Analysis of Factors Affecting Job Competency of Quality Management for a Construction Manager (건설사업관리자의 품질관리 직무 역량에 영향을 미치는 요인 분석)

  • Today, the United States, Europe and other advanced organizations are utilizing the concept of competency-based HR management. Recently, many organizations in Korea are also managing workforces by introducing the concept of job competencies in personnel management. However, in spite of the current trend, domestic human resources management methods for construction managers continues to operate by asking about work experience, licensing, education level, etc. This is a seniority system and it functions separately from an assessment of practical job competencies for the business. Moreover, construction management work has been very fragmented in terms of expertise and capacity depending on the type of management work and project progress. Therefore, it is necessary to develop a competencies management system for each business segment to effectively manage job competencies that reflect the the characteristics of a construction manager' s work. As such, the aim of this study is to analyze human resources management methods pertaining to domestic construction managers and present challenges and limitations in current practices. In particular, factors affecting the job competencies of construction managers are analyzed statistically. The results of this study will be used as the basis for future research into development of a construction manager competency management system.

A Comparative Study on the Characteristics of Cultural Heritage in China and Vietnam (중국과 베트남의 문화유산 특성 비교 연구)

  • This study compared the characteristics of cultural heritage in China and Vietnam, which have developed in the relationship of mutual geopolitical and cultural influence in history, and the following conclusions were made. First, the definition of cultural heritage in China and Vietnam has similar meanings in both countries. In the case of cultural heritage classification, both countries introduced the legal concept of intangible cultural heritage through UNESCO, and have similarities in terms of intangible cultural heritage. Second, while China has separate laws for managing tangible and intangible cultural heritages, Vietnam integrally manages the two types of cultural heritages under a single law. Vietnam has a slower introduction of the concept of cultural heritage than China, but it shows high integration in terms of system. Third, cultural heritages in both China and Vietnam are graded, which is applied differently depending on the type of heritage. The designation method has a similarity in which the two countries have a vertical structure and pass through steps. By restoring the value of heritage and complementing integrity through such a step-by-step review, balanced development across the country is being sought through tourism to enjoy heritage and create economic effects. Fourth, it was confirmed that the cultural heritage management organization has a central government management agency in both countries, but in China, the authority of local governments is higher than that of Vietnam. In addition, unlike Vietnam, where tangible and intangible cultural heritage are managed by an integrated institution, China had a separate institution in charge of intangible cultural heritage. Fifth, China is establishing a conservation management policy focusing on sustainability that harmonizes the protection and utilization of heritage. Vietnam is making efforts to integrate the contents and spirit of the agreement into laws, programs, and projects related to cultural heritage, especially intangible heritage and economic and social as a whole. However, it is still dependent on the influence of international organizations. Sixth, China and Vietnam are now paying attention to intangible heritage recently introduced, breaking away from the cultural heritage protection policy centered on tangible heritage. In addition, they aim to unite the people through cultural heritage and achieve the nation's unified policy goals. The two countries need to use intangible heritage as an efficient means of preserving local communities or regions. A cultural heritage preservation network should be established for each subject that can integrate the components of intangible heritage into one unit to lay the foundation for the enjoyment of the people. This study has limitations as a research stage comparing the cultural heritage system and preservation management status in China and Vietnam, and the characteristic comparison of cultural heritage policies by type remains a future research task.

The Yellow Sea Ecoregion Conservation Project : the Present Situation and its Implications (황해생태지역 보전사업 추진현황 및 시사점)

  • The Yellow Sea Ecoregion Conservation Project is a joint international project which is carried out under the purposes of conserving the habitats in the Yellow Sea Ecoregion and biodiversity from various threats that damage ecosystems, informing the importance and value of the Yellow Sea Ecoregion, and promoting the understanding and interests of Korea, China and Japan. Subsequent to the Yellow Sea Ecoregion Planning Programme which had been performed during the period from 2002 to 2006, the Yellow Sea Ecoregion Support Project has been performed over 7 years in total from 2007 to 2014. Panasonic is sponsoring the financing of the project, and the organizations in charge of the project by country are Korea Institute of Ocean Science & Technology for Korea and World Wide Fund for Nature branches for China and Japan. While the Yellow Sea Ecoregion Planning Programme was focused on the biological assessment and the selection of potential priority area by scientific review, the Yellow Sea Ecoregion Support Project is oriented toward practical activities targeting more diversified stakeholder. Especially, this project plans to support direct conservation activities in the region and participation and cooperation from local residents. The project plan is comprised of 3 phases. During the first period from 2008 to 2009, small grant projects were operated targeting 16 institutions of Korea and China, and for the second period from 2010 to 2012, one place each was selected as demonstration site for habitat conservation in Korea and China respectively and supported for three years to introduce the conservation method based on international standards such as the management of marine protected areas, ecosystem-based management and community-based management and simultaneously to develop habitat conservation activities suitable for national and regional characteristics. During the period from 2013 to 2014 which is the last phase, the project plans to distribute the performance of small grant projects and demonstration site activities through a series of forums among stakeholder. Through the activities described above, the recognition of general public on the conservation of the Yellow Sea Ecoregion was changed positively, and community-based management began to be reflected in the policies for the marine protected areas of central and local government.

Development and Application of Theme-based Integrated Teaching/Learning Plan focused on Green Life of Clothing, Food, and Housing in Home Economics (가정교과내 의.식.주생활 영역의 주제중심 통합 교수.학습 과정안 개발 및 적용 - '가족의 생활'과 '가정생활의 실제' 단원의 녹색생활요소를 중심으로 -)

  • The purpose of this research is to develop a theme-based integrated teaching/learning plan in clothing, food, and housing in home economics and to apply the developed process in classes for evaluation in order to identify the suitability in schools. The theme-based integrated teaching/learning plan developed on the basis of textbooks consist four sub-themes; choosing($1^{st}$ and $2^{nd)$ lessons), using($3^{rd}$ lesson), processing ($4^{th}$ lesson), and alternatives($5^{th}$ and $6^{th}$ lessons) under the main theme of 'green family life'. The results from 20 individual and group activities showed that the students actively solved the problems when the presented cases were related to their own lives or experiences. The opportunity to implement green life through activities motivated students' willingness to proceed in real life. However, it is vital to assist integrated thinking through various examples before beginning due to students with difficulties connecting the issue from one area to the other during the problem-focused activity. The students' ability to solve the activity workbook had been improved as the lessons continued. From the survey questions on the theme-based integrated lessons, all items associated with integration of clothing, foods, and housing were positively responded. Also, questions regarding general understanding, suitability and satisfaction on the teaching/learning process were marked positive. The conclusion could be that the integrated theme related to clothing, food, and housing in our life would be appropriate for green family life. The theme-based integrated teaching/learning plan is effective in understanding the occurrence of green family life in relation with clothing, food, and housing, identifying the practical ideas implementing green life in those areas, and improving the integrated ability to solve the green life related problems. However, this research has its weakness in generalizing the results due to its limited survey respondents and post-evaluation being the only assessment conducted.

State-of-the-art Node of Freeform Structure (프리폼 구조의 노드 기술 현황 분석)

  • 현대 건축은 기능적이고 합리적이었지만 획일적이었던 박스형 건축에서 탈피해 형태와 공간에 있어서 다양한 변화를 시도하고 있다. 특별한 건축물의 실현을 위해 각 나라의 기술력은 급속한 발전을 이루었고, 보다 더 독특한 건축물에 대한 관심은 비정형 건축물에 대한 관심의 증대로 이어지고 있다. 이러한 비정형 건축물에 적합한 구조로써 프리폼(Free-Form) 구조가 있다. 프리폼 구조로 입체골조(Double Layered Structure)를 많이 사용하였으나, 최근 유리로 되어 투명하고 기하학적 모양의 건축물을 추구함에 따라 평면골조(Single Layered Structure)가 증가하고 있는 추세이다. 평면골조는 축력 지배형과 모멘트 지배형으로 분류할 수 있고 프리폼 구조의 구성 요소 중 가장 취약하고 중요한 부분은 노드이다. 본 연구에서는 프리폼 구조 중 가장 큰 관심이 고조되고 있는 평면골조 모멘트 지배형의 노드에 대한 국내외 기술 분석을 통해 향후 연구 방향성을 제시하고자 한다. 입체골조는 하나의 노드에 여러개의 부재가 3차원으로 결합되어야 하기 때문에 다른 골조 시스템에 비해 노드부가 복잡하지만, 건축물의 외관을 유리로 하여 투명하게 하고 비틀리고 구부러진 구조물에 대한 건축적 요구가 많아짐에 따라 평면골조의 인기가 높아지고 있다. 이러한 시대의 흐름에 발맞추어 건물의 구조적, 기하학적 요구를 충족시키기 위해 다양한 노드 시스템이 개발 중이며, 가해지는 하중의 특성에 따라 축력 지배형과 모멘트 지배형으로 구분하여 노드의 양상을 분류할 수 있다. 축력 지배형의 대표적인 시스템은 다이아그리드(Diagrid)이다. 축력 지배형 프리폼 구조의 노드는 전체 구조물의 하중을 축력으로 받아 모두 전달해야 하기 때문에 크기가 크고 가새가 2~4개층에 걸쳐서 설치되기 때문에 중량이다. 모멘트 지배형 노드를 갖는 프리폼 구조의 형태는 대부분 지붕 구조로써 지붕 자체의 하중만을 견디도록 설계된다. 따라서 노드부와 노드에 붙는 부재들이 가볍기 때문에 사람이 들 수 있고 노드의 크기가 작아 시공성이 좋으며 대량 생산이 가능하다는 장점이 있다. 노드의 형태는 힘의 흐름과 쓰임에 따라 다양하다. 평면골조 모멘트 지배형의 노드는 접합방식에 따라 Splice node connection과 End-Face node connection 두 가지로 분류할 수 있다. Splice node connection은 각 부재의 종축으로 노드와 구조부재 사이에 이음재를 두어 연결하고, 연결 형태에 따라 전단력을 전달할 수 있는 1~2개의 접촉면이 생긴다. 전단응력을 받는 볼트로 이음재를 이어 조립하거나 용접으로 접합할 수 있다. 대표 노드로, SBP-1, SBP-2와 POLO-1 등이 있다. End-Face node connection은 각 연결된 부재의 단부와 노드 사이의 연결면은 종축방향의 수직이고, 인장응력을 받는 볼트를 사용하거나 용접에 의해 접합할 수 있다. 대표 노드로 SBP-4, WABI-1, MERO-1(Cylinder), MERO-2(Block), MERO-4(Double Dish) 등이 있다. 본 기술 현황 분석을 통해 현재 개발된 노드를 분류하고 가장 관심이 높은 Single Layer 모멘트 지배형 노드를 비교, 분석하였다. 최근 건물의 경향을 반영한 프리폼 구조를 실현하기 위해서 필수적인 노드의 개발은 국외에서 활발히 연구되고 있지만 그 기술이 개방되어 있지 않다. 국내에서는 동대문 디자인 플라자에 새로운 노드를 적용하고 고려대학교에서 모멘트 지배형 노드를 개발하는 등 발전 가능성을 보이고 있지만 국외 사례들에 비하면 아직 초기 단계라 할 수 있다. 따라서 현장 용접을 지양하고 공장 제작하여 현장에서 조립하며, 프로젝트 별로 상이한 노드를 사용하는 것이 아닌 다양한 요구를 효과적으로 수용하는 구조 효율성을 향상시킨 노드 상세의 개발이 이루어져야 할 것이다.

  • As environmental issues are rising recently efforts to reduce environmental stress are emerging in all industry segments. Especially environmental impact of buildings occupy a critical portion, so each country is operating green building rating system for life cycle of buildings. Accordingly green building rating system for every facility is operating in Korea. And acquisition of grade I for building energy efficiency is mandatory for every new public buildings since 2010. To design green building efficiently and systematically eco-friendly elements should be considered and checked from the schematic design phase. But in many cases eco-friendly elements are checked at the end of constructed design phase. So applying eco-friendly elements at the value engineering process, which is performing through schematic and constructed design phase, could make a efficient and systematic green building design. Value engineering process is divided into pre workshop, workshop and post workshop stages. And subject selection in pre workshop stage is the step that finds out the subjects which has the great possibility to be improved to perform efficient value engineering workshop. So this study present the Green VE subject selection model to select the most considerable eco-friendly subjects in projects.

A Model for Evaluating Eco-friendly Demolition Works for Remodeling in the Pre-construction Stage (친환경 리모델링 철거공사 수행을 위한 사전검토 모델 개발)

  • Due to the increase of aged housing demolition in preparation for the rapid growth of the market, Eco-friendly remodeling demolition work which can minimize environmental destruction have been studied. However, the owner or contractor to apply for eco-friendly remodeling demolition work does not reflect the characteristics of the site can not have a potential for many variables. In addition, There is no standard which can find effective part and catch a problem by performing eco-friendly remodeling demolition. Therefore, the project owner and construction company executives in the Pre-construction stage to the implementation of eco-friendly remodeling demolition construction by providing a model for the pre-evaluating the project. In this paper, the performance of eco-friendly remodeling of demolitions is proposed for the pre-evaluating model. After the eight items were drawn affecting the performances which are influence to accomplishment of the eco-friendly remodeling demolition, evaluation criteria was suggested for each item. Also By classifying and assessing the evaluation items, It will be able to identify the problems and supplements for eco-friendly remodeling demolition. Through the final evaluation sheet, The works of the appropriacy and supplement will be checked for the eco-friendly remodeling demolition. Finally The preinvestigation model is helpful for making the plan of systematic demolition, futhermore It is contribute to the expansion of the eco-friendly remodeling demolition.

BIM Based Time-series Cost Model for Building Projects: Focusing on Construction Material Prices (BIM 기반의 설계단계 원가예측 시계열모델 -자재가격을 중심으로-)

  • High-rise buildings have recently increased over the residential, commercial and office facilities, thus an understanding of construction cost for high-rise building projects has been a fundamental issue due to enormous construction cost as well as unpredictable market conditions and fluctuations in the rate of inflation by long-term construction periods of high-rise projects. Especially, recent violent fluctuations of construction material prices add to problems in construction cost forecasting. This research, therefore, develops a time-series model with the Box-Jenkins methodologies and material prices time-series data in Korea in order to forecast future trends of unit prices of required materials. BIM (Building Information Modeling) approaches are also used to analyze injection time of construction resources and to conduct quantity takeoff so that total material price can be forecasted. Comparative analysis of Predictability of tentative ARIMA (Autoregressive Integrated Moving Average) models was conducted to determine optimal time-series model for forecasting future price trends. Proposed BIM based time series forecasting model can help to deal with sudden changes in economic conditions by estimating future material prices.

  • As the international-level concern has been focused on the environmental sustainability in recent years, many researches emphasized the needs for methods and techniques that would facilitate sustainability assessment at the various project level interfaces. As part of methods and techniques to facilitate sustainability assessment, this paper provides 'Computerized Waste Management Performance Evaluation Tool' for the purpose of assessing the level of management system in dealing with the onsite construction wastes. This tool applies twenty-three waste management performance factors for the purpose of evaluating the level of waste management performance by scoring those factors which were identified in the previous research. These twenty-three factors are classified into four categories: manpower, material, method, and management based on their characteristics. In order to quantitatively evaluate the effectiveness of waste management performance, the levels of actions executed in a site by each waste management performance factor were identified and their weight were analyzed throughout the expert interview and survey. Furthermore, an excel-based computerized tool was developed in order to facilitate the evaluation process. If this tool can be developed in more detail and be used as the method to control waste management at a project level for the future, it is expected that this tool can play an important role in the body of knowledge of environmental management in construction industry.

Extracting Risk Factors and Analyzing AHP Importance for Planning Phase of Real Estate Development Projects in Myanmar (미얀마 부동산 개발형사업 기획단계의 리스크 요인 추출 및 AHP 중요도 분석)

  • Myanmar is an undeveloped country with high development value among Asian countries. Therefore, various countries including the U.S. are considering entering the market. In this respect, demand for real estate development project is forecast to grow on increased inflow of foreigners and Myanmar's economic growth. However, Myanmar is a high-risk country in terms of overseas companies, including national risk. In this study, we conducted an in-depth interview with experts (law, finance, technology, and local experts) after analyzing data on Myanmar to extract risk-causing factors. Through this, 106 risk factors were extracted, and the final risk classification system was established by conducting three-time groupings using the affinity diagramming. And the relative importance of each factor was presented using the analytic hierarchy process (AHP) technique. As a result, the country-related risk, the fund-related risk, and the pre-sale-related risk were highly important. The research results are expected to provide risk management standards to companies entering the Myanmar real estate development type project.
