Evaluation Index for the Supply Levels of Pedestrian Facilities in Residential Area Planning (택지개발지구에서 보행자도로 공급수준 평가지표 개발)

  • This paper presents an evaluation index for the supply levels of pedestrian facilities in residential area planning. The pedestrian facility supply levels reveal the quality of a residential area, and can be associated with the resident living standards and satisfaction, pedestrian safety levels, and the effectiveness of the construction cost. This research conducted multifaceted procedures for the index development, and these procedures start first by identifying dominant influencing factors on pedestrian travel demand by reviewing the final reports of site planning in more than eight already-completed residential development sites. Second, based on the Space Syntax model, which was initially developed in the UK by establishing statistical relationships among an integration index, population size (persons/day), and the total development area, this research formulated a set of pedestrian demand estimation models. Then these models were utilized in forming a pedestrian facility supply index by integrating the new models and their results with the available accepted practice in the residential planning sector. This was necessary because planners want to understand the total supply level of pedestrian facilities in a residential area during the initial design stage. Finally, to test the model validity in satisfying pedestrian satisfaction, the research included a resident satisfaction interview, and it was revealed that the evaluation index developed in this research could provide planners and engineers with more promising results. It is therefore anticipated that this research can be of service when designing pedestrian facilities in future residential area planning and design activities.

Relations between Amenity Awareness and Satisfaction of Residential Environment in Mokpo City (목포시의 거주환경의 만족도와 어메니티 의식의 관계)

  • The aim of this study is to find out the solutions for an improvement of residential environment through the relation between satisfaction of residential environment and amenity awareness of the local residents in Chonnam Mokpo city. For this purpose, it is conducted a questionnaire survey of 203 local residents on the attributes of residential environment. The satisfaction factors of residential environment consist of 8 types of factors such as housing structure, stability, green tract of an avenue, convenience, housing environment, sanitary conditions, waterside facilities, and familiarity. It is analyzed that there is a great difference of the satisfaction between new town dwellers and old town dwellers in three satisfaction factors of a housing structure, convenience, and housing environment. The attributes of amenity awareness consist of 6 types of factors such as fitness, comfort, intimacy, vitality, naturalness, and brilliance. The new town dwellers have a high satisfaction in fitness and vitality factors, and the old town dwellers have a high satisfaction in naturalness factors. Through the analysis to the importance on the satisfaction factors of residential environment related to amenity awareness, it is founded that intimacy factor have importance in order of stability, familiarity, green tract of an avenue and sanitary conditions. Naturalness factor have importance in order of stability, waterside facilities, familiarity and green tract of a avenue. Fitness factor have importance in order of housing structure and sanitary conditions. Comfort factor have importance in order of stability, housing environment and sanitary conditions. And vitality factor have importance in order of housing environment, convenience and green tract of an avenue. Therefore, it is needed that the development plan of residential environment take into consideration in accordance with the importance on the satisfaction of residential environment in Mokpo city.

A Study on the Play Space of Residential Complexes for Children in Hefei, China

  • This study was focused on the new town residential complex in suburban Hefei, China, which was carried out a survey on the present conditions of children's play space. The residential complexes and play spaces in Hefei, regardless of installation, the standards for the installation of play facilities were not provided legally, and the types of installation of the play facilities also were not standardized. For the play space in residential complexes in China to carry out original functions under the condition and become a place of everybody's activities not just for children, the following should be improved:(1) There is no provision and standard for the size of play space, so the standards for installation of play space with safety like Korea, Japan and the US are necessary. (2) The location of the play space should be able to guarantee maximum play activities to children, and the independence of the space should be secured by putting it in a place far from a footpath or pass way. (3) Since children's play space has different properties from those of green space and resting spaces, separate environmental planning is necessary.

  • It is the youth period that the personality is shaping gradually. The residential environments have influence on the young ego. Especially residential design should include more youth friendly design elements than any other facilities. The purpose of this study was to provide the youth friendly design elements about the space design of apartment through analysis of youth's needs. This study was progressed to the survey method about five districts of apartment design competitions in 2007. The collected cases are analyzed by using statistics software SPSS for windows release 11.0. The result of the study was as below. First, the youth satisfaction of current residential space got more satisfied as floor space got larger. Second, most of youth uses them own room that is satisfied with their floor space for sleeping, inviting friends, studying, playing activities. Third, generally youth preferred to place their own room not far from the restroom, but the result of distance between master room and entrance was classified depend on sex, personal inclination, and residence environment, also generally satisfied with volume of their room. Fourth, for the restroom, although it is too small that satisfied with bath facilities relatively. And cast, youth's preferred room for extra was 'movie/music room', 'game room' and 'dress room' which is higher preference than 'study room'.

  • People evaluate urban residential regions quite frequently and sensitively, considering issues such as locations or ease of use of in-site facilities or nearby urban facilities, and those results are bound to be reflected to real estate costs quite immediately. However, there have been frequently recurring questions regarding objectivity of evaluations in terms of results and methods reflected on indexes such as land costs for various reasons. RPMS -Residence Performance Management System- which targets currently in most cases on urban residential areas, suggests instrumental methodology of objective approach toward sensitive urban residence performance evaluation. This paper explains and suggests instrumental utilization of RPMS and its implementations, evaluation methodology and quantitative way of evaluation. In terms of implementation we explain issues such as adding target locations into new residence planning sites, quantification of properties on evaluation indexes of residential performance and/or habitability in terms of checklists, formulas for evaluation, delicate adjustment of evaluation results by setting weights on evaluation indexes, as well as reports on results. Research on appropriate weights and weight settings regarding evaluation indexes, however, exceeds the range of this paper so that this paper focuses on explaining residence performance evaluation and management methodology.

A Study on the Planning Direction for Social Communication in a High-density Residential Environment (고밀 주거환경에서의 사회적 소통을 위한 계획 방향 연구)

  • The purpose of this study is to present the direction of the plan to transform the residential complex into a space that can provide an open residential environment that can lead to social communication and exchange without being closed to the urban residential environment, especially in the apartment complex environment, which is becoming more dense. As a result of the Openness analysis of the 'Codan Shinonome Canal Court', the overall accessibility was good in terms of space utilization, and the openness was low in terms of the spatial composition, which is a physical environment due to the dense block type. When looking at the overall openness of the Codan Sinonome complex in terms of analysis by block, the corrected openness index (C.O.I) for all six blocks was 0.245, the corrected accessibility index (C.A.I) was 1.447 and the openness composite index (O.C.I) was assessed at 1.692. This was due to the formation of high-density block-type urban dwellings and the introduction of S-shaped streets and the layout of low-rise urban support facilities and commercial facilities. The Codan Sinonome Canal Court, which is considered an "open city residence," quantitatively confirmed that it embodies macro-space structure and human-scale space environment even in high-precision environments.

An Analysis of Combustion Characteristics of Residential Facilities through Real Fire Tests in a Small Residential Space (소규모 주거 공간 실물화재실험을 통한 적재 가연물의 연소특성 분석)

  • In this study, real fire tests were performed on representative combustibles of residential facilities to analyze the fire behavior and combustion characteristics in a small residential space. The considered combustibles were a sofa, a combination of a desk and a chair, and a combination of a mattress and an electric mat. A compartment space fire test was performed using the room corner test equipment prescribed in the KS F ISO 9705 specification. Three real fire tests were conducted by placing the combustible material inside a small compartment with insulation and finishing materials and by igniting the combustible material. Results showed that the peak heat release rate and peak smoke production rate occurred in the combination of the mattress and electric mat. Furthermore, from the result of the fire rate analysis, it was estimated that the fire risk of the mattress and electric mat combination was the highest, followed by the sofa and thedesk and chair combination.

Multi-family Residential Construction Management Practice in the U.S.

  • The Multi-family Residential is one of the most famous building types for a rental property in the US. Often times it includes multiple residential buildings and some amenity facilities, including a clubhouse or leasing office, swimming pool, dog park, and garages. Since the building type is built for rental purposes, the construction planning is phased and it makes the project complicated. Detailed planning and execution are important for successful construction management. This paper provides some management practices that are applied to one of the multi-family residential construction projects in Phoenix, AZ. The Front End Planning (FEP) process performed by both owner and contractor is the first key to a successful construction project. Specifically, the early review of phased turnover strategy, grading, fire/Americans with Disabilities Act (ADA) compliance, and Mechanical/ Electricity/Plumbing/Technology (MEPT) will provide absolute benefit to the project. Second, using a scheduling method to control short-term schedules and long-term can provide the ability to manage the issues with agility. Third, material delivery and procurement dominate the both project schedule and cost. With this COVID-19 circumstance, it is hard to expect the material, equipment, and labor forces to be delivered on time with the contracted price. Managing floats are more than important to managing construction productivity. Risk management should work to share the risks fairly. Lastly, turnover is directly linked with the profit of the project for both owner and contractor. The communication between the owner and contractor to re-schedule the proper turnover schedule is important for the phased construction project.

A Study on the Architectural Characteristics of Large and Multipurpose Elderly Welfare Facility in Germany (독일의 복합적인 형태의 노인복지시설과 대규모 노인복지시설의 건축적 특성에 관한 연구)

  • The purpose of this study was to analyze the elderly welfare facilities in Germany, which already entered into the aging society. Especially, the multipurpose and large elderly welfare facilities, where more than 50 elderly people lived, were analyzed. For this purpose, a field study was conducted between January 13 and February 3, 2005. This study tried to find out the architectural characteristics and trends of elderly welfare facility. There are about 9200 elderly welfare facilities in Germany, and about 7% of the elderly people over 65 years old live there. As for the multipurpose elderly welfare facilities, there are about 5800 facilities, 64% of the total facilities. The elderly welfare facility carries out single function at the early stage, and adds up another functions step by step. In general, the facility is managed with focusing on two main functions (care function and residential function). In a small town, the care function is the major one of the facility. However, in the city, the major functions of the facilities are both care and residential function, which are elderly residence or safeguard house.

  • The considerable increase of the elderly with dementia is expected annually and when we think about the family members' and the patients' suffering, it could be painful. Above all things, it imposes heavy economic burdens on the family members that have patients who suffer from diseases of age like dementia or paralysis that caring them at home and also, it is not desirable for those old people in point of physical or environmental circumstances for medical care. Thus, it is needed urgently that the expansion of specified facilities and improvement of services for these old people. Under this present condition, it is the special feature that the subject of research is people/facilities that offer services, not the elderly with dementia-the main user of those facilities. Thus, it is the time that we need various accessing plans that can grasp the patiences' activities and specialties and solve these problems in view of designing interior space. So, I tried to make designs that manage the elderly with dementia effectively and adequate to run facilities with considerations on the state of domestic specialized long-term care facilities for the elderly with dementia and researched guiding principles on physical healing surroundings with analysis that focused on the patients' activities, especially.
