Analysing Construction Cost Index Fluctuation on Apartment Housing (공동주택 건설공사비지수의 변동추세 분석)

  • The basic type construction cost which is the base of the building cost estimation is being adjusted according to the price changes by utilizing the apartment construction cost index in order to flexibly operate it. In this study, we analyzed the change trends and characteristics of the housing cost index for the basic type building cost model project operated from September, 2012 to March, 2018. As a result, the increase in material costs is slight while the share of the labor cost increased in the construction cost due to the rise of labor unit price, leading to a perceived increase in sensitivity of labor costs. We should be careful to keep the sensitivity of the material cost and the labor cost to an appropriate level so that the index may not be distorted.

  • The aim is to get comprehensive view point for the price of apartment. Apartment construction cost is the sun of land cost and building cost. Land price reflects the value of location where building stands. When the gap between price and affordability is narrow enough, effective demand promote apartment construction. The today's trends of rising price, which began in apartment housing, spreads to real estates market and finally overall consumer price. Problem is that price is decided only by supplier's interest. Equilibrium-pricing is common process in housing market. However it is important to review hedonic price and the factor of housing services and focused on the affordability of demanders. AHP analysis was used to study real needs and preference of demanders and dealt with 200 interviewees with brief checklists. We found that social factor is more important than building cost or site development. Especially location of apartment is most important to affect environment quality and accessibility to facilities.

  • Construction projects, including housing, are carried out over long periods of time. According to changes to the construction period, the cost of input materials and wages also changes. Therefore appropriate management is important in order to minimize cost risks caused by fluctuations in prices. In Korea, housing units are usually sold in lots prior to construction completion. Therefore, careful management of input elements such as materials and equipment that are sensitive to price fluctuations is very important. This study deals with how the price fluctuation of materials, labor, and equipment influences the change of housing cost and seeks a way for cost management through identifying key resources sensitive to price fluctuation. As a result, a change to the housing cost index multiplies depending on cost changes of materials and labor together. Labor costs are a major factor on the housing cost index. In addition, certain types of materials and labor input to housing construction greatly influence price fluctuations. Thus, it is found that managing those main cost factors is the key for effective cost management.

Time Series Analysis and Development of Forecasting Model in Apartment House Cost Using X-12 ARIMA (X-12 ARIMA를 이용한 아파트 원가의 변동분석 및 예측모델 개발)

  • The construction cost index and the forecasting model of apartment house can be efficient for evaluating the validness of the fluctuating price, and for making guidelines for construction firms when calculating their profit. In this study the previous construction cost index of apartment house was improved, and the forecasting model based on X-12 ARIMA was developed. According to the result, during the last five years the construction cost, excluding labor expense, has risen approximately to 22.7%. And during next three years, additional 16.8% rise of construction cost is expected. Those quantitative results can be utilized for evaluating the apartment house's selling price in an indirection, and be helpful to understand the variation pattern of the price.

  • The importance of the life cycle cost analysis(LCCA) for apartment housing remodeling projects has been fully recognized over the last decade. Accordingly theoretical models, guidelines, and supporting software systems were developed for the life cycle cost analysis of apartment housing remodeling systems. However, the level of consensus on LCCA results is still low due to the lack of reliable data on remodeling activities for safety diagnosis. in order to predict the reliability based LCCA of the given case, suggested the remodeling strategies level after reviewing other related materials. Apply the real information of the economic index. And based on such analytical measures, remodeling and operation cost and LCC in remodeling strategies level have been predicted; suggests the basic information about remodeling interventions level for the apartment housing. The LCC analysis models and the fuzzy logic based safety assessment presented in this study can greatly contribute to the value-oriented design alternative selection, estimation of the economic analysis, and the allocation of budget for apartm.

  • The apartment reconstruction projects have the proper functions such as residential environment improvement and the new housing allocation system; however, intention of the projects are distorted by the combination of factors, like failure of relocation of the original occupants and income redistribution, speculation in real estate, sharp rise in housing price, disputation between various interested parties, inadequate system and etc and it makes the projects unable to go well. Disputations and litigations are due to spread of the small conflict. As a result of the problems, it could not going smoothly and that lead to increase or stop the period and cost. This study is to estimate the period and cost using the conflict index so as to prevent and solve the problem which is among the conflict in the reverse functions. The conflict index has estimated focus on the conflict impact and the period and cost has been estimated using an variable independent including the conflict index. Also, estimated the conflict index and estimate of the period and cost are able to succeed with a minimum of disputation and money.

  • With the intensifying of price competition and structural diversifications, the uncertainty of the domestic housing market has been increased. This highlights the importance of the planning stage of construction projects, and the increased need for a higher level of accuracy in approximate estimates. Currently, a number of research and development programs to calculate construction cost at the initial planning stage are being conducted. However, there are few cases in which local characteristics are considered in deriving the results. If local calibration can be conducted during estimates, more accurate cost estimates will be enabled. This could also play a major role in ensuring the success of a project. Therefore, the purpose of this research is to develop a calculation methodology and a model for a local index based on the historical data of public apartment buildings, and to derive a local index that supports accurate construction cost estimates.

An Analysis on Apartment Chonsei Price in Seoul with Residential Lease Price Index (주거임차부담지수 산출과 서울시 아파트 전세가격 적용사례 분석)

  • The recent increase of chonsei has raised the degree of lease burden of households, and a new residential lease price index needs to be introduced to measure such degree of lease burden. In order to convert the burden into an index, the calculation method of the K-HAI, which is announced by the Korea Housing Financing Corporation, is applied by replacing house purchase with lease. From the calculation, the residential lease prices index of the first quarter of 2014 is estimated to be approximately 114, indicating that the cost of lease exceeds 35% of income. The result of analysis on the trend of the residential lease prices index from the first quarter of 2012 to the present in Seoul indicates that the residential lease prices index in Seoul has continued to increase, compared to that of the entire country. The results of this study will be a foundation to find a solution for the stabilization of chonsei and investigate the degree of lease burden by region when establishing a sustainable housing policy.

A Case Study of Life Cycle Cost Analysis on Pavements in Apartment Complex (단지내 도로포장별 생애주기 비용 분석(LCCA) 사례 연구)

  • Recently, block and permeable pavements have been placed in apartment complex. However. it is hard to decide the cycle of maintenance and repair due to lack of performance evaluation criteria for these pavements. This study carried out life cycle cost analysis(LCCA) to present resonable alternatives of the pavements by considering initial construction cost, maintenance and repair cost along with the cycle of repair. According to results of LCCA, the interlocking concrete block pavement is the best alternative when the repair cycle of 20years is assumed, while asphalt concrete pavement is the best alterative when the repair cycle of 10years is assumed. Therefore, the repair cycle is most important factor to select alternative. Also, it is necessary to develop resonable performance evaluation index to quantify the cycle of maintenance and repair in the future.

A Study about Social Inclusion of Permanent Rental and Lot-Sold Apartment (영구임대 및 분양아파트 단지의 사회적 통합 실태조사)

  • The purpose of this study was to investigate the social inclusion of permanent rental and lot-sold apartment and to provide basic source of their physical and social inclusion. The research method was in-depth interview for 32 residents in two apartment complex based on the social inclusion index developed in the previous study. The results of the study were summarized as follows: First, the majority of the residents' average monthly income in the permanent rental apartment were lower than the minimum cost of living. But, they were not seriously realized it and gave up any economic activities due to their poor health and age. Second, the big different indexes from the residents in lot-sold apartment were the family networks and social activity participations. They were not satisfied with their family members, seldom had social gatherings, and did not have any information of community cultural events. Third, since they had narrow sphere of activities, they could not properly evaluate the diversity of neighborhood facilities and the convenience of public transportations. But, they obviously recognized anti-social behaviors and the invasion of the privacy in the apartment complex, and maintained superficial neighborship. Fourth, on the other hand, the residents in lot-sold apartment had the feeling of being harmed by the various troubles of the permanent rental apartment.
