The application of tact time at finish work for building construction - Focused on Office Building - (건축마감공사에서의 택트타임 설정을 통한 작업조정 프로세스 개발 - 오피스 건축물을 중심으로-)

  • Poor usage of work-continuity for planning and management is one of the leading causes of decreased productivity in high-rise and complexity construction projects. For efficient finish work, tact scheduling method needs to be implemented according to tact time. But there are the studies about zoning of work area, daily construction information and tact planning and management, there are not the studies about tact time yet. The purpose of this study is to help implementation of tact scheduling by tact time and adjusted work-plan. The main contents of this study are as follow; (1)Tact time has been calculated as coordination of work-plan between a general contractor and specialties. (2)Project-plan can be without delay by tact time calculation method.

  • The purpose of this study is to suggest a improved tact planning and scheduling by reliable Toning of work area in high-rise building construction. To do this, the characteristics of main work including electric & mechanical work were considered through the interview with field work forces. The content of the study is focused mainly on reliable work flow and rhythmical repetition of uniform resource quantity to manage effective tact planning & scheduling. And also the study recommends more implement of tact planning and scheduling to manage human resources successfully in repetitive building construction.

  • The purpose of this study is using a TACT planning and scheduling for apartment houses construction that have many of same units. Because using a TACT planning and scheduling is concluded time reduction at same units as apartment plan. The main contents of this study are 1) window and door work through the field study, 2) adjust worker assignment to minimize work time variation, and 3) an effect of working time through a case study. As a result, the total working time can be improved $21.2\%$ by using the TACT planning and scheduling. The stu요 recommends that 1) establish an accurate data between work period and resource, and 2) preparation to measures minimization of waiting time before using a TACT planning and scheduling.

  • Recent construction projects, characterized by its complication and high-tech, requites highly efficient management efforts. Among others, labor management is very important due to various trades and increasing number of activities. Along with advanced information technology, Web-based construction site management systems are widely adopted in order to improve the efficiency of construction management. However, such information systems have mainly 2 (two) shortcomings. One is that the existing systems were developed and implemented not in subcontractor-centered way but in main contractor-centered way, though the daily construction information is mainly generated, gathered and reported by subcontractors. As a result, subcontractors seldom have access to such information systems. The other is that loss or omission of information may uclw during the information processing process, in which subcontractors have no direct access to such information system. This becomes a major reason of losing the reliability of the information in daily construction report. As a solution for these problems, this paper suggests a Web-based information system that is subcontractor-oriented and also suitable for tact schedule management.

  • Domestic leading construction companies has been establishing and performing TACT scheduling method, similar to linear scheduling model such as line of balance and repetitive schedule, and etc. in which repetitive construction works are involved like high-rise building. Linear scheduling model has been researched as a visual scheduling method presenting the work space and time information. Likewise scheduling constraints of CPM network such as finish-to-finish, start-to-start, finish-to-start, start-to-start, linear scheduling model also has the relationships constraints, namely boundary conditions, between activities. It is especially necessary to define the boundary conditions of the activities' relationships in order to apply the linear scheduling model to be compatible with the network schedule. Therefore, this research considers the boundary conditions between activities for establishing the linear scheduling model. This paper also applies the proposed boundary conditions to TACT schedule and then deduces the main considerations in order to establish and perform TACT schedule.

  • Recently, the construction companies show lots of interest in reducing the construction duration of apartment housing project in Korea. Therefore, the purpose of this study is to investigate the success factors of scheduling using the TACT technique in wall type apartment house construction for managing the construction schedule effectively. For appling the tact scheduling technique to wall type apartment house construction, the success factors can be summarized as follows : (1) zoning the horizontal and vortical work area properly, (2) preparing the flow chart of finishing works, (3) minimizing the undefined activity like chipping off the concrete wall, (4) reordering the construction activities for keeping up the continuity of works in winter season, (5) dividing the amount of work for minimizing the delay time of any activity, etc.

  • In a construction project, process planning is an important factor in determining the success or failure of a project. In particular, it is necessary to systematically establish a process plan in the early stage because the finishing work of an apartment house involves more interference than the foundation work or the frame work. First, in this study the problems of Tact process management were identified, Based on the data from the case project, conventional Tact process management and compositive Tact process management were compared and analyzed. Second, cost analysis was performed on applicable plastering work to suggest the necessity and direction of compositive Tact process management. Third, the appropriateness of manpower according to the number of construction households is analyzed through cost analysis. Through this, the validity and effectiveness of compositive Tact process management were verified based on the results derived from this study.

  • TACT process reengineering is applied to the finish work of apartment buildings and extra tall buildings to conduct efficient process control in Korea. Non-systemized information on the performances, however, causes difficulties in building a database for such records and it takes long time to find the relevant information. In order to solve such problems, scientific and quantitative understanding on the construction information and data is required to perform TACT process reengineering satisfactorily and also proper management plan should be provided for the working level staff to understand the required information and data more easily. In this regard, this paper reorganizes the TACT process reengineering based on the general process control and classifies the items of required information to redesign. Redesigned process was verified by specialists making use of work-information matrix. As a result, paper contributed to increasing comprehension level of the working level people and when the persons in charge are transferred to other duty, it makes them understand all the working procedure faster, which enables the departments involved to carry out their cooperation and adjustment more efficiently.

  • The change in environment of construction industry and the advancement of information technology require the improvement of construction project efficiency. However, construction industry still lacks performance-measuring tools that are the requirements of efficient project management system. In case of the schedule management system, schedule is usually being managed by result-oriented measurements such as completion time, spent cost, and progress rate, which are not good enough to control the overall continuity of work-flow. This research aimed to systemize the overall construction process and to develop the indicators for measuring performance of TACT activities during finishing work period that can contribute to the systemization of TACT management.
