Recently, we have seen the change of population and family structure, population growth has slowed and family differentiation was constantly done. A rapidly increase of single and couple household. So small-scaled house demand will be increased. Therefore this study planned to solve recent collective housing problem and to satisfy new housing demand. The purpose of planning was that low-rise high-density small-scaled of urban housing complex. This study used for two methods. First methods were literature analysis for domestic collective houses's present conditions and issues. Other purpose was to confirm change of household. Second method is case studies. It went through two phases to select the cases. The cases selected domestic and foreign each eight, total sixteen. The cases analyzed to twelve elements characteristic of housing complex, unit and community facilities. This study applied one area of Seoul to the low-rise high-density small-scaled housing complex.

Around 80% of the 63 million people in the UK live in urban areas where demand for affordable housing is highest. Supply of new dwellings is a long way short of demand and with an average annual replacement rate of 0.5% more than 80% of the existing residential housing stock will still be in use by 2050. A high proportion of owner-occupiers, a weak private rental sector and lack of sustainable financing models render England's housing market one of the least responsive in the developed world. As an exploratory research the purpose of this paper is to examine the provision of social housing in the United Kingdom with a particular focus on England, and to set out implications for housing associations delivering sustainable community development. The paper is based on an analysis of historical data series (Census data), current macro-economic data and population projections to 2033. The paper identifies a chronic undersupply of affordable housing in England which is likely to be exacerbated by demographic development, changes in household composition and reduced availability of finance to develop new homes. Based on the housing market trends analysed in this paper opportunities are identified for policy makers to remove barriers to the delivery of new affordable homes and for social housing providers to evolve their business models by taking a wider role in sustainable community development.

본 논문은 주거의 미래변화를 전망하고 대응방안을 연구하기 위한 목적으로, 델파이 기법을 통해 주거의 미래를 예측하였다. 먼저, 미래주거 예측 시기를 구분하고, 대상을 주거형태, 주거공간, 주거수요, 건축기술변화로 설정하였으며, 대상에 미치는 Impact Factor를 조사, 분석 하였다. 결과는 ① 사회적, 가치적 관점이 주거형태, 공간, 수요변화에 미치는 영향이 클 것이며, 정치적 관점의 영향은 적을 것으로 예측하였다. ② 형태적 측면에서 고층빌딩에 다운사이징 주택 수요 증가, 기술적 측면에서 빅데이터를 활용한 원격의료지원 서비스와 홈케어 실현 가능성이 높게 예측하였다. 그에 따라 ③ IoT가 미래주거변화에 미치는 영향이 클 것으로 예측하였으며, ④ 공유경제에 의한 코하우징, 그와 관련된 법 제정, 고층, 고밀 주택 보급으로 유지관리를 위한 서비스, 거주자 맞춤형 주거지원 혹은 임대차 시장 선진화, 건축기술 발전으로 미래형 주거확산 등이 전망된다.

본 연구의 목적은 전원주택단지 수요자들의 입주선호요인을 파악하여 부산지역에 적절한 전원주택단지의 수요촉진방안을 찾아보는데 있다. 실증분석을 통하여 전원주택단지는 시장수요에 근거한 커뮤니티에 초점이 두어져야 하고, 도시근교에 편의시설과 인접한곳에 위치해야하며, 공동체시설이 적용되어야한다는 결론을 얻었다.

The Seoul Metropolitan Government is striving to minimize the amount of traffic according to the supply of apartment houses along with the solution of housing shortage for the low income people through high density development near the subway area. Therefore, a stronger policy is necessary to control the traffic of the passenger cars in a subway area for the successful high density development focusing on public transportation, and especially, the estimation of the demand of cars with high reliability is necessary to control the demand of parking such as the limited supply of parking lot. Accordingly, this study developed car ownership forecasting model using Look-up Table among category analyses which are easy to be applied and have high reliability. The estimation method using Look-up-Table is possible to be applied to both measurable and immeasurable types, easy to accumulate data, and features the flexible responding depending on the changes of conditions. This study established Look-up-Table model through the survey of geographical location, the scale of housing, the accessible distance to a subway station and to a bus station, the number of bus routes, and the number of car owned with data regarding 242 blocks in Seoul City as subjects.

It is essential to maximize the advantages of long-life housing in consideration of the occupants' demands in order to promote the construction of long-life housing. The diverse plan types with flexibility should be developed based on those demands. Therefore, this study aims to review the level of awareness of long-life housing, and identify the customer needs by conducting the survey for the preference to pre-defined plan types. The results of survey are as follows: 1) Despite the enforcement of the Long-life Housing Certification System in 2014, the recognition among the customers about the long-life housing is still on the low level as shown in that 79.9% of respondents were not aware of the long-life housing; 2) For three alternative plan types, 78.5% on the integration type in front, 63.1% on the moving kitchen type, 47.0% on the Divided Housing type had intention to change; 3) 68.9% of the total are willingly ready to purchase the long-life housing under the condition of no difference in price between normal apartment and long-life housing. The less the number of family members is, the bigger this ratio of positive purchase intention is. Reflecting these results into the designs is expected to contribute to the enhancement of customer satisfaction as well as the diffusion of long-life housing.

최근 모듈러주택 시장은 주거시설 뿐만 아니라 업무시설등에 적용되면서 시장영역이 확대되고 있다. 해외 선진국의 경우 성숙단계로 접어들고 있으며, 국내의 경우 시장이 형성되어 있지 않기 때문에 중 장기 시장 전망을 위한 추세 파악에 어려움이 있다. 이에 본 연구는 시계열 분석을 기반으로 비선형 예측모형을 활용하여 국내 모듈러주택의 시장수요를 전망하였다. 모듈러주택 시장수요 전망은 신규 주택 건설에 대한 수요량 추정 결과를 기반으로 주택 공급량을 파악하고 주택공급량의 일부를 모듈러주택 수요로 가정하여 시나리오분석을 하였으며, 비선형 예측모형을 활용하여 모듈러주택 시장 전망을 하였다.

This paper introduced the affordable housing support programs and system of the State of Michigan and Lansing Metropolitan Area and reviewed the affordable housing plan of Lansing area. This paper also examined their challenges and efforts to solve the affordable housing issues with additional analysis. The affordable housing planning process was also presented with a comprehensive analysis and future prediction of demographic characteristics and housing supply and demand for affordable housing. Especially, the trend and future forecast of the elderly and low-income households who have a significant impact on the affordable housing demand are considered. The U.S. and South Korea have different housing characteristics and situations. A part of the plan and suggestions of Lansing are somewhat unfamiliar, and it is difficult to introduce their suggestions into our policies. However, the affordable housing plan of Lansing Metropolitan Area suggested various solutions to solve the issues, and some of them deserve to be considered on our housing policy making.

Housing is one of the most important factors determining the quality of rural life. Housing condition in rural area has been deteriorating over the past years in spite of many rural development programs. Korean government formulated 'Rural Housing Environment Improving Plan' including rural rent-house program in 2006. This study aims to find the fundamental intension of rural people for adopting the rent-house system in rural area. To do this, background and current state of rural rent-house program are presented and the demand for rural rent-house is analyzed based on the survey results done by Korea Rural Community Corporation in 2005. Major findings from the survey analysis imply that the size/age/ownership of the current houses and the age of householders, motive and time period of current residing, and components of households are significant factors when considering whether they are willing to apply rural rent-house.

The purpose of this research is to prepare fundamental data which will help the proposal for future a small size housing's plan and direction by looking into customers needs of community space and service for personal household because the personal household demand of the housing market is expected to be the most importance. To accomplish this, 150 people of age range from 20 to 30 who lives alone in Seoul has been surveyed from November 15th to 25th 20008. Also the socio-demographic characteristic, satisfaction of housing life, living characteristic and etc. of young people have been examined.
