Korean University Students' Preferences for the Rental Apartments and Housing Location Factors - Comparative Analysis between Korean and US University Students - (국내 대학생들의 임대 아파트에 대한 인식과 주거입지 선호 특성에 관한 연구 - 미국 University of Washington 사례와의 비교분석 -)

  • This paper aims at, firstly, analyzing the preference of rental apartment owned by real estate companies, and the characteristics of housing location factors which Korean university students prefer, secondly, examining the effect of location factors to housing preferences. Especially, comparative analysis between this study and US students' precedent case study are used, in order to derive the implications about the housing policy. The main results of this study are as follows. Firstly, according to the questionnaire survey results, a great part of Korea and US university students prefer rental apartments owned by real estate companies as next housing after graduation. And a meaningful part of them prefer rental apartments owned by real estate companies as permanent housings. Secondly, according to factor analysis, five new factors such as (1) housing condition, (2) facilities and management, (3) neighborhood, (4) reputation and policy, (5) accessibility are extracted. Finally, according to logistic regression analysis, "facilities and management" and "reputation and policy" factors influence the preference of rental apartment. Therefore, provisions of "facilities and management" and "reputation and policy" factor are important to activate rental apartments owned by real estate companies for young generation.

  • 1990년대에 들어와 전원주택시장은 급격하게 성장했다. 대도시 주민의 전원지향 이주와 전원주택시장의 급성장을 초래한 사회경제적 배경은 소비주체의 생활양식 변화, 건설자본의 사업환경 변화에 대한 대응, 국가의 법적·제도적 지원과 밀접한 관련성을 가진다. 실제로, 수도권지역에서 전원주택은 경관이 수려하고 자연환경이 잘 보존된 한강축, 접근성이 양호한 고속도로축, 일산 신도시에서 파주로 나아가는 북방축 등 세축을 따라 뚜렷한 성장세를 보인다. 그러므로 대도시 주민이 선호하는 전원주택의 주요 입지적 속성은 자연환경과 접근성이라 할 수 있다.

Preference of Stroke Patients for Bathroom Environment in Residential Space (뇌졸중 환자가 선호하는 주거공간의 욕실 환경 특성)

  • Objective : The purpose of this study was to investigate the preference of bathroom environment for stroke patients. Methods : The subjects of this study were 97 who have experience in rehabilitation therapy at hospitals in Busan. A questionnaire was distributed and collected from February 24th to March 13th, 2014. Results : First, the subjects demand for improvement that non-slip tile and safety handle on bathtub. Second, they preferred the sliding door, sliding door handle, shower booth of convenient facility, non-slip tile, built-in cabinet, L-shaped safety handle, natural ventilating window, floor heating, easier bathtub to enter, bathtub with handle, tilted sink, water temperature index, toilet with safety handle, and bath chair. Conclusion : This study would contribute to bathroom environment for safety and ease in use.

  • The purpose of this study is to investigate the relationships between apartment residents'satisfaction and preferences and their environments on purpose to provide useful data for developing new apartment environment based on resident's needs and wants. this research was executed through a questionnaire survey method. The major findings are as follows : (1) Preference of large space of apartment dwelling is still prevailing. The older people have the tendency to prefer orientation to vista. (2) Among environmental factors of livingroom, size is mostly ranked higher than vista and orientation. Result of higher ranking of vista than orientation can be explained with the change of life cycle and patterns based on social environmental change and development of environmental control systems. (3) The highest concern about interior design is targeted to livingroom, and quality of finish materials is preferred at the highest.

  • The purpose of this study is to analyze the effect of the educational environment on the prices of studio apartments, known as officetels, in Korea. Since the revision of relevant laws in 2010, they have served as substitutes for residential purposes in areas suffering from housing shortage, especially where the educational environment is a significant factor. To assess the relation between the educational environment and rental rates, the hedonic price model and artificial neural networks were implemented. The national assessment of the academic performance of middle and high schools that were closest to each officetel, and the ratio of students going to special-purpose schools and private high schools were considered as independent variables. Research findings indicated that the positive effect of the dependent variable increased as the value of educational environment-related variables increased. This result could be utilized as a functional index for housing providers after considering educational environments.

Characteristics of Immigration Path and Residential Location of Korean Immigrants in Los Angeles (미국 LA지역 한인 이주민의 정착경로 및 주거입지 특성)

  • This paper aims at elucidating the characteristics of immigration path and residential location, and analyzing the factors influencing housing ownership structure and preference of residential location factors of Korean immigrants in Los Angeles. The main results of this study are as follows. Firstly, immigration paths of Korean Immigrants are divided by spatial assimilation type and network of mainstream society oriented type. Secondly, according to the results of binomial logistic regression analysis, Korean town as a current residential location is selected by low-income class, aged migrants group, housing non-owner group and longer migration period group. Thirdly, migrants tend to retain detached housings in residential area of mainstream society while migration period go beyond 10 years and incomes exceed $60,000. Finally, according to ANOVA tests on the preferences of residential location factors. high-income and home owers groups more prefer location factors such as economics, natural environment, housing interior facilities, network of mainstream society.

  • This study investigates the effects of economic factors and forest environments on rural residential area development in seven north central states of the U.S. by focusing on the relative importance of not only economic factors but also forest environments by forest type as core drivers of residential development. An empirical model of locations and magnitudes of population changes since 1950 in the north central region is first constructed, and then a panel model with fixed effects for counties is used to explain population growth by age group over time at the county level. Then a set of three equations is estimated for three major age groups, and a cross-sectional model is estimated for the last time period that regresses county-level environmental amenity variables on fixed effects coefficients for counties. Finally, an equation explaining changes in rural housing density is estimated. The results imply that immigrant age is a key factor influencing the choice of the place of residence and that the effects of environmental amenity factors on population growth and subsequent housing development in a county vary according to the age group.

Characteristics of Housing Preference for Each Aging Situation before and after Providing Information of Aging Society (고령화사회 관련 정보제공 전·후의 노후상황별 주거선호 특성)

  • The aging population has been increasing in Korea so that it is difficult for people to understand the change of the future society. This study aimed to analyze the characteristics of preliminary retiree's alternative housing preference by providing an accurate information about residential current issues and the seriousness brought by the aging society. It explained the visual information about the aspect of the residential change due to the aging society to 104 preliminary retirees who live in the apartment in Seoul. It surveyed the characteristics of the alternative housing preference following 4 situations of the Old age type(couple/healthy, couple/ill, single/healthy, single/ill). It analyzed the difference of housing preference before and after providing information. The results are as follows: First, a previous apartment is not enough to prepare the aging society and UIBS(unit insertion building system) for the elderly was expected to be a great help to the frail after 2026. Second, the preference of UIBS was increased after providing information of the aging society. Third, in the case of the illness, a big city with medical facilities was preferred not to move in the suburb. Fourth, after providing information, a small size of apartment was preferred but the preferred change of housing ownership was not founded. Last, there was considerable difference before and after providing information under 4 situation of Old age type. These results showed the feasibility of coping with more accurate future society only if a survey should be taken with providing sufficient information about the aging society.

Preferences of Stroke Patients for Kitchen Environment in Residential Space (주거공간의 부엌 환경 특성에 대한 뇌졸중 환자의 선호)

  • Objective : The purpose of this study was to investigate the preferences of kitchen environment for stroke patients. Methods : The subjects of this study were 97 who have experience in rehabilitation therapy at hospitals in Busan. A questionnaire was distributed and collected from February 24th to March 13th, 2014. Descriptive statistics of frequency Study were used to analyze data. Results : First, the subjects demand for improvement that use a chair for work and install non-slip tiles. Second, they preferred the non-slip mat, boilers in heating equipment, drawer storage, L-shaped safety handle, adjustable sink of the height, automatic cutout of gas leak, faucet of touch-sensitive type, ㄷ-shaped kitchen and the ceiling-type hood in ventilation system. Third, they need kitchen items such as the sink self coming down, scissors for slices and knife to avoid hand injury. Conclusion : This study would contribute to kitchen environment for fall prevention and ease in use.

Why can't Newly-Married Household be independent of their Parents Household? (신혼부부 가구는 왜 독립적이지 못하는가? - 주거경제적 요인을 중심으로 -)

  • The purpose of this study is to identify determinants of economic aid regarding housing and cost of living for the newly-married households. This study applied the binary logit model to figure out the determinants of economic aid from their parents for the households. With utilizing the Newly-Married Housing Survey data in 2015, this study found that housing characteristics and level of housing expenditure leads to the economic aid from their parents. In particular, the housing price and transportation condition increase probability the financial aid from parents when the newly-married household starts their housing career. In addition, this study found that the items of housing expenditure increase the probability of economic aid for their cost of living. To improve the independence of newly-married household, the government should adopt the housing policy for stable housing price and alleviate the burden of housing expenditure. The significance of this study is analyzing the economic aid from their parents on newly-married household regarding housing economic issues and suggest the policy for independence of living from their parents.
