To explain in details, this study examines how the independent variable, Self Leadership, with its behavior-focused, natural reward and constructive thought pattern strategies, affects the dependent variable, Organization Citizenship Behavior and Organizational Trust through the intervening variable, Psychology Empowerment. A survey was conducted on current employees of construction companies in metropolitan areas to empirically examine the research model. • BAT Korea's Factory is the one of the major projects that clearly confirms and demonstrates that Construction Management (CM), provided by a Korean CM Company to the foreign clients, enables them to successfully complete projects; with savings in time and reduction in cost, which it is $15\%$ lower than the cost of the overseas construction. Also, throughout the thorough schedule management, it was possible to commence with manufacturing one month after the completion date. The Key Success Factors was generated by the excellent construction management skills, and more importantly by the confidence gained by the client in giving a CM company full authority for the construction management of the project. This study has focus on elements of construction management applied to this project throughout the concept of 'One Stop Shop', including cost managements, contract management and value engineering etc. We hope that this study will provide useful data to enable public clients to take advantages of construction management, in a similar way to. the private clients, who have already implemented CM actively.

  • Construction project is a competitive business with high risk especially in developing countries like Iran which faces with many problems such as delay and time and costs increases. Thus, the first priority here is to determine the causes of prolongation of construction projects and to evaluate their importance. Khuzestan Steel Company (KSC) has made important contribution to the projects in Iran and in turn is required to finish them on time. In this study, an attempt was made to investigate the causes of delay in implementation of construction projects held by this company. Data was collected through questionnaire distributed among the sample including 10 owners, 10 consultants and 15 con-tractors. Accordingly, participants rated the causes in the questionnaire so the most important priorities of each area were specified using TOPSIS method. The results showed that according to the employers, consultants and contractors' viewpoints, the most important reason for delays in construction projects of KSC is related to the financial matters. Hence, according to the results obtained, causes for delays in the company's projects are largely related to the drilling permits and long administrative cycle to renew them. Besides, continuous production of steel in this company is another reason to delays of construction projects.

  • In recent years, pollution in residential spaces has been a significant area of concern. In particular, the indoor air quality (IAQ) of an apartment building before occupancy, which is related to the interior material, is a serious problem. Unlike previous research, which has mainly focused on pollution control after construction, this study has derived influencing factors and priority of management with a controlling schedule for IAQ. The objectives of this research are 1) control of schedule or improvement of management for IAQ, 2) distribution of responsibility to the parties concerned (factory, material company, construction company, design and engineering, occupancy). The results show the relative priority of the four major items in wall?based apartment buildings and in column?based apartment buildings. An analysis of the parties responsible for improvement based on the IAQ results shows more efforts to improve IAQ are needed in material factories and engineering/design companies.

  • Many construction companies are simultaneously carrying out numerous projects in the housing construction industry. It is essential to accurately forecast the cash flow of a project through optimal process management and resource input in order to manage funds rationally and enhance the competitiveness of a company. Current cash flow forecasting methods offer lower accuracy due to a large gap between the revenue and expenditure element. Expenditure elements depends on the real-time changing actual cost for work performed. This research survey was conducted on the actual state of construction management of K company to investigate the problems of cash flow forecasting. To achieve this, the work process and construction management system were integrated to improve the cost management system of K company. To accurately forecast the cash flow of a project, revenue and expenditure elements were displayed in the total cash flow forecast window. This research is expected to assist in the implementation of a system of cash flow forecasting on housing construction by excluding negative elements of revenue and expenditure.
