Identification of Primary Activity and Management Plan for Construction Standard Unit Price (건설공사 표준시장단가 핵심공종 도출 및 중점관리방안)

  • The Construction Standard Unit Price (CSUP) sets the standard for calculating the estimated construction cost. The CSUP is used as basic data for preparing a standard price for public construction. Currently, the CSUP is calculated in consideration of the market and construction field conditions. However, a long-term management plan was established to prepare revised standards. As part of the plan, a field survey was conducted on changes in construction conditions and market prices. However, the plan continued for more than 5 years. Thus, the plan has a problem of difficulty continuously managing primary activities that have high importance and high price volatility. Therefore, to efficiently manage the CSUP, this study identifies the primary activities of the CSUP and presents a management plan. Through importance analysis and unit price volatility analysis, 242 primary activities in 35 activity groups were identified. Also, a management plan is presented based on the importance levels of activities. The primary activities and management plan could enable the timely revision of important activities. The results of this study provide a base for reflecting the appropriateness of construction cost criteria on time.

  • The construction inspection is conducted by the contractor or construction supervisor after a certain stage of work has been completed. As the consturction inspection task is dependant on construction schedule, however, it is difficult to plan inspection task systematically, resulting in increased supervision costs, delays in construction, and disputes. Therefore, this study aims to integrate inspection work with schedule management to systematize inspection procedures. Firstly, the inspection work is defined based on the construction supervision checklist. Then its relationship with the construction process, required time, and resources for inspection tasks are defined in construction schedule. Lastly, a process management program is used to assess the effects of applying the inspection work and examine changes in the overall construction period and process management. The proposed method in this study can support to plan construction inspection more systematically and to improve the effectiveness of construction quality management.

  • Since 'Act on Private Participation in Infrastructure' were changed in January 2005, BTL(Build-Transfer-Lease) projects of Private Participation in Infrastructure was introduced in the domestic construction market for the purpose of providing public facilities with the public. Selecting the most qualified Promoter should be considered discreetly in BTL projects because BTL projects is for projects with approximately thirty year project life cycle, plan, construction, operating, maintenance and obviously the success of the project totally depends on the capability and role of Promoter. However, score for cost is likely to influence selecting Promoter to take the project. Accordingly, low bid contract with too much competition could decrease the quality of the construction plan and operating plan. Thus, this study did preliminary research and documents on problems of evaluation criteria for selecting Promoter in BTL projects, and proposed improvement factors by doing questionnaire over specialists of each field.

  • In recent years, the digital transformation age represented by the "Fourth Industrial Revolution", which is a universalization of digitalization across all industries, has become a reality. In the construction sector in 2018, the Ministry of Land, Infrastructure and Transport established the Smart Construction 2025 vision and established the 'Smart Construction Technology Roadmap' aiming to complete construction automation by 2030. Especially, in the construction stage, field monitoring technology using drones is needed to support construction equipment automation and on-site control, and a 3D geospatial information model can be utilized as a base tool for this. The purpose of this study is to investigate the factors affecting earthworks work in order to manage changes in site conditions and improve communication between managers and workers in the earthworks plan, which has a considerable part in terms of construction time and cost as a single type of work. Based on this, field management procedures and applications were developed.

  • Recently, not only around Korea but also other countries shows a pattern of arising high-rise building construction project which was delayed or aborted during global economic crises and recession. Although the market starts to stretch, It is getting competitive to win a contract in high-rise construction project between contractors due to lack of competitive advantage especially to Korea contractors. To get that, Korean contractors needs lifting equipment plan. But currently, they depend on the empirical methods and that cause schedule delay, not controlled cost management problem. Therefore, this research is to improve the accuracy of Lifting plan by analyzing the current issues of Lifting plan system and deducing the types of failures with planning factors, as well as analyzing the impact on schedule and cost control and safety management by each failure mode. Also, by analyzing detail risk factors per Lifting Equipment with FMEA, to infer the critical risk factor on high-rise construction project.

  • The main purpose of this study is to analyze the impact of the cost estimates on the construction work in residential apartment housing facilities. The planning work of facility construction is roughly divided into five main tasks which are further broken down into the following: process plan (P1-P6), construction plan (C1-C5), environmental management plan (E1-E4), quality management plan (Q1-Q5) and the safety management plan (S1-S5). In this study these tasks were classified into 25 detailed planning duties and a statistical analysis was performed on each one to determine its impact on cost. Finally this study derives from major planning tasks for effective cost management through correlation between planning tasks, cost indicators and t-test.

A Study on the Repair Time of the Construction Type in the Apartment Housings (공동주택 공종별 수선시기 설정 연구)

  • Apartment is settled down as a main housing type and massive supply has been conducted since 1990's. The government has focused on the housing supply to improve the housing number and cut its price. On the contrary, the management of the housing has been neglected to get an early deterioration. Since 1995's, various ways have been made to improve and maintain the building function and performance. Among these, the long-term repair plan has played a main role to manage the housing condition and plan the repair schedule for preparing the massive cost of repair such as a roof proof, elevator change. The long-tern repair plan provides the repair time and repair rate according to various construction types. Most of the management agent apply the repair standard into the field area. But the repair time could not reflect the present condition and bring into the wrong maintenance. Therefore, the repair time for the long-term maintenance plan would be revised and reflected from the material and technology development. |n this study, it aimed at improvement for the repair time in various construction types which are provided in the long-term repair plan. For this, the 22 management agents are surveyed directly. This study shows that the repair time of the painting are correspondent to the repair time of the long-term plan irregardless of the painting materials. Most of other areas would correspondently similar to the long-term plan. This study could not include the building location, material and other haracteristics. Therefore, the further study would be needed to reflect the building and materials attributes to get the detailed repair time.

A BIM-based Automated Framework for Formwork Planning on Construction Sites

  • Considering its significant impact on the cost and schedule of construction projects, formwork as one part of temporary facility categories in construction should be arranged precisely. Current practice in the formwork planning is often conducted manually and repetitively, causing low efficiency and time waste. This study proposes an automated framework to generate more accurate and detailed formwork plans by utilizing information from building information modeling (BIM) considering the adequate geometric and semantic information provided by the BIM model. The dimensions and quantities information of elements in a building can be extracted automatically. Then, a rule is prepared for calculating the required forms erected around elements based on the contact areas. Finally, an algorithm of integrating first fit decreasing (FFD) with coordinated bottom left (CBL) is applied to automatically generate the formwork plan. The BIM-based automated planning framework is demonstrated by an illustrative example. The results show that the proposed framework can generate the formwork plan accurately and automatically, and significantly improve the efficiency in the formwork plan and reuse.

Analysis of BIM Utilization for On-site Construction Planning in Modular Construction Project (모듈러 건축공사의 현장시공계획수립을 위한 BIM 활용성 분석)

  • Building Information Modeling (BIM) and modular construction are regarded as important technologies that have contributed to advancements in the construction industry. However, the utilization of BIM in current modular construction projects is limited; moreover, there are no specific guidelines pertaining the applications of BIM in modular construction projects. Therefore, this study aims to analyze the utilization of BIM for onsite construction planning in modular construction projects. First, a realistic BIM application was selected through literature review and expert interviews. Then, the construction plan of the modular projects was analyzed to classify the BIM application items into five different categories. The utilization of BIM in each category was then analyzed in terms of necessity and efficiency using a questionnaire. Finally, the BIM Utilization Index (BIM UI) was suggested based on the findings of the survey. As a results, the BIM UI for module point details, lifting plan, other installation details, site layout plan, and schedule plan was 0.811, 0.787, 0.770, 0.729, and 0.699, in the descending order of usability. In addition, through the findings of the study and interviews with experts, a case study for implementation of BIM in modular construction plan was conducted. The results of this study can be used as application guidelines for BIM in future modular construction projects.

  • Construction plans for large construction projects are problems such as Incompatibility of information, omissions due to technical limitations of 2D CAD. In addition to, Plan established for the validation such as process, cost and construction technology plan is difficult. By occurring Frequent changes in the course of business, Inefficiency of management has occurred. In the construction process, there is occurred costs and construction delays due to reconstruction or communication error. In this study, It was deemed BIM will complement Existing 2D CAD problem. And, BIM case studies in the construction phase of domestic construction were analyzed, How to apply BIM in the construction phase investigated.
