현재 대부분의 리모델링 현장은 시설에 대한 사전정보부족, 공간적인 제약과 같은 예상치 못한 현장조건. 작업범위의 변경 등으로 인해 촉박한 공사기간으로 추진되고 있으며, 이는 조악한 품질의 원인이 되고 있다. 또한 다소 복잡한 작업체계를 가지고 있어 기존시설의 운영일정과 공사일정과의 충돌로 인한 갑작스런 작업대기시간의 발생 등 효율적인 공정관리에도 많은 어려움이 뒤따른다. 따라서 본 연구에서는 실제 리모델링 사례를 통하여 현장관리 절차 및 사례현장에서 나타난 시공관리상 문제점의 개선과정을 통해 리모델링 공사현장의 효율적 관리방안을 제시하는 것을 목적으로 하였다. 관리방안의 수립을 위해 문헌을 통하여 관리상의 문제점을 도출하였고, 사례분석을 통해 공사단계별 현장관리절차, 관리사항을 파악하여 관리상 성공요인을 도출하고, 향후 리모델링 현장에서의 효율적 관리방안을 제시하였다.

The domestic construction industry in the last 30 to 40 years has accumulated a large stock of buildings that are quickly and there physical age is quickly becoming apparent. Contemporary changes in architecture are fueling changes driven by the increased demand for these new services and facilities. The cost of energy and raw materials are on the rise, and dealing with the waist generated from the creation of new buildings is an emerging problem in the industry today. Thus, building remodeling has emerged as an alternative do to its increased efficiency regarding material usage. The participation of users in the development stages of a remodeling project is essential to its effective implementation in projects. The BIM model used for the design process of building remodeling is the most effective way, due to the increased efficiency gained in many areas. This study will examine a pilot project where a BIM based process was used in the remodeling of an apartment.

노후 고층아파트의 재고 확대로 이에 대한 대안으로 재건축과 리모델링이 제시되었다. 재건축사업은 물리적인 노후화보다 기능적, 사회적, 경제적 노후화를 이유로 실시되어 주택의 조기 멸실에 따른 사회적 비용 증대 등 여러 가지 문제점이 제시되었다. 이에 재건축에 대한 규제는 강화되고 리모델링 관련 제도가 개선될 예정이다. 리모델링 사업의 경제성 분석에 대한 기존의 연구가 강남과 잠실 등 개발이익이 큰 곳에 편중되어 있었다. 본 연구에서는 비도심지 아파트 소유자의 입장에서 재건축과 리모델링 시 경제성 검토에 대한 하나의 안을 제시해보고자 한다.

Purpose: This study is a case study of a small-mid sized hospital to promote a full-scale remodeling to ensure the quality and competitiveness of the medical services and trying to arrange the remodeling characteristics of small-mid sized hospital which is suffering from aging facilities as well as chronic congestion and lack of spaces. Methods: Research was conducted by consultation with hospital executives and each department operators, and on-site investigation, Results: The result of this study can be summarized into two points. The first one is that existing statistical value like area per bed, in the remodeling of the small-mid hospitals may not mean much. planners have to verify the necessary room space areas in close consultation with the department operators. And after confirming layout possibilities, they have to create the program. The second one is that remodeling planning can be a realistic plan with structural and installation diagnosis at the same time. If so, it is advisable to proceed architectural design from the beginning for cost and time savings. Implications: This results can be applied to small-mid hospitals to apply to the medical law revision and others.

This paper illustrates a comparative analysis on the economic efficiency of remodeling method that is one of major factors in totting more desirable standards and proposes to utilize LCC calculation techniques in generating a required budget for more effective quantity-based analysis that is both objective and effect. Rather than comparing only the initial lost of two different methods, it seems through to compare their entire life cycle cost that includes any repair and reconstruction/ remodeling expenses, thus generate overall quantitative analysis in objective perspective

전 세계적으로 에너지 절감, 온실가스 감축 등을 위한 다양한 방법이 제시되고 있다. 우리나라에는 노후된 주택들이 많아 이에 대한 리모델링의 요구가 많으나 이에 대한 연구는 부족하였다. 본 연구는 노후된 주택들의 유형을 분석하였고, 국내 외 사례와 기존 연구를 통하여 리모델링에 적합한 기술 리스트를 제시하였다. 창호, 단열, 문 등과 관련된 기술에 에너지 시뮬레이션, 경제성 분석을 실시하여 소규모 주택 리모델링에 적합한 기술의 조합을 제시하였다. 본 연구는 소규모 주택에 적용할 수 있는 기술의 성능, 경제성을 위한 기초연구이며 이외의 더욱 많은 기술의 분석의 기초가 될 것이다.

Purpose: In case of existing building, A lot of attempts are being made like changing thermal system or using high efficiency products to decrease energy load and increase energy efficiency. However, (1) Absence of systemed database of green-remodeling technology and products. (2) Absence of comparative analysis system and qualitative/quantitative evaluation method of energy performance and energy reduction cost. (3) Existing remodeling was very hard to access for non-experts. So, in this paper, the authors developed data base for green-remodeling(Impact Table A, Impact Table B) and optimum combination dedication tool for user convenience. Accordingly, purpose of this paper validate usefulness of Impact Table and optimum alternative dedication tool. Method: For validate the usefulness of Impact Table and optimum combination dedication tool, the authors selected five test model office buildings. Next, through research investigation, the authors diagnosed the present state of buildings. In base of diagnosis results, select technologies for remodeling by qualitative comparison (Impact Table A). Next, evaluate quantitative price and performance technologies that selected in Impact Table A (Impact Table B). Lastly, through final evaluation of Impact Taba A and Impact Table B, determine the direction of the green-remodeling. Result: Impact Table and optimum combination dedication tool can use relative indicator for green-remodeling, especially through ROI by detail field.

건축 리모델링 사업에 참여하고 있는 주체자의 업무와 역할은 기존의 신축공사와 달리 명확히 구분되어야 한다. 그러나 리모델링 공사비의 규모나 시장 참여자들 대부분이 충분한 경험과 기술을 보유하고 있지 못한 실정이며, 진행과정에서 참여주체자간의 업무와 역할이 중복되거나 간섭이 발생하고 있다. 따라서 체계적이고 성공적인 리모델링 사업을 수행하기 위한 방안이 필요하며, 이를 위해 리모델링 사업단계별 참여주체자의 업무와 역할을 정립하고자 한다.

리모델링 프로젝트는 기존 자원의 활용이라는 제한된 조건하에서 수행되므로 기존 건축물의 구성요소들의 상관관계가 리모델링의 대상과 범위의 선정에 제한조건으로 작용하게 된다. 리모델링 프로젝트 설계단계에서 건축물 구성요소간의 상관관계가 충분히 고려되지 않음으로 인해 시공단계에서 예상치 못한 문제(하중변경으로 인한 구조적 결함, 전기${\cdot}$설비공사로 인한 천장고 확보의 어려움 등)로 인한 공사비 증액, 공기지연 등이 발생되고 있다. 본 연구에서는 선계단계에서 리모델링 대상 부위의 설계대안 선정을 위해 BSI개념을 도입하여 리모델링 특성을 고려한 건축시스템 상관관계 도시화 모델 및 부위별 적정 설계대안 선정을 위한 방법을 제안하고자 한다.

Recently with increasing interest in the operation of life cycle, building remodeling business is spreading like a fashion. Keeping pace with the trend, the present project carried out the remodeling of an existing neighborhood facility into a religious facility based on the concepts of remodeling, reform and renovation. Basic requirements were overcoming spatial limitations, solving structural problems, meeting various functional needs, and securing a spatial size, and the project designed the interior of the building according to these requirements suggested by the owner. To overcome the low floor height of the existing space, the main sanctuary on the 1st floor had the ceiling in the form of a slant and installed indirect lighting into the resulting gaps, maximizing the depth and width of the space visually. The subsidiary sanctuary on the first basement was finished with red bricks, forming an arch using the bricks, to create religious atmosphere. However, considering the low floor height as in the 1st floor and the ceiling even lowered by the arch structure, the arch was formed threefold and the radius of the curvature of the arch was enlarged to secure a spacious feeling. The outer appearance was finished with granite on existing structure to save the cost of construction. In addition to the use of the finishing material, the structure of the arch and the frame of the opening part and the finishing of the walls were expressed with uneven surface in order to avoid the plainness of the appearance.
