  • Small apartment housings in Korea are dissatisfied due to the growing areas and changing lifestyle of the residents. Many of them currently confronted with slum areas and kinds of housing stock accumulated much more in Korean contexts. An extention of the existing small houses could be an adaptation model to the increasing requirement standards of the house residents. The new model could support diverse identification of the dwelling model in a settlement and many residents could be satisfied with the settlement. This paper deals with the unification typology of two dwelling units to one in order to remodel existing small apartment houses on the 15-pyung areas (N type) constructed by Korea National Housing Corporation in Naju. The proposed type of the merging of the dwellings remove concrete panel walls, make a path through balcony and attach a living areas to the front of the houses in order to make a circulation between the dwellings. A stair hall can be located in-between or inside the merged houses. It can also enhance privacy against conflictive activities in a house and possibly provide space appropriate for three-generation living. It can be devided for the multi-family use. Finally, the merging types of two dwelling units into one can be used as a device to get rid of the monotonous characteristics and gain diversity in the declining stock housing.

Married Immigrant Women's Life in Relational Spaces (관계적 공간에서 결혼 이주 여성의 삶)

  • This study has been implemented under the two purposes. One is to critically explore how married immigrant women had experienced or experience conflicts, differentiation and so on occurred in their relations to family, neighbor, friend, organization and nation. The other is to understand married immigrant women and family through a new perspective based on a relational space of interacting trans-nation, local and nation. The results of the study are summarized as the followings. Firstly, transnational space is produced by international marriage between Korean man and foreign woman and kept (or activated ) by (non) everyday activities of married immigrant women and family. There are remittance, children's rearing and education, visits to mother's house, emotional interactions by phone and computer and so on. Secondly, multi-layered and relational local spaces have been (re)produced by married immigrant women's various activities related to family, neighbor, friend, nation and so on. Thirdly, married immigrant women's relations to nation state or government has been specifically presented (or expressed) through the acquiring of Korean nationality and government's activities of supporting multicultural family. Married immigrant women feel that their national identity between mother's nation and Korea is ambiguous and undecided.

  • The study examined how age-friendly their living environments the aged perceived and it's significant difference depending on their characteristics. The subject were 96 old persons who aged more than 60 years and lived in Nagasaki city, Japan. They asked how far each neighborhood facility related to the aged was located from their houses, and the age-friendliness of walk way, traffic, multi-family houses for the aged, and interior space of their living houses. Data were collected by using one to one interview. Results were as follows: 1) Most neighborhood facilities related to the aged were located within a walking distance or 10 min. distance by bus from their houses. 2) Among 5 areas of living environments, while traffic, house interior, and pedestrians road were relatively age-friendly, the amount of multi-unit dwellings for the elderly and the usability of wheelchair users in house interior were not age-friendly. 3) Age and education level of the aged influenced on the age-friendliness of their living environments.

An Empirical Study on Multi-Cultural Family's Housing Satisfaction -With focus on Korean-Chinese in Ansan City- (다문화 가족의 주거만족도에 관한 실증연구 -안산시 중국동포를 중심으로-)

  • Recently, Korea is facing a trend of a fast-paced change towards a multi-cultural society, accompanied by the consequential increase in population and many changes in the peripheral environment. Particularly, the influx of multi-cultural families in Ansan City is increasing every year, but their housing environment remains in poor conditions. Actually, the research on housing policy for multi-cultural families and their housing satisfaction is restrictive. It is therefore necessary to research on how to overcome this problem, and what realistic policy alternatives are required. The purpose of this study is to present some policy alternatives to improve the housing satisfaction of the Korean-Chinese residing in Ansan City. To this end, this study conducted empirical analysis with a focus on Korea-Chinese multi-cultural families living in Ansan City through a questionnaire. As the analysis method, this study conducted frequency analysis, descriptive statistical analysis, cross analysis, and regression analysis, and used the statistical package-SPSS 20.0 as an analysis tool. As a result of the research, first, it was found that their awareness of the government housing policy is insufficient; second, they had a lot more hardships in housing due to the problem of the rising house prices caused by urban development & regeneration; third, in terms of housing tenure type, there was a higher proportion of a lease on a deposit basis and monthly rent than owner-occupied housing. Hence, this study drew the conclusion that the Korean-Chinese multi-cultural family's housing environment needs to be improved and policy support is required for Korean-Chinese. In addition, this study gives great significance in providing these research results as basic materials which make it possible to inquire into mutually reciprocal practice plan and strategic alternatives for a multi-cultural families from now on.

  • Recent opening of the era of local government and management randers study tasks concerning the improvement of the housing conditions by improving the problems in the residential conditions of the cheju Island region so as to help improve the life qualities of this legion make the area as an international resort place, and thus develop the indentify in the heat of the people in this region. The suggestions based on the study for the improvement of housing environment are summarized as follows: (1) To improve the collective housing. housing construction plan shall b made in harmony with the skylines of the Hanra mountain alongside the East-West rides across the long diameter of the oval shape of the Island, which includes 1) the construction of housing complex in harmony with and taking advantage of the natural scene of the area. and 2) the construction of variable housing readjustable in accordance with each family structure of variable housings for multi-families, which are believed not to provide quality housing conditions. Shall be entrained. (2) Encouraging the construction of detached house : 1) construction of housings in which three generations can reside together according to the traditional family structure in the region. 2) construction of the pastoral housings. 3) construction of tenement housings partitioned for each two families. 4) development of sliver town in the rural area. (3) Using the construction mateials produced in the Cheju I land will help promote the development of identity in the heart of the people in this region.

  • This study aims to propose a hypothetical urban neighborhood, HanGyo-dong, which is a model for understanding the relationship between the neighborhood change and educational facilities. Three issue layers of the model derived from preceding case studies are: establishment, relocation and redevelopment of educational facilities; formation and redevelopment of adjacent residential areas; and growth of neighborhood commercial cores. The neighborhood changes observed through HanGyo-dong include (1) the formation of educational base and commercial activities along the stream, (2) the growth of student and intellectual community and the installment of public transportation nodes, and (3) the relocation of schools and hospitals followed by a series of redevelopments of single family house into multi-family housing of low-rise residence and high rise apartment complex. The findings call for the collaborative practice of educational administration and neighborhood planning regarding how educational facilities, which were the tool for urban expansion policy, will contribute to the development of the neighborhood's identity as a localized hub.

  • This study is to reveal the multi-generations' cohabitation and housing conditions are necessary for each generations to take over the homelike interchange as maintaining the excessive self-support. The subjects of this survey were 151 men and women over 60 years and older in Mokpo. The survey revealed that most or the people owned their own homes, and in many cases that the parents bought the home. There are many cases in which parents have been living with their own homes, and in many cases that the parents bought the home. There are many cases in which parents have been living with their children's families, since their children got married, and there many people who think that cohabitation is natural. In the aspect of living, the families normally eat together but there is a separation in economy and entertainment.   • In the modernization process of the city, urbanization raised a variety of social issues. Urbanization brought noticeable changes in dwelling patterns, such as drastic changes in the housing lifestyle, that revolved around the metropolitan areas of Seoul and Busan etc. before and after the expansion of economic growth. Especially in 1985, when 23.8% of the country's population was concentrated in Seoul, the imbalance of housing supply and demand caused a vast range of housing shortage. The shortage, that resulted from public sector mishandling of natural housing demand, lead to the occurrence of private sector rental housing. The occurrence of this abnormal rental housing supply, became a major cause of Korea's typical lease system called 'Co-dwelling', where the leaseholder and tenant physically lives in the same residence. The leaseholder and tenant's 'Co-dwelling' started from partial renting of traditional Korean-style housing and transformed with the transition of dwelling form and time. However, after 1985, legalization of multi-family housing, Korean rental housing started to be planned in the beginning of it's housing construction and to be produced as an independent space with separate circulation. Also in terms of facility, it changed from partial renting of a space within the residence to an assembly of small individual spaces. However, the background of this deep-rooted 'Co-dwelling' lease system, in different forms and periods of residence, is still based on the lack of public sector rental housing supply and private sector supply of rental space to utilize extra space, 'Jeonsei' payment.

  • Until now, the domestic construction market has been formed focusing on new construction and reconstruction in the apartment industry. Recently, however, the remodeling market for old structures have shown a tendency towards land shortage and land price increases in the major cities: the reinforcement of regulations regarding reconstruction; expenditure reduction and the solving of environmental problems by regarding old structures is pursuing low costs and maximum efficiency. The interest in remodeling is increasing, however, remodeling has not been successfully initiated in the apartment division for a reasonable period of time. Consequently to acquire mutual agreement for remodeling from the residential occupants. In order to evaluate profitability, it is necessary to set priorities and reasonable criteria for remodelling and to this end, it is also required to assess each fact of remodelling in view of both customers and supplied. Thus, a sample apartment housing complex was analyzed for geographic location, surrounding environment floor area ratio, site area, number of households, number of stories and unit area and thereupon, its remodelling profitability was analyzed to select an effective remodeling method as an alternative case for apartment house owners and remodelling.
