  • In this study, the market growth potential for the construction sector and the company's ease of entry were analyzed by using construction scale and risk data among global insight data. The survey was conducted in 74 countries. The purpose is to provide basic data whose result can be used as policy-based data for the overseas construction industry.

  • 우리나라 건설시장의 침체로 해외 건설시장을 개척하고 동시에 부족한 자원 확보의 필요성이 제기되고 있다. 이에 본 연구는 최근 아프리카 국가 중 정치경제적 성장가능성을 인정받고 있는 콩고민주공화국 건설시장 현황을 파악하고 우리나라 건설업체의 효과적인 진출방안을 모색하는 것을 목적으로 하였다. 본 연구를 위하여 문헌연구와 콩고민주공화국 현지 방문조사를 수행하였으며 결론은 다음과 같다. 콩고민주공화국은 독재로 인한 정치적 불안정성과 전쟁으로 인한 저개발로 인해 도로, 철도, 항만, 공항 등 다양한 인프라 투자를 필요로 하고 있다. 콩고민주공화국에 진출할 경우 투자비 회수의 안정성, 단계적 건설의 가능성과 건설된 인프라의 이용가능성, 공기와 투자비 회수의 선순환 등 여러 가지 조건을 고려해야 하는데, 이를 충족하는 인프라유형은 도로 분야로 판단된다. 콩고민주공화국 정부의 부족한 재정과 풍부한 자원을 고려할 때, 도로 건설에 소요되는 투자비와 이윤을 회수하는 방식은 인프라 건설과 자원을 교환하는 패키지딜 방식이 가장 적합하다.

  • 대형시공회사에 있어 CM 역량강화의 문제는 비단 CM 시장의 진출뿐만 아니라 회사의 역량 강화, 경쟁자와의 차별성 및 수익성의 증대라는 측면에서 대단히 중요한 의미를 갖는다. 현재 미국의 CM시장을 분석하여 본 결과 CM은 EC, GC, 그리고 설계 및 전문 CM사와의 각축속에서 그 규모가 점차 확대되고 있고, 국내의 경우의 경우도 그와 유사하게 진행되어가고 있다. 이러한 상황에 대형시공사는 국내시장에서 기존의 CM 강자들과의 경쟁과 해외시장에서 선진 외국사와의 경쟁을 위해서는 부족한 CM 역량에 대한 시급한 보완이 필요하다고 판단된다. 이에 본 논문은 CM 역량 강화를 위한 교육 전략 수립에 초점을 맞추어 연구를 진행하였고, 각 현장, 사업본부, 직급을 고려한 교육 전략을 제시하였다.

시스템 사고를 이용한 건설사업관리 시장 영향요인 분석 (Analysis of Construction Management Market Using System Thinking)

  • 건설프로젝트가 대형화 복잡화 전문화 되어감에 따라 전문적인 사업관리의 필요성이 증가하고 있다. 따라서 1996년 이후 국내 CM시장이 점진적으로 확대되고 있다. 이러한 CM시장의 증가세에도 불구하고, 국내 전문가들은 CM 제도와 기반이 부족함을 지적하고 있는 실정이다. 따라서 본 논문은 CM시장 활성화를 위한 인과지도를 제시하였다. 그리고 기초관계 균등단위 모델링을 이용하여 CM 시장 규모를 예측하기 위한 시뮬레이션을 수행하였다. 그 결과 CM관련 제도적 규제가 많을수록 CM시장이 위축되는 양상을 나타났으며, 2015년 이후 건설감리시장을 추월하는 것으로 나타났다. 본 논문은 국내 CM시장의 활성화를 위한 제도개선의 필요성과 개선요인의 인과관계에 따른 CM시장의 변화를 전망하는 자료로 활용될 수 있다. 그리고 향후 CM시장 활성화 요인 중 비제도적 요인의 변화를 기준으로 한 CM시장 활성화 방안연구의 기초자료로 활용될 수 있을 것이다.

국내 건축분야 3D 프린팅 시장 성숙도 기반 단계별 유통플랫폼 구축방안에 관한 연구 (A Study on the Phased Development Plan of Distribution Platform Based on 3D Printing Market Maturity in Domestic Architecture)

  • Recently, it is easy to find cases of 3D printing product, equipment, and materials in the architecture field. However, there is a lack of distribution environment where 3D printing products can be traded on an online platform or to access on-demand services in the architecture field. Therefore, in this study, a distribution platform development plan was proposed in consideration of the maturity level of the 3D printing distribution market in the domestic architecture field. For this purpose, the research was carried out as follows. First, by analyzing the case of the 3D printing distribution platform, the development stage of the distribution platform was set as three stages from the perspective of market maturity, platform development level, and sales/purchase experience level of suppliers and consumers. Second, the market maturity of the current domestic architecture field was evaluated as the first stage, and a distribution platform that could be implemented in the first stage was presented as a pilot. Third, we presented the first stage pilot, collected practical opinions on future construction plans through in-depth interviews, and presented detailed implementation plans for each stage necessary to achieve the second and third stage market maturity goals. Based on the roadmap derived from this study, it is expected that the domestic distribution platform market will grow step by step in the future and be utilized for business model development.

  • Although price of construction equipment affects overall cost of a construction projects, the cycle of updating them presented in the Poom-Saem in Korea is more than six years. Recently there is a demand of using the 'Standard Market Price of Construction Equipment', published by the ministry of Security and Public Administration, for estimating equipment operating and ownership cost. It is urgent to introduce an advanced system for updating the prices which can timely reflect market changes.

  • Recently, It is being reduction to market of the domestic construction industry for the instability of the domestic market structure. So it is necessary to plan response measures for to ensure the competitiveness of the construction market of overseas. The purpose of the study is suggest of improvement of the project delivery system for the efficiency of the construction of the unit modular housing of considering the reducing cost and technological competitiveness of the domestic construction industry.

  • Chinese construction industry has been enjoying a good opportunity for development which appeals to lots of foreign investment. However, the difference in socioeconomic environment and legal environment brings difficulties to foreign enterprises. This paper analyses the institution environment in Chinese construction market. The main objective is to form an insight of Chinese construction environment, and to identify critical factors that may block the way of foreign enterprises.

  • Various construction bonds and warranties critically burden the general contractor. Also, sporadic or cumulative delays of progress payment by the owner can further trap the contractor in a financial quagmire. Facing the possibility of cash flow deficiency and callous response from the banks, most construction firms may become financially incapable of market competition, and attractive project tenders become a bidding game among few deep-pocket players. The downside of such market environment is that the depth of pocket, rather than that of professional competency dictates the choice of market winners. In Taiwan, this has been a potential crisis to the construction industry after the financial crisis which started out since 2008. To encounter this problem, this research will examine the means to better manage the construction industry. Essentially, a credit guarantee system (CGS) is the prime solution to strengthen a bank's confidence in any particular construction firm. Thus establishing a national platform which evaluates and rewards a construction firm's overall credibility is pivotal, and this third-party rated credit can help a bank to render a loan more wisely. Finally, this paper will propose the ideal operating schemes of construction-specific CGS in Taiwan and a credit scoring prototype model for construction industry, as reference for the government and banks, respectively.

  • The business market of architecture has got a system that controls a deposit according to the price function. This system is written on a law of contract about countries. So the main body of construction has to make a reasonable contract. This study is written about a rate of numerical index on controling a deposit. We tried to fine problems and solutions of labor expenses, instrument costs and material costs which is so big and changable on the construction market Labor expenses are expressed according to the rate of construction scale between direct and indirect cost that applies ability of works. Instrument costs are expressed according to an output method of a unit price annually and a weight allowance of local instrument conditions and use frequence. The last material costs expressed according to a local weight allowance make a decision of the material cost index. They applies locally relative index more than absolute one on what uses the price rate of producers and importations. This solutions are not enough to apply to the real market, so it needs to exam and to be on the market after a feasibility study.
