A Study on the Method of Feasibility Study for Remodeling Apartment House (공동주택 리모델링 사업성 평가방법에 관한 연구)

  • This study aims to evaluate the feasibility of remodeling business by predicting the future price of apartment house after remodeling using Hedonic Price Model. The data concerning such 9 independent variables as location, unit size, unit plan, landscape, parking, the number of elapsed years after completion, number of units, mechanical performance, interior from 25 regions in Seoul metropolitan city were collected and evaluated by established evaluation criteria. The coefficients affecting the price of apartment unit were made by way of linear multi-regression and put into Hedonic Price Model. The feasibility evaluation model for apartment was made and verified by data of remodelled apartment. The predicted results using suggested evaluation model coincide with actual apartment market situations.

  • The purpose of this study was to investigate satisfaction with the function of interior space of apartment and factor which influence it, and then to provide housing practitioners with basic data for more desirable apartment interior environment. On the basis of the review of literature, questionnaire was developed. The sample was classified into type of unit floor plan and house size of 17 districts in Seoul. 139 households were selected in three districts which were the first three regions of high apartment density. Data were analyzed by computer using frequency, percentage, mean, standard deviation, F-test, Duncans multiple range test, η2 , person's product moment correlation coefficient. the results are as follows: Factors which influence satisfaction with the functionality of interior were household size and family life cycle as sociodemographic variable, and type of unit floor plan as physical variable. It was shown that the satisfaction with the functionality of interior was related to satisfaction with the external environment. More specifically, (1)the smaller a household size was the more the owner became satisfied. (2)households were in the stage of establishment in the family life cycle and households with C type of unit floor plan showed higher degree of satisfaction. (3) satisfaction with the functionality of interior had positibly related to satisfaction with the external environment.

Analysis of Urban Dweller's Demand for Housing facilities to Settle Down in Rural Area (농촌정주를 위한 도시민 농촌주택 시설 수요분석)

  • This study aims to develop rural house maintenance technique by researching and analyzing the demand for rural house by urban retirees or urbanites who are planning to retire. The target for the survey consisted of urban retirees or urbanites who are planning to retire at the ages between 40 and 65, and were divided into group A, the attendants in rural-related education, and group B, the non-attendants in rural-related education. The contents of the survey included the plan and purpose for rural settlement, the utilization form or residential form of rural house and its expected size, necessary in-house facilities, necessary community facilities, improvement and maintenance factors of rural house, political and legal support for the application of rural house maintenance, etc. The results findings of this study are as follows; 1)For both group, the major purpose of rural settlement appeared to be 'for rural life', utilization form of rural house to be 'acquired ownership or use of empty house', residential form to be 'cohabitation', expected size to be 'under $20{\sim}30$ pung', and expenditure to be 'under $50{\sim}100\;million$'. 2)Most wanted necessary in-house facilities included backyard, multipurpose storage room for group A, and backyard, garden for group B. Necessary community facilities included boardwalk, sewage disposal unit for group A, and boardwalk, shop for group B. 3)Improvement factor for rural house showed 'poor insulation' as first factor for both groups, and for maintenance factor, 'backyard', 'under-floor heating' for group A, and 'environmental-friendly materials', 'backyard' for group B. 4)Most wanted overall political and legal support included 'support on land and real estate supply' for group A, and 'medical and transportation service' for group B. For both group, most wanted support when purchasing a house included 'provision of information on house and realestate purchase', and for legal support, 'legal support for guaranteed house and maintenance' as first factor. The results of this study could be utilized to restructure the rural residence, which would meet the diverse demand of both rural residents and urbanites by providing an opportunity for urbanites to enjoy rural life.

A Study on the Design of Apartment Housing Units Based on the Regional Characteristics (지역성을 반영한 공동주거 평면디자인 개발을 위한 연구 -POE를 이용한 거주자 평가를 기초로 -)

  • This study was intended to suggest the design alternatives of housing units which were developed on the basis of POE. The POE of the New Apartment Complex in Gimhae was carried out and on the basis of the results of this POE, the design alternatives of housing units were developed. The subjects were 372 housewives who live in the apartment houses sized 60m2 to 85m2 in Gimhae. They answered about the living characteristics related to house, the degree of saisfaction with their housing unit plans, and the needs for housing unit plan. The major problems in current housing unit were the lack of storage space and the small size of living room and children's bedrooms. Many residents wanted to live in the housing unit which have three bedrooms and some of them wanted two bedrooms. Also, they wanted to enlarge living room and instead of that, to reduce master bedroom. In addition to these, the residents had diverse housing needs. On the basis of these results, housing alternatives which are flexible and optionable were suggested.

Palynotaxonomic Study on the Korean Pyrolaceae (한국산 노루발과(Pyrolaceae)의 화분분류학적 연구)

  • Pollen grains of seven taxa on the family Pyrolaceae, known to be distributed in Korea (Pyrola dahurica(Andreses) Kom., P. incarnata (DC.) Fisch. ex Kom., P. japonica Klenze ex Alefeld, P. minor L., P. renifolia Max., Orthilia secunda (L.) House, Chimaphila japonica Miq.), were examined by the light and the scanning electron microscope in order to evaluate their taxonomic significances. The pollen units of genus Pyrola, Orthilia, Chimaphila were tetrad, monad, polyad respectively. This characteristics was good character for delimiting the genus, and Orthilia secunda (L.) House was more proper scientific name than Pyrola secunda L. based upon this character. Pollen size, tricolporate length, surface sculpturing pattern were different slightly among the treated taxa, and surface sculpturing patterns of Pyrola dahurica, P. incarnate, P. renifolia, Chimaphiza japonica were different from previous reports. Evolutionary trends of pollen grains in Pyrolaceae were inferred from the pollen units and aperture shapes.

  • This study was conducted to establish a comprehensive grading guideline for poultry. Guidelines for sampling size and grading were determined on the basis of survey data obtained from chicken processing house. Results were summarized as follows : For application unit, most chicken processing house preferred lot unit to farm unit. Most processing house did not want the total survey method, but selection sampling. At the beginning of the grading system, chicken processing house wanted to apply the system to a particular lots for which the company requests. There were much suggestions for grading not only portion meat, but also whole chicken. Bigger processing house preferred no. $8\~12$ to be graded. Most of large-scale processing houses used more than 81 volts for stunning and cooling tanks by soaking. For shipping chicken, Large-scale processing houses used both individual and box packing while small ones only used box packing.

  • Korean living culture raised the users' needs for sub-kitchen. In the traditional Korean house, there was large space related to kitchen area for preparing food and stock big and bulky housing stuffs. As apartment housing became dominant as Korean dwelling, sub-kitchen has been planed in the balcony that is not included in the sales area. In this study, the case of the apartment housing in Esiapolis, Daegu was analyzed. To plan the user-oriented sub-kitchen, the consumer research was carried out. Consumers needed a pantry, more storage near the kitchen, and wanted to place washing machine and washing stand in a sub-kitchen. Sub-kitchens were planed to meet those consumers' needs. Through this case study and former studies analysis, sub-kitchen's function unit was derived: wash, storage, auxiliary work. By combining each function unit, sub-kitchen was classified into 3 types, wash & auxiliary work, wash & storage, and wash & storage & auxiliary work. For each sub-kitchen type, components of function units, available layouts, and minimum size were recommended.

The Characteristics of Population and Family Composition by the Unit Type in Apartment Houses (아파트단지의 단위세대별 인구 및 가족형구성에 관한 분석)

  • The purpose of this study is to understand changes of the population and family composition in apartment houses. The main contents of this study is to find the way of housing planning through the analysis of the population and family composition by the unit types. The population and family composition were studied by computer data base program to 11,000 residents of selection 4 apartments houses. The structure of the family types proved to be constant by the result of analyzing the 10 family types. If the family types of certain resident's groups are given, this study will be able to estimate population structure to them. The transition of the population and the family composition changes to the unit types proved to be constant by the time. The distribution of manhood and matured children is tend to change according to how large the size of house is, and to change the structure of family composition.
