A study on the Probabilistic Carbonation Progress for Existing RC Structure Apartment by Surface Finishing Materials (표면 마감재를 시공한 RC조 아파트의 확률론적 탄산화 평가 연구)

  • As the importance of maintenance of reinforced concrete structure recently has emerged, the attention of durability of structure has been increasing. There are many studies about durability decline especially due to the carbonation. In order to study carbonation progress after surface repair of carbonated concrete, each carbonation penetration velocity from different repair materials of concrete structure is compared through the experiment of carbonation accelerating CO2 concentration to 5%. As carbonation infiltration progress is predicted through this study, the counterplan of service life evaluation will be prepared on selection of repair materials of concrete structure.

  • Various construction bonds and warranties critically burden the general contractor. Also, sporadic or cumulative delays of progress payment by the owner can further trap the contractor in a financial quagmire. Facing the possibility of cash flow deficiency and callous response from the banks, most construction firms may become financially incapable of market competition, and attractive project tenders become a bidding game among few deep-pocket players. The downside of such market environment is that the depth of pocket, rather than that of professional competency dictates the choice of market winners. In Taiwan, this has been a potential crisis to the construction industry after the financial crisis which started out since 2008. To encounter this problem, this research will examine the means to better manage the construction industry. Essentially, a credit guarantee system (CGS) is the prime solution to strengthen a bank's confidence in any particular construction firm. Thus establishing a national platform which evaluates and rewards a construction firm's overall credibility is pivotal, and this third-party rated credit can help a bank to render a loan more wisely. Finally, this paper will propose the ideal operating schemes of construction-specific CGS in Taiwan and a credit scoring prototype model for construction industry, as reference for the government and banks, respectively.

  • Recently, domestic construction projects Have become more high-rised, bigger, sophisticated, so necessity of logistics and progress management through application of various management theories has also been increased and development of IT technologies like RFID can help to improve management method, although the existing logistics and progress management studies are applied only to single progress or important material. It is a basic research for integrated framework for logistics and progress management. An analysis on the characteristics of RFID tech was performed for major materials or components of each work item in office building projects. This paper will make foundation of integrated framework for logistics and progress management in construction project, utilizing RFID technology by analysing materials type like materials which can be chased and measured, materials which can be chased and measured by certain methodologies, materials which can be chased and measured by future technologies, materials which are difficult to be chased and measured. So we can effectively control logistics and progress management, appling the optimum RFID technology to each construction project, and we need to study out solution in order to overcome RFID technology limitation through development of specification counterproposal about delicate materials of the RFID technology application.

  • Progress measurement provides project participants with valuable information in terms of 'current status', 'corrective countermeasure', and 'forecast of future risks'. However, the managerial effort (or workload) required to acquire and maintain detailed progress data has been the major barrier to practical implementation. Even though recent efforts in utilizing data acquisition technologies (DATs) have actively attempted to automate the progress measurement process, previous DAT research has only been focused on limited construction tasks or selected technologies. This paper proposes a DAT selection algorithm that automatically assign an appropriate DAT for every commodity item for an entire constriction project. Five different criteria were identified and developed in order to comprehend specific requirements for automating the progress measurement of each commodity group. A case-study and also a survey from practitioners were conducted in order to validate the proposed methodology.

  • All sorts of technique for schedule progress management is being developed recently. These can change and develop the abstractive concept model to a detailed model that describes the visual 3D image about a schedule plan. but, this technique is troublesome, because this requires the handwork by means of connection between 3D-CAD and scheduling Program. In this study, the process of real-time schedule progress control system using the integrated database by 3D-CAD object information system and schedule module is presented. This study present the process of a schedule progress management using IDEF0 model, and the process of real-time schedule progress management using RFID system. Through this study, we want to realize the rapid generation of estimated schedule information and to simulate and analyze actual schedule information by real-time.

  • Almost 40 years have been passed since the CPM was introduced to the construction industry in Korea. However most of construction projects in Korea do not prepare the CPM schedule neither operate it after established manually, as well as still depend on the Bar-chart schedule only. One of these reasons is because the CPM schedule does not reflect the site works realistically, it makes so difficult to recognize the actual progress clearly in visual format, and it is impossible to integrate and manage the time and cost oriented work progresses effectively. This paper proposes new concept of progress management that is able to integrate and manage the time oriented schedule progress and earned value oriented cost progress while maintaining the merits of CPM although the CPM schedule summarized automatically within a schedule hierarchy by the BDM that is a new CPM technique. We expect that this concept could make the applications of CPM technique to the domestic construction industry popular and help the advancement of the construction management in Korea as well.

An Estimating Model for Job-Site Overhead Costs according to Progress Rate (공정률에 따른 아파트 건설공사 현장관리비 산정모델)

  • Generally, research on construction cost has been done mostly regarding its direct cost, thus model regarding indirect cost lacks attention. This research seeks to introduce a model to predict on-site overhead cost for apartment construction projects, which constitutes a big portion in Korean construction industry. We devised an equation of 9th degree via curve-fitting, using multiple on-site actual expense data, which can be used to calculate per-progress rate, per-day on-site overhead cost. We further show prospective usage of the model by applying it on construction projects sizing about 30 billion won. Regarding the fact that previous studies could not recognize pattern changes of a total on-site overhead cost, this model is worthy of its conveniency and thoroughness, as well as providing reasonal ground for its derivation in predicting on-site overhead cost of apartment construction projects.

  • The insufficient management o( the risk of preconstruction phase causes the risk of construction phase so it makes bad effects such as the extension of construction time and raising of cost. Therefore, the management of the risk of preconstruction phase is being considered as an important element of success of project and the competitive power of construction companies. This study Is to suggest solution methods for each progress after examining reasons of the risk for the management of the risk of preconstruction phase 1'he progress is limited as earth work, RC work, steel work and curtain wall work. Through the introduction of Knowledge Management system, work flow is made by specialist of each part. The reasons of the risk of progress are chosen through the analysis of work flow and I suggest detailed solutions such as person in charge, the starting point of progress and the information of requirements according to the grade of importance about elements of the risk

  • As construction project is becoming larger, construction progress and works are more various and complex according to recent Korean construction tendency. The growth of construction induces much pollution on the progress of construction and the problems due to the construction pollution are raised into social problem strongly, because it is increasing the need on the quality of lift and the desire of clean environment. This study aimed to seek far the effective solving plan of the construction popular complaints by surveying the real condition of construction popular complaints and analyzing the cause and tansaction period of popular complaints. For this study, the laws related and popular complaints were analysed focusing on the documents in low district offices of Gwangju from 2000 to 2004. As a result, the types of construction popular complaints were divided into 17 and the causes were as follows in order: crack and subsidence of ground(14.90%), infringement of private life(11.55%), noise(10.80%), infringement of a right to sunshine(10.07%) and breakdown(6.7%). Consequently, it is considered that these complaints are occurred by physical and environmental causes.
