분쟁청구비용을 고려한 건설 분쟁의 위험요인 (Construction Conflict Risk Factors based on the Conflict Cost)

  • Since the diversification, complication of the construction industry, construction conflicts have been increased these days. Expansion of scale of construction has brought conflict treatment cost increase. Thus, needs of the study on construction conflict risk factors and its management is getting important. But the existing studies about construction conflicts and risk factors that need to be cared to decrease construction cost are almost focused on analysis of number of conflict proposed. It means those studies can be helpful when want to know how many conflict have been instituted, however, they do not contain a close examination between types of conflict and cost of conflict treatment. The purpose of this study, therefore, is an extraction of conflict causes based on the conflict treatment cost and the choice of significant risk factors to be managed to prevent conflict and its treatment cost, which enables reducing the conflict treatment colt on control the risk factors.

Cultural Aspect of Conflict Behaviour in Construction -A Case Study from Turkey

  • Although much research has been conducted to identify the influence of culture on conflict management and resolution behaviours in organizational settings, no study has been done yet in the construction industry particularly in considering the influence of individual level individualistic and collectivistic values. Despite the key role of self-construal in explaining or predicting behaviour in interpersonal conflict, it has not received enough attention in construction management. Reflecting this necessity, the objective of this exploratory study was to establish, through the application of the Rahim Organizational Inventory (ROC II) instrument, how the cultural values of professionals of construction businesses relate to the application of different conflict-handling styles through self-construal. Data were collected using questionnaire surveys from construction professionals working in contracting firms. The findings illustrate the importance of self-construal type as an individual-level cultural variable in explaining the differences in the style of handling interpersonal conflict in the context of the construction industry.

Conflict Avoidance in Construction Projects: Six 'C' Rescue Factors

  • Conflict is aroused when different people having different interest work together for fulfilling same the objectives. As the construction field is large, complex, volatile and requires tremendous capital, there are always greater challenges and possibility of risks of conflicts. Poor management practices in construction site and trying to protect risks and threats by contracting parties are the cited sources of the construction conflicts. The best management practice is to resolve the problems before these cultivate as conflicts. This paper has identified six dispute avoidance factors-Convince, Coordination, Consideration, Compromise, Consolation and Coercion. Six 'C' factors described in this paper are the mantra (formula) to execute a conflict free construction project. The conflict avoidance factors have been verified through a successfully executed project called TEVT development project (Technical Education and Vocational Training) during 1993-1998 in Nepal. The results show that the six 'C' factors 'C' considered during the implementation of the project, construction conflicts would be controlled or minimized effectively.

  • The conflict is gradually increasing and becoming more serious in Korea. Especially, there are many conflict among stakeholders in public construction projects and its economic, social effects are enormous. This negatively affects the performance of construction projects, such as schedule delay and increasing construction costs. Complaints are often extended to public conflicts so that complaints have to be considered for conflict management. However, complaints and conflicts were distinguished and have been studied differently in previous studies. In this research, the literature that analyzed complaints and conflict factors was reviewed, and the complaint that included the conflict factors were categorized and derived.

군집분석을 통한 공공 건설사업 갈등 유형화 연구 (A Research for Clustering of Conflict in Public Construction Project)

  • 공공 건설사업에서 발생하는 갈등은 공사비 증가, 공기 지연뿐만 아니라 사회적 비용의 낭비를 초래하며 성공적이지 못한 사업으로 이어진다. 따라서 갈등의 유형을 진단하여 선행사례를 통해 적절한 해결방안을 모색하는 것이 중요하다. 본 연구에서는 국내외 많은 문헌들을 고찰하여 갈등의 원인이 되는 갈등 요인을 도출하고 평가할 수 있도록 평가 기준을 수립하여 갈등을 유형화하였다. 30개의 사례에 대해 갈등 요인을 평가를 받고 군집분석을 통해 유사한 사례들을 군집화 하였다. 3개의 군집으로 구성되었으며, 각 군집의 특성에 따라 사례를 분석하여 '유해성 및 님비 시설물 갈등 군집', '환경 및 공해 갈등 군집', '핌피 및 소형 갈등'이라고 명명하였다. 추후 공공 건설사업에서 갈등 발생 시 본 유형화 기준에 따라 갈등을 평가하고 어떤 유형의 갈등인지 파악한 후 해당 군집의 선행 사례를 통한 효과적인 선행사례를 모색하여 빠르고 효과적인 갈등 해결에 도움이 되고자 한다.

Analyzing Characteristics of Construction Complaints with Construction Project Type

  • Conflicts in a construction project not only make negative impacts on project performance such as schedule delay or cost overrun but also require social cost to resolve the conflicts. Although the conflict needs a preemptive management because a conflict usually begins with a complaint, existing studies have focused on conflict resolution after it occurs. This study identifies and categorizes complaints which mainly appear in the construction projects. Those complaints were evaluated and quantified in terms of occurrence frequency and potential to conflict through a questionnaire survey with industry experts. Using the survey results, this study examines the characteristic of complaints in linear project and clustered project, and analyzes what kind of complaints occur by project type. As the results, this study derives the complaints with high potential to the conflicts that should be managed first during managing a construction project in each project type.

온라인 뉴스 기반 공공건설사업 갈등지수 산정에 관한 기초연구 (A Study for Conflict in Public Construction Projects Based on Online News)

  • Conflict in public construction projects has increased for the last decades. It not only entails enormous social and economic costs but also makes stakeholders suffer from unnecessary expense and time waste. This study defines the the conflict index for public construction projects based on news data, and calculates conflict index for representative past and current public construction projects that has been deepened conflicts at the national level. The result indicates that the major conflict issue of the 2nd Jeju Airport Project are the environment and location whereas that of the Gaduk New Airport Project are the safety, location and necessity. This approach is expected to enable construction project managers to manage conflicts quantitatively based on comparing with past cases.

사립대학 기숙사 건립 갈등이 공인중개업에 미치는 영향 (The Effect of Conflict Over Construction of Private University Dormitories on Licensed Real Estate Brokerage)

  • 대학들이 기숙사 신축을 통해 대학생들의 주거복지 향상에 최선을 다하고 있는 가운데, 학교 기숙사 건립으로 인해 타 공인부동산사업자와의 생존권을 놓고 갈등이 심화되고 있다. 따라서 이러한 이해관계자 간의 갈등을 일관성 있게 이해하기 위해서는 갈등의 인과관계를 분석할 필요가 있다. 이를 위해 본 연구는 수도권에 기숙사가 있는 사립대학교 주변 공인중개사를 대상으로 설문조사를 실시하였다. 본 연구는 서로 다른 입장에서 임대계약을 체결하고 갈등을 조절하여 부동산 임대시장을 통제하는 공인중개사를 대상으로 하였다. 사립대 기숙사 건립과 관련하여 대학과 공인중개사 간의 영향관계와 이러한 갈등이 공인중개사의 경영성과에 미치는 영향을 조사하고, 관련 변수 간의 관계를 분석하여 기숙사 인정이 완화 효과. 갈등수준(인지된 갈등, 표현된 갈등), 갈등관리, 갈등결과, 관리성과의 인과관계를 분석함과 동시에 기숙사에 대한 인식의 조절효과와 갈등관리의 매개효과를 검증하였다. 그 결과 갈등수준은 갈등관리에 부(-)의 영향을 미치는 반면, 지각된 갈등과 갈등수준의 갈등관리는 갈등결과에 부(-)의 영향을 미치는 것으로 나타났다. 지각된 갈등과 갈등결과의 관계에서 갈등관리는 완전 매개효과가 있었고, 표현된 갈등은 부분 매개효과가 있었다. 마지막으로, 대학기숙사에 대한 인식은 갈등관리가 갈등결과에 미치는 영향에 대해 조절효과가 없는 것으로 나타났다.

A Descriptive Analysis of Project Participants' Perception about Complaint in Public Construction Projects

  • Conflicts in public construction projects become more serious and complex so that they have a negative effect on performance of projecets. Conflicts in public construction projects are defined as expanding in complaints. This study analyzes the relationship structure and effect on performance between complaints and conflicts. First of all, 219 survey data collected from industry experts were used to derive complaints arising from the project and to understand the characteristics of each complaint. In the case of environmental damages, rather than environmental damage during construction, harmful substances or effects that can occur in completed facilities cause complaints from local residents, and opposition from environmental groups has a great effect on time and cost increase. As for safety damage, civil complaints related to prevention and countermeasures for safety accidents occur frequently, and additional construction affects cost increases. Through this study, it is possible to understand the serious complaints that are prone to conflict in public construction projects, their frequency, and the performance of the project.

건설현장 건설사업관리기술자의 조직갈등과 직무스트레스 상관관계 분석 (Correlation Analysis between Organization Conflict and Job Stress of Construction Manager in Construction Site)

  • 감리업무가 CM으로 통합되면서 조직의 업무가 확대되고, 업무의 관점 및 목표가 변경되었기에 조직 내 갈등상황이 증가할 가능성이 크다. 조직갈등은 구성원에게 직무스트레스로 작용하여 조직의 성과를 도출하는데 부정적인 요인으로 작용한다. 따라서, 본 연구는 국내 건설현장의 CM기술자에게 발생하는 조직갈등과 직무스트레스의 상관관계에 관해 분석하는 것을 목적으로 한다. 연구결과 CM기술자의 조직갈등은 대체로 낮게 나타났으며, 직무스트레스도 다른 분야 근로자에 비해 적게 받는 것으로 나타났다. 또한, 상관분석 결과 조직갈등과 직무스트레스는 관련이 있는 것으로 나타났다. 본 연구결과는 CM 현장조직에서 조직체계를 개선하는 데 도움을 줄 수 있을 것이다.
