Defects of Planting in Landscape Plants in Apartment Complex (아파트단지 조경수목의 식재하자에 관한 연구)

  • The purpose of this thesis was to provide the basic data for landscape architecture of apartment constructions and to minimize the users´ and builder´ loss in terms of finance and landscape due to defects in planting. After a review of literature related to defects of planting work, the researcher investigated the defects in planting of landscape plants on the basis of data from the drawing and defect-repair construction of 50 civil apartment complexes in Daegu and Kyongbook are from 1994 to 1998. The defect-ratio was analysed in terms of the species, shapes, and sizes of trees. It provides matters for consideration in terms of the design of the landscape planting on the apartment unit. It also provided the future directions for landscape architecture in apartment constructions with regard to the selection of the planting trees, etc., given statistics on defect occurrence. The causes of defect of the landscape planting trees were not studied accurately in this study due to the board range of researched area, the differences of the planting ground environment, the management ability, and the parameters of judging planting defects. It is recommended that those areas should be researched in the future.

A Study of the Prevent Measure by Case Analysis of Apartment Building Defect Lawsuit (공동주택 하자소송 사례분석을 통한 분쟁방지 대책에 관한 연구)

  • This study analyzed the major issues of 24 defect litigation precedents before and after 2013, based on 2013, when defect litigation in relation to the rapidly increasing defect disputes in apartment houses. The amount of defect removal per household is 2,572 thousand won per household, which is about 5% less than before 2013 from 2013, but the judgment amount per household has rather increased by about 19%, showing 1,916 thousand won per household after 2013. By type of construction, defects on cracks accounted for the largest proportion before and after 2013. Before 2013, equipment, tiles, and windows appeared in the order, and after 2013, landscaping, tiles, insulation and window work were in the order. In order to prevent such defect disputes, efforts to prevent defect disputes will be needed in the design stage, construction stage, and maintenance stage.

Enhancing Freeze-Thaw Resilience in Adhered Mortar Tile Modules (떠붙임 모르타르 타일 모듈의 동결융해 저항성 평가)

  • The objective of this research was to engineer a tile module that could efficiently curtail the incidence of tile defects during the construction phase. To assess the potential diminution in defect manifestation, we executed experiments centered on surface condition, the variation in mass before and after the freeze-thaw test, and adhesive strength. Our findings demonstrated that thermal contraction and expansion induced a relatively escalated frequency of defects in the underwater setting for the aluminum mesh, while the steel mesh saw a higher defect incidence in the air environment. Additionally, it was noted that the adhesive strength exhibited a trend towards augmentation as the mesh size dwindled. Collectively, these results suggest that the employment of smaller mesh sizes can foster improved adhesive strength, consequently diminishing tile defects. Further exploration and development of the tile module, informed by these insights, can substantially enhance the efficacy of the construction process.

Dispute Issues and Improvement of Inter-layer Joints in Apartment Houses (공동주택 층간이음부의 분쟁 쟁점 및 개선 방안)

  • Recent rise in the supply rate of new public apartment houses leads to an increasement in disputes regarding the construction quality of the apartments between the residents and the construction companies. According to the dispute cases filed for claiming the collective defect repair fees, inter-layer concrete joints turned out to be the most frequently disputed item. For this reason, this study selects the inter-layer concrete joints to further analyze the primary causes and details of each dispute case. From the results of this study, three primary causes of the disputes are found, which are 1) the absence of standard specifications for construction quality control and management after construction; 2) the absence of established standards for repair when construction defects are found; and 3) the fact that the court grants generous compensation for disputes concerning the apartment houses. In order to prevent construction defects in inter-layer concrete joints, this study provides three suggestions including 1) the current standard specifications for inter-layer concrete joints should be further specified by the Ministry of Land, Infrastructure and Transport; 2) a construction defect should be judged according to the compliance to the standard specifications; and 3) a clear and institutional protocol needs to be established for defect repair in cases that new public apartment houses have been judged to have defects.

  • Construction demands will become high. Defects liability is treating with a consumer on a defect. Maintenance bond is overlooking excessive responsibility of construction industry participants. This study classified the problem that are divided to systematic and internal matter. And this study presented an improvement proposal. An improvement proposal of a process may reduce a financial burden of contractors and sub-contractors. And improved rate decision will do additional consideration of the study result, so that it is appropriated a rate rationally.

  • Under the Civil Code and related law in Korea, the liability for defects after delivery belongs to the Contractor. However, various disputes have occurred in relation to the remedy of such defects and the compensation for damages, which are the main liability of a contractor in the event of defects. Despite court decisions regarding defect liability, many problems prevail in the real world. For this reason, this working-level research considers the introduction of a performance warranty contract system. To establish the system successfully, it is necessary to analyze the trend of various warranty cases in the US. Therefore, the warranty system of the US was first examined, and the effect of acceptance, notification and burden of proof, remedies under warranty clauses, and default termination were investigated and analyzed in this study.

  • The Apartment Defect Dispute Mediation Committee of the Ministry of Land, Infrastructure, and Transport received as many as 7,686 complaints regarding defects in 2021, and the conflict caused by these disputes on the defects is worsening. A quality inspection team system was established in January 2021 to address the deepening conflict, and this system prevented the emergence of defects in apartment houses before the residents moved in. Quality inspections were conducted based on the Housing Act standards, but the reality is that the standards for the ordinances are not systematic. Based on the analysis of the ordinances by the apartment quality inspection team, 23 out of 226 local governments utilized the quality inspection teams, and they had different standards for the quality inspection subjects and inspection periods. In addition, the inspection standards for the defect checklists used by the apartment quality inspection teams operated by local governments varied. A survey was conducted by apartment quality experts to tackle this problem and proposed improvement plans for the defect checklists used for the quality inspection of apartment houses.

  • This paper presents a fundamental study to establish a standardization system of the Construction Continuous Acquisition and Life-cycle Support(CALS). A state of the art in standardization of the Construction CALS is reviewed to find some defects in developing CALS system in construction industry. It is analyzed that three major parts were needed to set up a standardization system for the Construction CALS. Firstly, the range of Construction CALS standardization is set up to identifying Construction CALS and defining the standards and standardization. Secondly, the strategy to carry out more effectively in Construction CALS standardization and make the relationship of the concerned system presented here can be used to establish the Construction CALS standardization system. In addition, the spread and application device are proposed to use Construction CALS standards at public institution and construction related companies. Conclusively, a classification of the Construction CALS standards was proposed and some objects to be standardized were represented in that. Results studied in this paper will provide the primary information and basic model to develop a guideline for standardization of the Construction CALS.

Prediction of Positions of Gas Defects Generated from Core (중자에서 발생한 가스 결함 위치 예측)

  • Hydraulic units are important components of agricultural and construction machinery, and thus require high-quality castings. However, gas defects occurring inside the sand cores of the castings due to the resin used is a problem. This study therefore aimed to develop a casting simulation method that can clarify the gas defect positions. Gas defects are thought to be caused by gas generated after the molten metal fills up the mold cavity. The gas constant is the most effective factor for simulating this gas generated from sand cores. It is calculated by gas generating temperature and analysis of composition in the inert gas atmosphere modified according to the mold filling conditions of molten metal. It is assumed that gases generated from the inside of castings remain if the following formula is established. [Time of occurrence of gas generation] + [Time of occurrence of gas floating] > [Time of occurrence of casting surface solidification] The possibility of gas defects is evaluated by the time of occurrence of gas generation and gas floating calculated using the gas constant. The residual position of generated gases is decided by the closed loops indicating the final solidification location in the casting simulation. The above procedure enables us to suggest suitable casting designs with zero gas defects, without the need to repeat casting tests.
