The Convergence Factors of Turnover and Effect of Job Satisfaction of Physical Therapist in Residential Facility for the Disabled on Job Commitment (장애인 거주시설 물리치료사의 직무 만족이 직무몰입에 미치는 영향과 융합적 이직 요인)

  • This study investigated the effects of job satisfaction on job commitment and turnover factors of physical therapists working in residential facilities for the disabled. Job satisfaction (23 questions) and organizational commitment (11 questions) were investigated for 122 physical therapists working in residential facilities for the disabled. As a result of the study, the job satisfaction of physical therapists working in residential facilities for the disabled was 3.16, and the level of organizational commitment was 3.29, which was moderate. Among job satisfaction, higher self-esteem, superior and welfare system, communication, and satisfaction with colleagues showed higher organizational commitment. Self-esteem, supervisor and welfare system, communication, and co-worker factors were found to affect emotional commitment. Physical therapists working in residential facilities for the disabled pointed out dissonance between their boss and colleagues, poor working environment, salary problems, and excessive work as factors for turnover. In order to increase organizational commitment of physical therapists working in residential facilities for the disabled, it seems that respect for their work and improvement of relationships with superiors and colleagues are necessary.

  • In recent years, the visual characteristics of natural open space and greenbelt surrounding the urban landscapes have been changed with sprawling of residential areas and highrised residential buildings. Since these natural areas being the background element of residential areas are topographically sloped mountains in many cities. It is easy to be seen in the distance and it is important to preserve these areas as a visual infrastructure of the urban landscape. The purposes of this study are to extract the factors of landscape impact evaluation for these areas and to clarify the physical landscape variables representing these factors, and to infer the visual-perceptional relationships between image and landscape variables. As results, conceptional three factors were extracted with semantic differential evaluation to classified 18 landscape slide, and three regression models were established with factor score of landscapes and physical variables measured in photographs. On the basis of these relationships, visual-perceptional characteristics were discussed by analyzing the data form eye-movement recording to each of landscapes. The factors of "spatial unfolding of backdropped hilly greenspace", "horizontal quence of residential buildings", and "landscape complexity" prove to be important. And it prove important variables of "skyline of mountainous ridge" and "visual edge of building structure" in regression models and eye fixation movements.

A Study on Factors Influencing Residential Satisfaction by Housing Type and Housing Tenure of Low-Income Households (저소득층의 주택유형 및 점유형태에 따른 주거만족도 영향요인 연구)

  • Using the 2013 Korea Housing Survey, this research analyzed factors influencing residential satisfaction of low-income households concerning the economic condition, satisfaction about interior and exterior environments in dwelling, recognition of housing welfare policy. The economic condition showed that if there are less living expenses and more ordinary income, it brought about more positive effects in the ownership of a detached house, row and multi-family house. Most variables about satisfaction with the interior environment in dwelling have a significant influence on a detached house, apartment, row and multi-family house. The following factors played a significant role: accessibility to commercial facilities, neighborhood relationship and natural environment in the satisfaction with the exterior environment in dwelling about most types. Specifically, from an institutional perspective of housing welfare policy, the effect of the housing expenses support and the intention about remodeling were factors influencing residential satisfaction in cheonsei and monthly rent, free of a detached house and free of an apartment. These results will utilize preliminary data to establish housing welfare policy for low-income households.

  • The object of this study is to understand of the effectiveness characteristic in the field work which is controlled by the quality in the high-rise residential-commercial complex building. From the previous study, the quality improvement factors are investigated. Through the structured questionnaire, the opinions of the field engineers(University, Design firms, Construction company) are gathered in the improvement factors of construction phase. Comparing the results of questionnaire with the conception of field engineers, this study helps in revising and improving the quality control system including tangible factors and intangible factors in the frame work of the high-rise residential-commercial complex building project.

  • The purpose of this study is to analyze the effects of geographic and Feng Shui characteristics of Gwanggyo New City on residential satisfaction and whether residential value has a significant medium effect. It is meaningful to present theoretical, institutional, and practical implications of this research as basic data. According to the results of our analysis of questionnaires completed by residents of Gwanggyo New City, geographic and Feng Shui characteristics showed a significant positive effect on residential value and satisfaction and a significant mediating effect on residential value. Rather than professional Feng Shui factors, general geographical factors have a relatively larger influence on residential value and residential satisfaction, identified as a more significant factor for ordinary residents. Study findings are valuable as basic data in order to suggest institutional and practical implications for policy design to develop cities and improve residential satisfaction.

  • Nowadays numbers of non-residential Korean traditional house (Han-ok) like Caf$\acute{e}$ and restaurants within the cultural property preservation area. So the purpose of this study is suggesting the necessity of governmental support about non-residential Han-ok. The research started to analyze influential factors toward them and estimate the value of non-residential Han-ok. After then it investigated what kind of value factors are important when it is agreed to the necessity of governmental support using logistic regression. According to the result, there are main 7 factors; possibilities to use Han-ok with poor residential environment, the unique appearance of Han-ok, possibilities to offer social and welfare service within local community, value to develop tourism on Han-ok, utilization of commercial area, historical deficiency and easy to access Han-ok for tourists and overseas which are an effect on decision making to sustain non-residential Han-ok.

  • This study is to analyze the situation of residential area in Down Town and to research any factor of difficulty in developing residential area. First, we can summarize briefly in consequence of analyzing the residential environment classified with apartment and independent house in Down Town. 1) The apartment houses located in Down Town were constructed long ago on a small scale. The field investigation shows that parking lots are not enough and there are many spaces used inappropriately. 2) Each detached house was too old and built in narrow spaces. The irregular narrow lanes between houses also cause problems in walking and parking. And empty houses are found in that area. Second, the brief results of analyzing difficulties in developing the residential area in Down Town are as follows. 1) The land and buildings have difficulty in reconstruction because of the deterioration. 2) The economical efficiency is low though it is developed as a residential area. 3) There are some factors that they don't like to live in Down Town. 4) The law system is not enough to support the development of the residential area in Down Town

  • The purpose of this study is to identify the background and nature of residential mobility and its influencing factors in Seoul metropolitan area. Spacial range of this study includes from Seoul to Gyeong-in area(Gyeonggi-do and Incheon). To measure this tendency, this study established hypotheses and two logistic regression models through previous researches and conducted an analysis based on 1,911 and 2,923 samples, which experienced inbound and outbound moving between the two areas. This research found that residential mobility from Seoul to Gyeong-in and those moving from Gyeong-in to Seoul had some differences in the household, socio-economic, environmental, and housing characteristics that affected the moving to each area, as well as the architectural and urban environmental characteristics that affect the Quality of Life(QoL) of the households after the residential mobility was completed.

An Analysis of the Effect of the Residential Environment of Young Single-person Households on Residential Satisfaction and Life Satisfaction (청년 1인 가구의 주거환경이 주거와 삶의 만족도에 미치는 영향: 다른 연령 집단과의 비교를 중심으로)

  • The proportion of single-person households has been steadily increasing, and the young account for the highest proportion at 35.9% among all single-person households. However, research on young single-person households has been relatively recent. Research on single-person households has mostly focused on all single-person households or elderly single-person households, and comparative research between different age groups is lacking. Therefore, this study categorizes all single-person households into young, middle-aged, and elderly groups to investigate the differences in the factors that affect their residential satisfaction and to analyze how these residential environment factors affect life satisfaction through the mediating effect of residential satisfaction. The 2020 Seoul Survey Urban Policy Index Survey data were analyzed using a structural equation model to investigate the impact of each factor. First, a finding is that various residential environment factors directly affect residential satisfaction and life satisfaction. Next, it was found that residential satisfaction directly affects life satisfaction in the models of young and middle-aged single-person households. Through this, it was confirmed that there are differences in residential environment factors that affect residential satisfaction and that residential satisfaction plays an important mediating role. Finally, it was found that the factors that affect the residential and life satisfaction of young single-person households are more diverse compared to other age groups. This study provides policy implications that age group differences should be considered first in order to improve the residential and life satisfaction of single-person households. In particular, for young single-person households, it is necessary to consider more diverse alternatives to improve their residential and life satisfaction.

An Approach to Multi-Stage Decision Process for Optimum Location (단계적 최적립지 결정 방법에 관한 연구)

  • The problem of location for industries and residential quarters has undoubtedly been one of the most important factors to enhance human activities and standard of living. Nonetheless. there seem to be no such theories or approaches as to cope with this problem satisfactorily. As a matter of fact the evaluation of proposed locations so far has stuck to quantitative factors and thus the results are often rejected by the public or individuals. In deciding the location of industrial complex and/or residential quarters, the qualitative factors often play more important role than the quantitative factors. Moreover, it is quite possible for a proposed location to be disapproved for reasons other than quantifiable factors. This work presents an approach to multi-stage decision process of optimum location, particularly for residential quarters. The proposed approach consists of four stages. At the first stage, candidates for the location are searched and checked against musts. After this screening process, the candidates fulfilling the musts are evaluated both quantitatively and qualitatively at the second stage. The third stage is devoted to the integrated evaluation using diffrent weights for the two factors. At the final stage, a location is selected among the candidates evaluated at the earlier stages. This approach has been applied to and tested on a apartment-building project in Ulsan area. Difficulties arising from quantifying factors were encountered as expected. Sometimes decisions could be a matter of taste of the individuals concerned.
