주거지역 종세분화에 따른 바람환경 분석 (An Analysis of Wind environment on the Basis of reclassified Zoning)

  • Various environmental problems due to the rapid industralization and urbanization have been worsened as much as to threaten the environmental restitution of globe and become a critical international issue. Korean government presented the green growth as a new state vision for 60 years afterwards and is making efforts to solve the environmental problems. Daegu metropolitan city has faced various environmental problems including overpopulation of cities, traffic pollution, household wastes and green zone problem because of urbanization for the last decades. As such urbanism continues, the quality of residential environment is rapidly deteriorating and the intensive use of land leads to increase of building area raising the temperature of cities. Therefore there have been demands for the healthy, pleasant and satisfying residential environment and the improvement of residential environment and such recognition rises from society in full measure. Nevertheless the current residential complex concentrates only on raising the efficiency of land use. Related laws in the past(Daegu Metropolitan City, Urban Planning Municipal Ordinance as of October 10, 2003) tried to prepare a standard to segmentalize the building-to-land ratio, floor area ratio and regulations of number of floors vertically, but currently it is abolished and the regulations are becoming eased. The purpose of this study was to analyze the characteristics of the floating wind before and after the vertical segmentation of residential areas(Daegu Metropolitan City, Urban Planning Municipal Ordinance as of October 10, 2003) by using KLAM_21, a model that enables analysing and predicting the flow and generation of clod wind, and to present a plan to improve the quality of residential areas afterwards when developing building lot and re-developing housing areas.

도시 가로구조에 의한 장소적 특성과 범죄와의 상관관계에 관한 연구 - B시 단독주거지 사례를 중심으로 - (The Correlation of Crime-Prone Locations with the Urban Space Configuration in Residential District)

  • This study examines the correlations of crime-prone locations with the urban space configuration in residential district. CPTED(Crime Prevention Through Environmental Design) is applied to this study and it is intended to control the architectural environment in order to restrain criminal activities. For this reason, an objective analysis for explaining the spatial characteristics of the places where the crimes have occurred is more important than statistical and descriptive approach for analyzing the criminal data. Visibility graph analysis (VGA) supports the CPTED theory in this study for objective interpretation of crime-prone locations and quantitative analysis for built environment. The comparative analysis on object streets and areas are used and the results are followings. The analysis by streets showed that street crimes are correlated with connectivity, control, integration, and integration(r=3) and burglary cases are correlated with control. The analysis by areas showed that street crimes are correlated with connectivity and integration. The T-tests results of crime area and whole area showed that street crimes are correlated with integration and burglary cases have negative correlation with connectivity. Several localized environmental design for crime prevention are also proposed on the basis of this study.

도시단독주택지 가로공간 계획을 위한 거주자 만족도 분석 연구 (A Study on the Residential Satisfaction Analysis for Street Space Design in Detached House Area)

  • This study surveys the degree of residents' satisfaction on the current street space to suggest alternatives for the improvement of the street space design in detached house areas. In the results of the survey, we find the following. First, in the result of analysis on age, residential term, having children or not, income level, and type of house ownership, residents are homogeneous in social and economic characteristics. There are similarity in geographical, locational conditions, neighboring facilities, deterioration of residential house, and the time of residential formation among residential areas. Second, satisfactory determinants of residents on street space according to street types, are maintenance, protection of privacy, and parking space. Third, satisfactory determinants of residents on street hierarchy is the inner circulation road while unsatisfactory one is the inner roads. Fourth, age, residential term and type of house ownership are significant factors influencing residents' satisfaction. Factors influencing satisfaction on street space are also affecting total satisfaction and factors associated with street environment are perceived more important ones than factors associated with street activities. Thus we find the degrees of satisfaction for residents on street type and street hierarchy are different despite that general characteristics of residents are similar. We also find residents consider street noise and maintenance as critical factor among physical factors of street space.

노상주차를 고려한 저층주거지 가로유형 분류에 관한 연구 (A Study on the Analysis of Street Types in Low-rise Residential Areas Considering Street Parking)

  • 이 연구는 저층주거지 가로의 노상주차가 가로환경에 미치는 영향을 분석하기 위한 사전 연구로서 실제 저층주거지를 대상으로 한 사례연구를 실시하였다. 우선, 이론적 배경과 선행연구 검토를 통해 저층주거지의 발생 배경과 변화 과정을 고찰하고, 주거지 가로환경에 영향을 주는 요소를 도출하였다. 다음으로, 선정기준을 바탕으로 송파구 방이2동의 주거지역을 사례 대상지로 선정하여 현장관찰을 실시한 후 가로, 건축물, 노상주차에 대한 현황분석을 실시하였다. 마지막으로, 앞서 분석한 결과를 바탕으로 저층주거지 가로의 위계와 건축물의 특성, 노상주차를 고려한 가로 유형화를 진행한 후 각 유형별 특성과 가로환경 개선을 위한 시사점을 제시하였다. 그 결과 노상주차는 사회적 합의가 이루어지기 어려운 주거지 가로에서 주로 발생하여 주거지 노상주차에 대한 대안 마련이 필요함을 시사하였다. 또한, 가로의 유형 분류 결과 동일한 지역의 이면도로라 할지라도 가로의 폭원과 저층부의 이용현황에 따라 다른 노상주차가 발생하고 그에 따른 해결방안이 필요함을 확인하였다.

공동주택의 실내공간별 빛환경 측정 및 조명평면 분석 (Measurement and Analysis of Luminous Environment in Apartments)

  • Light is an environmental element which is essential for a man to live and do creative activities in residential area. Especially, modern people arc used to live under artificial light interior surroundings for much time. Currently, the average illumination level of the present apartment is improving, but it still does not reach the recommended level because the present apartment's luminous environment is only based on the life behavior which puts its priority to clear vision. Therefore, it is necessary that proper standard illumination must be used for various use and purpose. From this point of view, this paper investigated the essence of light in the residential area and the luminous environment for apartments was measured. This paper finally suggested well-coordinated lighting condition, derived from the measurement and analysis of luminous environment in these cases.

주거지 환경친화성 평가 지표체계 개발 (Estimation Indicator System for the Environmentally Friendliness of Residential Areas)

  • Recently, Environmental friendliness and sustainability become the main concern of residential area planning. This paper deals with the estimation indicator system for environmentally friendliness of residential areas. An interview survey was carried out for resident groups by the type of housing. 'Environmentally friendly residential site' is defined as 'A site of sustainable development with low undesirable impact on environment, friendliness to natural environments such as green areas and waters, and amenity, health & hygiene of residents' Totally, nineteen individual indicators, six categories and three principles(Low Impact, High Contact, Amenity & Health) were proposed as estimation indicator system. Residents showed high importance on principle of 'amenity & health'. Individual indicators such as 'garbage segregated collection', 'secure green areas' and 'cleanness of water and air' showed high weighting value by each principles. Satisfaction level of residents for individual indicators, such as 'garbage segregated collection', 'common gardens', and 'cleanness of residential areas', were comparatively high. By the result of factor analysis, the proposed model for indicator system was valid.

소규모가구의 거주지 설정요인에 관한 연구 - 서울시의 사례를 중심으로 - (The Factors of Choice of Residences of Small Household - Focused on Case of Seoul -)

  • This study has an intention of investigating residential present condition of small households, and analysing the factors which have an influence on the choice of residence as a first step of the efficient plan of group residential facility providing a variety of residential present condition. The study defines the meaning of small households on the basis of statistical data that were presented at the National Statistical Office in order to analyse the factors influencing the choice of residence and investigate residential present condition. And the analysis range target is from 20 to 30 aged groups such as university students, social rookie year, and married couples without children. According to the result of analysing residential actual conditions of small households, The choice of residence has various factors. But the study supposes that it reflects three elements of workplace, University and housing price in the choice of residence. So the study investigated the related data.

The Effects of Residential Satisfaction on the Quality of Life of Aging people: Comparison between the Elderly Living in the Community and the Elderly Living in Senior Housings

  • The purpose of this study was to analyze the direct and indirect effects of residential satisfaction on the quality of life and to analyze the difference according to the residence type. The subjects of this study were 422 elderly people aged 65 or older residing in two metropolitan municipalities. The data were analyzed by using structural equation model by multi-group analysis. The results showed that the degree of satisfaction with the residential environment indirectly affected not only the quality of life of the elderly but also social participation activities. As a result of verifying the difference of the residential satisfaction and quality of life path according to the residence type, there was a difference in the route between groups according to the type of residence. This study is significant in that the elderly who have not been interested in the elderly housing policy have been investigated and the relationship between the residential satisfaction and quality of life of the elderly by residence type has been investigated .

과소화유형에 따른 농촌사회 정주수요 분석 (Determinants of Demand for Residential Settlement in Rural Society Based on Depopulation Classification)

  • The objective of this research was to analyze the determinants of demand for residential settlements in rural societies. A significant aspect of the demand analysis was to consider depopulation classification as a moderating variable with a view to its role as an essential dividing factor of socioeconomic characteristics and physical environments of the areas of concern. The data collection for analysis was divided according to types of depopulation into the three categories of less developed, stagnated, and developed areas. For the cause and effect analysis between the residential demand and factors of settlement, the ordered probit model was applied. Significant determinants of settlement demand unfolded according to depopulation types. In the case of less developed areas, residential demand was affected significantly by the factors of daily life convenience and public facilities. Key settlement demand determinants of stagnated regions included the aspects of basic natural environment, daily life convenience and education. Meanwhile, key settlement demand determinants for developed areas included education and agriculture economic aspects. The importance-performance analysis was also applied to a set of settlement characteristics of rural communities to figure out the settlement factors requiring urgent endeavor to improve.
