Influence Analysis of Investor Preference for Investment Satisfaction Degree on Decision Making of Real Estate Investment (부동산 투자의사결정에 있어 투자자 선호특성이 투자만족도에 미치는 영향 분석)

  • Then, it investigated the investment preference through the previous studies to analyze the influence factor of investment satisfaction and demonstrated the effects through the PLS (Partial Least Squares) regression. In addition, it separated the target type to institutional investors and retail investors and carried out the survey for comparing the investment preference of investor type. The result of analysis found out that institutional investors emphasis on investment preference such as the Inflation hedge, Early payback, Financial stability, Leverage risk and etc. Then, general investors emphasis on investment preference such as the Rental income, Facilities and Equipment, Business area and population, Ease of use, Leverage risk, Early payback and etc. In addition, common investment preferences are the Leverage risk, Early payback and Facility accessibility.

Dietary Risk Factors of Hypertension in the Elderly (노인집단을 대상으로 한 고혈압의 식이위험요인에 관한 연구)

  • In order to investigate dietary risk factors for hypertension in th elderly, dietary intakes and dietary habits of 405 elderly subjects, aged 60-94, were assessed by the questionnaire, anthropometric measurement and a 24-hour dietary recall. The prevalence of definite (>95mmHg for diastolic or>160mmHg for systeolic blood pressue) and borderline(90-95mmHg for diastolic or 140-160mmHg for systolic blood pressure) hypertensive subjects 33.3% and 19.3%, respectively. The distribution of the subjects for Body Mass Index(BMI), waist-hip ratio, and alcohol consumption were significantly different among definite, borderline, and normal groups(p<0.05). The distribution of the subjects for smoking, exercise, and preference of salty food were not significantly different among definite, borderline, and normal groups(p>0.05). From the generalized logistic regression analysis of the risk factors for the hypertension, the subjects with over 27 of BMI had significantly higher risk of hypertension. Alcohol consumption and preference of salty food were significant risk factors of hypertension in the elderly. Dietary risk factors for the hypertension that had significant relationship to the hypertension were intakes of potassium, calcium, phosphate, sodium, vitamin B1, niacin, and folate. There was no significant difference of consumption frequencies of food and dish among definite, borderline, and normal groups(p>0.05). The amount of intakes for cereals and grain product, bean and their products, eggs were significantly different among definite, borderline, and normal groups(p<0.05). In summary, the amount of dietary intakes to hypertension in elderly population. Longitudinal studies for dietary risk factors on incidence of hypertension are needed in general population, especially in the elderly.

Study on Altered Food Preference and Food Frequency in Stroke Patients (뇌졸중 환자의 식품 기호도 변화와 섭취빈도에 관한 연구)

  • The purpose of this study was to investigate the dietary habits and altered food preferences of stroke patients. One hundred and forty-six outpatients, who had experienced their first-ever stroke and were admitted to Asan Medical Center between July and December 2000, were studied. Using interviews, we assessed the altered food preferences, food consumption frequency, and other factors influencing the food preferences and food consumption frequency of the subjects. These results were analyzed with 2 t-tests, and multiple regression analysis, using the SPSS package program. Preferences for pork, red fish, coffee, bread and stews were higher in male stroke patients than in females. The frequency of consumption of beef, pork, white fish, red fish, egg, garlic, onion, coffee, instant noodles, bread, and culinary vegetables increased in the male stroke patients more than in the females. Food preferences were influenced by income, risk factors, subjective tastes and location of brain ischemic lesions. Food consumption frequency was affected by food preference, income, drugs, alcohol, marital status, sex, and dysgeusia. As a result of multiple regression analysis, the frequency of consumption of white fish, red fish, eggs, soy milk, milk, garlic, onions, coffee, noodles, bread, bean-paste stew, kimchi, culinary vegetables, and greasy foods were the most affected by each food preference. Our results suggest that food consumption frequency may vary with food preference, income, drugs, alcohol, marital status, sex, and dysgeusia, and nutrition education should be formulated to prevent stroke recurrence based on the food preferences, subjective tastes, and risk factors of individual stroke patients.

Effects of gene-lifestyle environment interactions on type 2 diabetes mellitus development: an analysis using the Korean Genome and Epidemiology Study data (유전 요인과 생활환경 요인의 상호작용이 제2형 당뇨병 발생에 미치는 영향: 한국인유전체역학 조사사업(KoGES) 자료를 이용하여)

  • Purpose: This study focused on identifying the interaction effects of genetic and lifestyle-environmental factors on the development of type 2 diabetes mellitus (T2D). Methods: Study subjects were selected from the Korean Genome and Epidemiology Study (KoGES) from 2001 to 2014. Data on genetic variations, anthropometric measurements, biochemical data, and seven lifestyle factors (diet, physical activity, alcohol drinking, smoking, sleep, depression, and stress) were obtained from 4,836 Koreans aged between 40 and 59 years, including those with T2D at baseline (n = 1,209), newly developed T2D (n= 1,298) and verified controls (n = 3,538). The genetic risk score (GRS) was calculated by using 11 single-nucleotide polymorphisms (SNPs) related to T2D development and the second quartile was used as the reference category. A Cox proportional hazards regression model was used to evaluate the associations of GRS and lifestyle factors with T2D risk, controlling for covariates. Results: Multivariate regression analysis revealed that GRS was the strongest risk factor for T2D, and body mass index (BMI), smoking, drinking, and spicy food preference also increased the risk. Lifestyle/environmental factors that showed significant interactions with GRS were BMI, current smoking, current drinking, fatty food preference, and spicy food preference. Conclusions: Interactions between genetic factors and lifestyle/environmental factors were associated with an increased risk of T2D. The results will be useful to provide a new perspective on genetic profiling for the earlier detection of T2D risk and clues for personalized interventions, which might be more effective prevention strategies or therapies in individuals with a genetic predisposition to T2D.

A Study on the Relationships between Purchasing Behavior of Textile and Perceived Risk. (옷감 구매행동에 있어서 지각된 위험 (perceived Risk)의 역할에 관한 연구)

  • The main problem of consumer behavior is choice since the outcome of me of a choice can only be known in the future, consumers are forced to deal with the risks of und\certainty. So, perception of risk is pivotal aspect of consumer behavior. This study was designed to investigate the relationships between purchasing behavior of textile and perceived risk. Data were obtained from 276 housewives. ANOVA, x2-test were employed to analyse the data. The result were : 1. general features of textile purchase behavior are as follows. Blend wools and pure wool products are prefered. Fall is the major season in purchasing textile. Wholesalers, department stores and agent stores are prefered. Purchasing decision making process independent upon not only textile itself but the practice value of the textile. Purchasing textile, married young women depend on outward shape of the textile, middle and old aged groups depend on the economic value of the textile and the credibility of the stores. 2. Perception of risk is relatively high in the preference of store, color/design, and psycological uncertainty. But the perceived risks is relatively low in brand, price and social credibility. 3. There is significant relationship between the recognition rate of risk and the sensitiveness of the consumer. In addition, there are strong relationship between the risk rate and the preference of shop, brand, and price. On the other hand, there are no significant relationship between the color, design, and sociopsyco-logical risk and demographic variables. 4. The perceived risk of consumer would be a key stone to grasp the consumer behavior. The product company needs to provide full information which could reduce the perceived risk of consumer. there attitude would help for the mutual interests. In the future research, we need to develop the precise methods for finding variables on the perceived risk during the process of making purchase intention.

Impacts of Familiarity on Preference, Perceived Risks, and Tourist Activities (친숙도가 선호도, 위험지각, 관광활동에 미치는 영향)

  • This study examines Korean tourists visiting China as to their perceived familiarity, and its impacts on the degree of preference toward China as a tourism destination, perceived risk, and the preferred tourist activities. A survey was conducted to the Korean tourists departing to China at the In-Cheon international airport, which results in collecting 305 usable questionnaires. The results show that the perceived familiarity toward China positively affects the degree of preference to China as a tourism destination. As to the impacts of familarity on the perceived risks, the results reveal that the degree of familarity is negatively associated with several risk perceptions. Lastly, the degree of perceived familiarity is positively related to the one type of preferred tourist activity, visiting nature historical sites. The results of this study support the role of familiarity as a significant factor in understanding other tourist perceptions.

Store Attributes, Personal Characteristics and Situations on Store Choice: Independent Fashion Specialty Stores versus Franchised Chain Stores (점포선택에 따른 점포속성, 개인적 특성 및 상황: 패션보세점과 브랜드의 비교)

  • This study examined the relationships of store preference with perceived store attributes and consumers' individual characteristics and the impacts of shopping situations on actual store choice. Data were obtained from an on-site questionnaire survey to a convenience sample of young consumers. A total of 456 responses was analyzed. Based on store preference and store choice, respondents were divided into four preference(or choice) groups of: Independent fashion specialty store; Independent general fashion store; Department store and Brand-franchised store. MANOVA, ANOVA and $\chi$$^2$ analyses revealed that there were significant differences among 4 store preference groups on 3 store attribute factors(price, promotion, and merchandise & displays), fashion involvement, perceived financial risk and 5 demographic characteristics(age, gender, marital status, education and spending). Also, there were significant differences among 4 store choice groups on 3 shopping situations the respondents had experienced. Based on the results, the study provided a profile of each store preference group and marketing implications.

Sodium Intake and preference for Salty Taste in elementary School Children Residing in Rural and Urban Areas of Korea (우리나라 농촌과 서울 아동의 Na 섭취 및 짠맛에 대한 기호도 비교 연구)

  • To compare Na intake and excretion in elementary school children in rural and urban areas of Korea, dietary intake record, urinary Na and K excretion and preference for salty taste were measured in 39 children in 4th grade in Seoul and 36 children in 4th and 5the grades in Kochang-gun)farming area) and their mothers. mean daily urinary Na excretions were 48.8mEq in children and 62.3mEq in mothers. Mothers showed significantly higher preference for salty taste compared to children(X2=16.09, p<0.01). Among the children, those in Seoul had higher preference for salty taste than those in Kochang-gun(X2=8.32, p<0.05). Since the children showed significantly lower preference for salty taste than mothers, more researches and efforts should be directed to prevent the shifts of the taste of the children in order to decrease their Na intake and the risk of hypertension later in life.

  • The building construction projects include a variety of risk factors due to uncertainties. To succeed in the projects, it is important how risks are managed. Risk management is composed of identification, analysis and response. Especially, the risk analysis is important to objectively calculate significance of risk factors. This paper evaluates a method to find priorities of risks using the AHP(Analytic Hierarchy Process). The method has some defects; (1) the consistency becomes weak as the number of pair-wise compared risks is large, and (2) the input and output procedures are complex when risks are added to or removed from a risk database. Thus the paper adopt the PROMETHEE(Preference Ranking Organization METHod Enrichment Evaluations) analysis process which is able to overcome the limitation of the AHP restricted to 9 risk factors. The PROMETHEE method makes the procedure of risk analysis simple, when the risk factors pull out and put in the risk database. The purpose of this study is to prove the possibility of the PROMETHEE analysis process by being compared with AHP.

  • In this study, the priority of risk factors in supplying water through water supply pipeline network was evaluated by PROMETHEE and ANP multi-criteria decision analysis. We chose 'corrosion', 'burst' and 'water pollution' in pipe as major reference criteria and selected eight risk factors to evaluate the priority, and then we compared the results of PROMETHEE with those of ANP. We also analyzed the results of the sensitivity analysis by changing the weights and parameters of preference functions in PROMETHEE. We investigated the possibility of integrating two methods by using the results of ANP as the weights of preference function in PROMETHEE. The priority of risk factors for supplying municipal water which is evaluated by this study may provide basic data to establish a contingency plan for accidents, or to establish the specific emergency response procedures.
