This study explores the plausible socio-economic variables that influence joint choice of tenure and dwelling type in Cheonan. For estimating these joint choice models, multinomial logit framework is employed. Following the practice of other studies, we chose the age of householder, education level of householder, occupation of householder, residence duration in Cheonan, experience of capital area residence, plan of capital area move and the monthly income of household as socio-economic variables, and size of house, access of subway area, residence area as house characteristics. According to the estimation result, we can derive som implications. For example, the higher monthly income of household, more member of student, bigger size of house, longer residence duration of Cheonan, the more they prefer owing house apartment to renting it. In addition, as householders are older, size of house is bigger, they prefer owing-non apartment to owing house-apartment.

The main purpose of this study is to analyze job sequences according to poverty profiles that the working poor have had. For the stated purpose, this study examines characteristics and patterns of job sequences by diving the subgroups, using the 10 year data of KLIPS and the sequence analysis. Major findings are as follows. The working-transient poor have different characteristics, such as longer working term, less job change, less number of gap and length, and relatively higher monthly income, from the working-recurrent poor and the working-persistent poor. However, there are no different characteristics between the working-recurrent poor and working-persistent poor, except for monthly income. Job sequences are divided into 5 clusters and job sequences types according to the working poor subgroups are quite different. Such analysis results would contribute to planning poverty policies based on job sequences differently seen in subgroups and finding specific policy alternatives to relieve the working poor.

This study analyzes and suggests improvement direction for the problems of housing related market laws and policies that cause sudden changes according to the application criteria. These laws and policies include income deduction from housing subscription, monthly rent loan for housing stability, high price house, penalty points from poor quality construction, and real estate brokerage commission. Each has one or more specific values that decide application criteria causing noticeable different results. Benefit or loss can be decided when an application range is changed by a small difference of the application value near to the boundary. This study suggest to use equations instead of a certain values to remove those sudden changes and to make them steadily increasing slopes which can be lines or curves. The concept can be applied to other laws and policies that have significantly different results between criteria.
