A Study on Post-Occupancy Evaluation of Home Automation System at Digital Home (디지털 홈의 홈오토메이션 시스템에 대한 거주 후 평가에 관한 연구)

  • The purpose of this study was to identify the level of awareness, uses, and satisfaction on home automation systems by the digital home residents, to reveal the existing problems using home automation systems, and to clarify residents' positive or negative life changes after using home automation systems. Two apartment complexes, which were relatively well equipped with home automation systems compared to other recently built apartments, were selected to perform the survey by digital home residents who were housewives and have lived in current home more than 6 months. The researcher developed a survey questionnaire for each apartment complex and collected data from 501 residents from May to June, 2008. The results of the study found low awareness and low uses of remote control systems of electric appliances through a cellular phone or PC from outside. Also, the significant variables which showed group differences in level of uses and satisfation were age, annual income, duration of residence, and level of considering home automation system before decision to move in. The results of the study also revealed that frequent breakdown was the most critical problem using home automation systems. Generally, using home automation systems affected to residents' life changes positively. More findings and suggestions for development of more user-friendly digital home services were discussed.

  • A reconstrucion project is very complex and requires technical knowledges and experiences, however due to not having any related knowledge consortium usually does not have any related knowledge. So in this study, we have suggested a systematic procedure to execute a reconstruction project focused on the profitability analysis. a model is developed to identify and calculate all relevant cost and revenue to the project using the IDEF0 methodology.

  • This paper proposed a control method to improve the efficiency of monitoring method by applying the nural network for an alarm processing method(APM)in an elevator facility of apartment complex. This APM is based on the cumulative generalized delta rule of backpropagation in neural network.It was used to infer the minimum alarms among multi-fired alarms, and then the inferred alarm can be dis¬played maintenance information of facility by using a pre-defined troubleshoot knowledge base. For validating the proposed monitoring method of this thesis, simulation results are compared with the operation of existing monitoring system and the way of alarm processing. The simulation method used to the three case of virtual scenario. As comparison results, a proposed method in this paper could be proved the applied possibility of an neural network and the performance in fields of facilities maintenance.

Emotional Evaluation of Adolescents for Learning Spaces Design in Apartment Complex Community Facilities (공동주택 커뮤니티시설 내 학습공간 디자인을 위한 청소년 감성평가)

  • This study aims to determine adolescents' emotional response and preferences for varying interior designs of learning spaces available at community facilities in apartment across Seoul. In particular, the subjects have been fragmented by gender and age for comparative analysis of emotional responses across different demographics of adolescents. A survey on the preferred designs of learning spaces in community facilities revealed that 'elegant,' 'cheerful,' and 'temperate' are the three main emotional words selected for image tool development. Emotional assessment verified the validity of these terms. Between the two genders, adolescent males preferred 'temperate' images more while adolescent females preferred 'cheerful.' In terms of the design of learning space, adolescent females deemed the interior atmosphere and area space to be the most important factors, while adolescent males pointed to the color of furniture and lighting to be the most important. Such results imply that there is a clear difference of emotional response between adolescent males and females. The results also imply that different atmospheres and design priorities must be considered when designing gender-specific spaces.

  • Purpose: Long-life housing causes unavoidable cost increase while providing higher durability, flexibility, and repair easiness compare to those of normal apartment. The effectiveness should be evaluated considering the level of passing mandatory Long-life housing Certification System when supplying specific size of apartment complex. Thus, it is essential to identify the estimated costs and the obtainable grade by applying the optional element technologies selectively during the design phase. This study aimed to suggest the technology influence matrix(TIM) to support decision-making of element technologies in planning stage of long-life housing. Method: The technology influence matrix was established based on the property information about applicable element technologies for long-life housing such as construction methods, interface types, cost data, and certification-related characteristics. The usefulness of TIM was verified through case study, in which TIM was applied to the exclusive housing unit and the influences from four areas of quantity, cost, certification, and schedule were identified and calculated. Result: TIMs covering four areas representing the essential planning factors were developed, and are expected to contribute to sound decision-making in planning long-life housing.

  • AMR(Automatic Meter Reading) and RC(Remote Control) System have been researched from former several decade for a various power rate system, a efficient power service and rising of personal expenses, etc. But the existing AMR and RC System have disadvantage which are complex and high cost to install an individual communication network of electricity company. This paper proposed a new type of AMR and RC System using PLC with Web. and made components for proposal system. Most customer who live in apartment have an internet cable in the Republic of Korea. Therefore there is no more installation component for communication in proposal system at the apartment, except Web server system and PLC modem. so we made the PLC modem the digital watt-hour meter with a build in PLC modem and the software on server computer for establishing the proposal system.

  • As the living standard of citizens are improving and the demand for the quality of life is increasing, the demand for the facilities of welfare and convenience for varied ages rises. Besides, our residential environment is faced with the need for changing into the environment of integrated function of living, which holds health, leisure, culture, education, welfare, etc. Considering the present reality requiring the augment of welfare facilities due to our aging society, community integrated facilities are needed, which can contain welfare service for home-living citizens within residential circle and can accept diverse needs of residents. Accordingly, the study began in order to suggest a better direction for community integrated facilities' plan that considers all age brackets for aging society. The study is to figure out way of thinking what community space of 3 age cluster middle-age in the 30s~40s, preparatory senior citizen in the 50s and old age brackets in the 60s~70s. As methods for attaining the aim of this study, surveys of documents and questionnaire survey were simultaneously used. The result of the study, investigating the importance of a community among the members in the residential complex, showed that all the age groups have highly perceived its importance. All the age groups responded that leisure are important to the elderly. It indicates that importance of their social relations are within the residential environment and it proves that there is lack of facilities for leisure activities of residents in apartment house.

A Study on the Relation between the Exterior Environmental Factors and Sensibility Responses in Apartment Housing Estates (아파트 외부환경요인과 감성적 반응과의 상관성 연구)

  • The purpose of this study is to investigate the relation between the exterior environmental factors and sensibility responses in apartment housing estates. The finding of the study may be summerized as follow: 1) The method of analysis was that the adequacy of 214 sensibility vocabularies primarily drawn were analyzed by the evaluation group through questionnaire. As a result of factor analysis on them, 36 sensibility vocabularies were finally drawn and used as a tool for evaluation. 2) 22 elements were drawn as physical elements that shows sensibility responses according to residential complexes and classified roughly into five factors; the architectural factor, the rest space, the horizontal system, the design factor, and the annexed facilities. 3) The average score for sensibility items by complexes suggested that the sensibility contents would vary depending on the physical conditions of facilities by complexes. 4) It was shown that the percentages of sensibility responses by physical structural elements were 50.7% for the rest space, 24.1% for the design factor, 13.7% for the architectural factor, 8.1% for the annexed facilities, and 3.2% for the horizontal system. 5) The analysis of relation between the physical elements and the sensibility contents showed that the sensibility contents such as 'emotions', 'comfortable', 'luxury', 'symbolic', and 'intimate', had a positive relation with the physical elements such as the entrance of a complex, design element, artistic structures, and kindergarten facilities but a negative relation with the physical elements such as the shape of buildings, walkways, and separate garbage collection yards.

  • This study is to find out how community facilities of 10-year public rental apartments are currently managed and to propose a new community program management plan by analyzing key characteristics and program needs of tenants. Site visits and questionnaire surveys have been conducted at five different complexes producing 469 results that can be summarized as follows; 1) There were significant differences in the use of facilities and vitality of community among five complexes depending on tenants' participation and efforts of management staff. It was advisable to dispatch specialists, such as housing welfare workers, who were dedicated to managing facilities and supporting community programs; 2) There were high demanded for communication facilitation programs and environmental activities. Development of communication contents and distribution of manuals to inform and educate tenants about various environmental programs will be helpful; 3) The number of community facilities in each complex should be reduced those with high demand and the regional community center should be more vitalized with supporting programs and staff.

Soil Habitat Characteristics of Cicada Nymph in an Urban Apartment Garden (도심 아파트 단지 화단에 나타나는 매미 약충의 토양 서식처 특성)

  • Cicada is a very familiar insect to people but habitat characteristics of them are not well known. To investigate habitat characteristics of cicada nymph, plant species, plant cover, soil hardness, accumulated organic mass, organic content in soil, and root density were investigated at 11 sites in an apartment complex garden in Seoul. Selected sites had different densities of cicada nymph case above the ground. Density of cicada nymph case was positively correlated with accumulated organic mass, organic content in soil, and root density and negatively correlated with soil hardness. Even though shrub coverage was not linearly correlated with the density of cicada nymph case, 80% cover of shrub was necessary for the high density of them. Data in this study suggested that organic matter in addition to root density be the primary limitation factor of cicada nymph and high amount of litter-fall decrease soil hardness through the increase of soil organic matter. This study suggests that the density of cicada nymph can be managed through organic content in soil.
