분당신도시 거주민의 주거환경 평가 연구 (The Evaluation of the Residential Environmental Qualities in Bundang Residents)

  • The purpose of this study was to survey the residential satisfaction of the residents who lives in Bundang in order to offer the information helpful to housing designers and housing policy makers. Documentary research and questionnaire survey methods were used in this research. The sample was taken from 320 the residents living in Seoul. Data were analyzed with the SPSS PC+ window version. The results were as follows: 1) residents were satisfied with rather their housing unit than residential environment, 2) there is significant difference the evaluation of residential satisfaction according to the age of husband and wife, the educational level of wife, 3) there is significant difference the evaluation of residential satisfaction according to living area, housing type, housing size, homeownership, living period

다가구 매입임대주택의 주거환경 실태 평가 (Evaluation on Residential Environment of Purchased Rental Housing)

  • The purpose of this study is to evaluate the residential environment by indicators of internal and external conditions of Purchased Rental Housings (PRH). In this study, we conducted a field survey on 200 units of PRH to evaluate the residental environment located in Seoul, Incehon, Kyounggi, Daejeon, Busan and Daegu. As a result, the residential environment of PRH is managed as above average at most indicators. Partly parking areas and fire-fighting facilities are need to be improved for safety and health. It is considered that the political goal of PRH, such as housing safety and stability for low-income class, is achieved by decent housings and appropriate maintenance. However, it is still necessary to improve its management system for sustainable and safe residential environments.

공동주택 주동 배치유형에 따른 주거환경성능 평가에 관한 연구 - 일조 및 조망환경성능 평가를 중심으로 - (A Study on the evaluation of the Residential Environment Efficiency by Arrangement of Multi-Family Residential Buildings - focused on the evaluation of daylight and view environment -)

  • To make a prediction for a change of residential environment caused by the building code in Seoul which includes loosening the distance between multi-residential buildings, proposals of the four main building arrangements by analyzing examples were selected and then, amount of daylight and view efficiency were analyzed and presented through computer simulation for the proposals. In the result of the analysis, there was a difference among the arrangements but, when the distance between buildings was applied 0.8H as the least, residential environment like daylight and view efficiency per unit significantly decreased in quality. Particularly, for the middle stories(6-15) and the high stories(16~24), when the distance between buildings decreased from the current measurement, 1.0H, to 0.8H, the analysis indicated that 28% of daylight and 7% of view efficiency were reduced. In the building arrangements, an order of the best residential environment was followed in this sequence; balanced arrangement of flat type as the best, combined arrangement between L-shape and tower types, balanced arrangement of tower type, combined arrangement between flat and Y-shape types, grid arrangement of flat type, and combined arrangement between Y-shape and tower types as the least.

전문가 특성별 거주성능 요소의 상대적 가중치 분석 (The Relative Weights of Environmental Constituents According to Experts' Characteristics)

  • The evaluation of the quality of residential environment may be different according to the experts' characteristics. This study aimed at estimating the relative weights of the constituents of a residential environment by AHP(Analytic Hierarchy Process) through experts' evaluation. The respondent group was composed of 72 experts in the fields of architectural design, housing design, urban design, and urban planning. The findings are as follows(:) 1) the relative weights of residential constituents were different between detailed fields ; 2) the relative weights of residential constituents were not different according to institute in which experts are engaged ; and 3) for the practical application of estimation results of the relative weights, the relation between residential performance constituents and physical design elements should be considered in future.

  • The evaluation of the quality of residential environment, in the planning process, is very important. If the environmental quality can be measured on the design scheme itself, it would be possible not only to estimate the residential environment, but also to apply the results of measuring in the planning and design of new residential projects. This study aimed at estimating the relative weights of the constituents of a residential environment by AHP (Analytic Hierarchy Process). For the detailed analysis of relative weights, the respondent of survey were composed of two different groups-dwellers and experts. The findings are as follows (:) 1) the relative weights of residential constituents were different between the respondent groups; 2) the relative weights of residential constituents were different according to socio-demographic characteristics; and 3) for the practical application of estimation results of the relative weights, the relation between residential performance constituents and physical design elements should be considered.

  • Like other artificial architectures, the residence is also hard to be changed after once it has ever been built because its life is approximately estimated up to 20years. Furthermore, it may give big effect to residents as the life Quality. Because of these specificities, it seems to be important to forecast how demand of residential market will be changed and what kind of residential environment should be built in the future. First of all, we should consider about what is a current situation of residential environment in this country before beginning researching resident preferences. In addition, we will also research current and new residential style in other country, which should be concerned in. Finally, this study is researched by domestic male and female residents in their twenties and four ties on purpose to gain information what type of resident style they want and to suggest new ways of future residential environment.

택지개발사업의 환경친화적 대안평가모형 구축 (Alternative Evaluation Model in the Development of Environment-friendly Residential Land)

  • 최근 들어 택지개발사업이 크게 증가하는 추세이지만, 무분별한 택지개발은 개발대상 부지의 기존 녹지나 수목을 훼손시키게 되며 지형에도 많은 변화를 가져와 절개지가 발생하게 하는 등 환경을 많이 훼손하고 있다. 택지개발 등 개발사업을 시행할 때 지구지정시 수행하는 사전환경성검토제도와 개발계획의 승인전 협의를 하게 되어 있는 환경영향평가제도가 있다. 사전환경성검토는 택지개발계획 수립 후에 시행하며 환경영향평가는 실시설계 완료 후에 수행하기 때문에 선정된 택지개발지에서 발생할 수 있는 환경문제에 대한 저감방안 강구 등 소극적이고 수동적인 대처에 그치는 경우가 많다. 본 논문의 목적은 초기 입지선정단계에서 택지개발사업을 환경친화적으로 지속가능하게 수행할 수 있도록 대안평가모형을 구축하는 것이다. 이를 위해 선행연구에서 조사된 택지개발사업의 환경평가요인을 바탕으로 퍼지추론과 AHP기법을 이용하여 대안평가 모형을 구축하였다. 의사결정자가 각 대안의 환경훼손도를 10점 척도법에 의해 평가하면 퍼지추론에 의해 환경성능(EP: Environmental Performance)으로 변환하고, AHP기법에 의해 미리 산정된 항목별 가중치를 적용하여 통합환경성능(TEP: Total Environmental Performance)을 산정한다. 통합환경성능이 가장 높은 대안이 최적안으로 선택된다. 이 연구에서 제시한 평가방법을 적용하면 토지이용계획이 확정되지 않은 상태에서 두 가지 이상의 택지개발 예정지역 대안을 정량적으로 평가할 수 있을 것이다. 이로써 택지개발 사업시행으로 발생할 수 있는 환경훼손을 초기 입지단계에서 확인하여 환경오염을 원천적으로 제거해 나갈 수 있을 것이다.

인동간격에 따른 일조환경에 대한 연구 (A Study on Sunshine Environment with Different Distance between Buildings)

  • Apartment design in residential Area is restricted by building distance limit code. Building distance limit decreases gradually to the 0.8H(height), and residential area has 250% site area ratio by building code, so site using has become efficient. In this study, examine the relationship between present building distance limit and right of daylighting environment by computer simulation. As well, high-rise residential officetel and multipurpose residential building becomes increase in commercial non-residential area. In the domestic, residential type multipurpose building made at the business area or central business area has 400∼800% site area ratio by building code. However, at a dweller's point of view, there are much lacks of environmental consideration to provide suitable daylighting environment. And, POE: Post Occupancy Evaluation is not completed yet. In this study, however, progress architectural environment prediction, basis by right of daylighting, and examine the possibility of daylighting by architectural distance limit code in residental area and by high-rise, high-density residential building in non-residental downtown area.

주거환경의 사회적 지속가능성 평가항목 체계와 가중치에 관한 연구 (The Study on the System and Weight about Evaluation Indicators of Social Sustainability in Residential Environment)

  • Sustainable development is one of the important concept of the 21st century. Especially, Social sustainability is an important factor in today's society with the weakened community, and is needed exploring social sustainability in the residential environment as a container of human life. The purpose of this study was to develop the evaluation indicators and evaluation system of social sustainability in residential environment. In order to develop evaluation indicators first, the delphi expert survey was conducted to assess the adequacy of selected the evaluation indicators in previous studies. Second, expert survey using the method of AHP was progressed in order to analyze importance and weight of evaluation indicators and was analyzed using Expert Choice. The findings of this study are as followings; the evaluation system was composed of locality, communality and organisms. The communality is the most important. The locality was composed of historical and cultural, reflection of regional identity and homogeneous of regions. Reflection of local identity is the most important in locality area. The communality was composed of social integration environment, community activities and the community space. The community activities are the most important in communality area. The organism was composed of employment, self-sufficiency, welfare, population, safety and housing. Safety is the most important in the organism area.

  • 최근 데이터 분석에 대한 관심이 높아지며 공학, 자연과학, 사회과학 영역 등 다양한 분야에서 데이터 분석을 통한 융·복합 연구가 활발하게 이루어지고 있다. 건축분야 역시 데이터 분석을 활용한 다양한 연구가 진행되고 있으며 특히, 이를 통해 도시화 과정을 통해 양적 확대를 진행해왔던 건축분야의 문제점을 해결하고자 하는 노력이 이루어지고 있다. 본 연구에서는 도시재생사업을 통한 주거환경 개선지역과 유사 인근지역 주거자의 주거만족도에 대한 데이터 분석을 수행한다. 건물 건축과 입주 후 진행되는 거주 후 평가 요소에 대해 R을 활용한 분석을 통해 각 평가 요소 간의 연관규칙 분석과 거주자의 주요 요구 사항의 빈도 수 파악을 통해 주거환경 만족도에 영향을 미치는 중요 평가 항목을 파악한다. 이를 통해, 향후 건축 분야에서 주거지 구성 시 양질의 주거 공간 확보를 위한 데이터 제공과 함께 양질의 주거지역을 추천할 수 있는 시스템의 개발 등 IT와 건축분야 간의 융·복합 연구를 진행하고자 한다.
