복합용도개발과 교통이 아파트가격에 미치는 영향 (Impacts of Mixed-Use Development and Transportation on Housing Values)

  • 본 연구에서는 전반적으로 토지이용이 조밀하면서도 지역 간 주택가격의 차이가 크게 나타나는 우리나라 서울지역을 대상으로 주택가격에 영향을 미치는 요인을 분석해 보고자 한다. 특히 복합용도개발현황과 TOD 상황을 보여주는 접근성을 고려한 뉴어버니즘의 주요 개념들이 실제 주택가격에 어떠한 영향을 분석한다. 이를 위하여 모든 도시민이 일상생활을 영위하기 위하여 필요로 하는 토지이용을 거주지, 일자리, 쇼핑시설로 보고 지역에 이들의 토지이용이 혼합되어 있는 정도를 측정하는 용도혼합지표를 개발하였다. 특히 동 단위를 근린지역의 범위로 보고, 동별 토지이용의 혼합정도를 측정하는 용도혼합지표를 수도권지역 읍면동 단위의 인구수, 오피스 고용자 수, 상업 고용자수를 이용하여 주성분분석을 적용하였다. 또한 주택가격에 영향을 미치는 교통요인으로 지하철 접근성과 도로교통 접근성을 산출하고, 서울시 동별 복합용도개발지수와 지하철과 도로교통 접근성 변수와 더불어 주택수요, 지역성장율 등 사회경제변수들로 구성된 주택가격모형을 통하여 이들이 해당 동별 아파트 가격에 어떠한 영향을 주는가를 분석하였다. 분석 결과 복합용도개발과 교통이 주택가격에 영향을 준다는 뉴어바니즘의 개념이 확인되었다.

초고층 주상복합건축물 입지유형에 따른 높이기준 및 세장비 제안에 관한 연구 (The study on the height standard and the slenderness ratio according to location types of Mixed-use Residential Tall buildings)

  • 현재 주택시장은 주택증가율 상회와 미분양증가, 장기침체로 어려우나 주상복합은 복합화를 위주로 주거시설과 다양한 수요 시설을 조합할 수 있으며 초고층화하여 넓은 오픈스페이스와 우수한 조망을 확보하는 장점을 가진다. 그러나 스카이라인 형성 저해, 건축물의 높이에 의한 문제점이 야기된다. 이에 본 연구는 초고층 주상복합 건축물 입지유형에 따른 높이기준 및 세장비를 제안하는데 목적이 있다. 연구의 방법은 먼저 문헌조사를 통한 용어정리, 선행연구조사를 하고 사례조사로 서울시내의 16개의 사례를 중심으로 도시 계획적 차원과 건축물 단위의 높이와 관련한 사항을 조사하였다. 이를 기준으로 입지유형별 높이기준과 세장비를 제안하여 다음과 같은 결론을 가진다. 첫째, 도시계획적 차원에서 입지유형별 주상복합의 높이는 부도심을 중심으로 시작하여 높아지며, 150m이하에서 200m이상으로 제안이 가능하다. 둘째, 세장비는 초고층건축물과 달리 주상복합의 저층부의 면적이 크므로 1:3 이상으로 계획하여 시각통로를 두어 개방성 및 군(群)의 형성에 통일성 있게 계획한다. 셋째, 초고층 주상복합 건축물과 관련한 높이에 있어 특별건축구역제도 수정 및 초고층 관련 특별법을 제정한다.

  • 20세기 산업화가 심화되는 과정에서 산업과 주거가 분리 개발되면서 여러 문제를 발생시키고, 새로운 산업 성장에 따라 산업단지의 복합화가 요구되었다. 이와 함께 지속가능한 산업단지를 조성하기 위한 필요성도 강조되고 있다. 본 연구에서는 지속가능한 복합산업단지의 조성을 위하여 이론 고찰을 통하여 복합산업단지의 개념을 파악하고 선행연구와 전문가FGI를 통해 계획요소를 선정하였다. 그리고 국내 외 사례의 적용현황을 비교 분석하여 측면별 시사점을 도출하고 계획방향을 제시하였으며, 이를 통하여 국내 복합산업단지 조성을 위한 기초자료로 활용하는데 연구의 의의가 있다.

주상복합아파트 거주자의 질병자료에 관한 내용 분석 (Contents Analysis on the Dwellers' Medical Reports in High-Rise Mixed-Use Apartment)

  • This purpose of this study is to figure out the inter-relationship between the residence stories in high-rise mixed-use apartments and their residents' disease patterns throughout the dweller's medical reports in high-rise mixed-use apartments. Research basic data are obtained from medical fee request of National Health Insurance Corportion. Data are limited a housing complex to 'A' high-rise mixed-use apartment and a medical treatment time to 3 years(2004-2006). Analysis data of total 346,286 medical records, 43,159 disease records, and 8,999 persons are collected. By analyzing those data, findings are as follows: 1) Women is more medical treatments than men, 40-50 age group is more treated, and the residents of 6-25 stories are more received medical treatments. Diseases of the respiratory system and diseases of the eye and adnexa are relatively treated higher than other diseases. 2) The diseases of the respiratory system, the eye and adnexa, the skin and subcutaneous tissue, the ear and mastoid process), and the asthma have not relation to the high-storied residence through the data of disease records and personal records. But the analysis on the data of children, 7 ages and less, is showed a significant relation. And to conclude, there is no relationship between the residence of high-stories in that apartment and dwellers' disease patterns, but there is a little probable to the relationship in the pre-school child.

The Practical Research of Mixed Reality for Photographic Darkroom Education

  • With the continuous development and progress of science and technology, the field of mixed reality applications has involved scientific research, medicine, entertainment, education, information dissemination, and people's daily lives; This paper will focus on the application of mixed reality in the field of education and teaching, relying on the characteristics of mixed reality technology. This article will use the combination of mixed reality and smart glasses to fully consider the characteristics of photography darkroom teaching, design and produce a mixed reality photography darkroom teaching software, and explore the feasibility of the application of mixed reality in teaching. This paper will use literature research methods, practical research methods, and survey methods as the main methods of research topics to determine the importance, feasibility, and necessity of the relevant theories studied in this paper. The application of mixed reality technology in photography darkroom teaching can not only solve many problems in the existing darkroom teaching methods, but also develop and expand students' Independent learning ability. It is concluded from this that mixed reality teaching software has the feasibility of sustainable development, which brings particular application value to the development and research of other education and art discipline software.

우리나라 용도지역제의 용도순화 및 용도혼합 특성에 관한 역사적 고찰 - 조선시가지계획령에서 도시계획법에 이르기까지 - (Historical Review on the Characteristics of Specialized and Mixed Land Uses of Korean Zoning System - From Chosun Planning Ordinace of 1934 to City Planning Law of 1962)

  • While the zoning system has been developed based on the rationale of separated and specialized land uses to prevent negative externalities in the modern industrial era, the emergence of office-based new industries in the post-industrial era rather encourages mixed land uses to create agglomeration economies. This study aims to find historical basis to justify the reform of zoning system to promote both specialized and mixed land uses. When the zoning system was first introduced in Japanese colonial period by Chosun Planning Ordinance enacted in 1934, Special District within Manufacturing Area, and later within Residential, Commercial, and Mixed Areas respectively was institutionalized for specialized land uses, though it was not actually designated. When City Planning Law was enacted in 1962, Special District was substituted by Exclusive Areas (Exclusive Residential Area, Exclusive Manufacturing Area). Meanwhile Undesignated Area was designated for mixed land uses by Chosun Planning Ordinance, and later it was converted mostly into Mixed Area and partially into Green Area. Finally Mixed Area was substituted by Semi-Areas (Semi-Residential Area, Semi-Manufacturing Area) by City Planning Law in 1962. These demonstrate that Korean zoning system needs to revive the tradition that clearly promoted both specialized and mixed land uses.

서울시 대가구 주거지역의 상업화·업무화와 상업지역의 주거화 현상의 고찰 (An Investigation of the Building-use Changes of Residential and Commercial Areas in the Land-used Superblocks in Seoul)

  • This investigation is to question as to whether and how much urban residential superblocks have changed the uses of facilities, as compared with original zoning plan. The difference between the original plan for 'land use' in 1960's and current 'building uses' has been examined on six superblocks in Seoul, and the reasons for change were analyzed. Investigation results are as follows: As the original urban planning was intended for use-purification by the subdivision of zones in a superblock through zoning, current buildings uses are different from the land-use. Commercial facilities are located in residential zone along community paths because of the necessity, and business buildings are placed on the appropriate-sized lots in the middle of residential blocks, due to the need of small and low-rent offices. Also, different types of residence have been built on convenient locations in commercial zone to meet various housing needs. In conclusion, the current zoning system plays a role of controling the volume of buildings rather than the use of land. Therefore, mixed use of land, not functional separation, becomes a natural phenomenon taken place in the contemporary cities, and it is high time to adopt a mixed-use zoning system.

  • The objectives of this study were to be properly understood the residential function and its relations to the mixed functions of the mixed-use buildings and further to provide useful information in future basic planning of mixed-use buildings. 1) The satisfaction rates of the public space and the supplementary facilities were high in general, but the satisfactory rate of the convenience facilities was low. 2) The household characteristics were analyzed as variables that differences among satisfaction rates. However, they were not found to be influential factors in determining residential satisfaction. 3) The residential characteristics were analyzed as variables that differences among satisfaction rates. As a result, the floor and direction of the residence were more meaningful variables than the scale of the residence.

  • The aim of this study is to analyze the tendency of the interior materials used for the apartment units of Mixed-use Apartment. One hundred fourteen cases of 15Mixed-use Apartment which were completed or under construction in Seoul and Bundang area before and after the year 2000 were the examples of this research. For the purpose of this research, following contents were analyzed accordingly. 1. The units were devided into entrance, living room, kitchen, bedroom and bathroom; and finishing material of the floor, wall and ceiling of each individual space were analyzed. 2. The units was categorized into three floor spaces(py) such as 30-49py, 50-70py, 80py and above. And each interior material of different floor spaces(py) were analyzed.

  • The city means not only a geographical area as a role of the spatial boundary, but also a socio-economic place to communicate with each part. It requires various functions to get the income and activities. But city has a limitation of a available land to provide the required function and a sufficient space to supply the activity. Therefore, the development trend of city has not been to spread to the horizontal area any more and considered the vertical area. In addition, various functions put into a massive building because many people want to solve the daily requirements without spending time and cost. In this paper, it aimed at classifying the mixed-use building into function, circulation, relation between the public and private space and the building shape to provide the design information according to the development constraints such as land area, functional limitation, accessibility, etc. The classification of the mixed-use buildings is divided into four areas. The data are collected with foreign countries in Japan, Europe and US.
