Analysis of Correlation between Construction Business and Insolvency of Construction Company (건설경기와 건설업체 부실화 간의 관계성 분석)

  • The changes in construction business have impact on overall operation of construction companies. Poor business of construction companies following a s low industrial cycle could have broader implications and influences on the industry. Since a construction project involves various stakeholders including public organizations, financial institutions and households, a downturn in construction industry might lead to significant economic loss. In this regard, it is meaningful to examine the relationship between changes in construction business cycles and insolvency of construction companies. This study conducts an empirical analysis of the relationship between construction business cycles and how much they affect operation of construction companies. To this end, KMV model was used to estimate probability of bankruptcy, which represents business condition of a construction company. To examine construction business cycles, investment amount for different construction types-residential, non-residential, and construction work-was used as a variable. Based on the investment amount, VECM was applied and the analysis results suggested that construction companies should put priority on diversifying project portfolio. In addition, it was shown that once a construction company becomes unstable in business operation, it is hard to recover even when the market condition turns for the better. This suggests that, to improve business operation of a construction company, internal capacity-building is as important as the market condition and other external circumstances.

Empirical Study on the Validity of Construction Bond-related Litigations (건설보증(建設保證) 분쟁해결(紛爭解決)의 소송(訴訟) 유효성(有效性)에 관(關)한 실증적(實證的) 연구(硏究))

  • Of the numerious dispute resolution methods, Alternative Dispute Resolution(ADR) is the most highly recommended approach for the guarantee bond-related dispute. In reality, however, claims were not resolved satisfactorily through ADR because of the lack of reference materials for negotiation, thus those were frequently had to be resolved through litigation. The above fact implies that, it is required to seek an efficient way to resolve the bond-related claims prior to they progress to litigation. This research paper intensively investigated judicial precedents of 232 cases with regard to construction bond-related disputes that observed during the analysis period(2000-2004). According to the summary statistics, it turned out that litigation were time consuming and potential economic loss was tremendous; on average, it takes 1067 days(the longest case was 1965 days) for dispute resolution. It suggests that litigations should be discouraged considering the magnitude of potential loss of stake holders. Research results revealed that there are some significant differences between categories in some variables affecting to the rate of winning; i) the number of lawsuit deputies of a plaintiff (in the 1st trial), ii) dispute locations (in the 1st and 3rd trials), iii) contract price (in the 1st trial), iv) contractors' operating capability (in the 1st and 2nd trials). For the rest of variables, significance level between categories was too low for preparing efficient improvement plan. Despite the important implications drawn from the analysis, this research has limitation due to the several reasons such as data structure, the depth of Information, etc. Therefore, more systematic research should be followed in the future.

  • Activity-based productivity data can be used as an significant reference in many areas of project management such as performance evaluation and project planning. However, the existence of various factors influencing construction productivity makes it difficult to collect and analyze the productivity data. In the most of the domestic construction sites, there is no systematic method to collect and analyze the productivity data along with information on influencing factors; it is common to heavily rely on experience and intuition of field managers when dealing with construction productivity data. Therefore it is necessary to develop a management system for collecting and utilizing the productivity data as well as the factors influencing construction productivity. The main objective of this research is to define the construction productivity and its influencing factors at the activity level. In addition, methodologies on how to analyze the productivity data and to estimate productivity of future projects are proposed.

  • Recently, construction projects have become bigger and complicated and the construction business scale has enlarged. Therefore a project cost size is increasing. The historical data can be easily saved by advanced technologies of IT industries. Utilizing those make us to be able to manage construction project more effectively. These days, PMIS (Project Management Information System) has supplied widely at construction companies for integrating cooperation system of Web environment. and it is being used. However the most PMIS is limited at construction phase. Actually it isn't applied to a construction project Life-Cycle(planning, design, construction and maintenance). To control manage a construction project Life-Cycle effectively, BPMS (BIM-based PMIS Modeling) should be considered. This paper suggests the ways for applying BPMS.

  • Construction companies are fulfilled in according to project, and it is difficult to execute the standardized process in various construction projects. Thus many construction companies is adopting BPM(Business Process Management) that meet business process change and business improvement. However, it is difficult to apply BPM in a lump because of difference of BPM characteristics and company's strategies. For this reason, it is desirable to select business process based on company's priority. This study indicated need of method for selecting business process through studying current researches, and made BPA for construction company by analyzing business process in construction company. Moreover, this study indicated core business process from a point of profitability and growth view through grasping strategic goal priority. And also, it proposed criteria for process evaluation for BPM adoption, evaluated core business process, and indicated prior business process for BPM adoption.

A Case Study of the Relationship between the Defects of resilient materials and the deviation of Light-weight Floor Impact Noise (완충재의 시공결함과 경량충격음 편차에 관한 사례 연구)

  • The floating floor is a structure which introduced to reduce the noise of apartment houses. This structure can decrease vibration energy through resilient materials. However, it is limited to completely construct resilient materials in South Korea due to floor heating structure and other reasons. And It is a controversial issue how well the resilient materials should be constructed to prevent floor impact noise. These resilient defect areas are typically found in wall corners, door sills, hot water dispenser in kitchen and areas where thermal insulation is attached. This study investigates the acoustical effect of the defect areas in two ways. First, it is analyzed by several assumption conditions and calculated how much deviation would occur. Then we researched the deviation of the 76 field test data about light-weight floor impact noise. This study could be useful for a constructor to determine how much should minimize resilient materials defect areas.

Cyclical Analysis of Construction Business Using Filtering Model (국내 건설경기의 순환변동 분석)

  • This paper examines the cyclical fluctuation of 'construction orders' and 'construction investment' using HP filter, Bandpass filter and Beveridge-Nelson decomposition methods. The main results are as follows. As a result of the analysis of the cyclical fluctuation of construction orders, it was analyzed that there were about 7 cyclical fluctuations from 1976 to the first quarter of 2017. Construction orders for cyclical fluctuations peaked in the second quarter of 2015 and turned to a downward trend. On the other hand, construction investment has experienced about 6 cycles of fluctuations during the same period, and it has been rising continuously since the bottom of 3Q12. This is consistent with the general theory that construction orders precede construction investments. In addition, the comparison of the construction orders, construction investment, and GDP amplitude shows that the GDP amplitude is the smallest and stable, and the construction orders have the greatest variation in amplitude. Therefore, construction orders should be adjusted by government policy depending on economic fluctuations.

A Study on the Priority Safety Management Items in the Medium and Small sized Construction Sites (중·소규모 건설현장 중점 안전관리 항목에 관한 연구)

  • As the quality of life has been improving, people are getting higher interest and higher expectation for safety. However, the accident rate at the construction site is still high. Therefore, it is urgent to secure the safety at the construction work. Due to the nature of the construction industry, construction sites are directly exposed to the external environment. The possibility of accident occurrence is increased due to various factors such as the always variable processes, the diversity of manpower input, the increase in vulnerable class, and the danger of construction equipment..Particularly, the disasters occurring at the small- or medium-sized construction sites (budget ≤ 12 billion KRW) account for 88.9% of the total disasters at construction sites (73.4% for casualty). It was due to the lack of management caused by the absence of supervisors and insufficient safety measures. Moreover, it is difficult for the small- or medium-sized construction sites to apply basic safety measures such as safety education and safety facility installation by themselves in order to prevent disasters because they don't have sufficient safety organizations. It is because they have relatively less safety personnel and poorer technology system than large-sized construction sites. Therefore, in order to reduce accidents in construction, it is necessary to prevent accidents at the small- and medium-sized construction sites. From this point of view, the objectives of this study were to identify the key risk items causing accidents frequently by analyzing the accidents at construction sites and identifying problems associated with safety management, and to secure the safety at the small- and medium-sized construction sites.

A Study on Corporate Social Responsibility of Construction Companies (건설기업의 사회공헌활동에 관한 연구)

  • This study analyzed Corporate Social Responsibility (CSR hereafter) of construction companies, especially focusing on small-medium companies. Surveys on construction companies' CSR activities and intensive interview with experts were executed to analyze and draw some implications. The empirical results shows that most of construction companies feel keenly necessity of CSR. The level of small-medium companies' awareness is lower than that of large companies'. CEO and board members of small-medium companies are less concerned about CSR yet. Carrying CSR activities co-working with NGO is preferred because of expertise and network. This study also suggests future strategy for CSR in the construction industry, focusing on small-medium companies. First of all it is necessary for small-medium companies to enhance the level of awareness and encourage participation in CSR. Second, it is required to strengthen relation with NGO and share information for CSR. Third, it is really significant to strengthen budget support and secure personnel to activate CSR. The systematic support by gevernment is also important. Lastly, it is essential to mount a publicity campaign and develop various CSR program. The role of 'Construction Industry Foundation for Social Responsibility' is emphasized because small-medium companies have very little room for CSR.
