An Analysis of Residential Environment and Satisfaction by Rural Area Types (농촌마을 유형에 따른 거주환경 분석과 만족도 연구)

  • This study analyzed the types of Rural Villages, divided the areas with six criteria such as geographical environment and selected three target areas to observe them. Through these target areas, it attempted to analyze the difference and correlation of satisfaction with the residential environment depending on the characteristics of the Rural Village. In investigating and analyzing the satisfaction of the residents in the Rural Villages, it divided it into 'satisfaction with rural village life', 'satisfaction with housing' and 'satisfaction with village environment,' and compared and analyzed them with the physical environment of the Rural Village. Based on this, according to the type of local Rural Village, it analyzed with what part there were high relations with resident's satisfaction with the Rural Village. As a result, there was no significant difference between groups by the Rural villages, but residents were more satisfied with the natural environment of the village rather than individual housing. The analysis of the correlation between satisfaction with Rural villages and various factors, the more distance there is between the individual housing and the meeting facility, the lower their satisfaction with the Rural village became. In the future, when a community center or meeting facility is planned, it would heighten the resident's happiness when it is located at the physical center of the village rather than at the entrance of it.

A Study of Supply Patterns and Residential Characteristics of Urban-type Housing in Seoul (도시형생활주택의 공급현황 및 거주특성 연구 - 서울시 공급사례를 중심으로 -)

  • This study investigates supply patterns and residential characteristics of the Urban-type Housing in Seoul. There have been 3,336 buildings and 71,790 housing units approved until the end of 2012. One-room apartments and small units less than 30 $m^2$ of residential area amount to 81% and 82% of total units, respectively. Major findings are as follows. First, single- and two-person households less than 30 years of age are mostly lived in the housing. Respondents are mainly professional and white-collar (43%) and service and sales workers (27%). Most of them are mid-income classes (67%), which is twice more than that of single- and two-person households in Seoul. They pay 672 thousand won in rent more than average rent of mid-income class. The rent to income ratios are 29.9% for single households and 24.5% for two-person households, which are higher than that of mid-income bracket. Third, their satisfaction level is relatively high in internal environment and access to public service facilities, but not in external environment and community service facilities. They are satisfied with security and daylight, walking and safety, access to public transport and parking space, but not with noise and vibration, natural environment, access to park and cultural and sports facilities, and most community service facilities. It is necessary to reexamine the articles of deregulation and prepare design standards while considering different housing and locational types.

A Study on the Variables Influencing Residential Stress Factors (주거환경 스트레스요인에 영향을 미치는 변인에 관한 연구)

  • The purpose of this study is to identify residential stress and to analyse the factors affect on it, based on the comprehensive theoretical model. For this purpose, 822 housewives were collected from the households in Seoul and Chonju-City. The main results obtained are as follows. 1. A significant proportion of the urban households surveyed are observed to suffer from residential stressors. The components of residential stressors are housing facilities, family living space, social interaction with the neighborhoods, physical condition of house. 2. Among the factors that affect residential stress the most important household environment factors are, the level of family controllability, which is followed by the family adaptation ability, the size of living space, the level of life satisfaction, and the type of housing tenure. The results of this study implies that residential stress is associated with not only residential size but also the level of housing facilities and social interaction. Overall upgrading of residential quality requires efficient allocation of living space and facilities on the basis of resident's needs. For instance, homeowners want more living space and renters want higher level of residential facilities.

Differences in Factors of Subjective Well-Being between Children who are raised at their own homes and those raised at the residential institutions (시설아동과 일반아동의 행복요인 차이)

  • This study focused on differences in factors of subjective well-being between children who are raised at their own homes and those raised at the residential institutions. This study used two kinds of data sets, one from survey on subjective well-being of children in residential care supported by National Research Foundation of Korea, the other from survey on children's subjective well-being in Korea conducted by Social welfare research center in Seoul National University and Save the Children Korea. The results are as follows; There are no significant difference statistically between children raised at their own homes and children raised at residential institutions in children's subjective well-being, satisfaction with him/herself, and satisfaction with school. However, there is higher satisfaction with family in children raised at their own homes. On the other hand, there is higher satisfaction with community in children raised at residential institutions. There are difference factors effect on children's subjective well-being between the two groups. Most of all, satisfaction with him/herself is very important factor to improve children's subjective well-being in residential care.

A Study on the POE (Post Occupancy Evaluation) according to the Residential Environment of Mixed-use Apartment Complexes In Seoul

  • In this study, POE(Post Occupancy Evaluation) evaluation indexes were selected into six categories through the consideration of theories and prior research. Therefore, qualitative supply can be achieved through POE according to the aspect of residential environment after the quantitative supply of mixed-use apartment complex by the population concentration in Seoul due to industrialization and urbanization. As the evaluation elements, detailed survey contents were selected for livability, convenience, comfort, safety, economy, and sociality. Based on the survey contents, six elements were evaluated and analyzed using Data coding and Likert scale after surveying 12 complexes (Urban areas and non-urban areas) in Seoul. As a result of the study, six categories selected as the POE showed that importance of quality of life and safety was developed in high recognition according to high satisfaction with convenience and safety. Sociality showed the lowest satisfaction in the following order : livability, comfort, economy and sociality. Residents' sense of community, interaction with neighborhood, etc., showed low satisfaction, and it seems that it is necessary to improve and supplement the system for the development of mixed-use apartment complex in the future. The detailed characteristics of livability showed high satisfaction of the living room, the front door and the main room which are main uses of housing, and low satisfaction in storage size. The analysis of convenience is that convenient public transportation was the highest, and educational environment and additional facilities were the lowest, showing the advantages and disadvantages of location characteristics. As a result of the analysis of comfort, satisfaction with the landscape area was low and it seems that green space is needed for the development of mixed-use apartment complex in the future. Lastly, regarding the safety, the satisfaction of the access control, the location of security office, etc. were high, however separation of circulation was low. Therefore, it is necessary to clearly separate the circulation between the residence and other facilities in the mixed-use apartment complex.

  • The Purpose of this study was to identify the effects of the elderly Koreans of residential relocation and to find their conditioning variables that mediate some of the negative effects of residential relocation. The research was performed by questionnares. Subject samples consisted of 448 elderly individuals who have lived for two years or less in one of the two new residential communities in commuting proximity with Seoul: Ilsan or Bundang. Two variables measured for the life of the elderly to residential relocation were the change of the social relationship network and the change of the depression level. Results indicated that the relocation had a substantial disrupting effect on the social network of the elderly. The level of depression of the subjects after relocation was decresed. It was also found that the effects of the elderly to residential relocation was mainly affected by physical factors of environment and residential satisfaction.

  • The purpose of this study is to analyze the relationship between the personality type and the residential evaluation & remodeling preference. The subjects of this investigation were collected through questionnaire from two hundred and twelve adult residents who live in Seoul, Korea. The collected cases are analyzed by using statistics software spss-win. The personality is classified eight types; E(extraversion), I(introversion), S(sensing), N(intuition), T(thinking), F(feeling), J(judging) and P(perceiving) in MBTI (Myers Briggs Type Indicator). By using the rotated component matrix of varimax method, the satisfaction of the actual residential conditions is classified into seven grouping factors. The preference of interior image is classified into thirteen factors. The important living patterns - activity, interest, and opinion - are classified into ten factors. And the important needs of residential remodeling are classified into twelve factors. By using the one way anova method, between these forty two grouping factors and personality type MBTI, there are analyzed several significances that will be useful in residential design and remodeling design & planning

A Caoss-Cultural Comparative Study on the Evaluation Indices of Apartment Housing (文化的 背景에 따른 아파트住居 評價指標 比較硏究)

  • Recent mass construction of high-rise apartments across the country are questionable whether this housing type is appropriate for Korean families as one of housing alternatives. Therefore, cross-cultural analysis is needed for the evaluation of high-rise apartment living. The purpose of this study is to identify factors related to the evaluation of residential satisfaction, and to examine the differences of satisfaction between Korean and American high-rise resident groups on these factors and personal characteristics. The review of literature and factor analysis identified six important environmental factors. 413 subjects were selected from the major two resident groups in major U.S. cities, and Seoul, Korea. An examination by major factors indicated that five except for neighborhood environmental qualities were significant relationship. It was also found that personal characteristics of these two groups were significantly different. Multiple-regression analysis found that both physical quality of dwelling unit and management/maintenance were important predictors of residential satisfaction.

An Evaluation for Quality of Life in Seoul Metropolitan's Countryside (수도권 근교농촌의 삶의 질 펑가)

ABSTRACT The purpose of this study was to evaluate the Quality of Life with a sample set collected from 37F residents in Seoul Metropolitan's countryside. Collected data were analyzed by means of regression analysis. Research results indicated that the predictors of Quality of Life had a relationship with'job satisfaction','self satisfaction','residential satisfaction','income satisfaction'and other variables(Ra= .48). The residents who strongly satisfied with those variables were likely to satisfy with their life. Also, the existence of toyon office and the educational level emerged as a significant factors for the life satisfaction. This means that the residents located at toyon office or educated higher level satisfied more on their life. Thus the personal characteristics and environmental attributes played a basic role on the life satisfaction. Implications for future research are discussed, and methodological and analytical weaknesses of this study are identified.

  • A residential space where a person lives in may change following the flow of time and it has evolved in various shapes through the development process of a city. In particular, after the 1900s when the modern urban planning was first applied in full-scale, the urban environment and residential environment have formed cities through systematic planning. Under the assumption that the level of satisfactory life for urban residents residing in such an urban environment would be influenced mutually with the residential environment and urban environment to carry out this study, and as for the methodology of this study, the questionnaire was implemented with the subject of residents in Seoul City and analysis was implemented for regression analysis through SPSS 20.0 program. The results of the study are shown as follows. First, the relationship of the residential environment and urban environment is classified for convenience, safety and pleasance to have the important implication, and the level of satisfaction for the residential environment is analyzed to show implications with influence on the level of satisfaction for settlement consciousness. Second, the relationship of influence of residential environment on the settlement consciousness with the characteristics of urban environment is statistically noticeable and the stability and pleasance would have the statistically noticeable influence on satisfactory residential environment and the convenience would not render noticeable influence. And, third, under the characteristics of urban environment, convenience does not have direct influence on the settlement consciousness and it is confirmed to influence on the settlement consciousness indirectly only through the satisfaction of variation in the residential environment.
