Comparative Analysis of Conventional Tact and Compositive Tact in Apartment House Finishing Construction (공동주택 마감공사의 기존 Tact와 복합병행 Tact 비교분석 - 공동주택 미장공사 중심으로 -)

  • In a construction project, process planning is an important factor in determining the success or failure of a project. In particular, it is necessary to systematically establish a process plan in the early stage because the finishing work of an apartment house involves more interference than the foundation work or the frame work. First, in this study the problems of Tact process management were identified, Based on the data from the case project, conventional Tact process management and compositive Tact process management were compared and analyzed. Second, cost analysis was performed on applicable plastering work to suggest the necessity and direction of compositive Tact process management. Third, the appropriateness of manpower according to the number of construction households is analyzed through cost analysis. Through this, the validity and effectiveness of compositive Tact process management were verified based on the results derived from this study.

TACT Scheduling & Monitoring of Apartment Finish Works based on the BDM Technique (BDM기법을 적용한 공동주택 마감공사 TACT공정계획 수립 및 운영)

  • As the recent construction projects have been carried out as a mixed-use complex project that includes architecture, civil, mechanical, electrical, and landscape, as well as become bigger and high-rise with the increased repetitive works, the TACT technique has received more attention as an effective method for achieving a target completion date by securing the continuous works. Although the TACT technique can maintain a steady flow without the interruption of works in order to utilize the resources of the repetitive works, it can not be considered as the systematic scheduling technique because the schedule computations are not possible as well as a critical path can not be recognized. This paper proposes the applicabilities of scheduling and monitoring the TACT schedule by the BDM technique as comparing and analyzing the methodologies for apartment finish works by the Excel, the Primavera(P6) based on the PDM technique, and the Beeliner based on the BDM technique that is a new networking technique, respectively.

  • Poor usage of work-continuity for planning and management is one of the leading causes of decreased productivity in high-rise and complexity construction projects. For efficient finish work, tact scheduling method needs to be implemented according to tact time. But there are the studies about zoning of work area, daily construction information and tact planning and management, there are not the studies about tact time yet. The purpose of this study is to help implementation of tact scheduling by tact time and adjusted work-plan. The main contents of this study are as follow; (1)Tact time has been calculated as coordination of work-plan between a general contractor and specialties. (2)Project-plan can be without delay by tact time calculation method.

  • The purpose of this study is to suggest a improved tact planning and scheduling by reliable Toning of work area in high-rise building construction. To do this, the characteristics of main work including electric & mechanical work were considered through the interview with field work forces. The content of the study is focused mainly on reliable work flow and rhythmical repetition of uniform resource quantity to manage effective tact planning & scheduling. And also the study recommends more implement of tact planning and scheduling to manage human resources successfully in repetitive building construction.

  • To complete various types of finish works with higher quality in much less time, TACT, which was mostly used for high-rise buildings, has been adapted to meet the needs for systematic schedule management in construction sites. However, the effectiveness of adapting TACT has not been shown as expected due to the different perspectives on productivity from both general contractor and subcontractors based on unforeseen conditions according to the types of site. Furthermore, not enough theoretical backgrounds, empirical data, and systematic approaches to solve the fundamental problems caused by each participants' different views on productivity has produced obstacles for establishing effective solutions. Therefore, this research aims to analyze the possible main reasons for having different point of views regarding productivity among various participants of residential building sites using TACT based on literature review, site survey, and interviews. Also, case study was conducted to propose obtainable productivity (OP) regression equation and productivity achievement ratio (PAR) with reduction factors (RFs) and actual productivity (AP) data from an actual construction site. The proposed outcome may assist general contractors converting output management with PPC to productivity management with actual data using PAR. On the other hand, subcontractors would be able to estimate theory-based maximum productivity of construction sites with TACT by using OP. The PAR will enhance the communication between general and sub-contractors for their decision making process. Finally, the main RFs derived from PAR could be used as essential keys for productivity management to increase the economical and operational effectiveness of the construction project.

  • The purpose of this study is using a TACT planning and scheduling for apartment houses construction that have many of same units. Because using a TACT planning and scheduling is concluded time reduction at same units as apartment plan. The main contents of this study are 1) window and door work through the field study, 2) adjust worker assignment to minimize work time variation, and 3) an effect of working time through a case study. As a result, the total working time can be improved $21.2\%$ by using the TACT planning and scheduling. The stu요 recommends that 1) establish an accurate data between work period and resource, and 2) preparation to measures minimization of waiting time before using a TACT planning and scheduling.

  • Construction project has various effective factor and many producer in multifarious process of the work. Thus it has many variation. However, Process management up to now is management method of conclusion oriented. So, it do not consider sequency and variation occurrence. In a result that a lot of problems happen. Lean Construction can solve limit of the present management method. And Lean Construction is estimated new management method of process management for reliance on process plan, safety of process and promotion of effectiveness. This study analysed application of real construction project in Lean Construction theory and examined to utilize VSM and TACT for field application.

  • 본 논문에서는 습식식각 설비의 Process 동작 간에 발생되는 설비의 비 가동 시간을 최소화하여 Throughput을 향상시키기 위하여 Monitoring 한 결과 Recipe 변경, 액 교환 발생, Tact 변경 등의 공정간 조건에 따라 대기시간이 발생(생산 지연시간 발생) 하는 것을 확인 하고 이를 개선하기 위한 연구이다. 연구 방법으로, Recipe Data 적용 시점을 약액 구간 처리 완료 시점에서 후속 기판이 대기하지 않고 연속 투입을 실시, Chamber Drain과 약액 Tank 전환이 동시에 이루어지고 액 교환 동작 중 Pump Spray의 연속성을 유지하는 무정지 액 교환 Sequence 적용, Tact 적용 시점을 전 기판 배출 확인 후 실시하는 것을 약액 구간 처리 완료 후 적용의 3가지 방법을 6시그마의 DMAIC 기법을 활용하였다. 연구 결과 개선 전 비 가동 시간이 설비 대당 1일 28분 시그마 Level 3.40 이었던 것을 개선 후 설비 대당 1일 17분 시그마 Level 5.3 으로 개선됨을 확인 할 수 있다.

  • STEPS는 삼성 조선의 블록 조립생산공정의 라인스케쥴링을 수행하는 시스템이다. 삼성중공업 조선 해양 사업본부는 그간 생산성 향상을 통한 대외 경쟁력 제고와 선진 조선의 입지를 확고히 하고자 부단한 노력을 기울여 왔다. 이러한 노력은 생산 설비 확충과 자동화 등 하드웨어 차원에서 많은 발전을 이루었고, 이제는 설계, 계획, 관리등 소프트웨어 차원의 발전으로 전환하고 있다. 15여년 간의 경험과 노하우를 체계적으로 정립하여 현실적이면서 합리적인 소프트웨어를 구축하는 것은 삼성조선의 새로운 도전이 되고 있다. 이에 현장 데이타의 축적과 효과적인 관리 피드백으로 선각, 도장, 의장등 전 공정을 합리적으로 계획, 관리코자 생산공정 관리 시스템의 구축을 추지하고 있다. 이러한 생산공정 관리 시스템의 일환으로 대.중조블럭 일정계획의 자동화한 것이 STEPS(Shipbuilding Tact Expert Planning System) 프로젝트이다. STEPS는 전문가시스템(Expert System)으로서 전문가의 지식(Knowledge)을 시스템화하는 인공지능 (Artificial Intelligence)기법을 적용하고 있다.

Applied cases of advanced construction & engineering technology at Tower Palace III Project (타워팰리스 III 현장의 첨단 시공 및 엔지니어링 기술 적용사례)

  • Tower Palace III project is the highest residential and commercial high-rise complex building in Korea. In order to construct a high-rise building, advanced construction and engineering technology is required. Therefore, with more developed construction and engineering technology based upon accumulated knowledge, construction speed of 13.4 days per floor including finish work was achieved in this project. To achieve this project successfully, three main advanced construction technology were applied: 1) Construction methods for 3-day cycle of structural work and curtain wall, 2) Tact scheduling method for finish work, 3) Management system of material, labor, work, and information. Also, four main engineering technology were applied: 1) New material such as high -flowing concrete and high strength concrete of 800 kgf/cm2, 2) New method such as a pipe-cooling system of a cool water circulating type, 3) Mechanical system such as smart-fan controlling kitchen-ventilation system, 4) Electrical system such as false car system.
