factor for the success of the project. In Korea, there is National Competency Standards (NCS) that systematize contents of knowledge, technology, and attitude required in order to perform job in industrial field as the importance of individual ability is systemized in the country. Therefore, in this study, defined the detail competence in construction administration works, and examined the level of competence and degree of impotance detailed competency of construction engineers using AHP analysis & ANOVA. As a result, it was found that the current capacity of the Engineers in the apartment construction work is insufficient compared to the level of the competence they think they have, and that they have different competencies depending on their work experience and job position. This means that if the career is accumulated, the capacity that is possessed naturally will be changed. Therefore, it will be necessary to improve the capacity of the construction engineers who have a short work experience and a low job level.

  • In Korea, many mixed-used development projects(MXD) in mega project size are currently active. As these mega projects require long-term construction and execution and involve by different subjects in different fields, their completion breeds various problems, such as conflicts among project participants due to their complicated interest relationships and inaccuracy in predicting the economic performance of the projects due to inappropriate facility capacity planning. To solve these problems, it is essential to apply value engineering (VE) at the planning phase of the project, which can result in the best possible cost reduction and improvement of project performance. However, not many projects are actually implementing VE because of the lack of available information, as well as the limitations due to uncertainty in the early period of project execution. Therefore, this study aimed at proposing VE Team Building, Quality Model Performance Indexes, Space Model so as to resolve common mega project problems and overcome VE application limitations at planning stage. The result of this study is expected that the data can be utilized as basic data to apply VE at the planning phase of the large complex projects.

Analysis of Research for the Actual State and Management of Automated Horticultural Facilities (경북지역 현대화 원예시설의 관리실태 조사분석)

  • This study was carried out in order to understand the plan, design, constructing and actual condition of management of modernized horticultural facilities in Kyungpook Province which had been constructed from 1992 to 1995 funded by Government support. The aim of this study is to provide reference data for success of the forth project. It was performed by making up a question about driving of project and management condition of equipment after constructing. The results obtained from this study are as follows: 1. 73.5% of facilities horticulture farmhouse recognized that the prospect of greenhouse is bright, but 92.5% of the farmhouse also recognised that they need technical consultation on protected horticulture farming. Therefore, technical educations would must be enhanced about foundation of greenhouse and cultivation technique. 2. The holding times of explanatory meetings, cause of understanding to farmhouse, were one or two times in greenhouse construction, and 62.5% of the farmhouse expressed the insufficiency at the explanation and educational data. For this reason, it was judged that the construction contract had been delayed more than 5 months in 49.3% of the farmhouse after the decision of project budget. 3. In constructing after a contract, the rates of construction delay is 53.4% and defect occurrence is 41.1%. The biggest reasons of construction delay was insufficiency of worker and materials supply. Each percentage is 29.1%. And the reason of defect occurrence is badness of machinery equipment(62.9% ). 4. In management of greenhouse, a pipe-constructed plastic film greenhouse changes plastic film every one and three years because of sticking dust on plastic film. It was needed to about in cleaning technique of coverings. Because that used 3-5 years only half of the expected life span. 5. The order of broken rating in the subsidiary equipment is like this lollop ventilator (42.8%), a general control system(33.3%) especially, in the case of a general control system, the rate of all family can control is 52.7%. so, it is time to develop easy control equipment which every one could use as soon as possible. 6. When choose heat generator as decide capacity, the most priority is the mount of heat generator the percent is 45.5% heat generator and as decide model, the private purchase's percent is 77.3%. It is higher than a public bidding heat generator the percent is 22.7% heat generator when it compare with a public bidding. In the case of $CO_2$ generator, using rate is only 19.0%. The using rate is very low, so it needs education how to use depends on the way of the subsidiary equipment. 7. In the case of seedlings, it is asked to use factory-processed seedling effectively. because it's difficult to get security of labors(58.8%), hoped crops (55.9%) access same crops(29.4%) much more and changing of crops depends on market situation. that is the main reason the lack of knowhow.

  • The minor construction companies in Korea have grown in focusing on the construction operation field. Also, soft field is vulnerable area, and there are not enough delivery systems, therefore, a capacity of the construction industry expansion and productivity is insufficient. Furthermore, the minor construction companies are losing their areas, because the major construction companies having numerous know-how and ample funds are competitive. As the construction industry are more larger and complicated, the design build methods might be increased in the construction industry and the minor construction companies could have more competitive. Hence, this paper analyzes the success factor in minor construction projects by design build methods focusing on instance $company^{\circ}{\phi}s$ case and survey, and critical success factor deduction and importance degree analysis of this factor using AHP analysis. In addition, this paper gives fundamental data how to manage the construction project effectively for minor construction $companies^{\circ}{\phi}s$ expansion in near future.

Analysis of Correlation between Construction Business and Insolvency of Construction Company (건설경기와 건설업체 부실화 간의 관계성 분석)

  • The changes in construction business have impact on overall operation of construction companies. Poor business of construction companies following a s low industrial cycle could have broader implications and influences on the industry. Since a construction project involves various stakeholders including public organizations, financial institutions and households, a downturn in construction industry might lead to significant economic loss. In this regard, it is meaningful to examine the relationship between changes in construction business cycles and insolvency of construction companies. This study conducts an empirical analysis of the relationship between construction business cycles and how much they affect operation of construction companies. To this end, KMV model was used to estimate probability of bankruptcy, which represents business condition of a construction company. To examine construction business cycles, investment amount for different construction types-residential, non-residential, and construction work-was used as a variable. Based on the investment amount, VECM was applied and the analysis results suggested that construction companies should put priority on diversifying project portfolio. In addition, it was shown that once a construction company becomes unstable in business operation, it is hard to recover even when the market condition turns for the better. This suggests that, to improve business operation of a construction company, internal capacity-building is as important as the market condition and other external circumstances.

  • Today, the United States, Europe and other advanced organizations are utilizing the concept of competency-based HR management. Recently, many organizations in Korea are also managing workforces by introducing the concept of job competencies in personnel management. However, in spite of the current trend, domestic human resources management methods for construction managers continues to operate by asking about work experience, licensing, education level, etc. This is a seniority system and it functions separately from an assessment of practical job competencies for the business. Moreover, construction management work has been very fragmented in terms of expertise and capacity depending on the type of management work and project progress. Therefore, it is necessary to develop a competencies management system for each business segment to effectively manage job competencies that reflect the the characteristics of a construction manager' s work. As such, the aim of this study is to analyze human resources management methods pertaining to domestic construction managers and present challenges and limitations in current practices. In particular, factors affecting the job competencies of construction managers are analyzed statistically. The results of this study will be used as the basis for future research into development of a construction manager competency management system.

  • Industrialized and modular construction is a growing construction technique that can transfer a large portion of the construction process to off-site fabrication yards. This method of construction often involves the fabrication, pre-assembly, and transportation of massive and long volumetric modules. The module weight keeps increasing as the modules become more complete (with infill) to minimize the work at the site and, as higher productivity can be achieved at the fabrication shop. Thus, a volumetric module delivery gets more challenging and risky. Despite its importance, past research paid relatively insufficient attention to the problem related to the lifting of heavy modules. This can be a complex and time-consuming problem with multiple lifting for transportation-and-installation operations both in fabrication yard and jobsite, and require complex crane operations (sometimes, more than one crane) due to crane load capacity and load balance/stability. This study investigates this problem by focusing on the structural perspective of lifting such long volumetric modules through simulation studies. Various scenarios of lifting a weighty module from the top using four lifting cables attached to crane hooks (either a single crane or double crane) are simulated in SAP software. The simulations account for various factors pertaining to structural indices, e.g., bending stress and deflection, to identify a proper method of module lifting from a structural point of view. The method can identify differences in structural indices allowing identification of structural efficiency and safety levels during lifting, which further allows the selection of the number of cranes and location of lifting points.

  • The economic growth rate and the urban population of the Vietnam are steadily increasing. As a result, the size of the Vietnam's construction market for infrastructure development is expected to increase. However, Vietnam is adopting PPP(Public-Private Partnership) to solve this problem because the government lacks the financial and administrative capacity for infrastructure development. PPP is a business that lasts more than 10 years, so risk management is very important because it can be a long term damage in case of business failure. This study proposes a self-organization map (SOM) for analyzing the impact of risk factors and determining the priority of them. SOM is a visualization analysis method that analyzes the inherent correlation through the color pattern of each factor.

  • Planning and management building projects should tackle the coordination of works and the management of limited spaces, traffic and supplies. Activities cannot be performed without the resources available and resources cannot be used beyond the capacity of workplaces. Otherwise, workspace congestion will negatively affect the flow of works. Better on-site management allows for substantial productivity improvements and cost savings. The procurement system should be able to manage a wider variety of materials and products of the required quality in order to have less stock, in less time, using less space, with less investment and avoiding multiple storage stations. The objective of this paper is to demonstrate the advantages of using the Chronographic modeling, by combining spatiotemporal technical scheduling with the 4D simulations, the Last Planner System and the Takt-time when modeling the construction of building projects. This paper work toward the aforementioned goal by examining the impact that material flow has on site occupancy. The proposed spatiotemporal model promotes efficient site use, defines optimal site-occupancy and workforce-rotation rates, minimizes intermediate stocks, and ensures a suitable procurement process. This paper study the material flow on the site and consider horizontal and vertical paths, traffic flows and appropriate means of transportation to ensure fluidity and safety. This paper contributes to the existing body of knowledge by linking execution and supply to the spatial and temporal aspects. The methodology compare the performance and procurement processes for the proposed Chronographic model with the Gantt-Precedence diagram. Two examples are presented to demonstrate the benefits of the proposed model and to validate the related concepts. This validation is designed to test the model's graphical ability to simulate construction and procurement.

The Effect of Employee's Self Leadership of Construction Company on Organization Citizenship Behaviour and Organizational Trust through Psychology Empowerment (중소 ICT건설기업 조직원의 셀프리더십이 심리적 임파워먼트 통하여 조직시민행동과 조직신뢰에 미치는 영향)

  • This study aims to explore the casual relation between construction company employees' Self-Leadership and two variables: Organization Citizenship Behaviour and Organizational Trust through Psychology Empowerment. To explain in details, this study examines how the independent variable, Self Leadership, with its behavior-focused, natural reward and constructive thought pattern strategies, affects the dependent variable, Organization Citizenship Behavior and Organizational Trust through the intervening variable, Psychology Empowerment. A survey was conducted on current employees of construction companies in metropolitan areas to empirically examine the research model. The result of study hypothesis on Self-Leadership is as follows; first, Self-Leadership showed a positive effect on Psychology Empowerment, Organization Citizenship Behaviour and Organizational Trust. Second, Psychology Empowerment showed a positive effect on Organization Citizenship Behaviour. Third, Psychology Empowerment showed a positive effect on Organizational Trust. The capacity of individuals is critical when it comes to competitiveness of construction companies. When employees willingly participate in building trust within the company, the work place will become more and more constructive; based on trust, efficiency will increase because people from different processes can work together and performance will also improve even when project managers are absent because others could help their role instead, thus driving more efficient human resource management to the company. To conclude, a company's vision can be spread wide and far when their employees engage themselves in Learning Organization with Self Leadership. They will also be satisfied with their work through improving interpersonal relationship at work.
