Despite the rise of importance of Facility Management(FM), relatively little attention was paid to evaluate FM efficiency and drive for greater FM efficiency. The purpose of the present paper is to offer a quantitative analysis of 14 Key Success Factors(KSF) and 22 detailed maintenance practices in order to develop FM evaluation system. In addition, from survey with Owner/Property Manager group and Facility Manager group, the present paper measures both importance of detailed maintenance practices and performance satisfaction. It is expected that by using the result of this survey, this paper helps increase efficiency in FM. Moreover, It is expected that this paper will be used as base line data in developing FM practice evaluation system.

이 연구의 목적은 노인의료복지시설 종사자들의 근무환경과 관리자 신뢰, 그리고 서비스 질과의 구조적 관계를 분석하기 위하여 연구 모델을 설정하고 이를 규명하는데 있다. 그 결과 첫째, 노인의료복지시설 종사자들의 근무환경과 서비스 질 간에 유의한 인과관계가 있는 것으로 나타났다. 둘째, 노인의료복지시설 종사자들의 근무환경과 관리자 신뢰는 유의한 인과관계가 있는 것으로 나타났다. 따라서 노인의료복지시설의 목표 달성과 서비스 질 향상을 위해서는 구성원들의 근무환경 조성과 신뢰관계 형성이 선행적으로 이루어져야 할 것이다. 아울러 노인의료복지시설 종사자들의 역량 함양과 질 높은 서비스를 제공하기 위해서 관리자들은 구성원들의 개인 특성을 이해하고, 역할에 따른 임무를 부여하기 위하여 정확한 업무 분장과 인사관리가 필요 할 것이다.

As school facilities have been expanding quantity better than quality, efficient school facility management has been focused on from 2001 in domestic. Due to obsolescence of school facility, objective management and maintenance cost of school facility is very important. However LCC(Life cycle cost) analyst, owner, engineer, contractor and facility manager have a difficulty to obtain and facilitate the basic analyzed data required to analyze LCC of school facility and establish maintenance plan. Therefore this research presents muti-dimensional analysis method through data warehouse technique for supplying maintenance cost information of school facility that can trace and accumulate the scattered LCCing data in the perspective of life cycle of school facility.

2004년 시행된 철도구조개혁은 철도산업의 생산성에 대한 효율성을 높이기 위하여 철도운영과 철도시설관리를 이원화 하였다. 그러나 본래의 취지와는 달리 기존 시설물 유지관리에 관한 인력의 대부분이 운영기관에 귀속되어 있어 실질적인 유지관리 업무는 철도운영자에 의하여 수행되고 있다. 철도시설관리자의 역할은 철도운영자가 유지보수 업무에 따른 비용 산정에 관한 업무만 국가로부터 위탁을 받아 행정적인 처리만 수행하고 있다. 이러한 불완전한 구조개혁은 향후 철도환경변화에 따라 다수의 운영자가 존재할 경우 철도 시설관리에 대한 역할과 책임 구분이 불명확한 문제가 발생하여 철도 운행의 안전을 위협할 수 있다. 따라서 본 연구는 동일 시설물을 다수의 철도운영자가 사용한다는 가정 하에 철도운행 안전 확보를 위하여 철도시설관리자가 철도시설물 유지보수 업무를 효율적으로 수행 할 수 있는 유지보수 업무 및 조직 설정 방안을 제시하였다.

This study is to prepare a reasonable basis for the improvement of the electrical safety management regulation. The standards in domestic and foreign countries for the application of new and renewable energy facilities and other devices are analyzed. Other regulations excluding the electrical safety fields and wide surveys are also carried out. Consequently, it is asked that the classification between normal and self electrical facilities should be clear and deregulation for small businesses has to be followed. This study is showed that standards investigates of receiving equipment below 600V above 75kW, eletrical safety manager employment of manufacturing industry and Mid-night electric power. And, it is showed that consignment permission and Consignment inspection periodic relaxation about wind development equipment below 1,000kW, consignment of Technical Development equipment for new and renewable energy below 250kW.

본 연구에서는 건설 현장에서 안전사고를 사전에 방지하기 위해 중요한 역할을 하고 있는 안전관리자와 현장 근로자를 대상으로 근로조건과 직무만족도의 비교를 실시하고, 현장관리자와 안전관리자의 근로조건이 직무만족도에 미치는 영향을 비교분석하고자 하였다. 본 연구의 분석결과, 기본임금과 의료, 여가가 직무만족에 긍정적인 영향을 미치는 것으로 분석되었다. 또한, 현장관리자와 안전관리자의 비교분석결과, 안전관리자는 현장관리자보다 기본임금에 미치는 영향이 더 큰 것으로 나타났다. 현장관리자의 경우, 기본임금을 제외하고, 의료, 여가가 직무만족도에 영향을 미치는 것으로 나왔으나, 안전관리자의 경우, 산재, 숙소가 영향을 주는 것으로 나타났다. 건설현장에서 안전관리자의 근로조건에 대한 개선방안을 도출하여 현장 안전관리에 대한 건설기업과 정부 측면의 정책 마련에 기여할 수 있을 것으로 기대된다.

In this paper, we investigated electric safety manager's PL recognition and accident occurrence of electric power facilities(power cable, transformer, circuit breaker) in electric installation for private use. The target of questionnaire survey is 450 electric installations for private use, 154 responded the questionnaire among these and it occupied 35.8%. Most of receiving voltage were 22.900kV. The questionnaire survey says that 58% of electric safety manager knew well about PL contents and 42% of them did not recognize about PL contents, About the PL application of electrical facility accidents, 82.4% of them must applied PL law, 5.8% of them did not need the PL law. Reason of PL application occupied 64% for stability of electrical facility and product, 19% for prevention of same accident. The accident of transformer occupied most and the power cable accident were much next. The questionnaire survey results, electric safety managers are interested in PL content. thev expected necessity of PL application about electrical accident strongly.

본 연구는 교정시설에 대한 시설관리자 측면의 요구사항 도출 및 중요도 분석을 목적으로 수행되었다. 이를 위해 2000년 이후 준공된 교정시설 11곳을 사례대상으로 선정한 후, 선정된 교정시설의 시설관리자에 대한 설문조사를 통해 요구사항을 도출하였다. 이렇게 도출된 요구사항을 기초로 시설관리자 설문조사를 통해 중요도 지수조사한 후 AHP기법을 활용하여 요구사항의 중요도를 분석하였다. 상기와 같은 목적과 방법에 따라 진행된 본 연구의 결론을 요약하면 다음과 같다. 1) 교정시설에 대한 시설관리자 측면의 요구사항은 배치 및 동선, 건축마감, 기계설비, 전기설비의 총 4가지 분야로 도출되었다. 2) 각 분야별 요구사항의 중요도 분석 결과를 정리하면 다음과 같다. 배치 및 동선분야는 건물배치계획(10.9%)이 주요 요구사항으로 선정되었다. 건축마감분야는 차음성개선(14.1%)이 주요 요구사항으로 선정되었다. 기계설비분야는 개별 냉 난방시스템 구축(11.9%)이 주요 요구사항으로 선정되었다. 전기설비분야는 제어장치 개선(12.2%)이 주요 요구사항으로 선정되었다.

A lot of nursing facility expansions are needed by rapidly growing elder population and operating long-term nursing act for the elderly from July, 2008. To supply facilities in a short period, government is considering a method which is converting usage of existed building to nursing facility. Therefore, we took actual state analysis by interviewing manager, surveying actual measurement and using draft among the converted facilities. To improve and encourage those living environments of nursing facilities, we need to establish design standard of adaptable facility.

At this point of time that it is required to improve educational environment and the function of educational facilities as well as interests on educational facility business is increasing, it is actual situation that unsystematic maintenance of educational facility is not being able to cope with the change caused by introducing the 7^th curriculum. Also, in spite of enormous career in maintenance work, the function is not properly performed because of unsystematic management. In case of educational facility manager, he parallels performing general administrative work and facilities maintenance work not as a maintenance expert but as a member of administration office. So there are difficulties in performing maintenance work, and systematic maintenance work cannot be expected because of lacking maintenance manual. Therefore, in this research, I would like to investigate and analyze the status of educational facilities and to elicit the point of issue as a basic research to save maintenance expenses and to make pleasant educational environment.
