A Study on the Management Information System for Supporting the Supervision of Construction Workplace (건설감리실무 지원을 위한 정보관리시스템 구축에 관한연구)

  • The purpose of this study was to construct the management information system for supporting the supervision of construction workplace. For the purpose, firstly, this study surveyed the present states and the problems of construction workplace in Korea. And then, defined the range and the process of the supervision of construction workplace, and examined the information standards of construction and the CALS standards for supporting. As a result, this study proposed the first stage of management information system, which consists of several basic functions, such as, document management, system management and partially, duality management and construction information management.

  • Although constructions are getting diverse, larger in size, and higher-storied, we witness that CM technologies are not coping with such a growing trend. In particular, CM, one of vulnerable areas, shall continue to be given priority hereafter. The research has been conducted with a strong focus on total design and supervision offices already specializing in CM projects, in order to prepare for the future activated CM markets. Authors have sought to find mistakes in the process of being in control of CM works and create measures to boost CM through case-study, documentary research, and interviews with experts. It excludes theoretical research, as many data are already accumulated domestic and abroad.

Derivation and Implications of Digitalizing Key Construction Supervision Work: Focusing on the Construction Supervision Work of the Domestic Construction Sites

  • This study aims to derive key construction supervision work that can be digitalized among construction supervision work. The scope of the study includes domestic construction sites to which the Building Act of South Korea is applied. First, the construction supervision process was identified through extensive consultation of construction expert witnesses. Afterwards, the key construction supervision works for digitization were derived through survey results construction expert witnesses. Among the 24 supervision works throughout the pre-construction, construction, and post-construction stages, the proportion of supervision work manpower or cost, the type of data generated by supervision work and the urgency of introducing digital technology, and the impact on productivity and safety of supervision work were evaluated on a 5-point scale from "very low" to "very high" was investigated. The survey was conducted by t-test analysis, and as a result, it was possible to derive that the level of digitization was higher than average in "quality management," "safety management," and "collection and cooperation of maintenance instructions." It can be interpreted that digitization has been introduced on a pilot testing basis or has already been completed according to the needs of the site. On the other hand, it can be interpreted that the work that are obtained below the average score are considered to be realistically constrained at the construction site and that it is inevitable for the supervisor to proceed manually. Future studies include analyzing the quantitative impact of the key construction supervision work once digitalization is fully applied.

  • Supervision work deals with important data necessary for the performance management on building construction sites in accordance with the Building Act. Therefore, this study attempts to use the data from supervisory reports to measure the performance of private building projects. Performance measurement is important for systematic management. However, there are only a few cases in which performance measurement is performed because it requires strenuous efforts to collect data for measurement. First, this study derived 6 performance areas and 15 indicators through a few rounds of expert group discussions. Then, we confirmed the performance indicators with high feasibility of data collection through a survey of supervision experts. It is expected that the data of supervisory reports can measure systematically performance and assist in speedy diagnosis of private building construction sites.

  • Recently, the design and supervision separating system has have been widely adopted in Korea. In this system, the owner should exclude the architect who designed the building from supervisor in the same project. The design and supervision separating system has advantage of less fraudulent construction and weakness of design intention reflection difficulty in construction stage. In this study, the status, problems and solutions of this system are identified from expert survey and interview. The main results of this study are as follows. First, the work scope of designer and supervisor should be clear and the guidelines for this system should be clearly defined. Second, the optimal price for the work scope should be guaranteed. Also, the education program for the improvement of supervisor capability should be provided.

Cost Performance Evaluation Framework through Analysis of Unstructured Construction Supervision Documents using Binomial Logistic Regression (비정형 공사감리문서 정보와 이항 로지스틱 회귀분석을 이용한 건축 현장 비용성과 평가 프레임워크 개발)

  • This research explores the potential of leveraging unstructured data from construction supervision documents, which contain detailed inspection insights from independent third-party monitors of building construction processes. With the evolution of analytical methodologies, such unstructured data has been recognized as a valuable source of information, offering diverse insights. The study introduces a framework designed to assess cost performance by applying advanced analytical methods to the unstructured data found in final construction supervision reports. Specifically, key phrases were identified using text mining and social network analysis techniques, and these phrases were then analyzed through binomial logistic regression to assess cost performance. The study found that predictions of cost performance based on unstructured data from supervision documents achieved an accuracy rate of approximately 73%. The findings of this research are anticipated to serve as a foundational resource for analyzing various forms of unstructured data generated within the construction sector in future projects.

  • To improve the cost performance of construction sites, various systems and standards are constantly being developed and implemented. Although legal requirements for these system and standard improvements have been increasing, the cost efficiency performance of construction sites remains stagnant. We have digitized documents generated through construction supervision work at 39 building construction sites and proposed a model that can support decision-making in cost efficiency evaluation. This model selects key keywords that are considered to be highly related to cost efficiency by identifying the patterns and relationships of keywords through associated rule analysis and social network analysis using keywords derived from documents. In addition, it is expected to be used as a decision-making aid to determine the cost efficiency of a specific building construction site by establishing a logistic regression model using core keywords. As a systematic database of construction supervision documents and an integrated system of massive data generated by digital technology are established in the future, the accuracy and reliability of the cost efficiency evaluation model are expected to be reinforced.

  • The construction inspection is conducted by the contractor or construction supervisor after a certain stage of work has been completed. As the consturction inspection task is dependant on construction schedule, however, it is difficult to plan inspection task systematically, resulting in increased supervision costs, delays in construction, and disputes. Therefore, this study aims to integrate inspection work with schedule management to systematize inspection procedures. Firstly, the inspection work is defined based on the construction supervision checklist. Then its relationship with the construction process, required time, and resources for inspection tasks are defined in construction schedule. Lastly, a process management program is used to assess the effects of applying the inspection work and examine changes in the overall construction period and process management. The proposed method in this study can support to plan construction inspection more systematically and to improve the effectiveness of construction quality management.

  • This paper attempts to study for preliminary model for consulting school curriculum. To accomplish this goal, the meaning of school-based curriculum, supervision of school curriculum, supervision of curriculum consulting are examined. Second, The condition for supervision of school curriculum is reviewed in line of curriculum context. They are discussed problem of supervision in Korea through the diagnosis of present condition. Third, Model development for the consulting in the school curriculum is attempted for building creative curriculum management. Finally, the conception of school curriculum consulting, feature of model, and the item of actual applications are discussed.
