최근, 공공주택에 대한 소비자의 요구사항이 더욱 다양해지는 반면, 이를 공급하는 공급자 입장에서 개발사업의 불확실성은 상대적으로 증가되고 있어 건설공사 예정가격의 불확실성을 더욱 가속시키는 요인으로 작용하고 있다. 이에 본 연구는 택지개발사업 공공주택건설공사의 사업초기단계에서 공사비를 합리적으로 추정하여 발주자 입장에서 적정한 자금 투자계획 마련과, 공사수행 전반의 원가관리를 지원할 수 있는 신뢰성 있는 도구 개발을 목적으로 하였다. 2007년 상반기에서 2008년 상반기에 설계된 총 20개 공공아파트 단지를 사례로 하여 회귀분석을 실시하였다. 사례의 대표성 및 설명력을 높이기 위해 건축, 기계, 토목, 승강기, 조경, 전기, 통신공사의 단지 내 총공사금액을 합산하여 1개 표본으로 활용하였다. 또한 모형의 적합성과 실제 활용도를 높이기 위해 총공사비를 설계, 계약, 준공금액으로 구분하여 분석을 다양화 하였다. 개발모형을 실제공사비와 검증한 결과 총공사비를 준공, 설계 금액으로 설정한 추정모델은 오차율 2%이내의 매우 우수한 결과를 보였다. 본 연구를 통해 개발한 공사비 추정모델은 사업초기단계에서 소수의 데이터만으로 실제공사비에 근접하게 개략공사비를 추정할 수 있는 유용한 도구로 활용되리라 기대한다.

Construction project involves numerous repetitive operations. Especially in high-rise and apartment houses projects, the amount of repetitive operations increase and a preceding operations delay causes serious damage to the total duration of the project. This study deducts work delay factors by site engineer interview and survey. The study analyzes daily report data to deduct crucial processes affecting masonry work which has been investigated to be one of preliminary processes conducted at the beginning of finish work.

The evaluation items to assess the consumer needs are thought to be varied depending on their age, education and income. It should be noted that consumer needs are getting too diversified to notice them in time due to the rapid economic, social and cultural development. It is, therefore, considered improper to try to assess the level of consumer satisfaction and correct consumer needs by employing one evaluation method for the vastly diversified consumer types. This research is going to conduct a written questionnaire survey to the apartment dwellers in order to identify like dweller groups according to their age, income and education. Then the scope of personal characteristics of each group will be identified and the importance assessment model will be developed. Then the items on the POE will be weighted according to the assessed importance. Finally a method of developing the customer satisfaction index will be produced to quantify how much the consumers are satisfied with the project.

재개발 재건축 사업은 추진절차가 복잡하고 다양한 이해관계자들이 참여하고 있어 이해관계자들의 관계가 원만하게 조정되지 않을 경우 각종 분쟁으로 확대될 수 있다. 특히 준공이후 입주단계에서 분쟁 발생시, 당해 지역주민 중심의 조합은 사업에 대한 전문성이 부족하여 시공회사 측의 이윤 극대화로 야기되어 지는 보이지 않는 부분의 많은 권리를 포기하여야 한다. 그러나 이러한 분쟁 클레임에 관한 연구는 정부나 시공사 관점에서의 연구가 대부분이며 발주자(=조합) 관점의 연구는 거의 없다고 판단되어진다. 또한 분쟁 클레임 발생 시 관련 업무는 현재까지 안전진단업체에서 주로 수행되어져 왔으나 아직까지는 체계화되어지지 못하고 있다. 따라서 본 연구에서는 준공/ 입주 후 조합이 시공사를 대상으로 한 분쟁 클레임 발생 시 이를 합리적으로 대비하고, 재건축사업에 대한 발주자(=조합)의 권리를 확보하기 위한 건설 사업관리자 분쟁 클레임 프로세스를 제공하고 이와 더불어 각 단계별 필요한 서류의 확보를 가능케 하는 Check List를 개발하고자 한다. 본 연구를 통해 조합은 사전에 관련서류를 확보하게 되고 이로 인해 분쟁 클레임 발생 시 합리적인 대응 자료를 구축할 수 있으며, 또한 건설 사업관리자의 합리적인 사업비 분석을 가능케 하고 예상낭비를 최소화 시켜 업무의 효율화가 이루어 질 것으로 예상되어 진다.

This study evaluates the energy performance of super high-rise residential buildings with e-QUEST simulation and calculates the annual cooling and heating load. The result of this study have concluded that the most influential factor is the characteristics of the window and also suggest the most efficient window system from the result of calculation of different glasses' cooling and heating load. The result of this study shows that The most efficient method to enhance the energy performance is to use low reflective 3 pairs Low-E glass and Low-E coating(inside of outer glass) pair glass.

현재까지 국내 건설사들은 공법의 개선, 제안 등 다양한 방법을 통해 공사비 원가 절감을 도모하여 왔다. 그러나 그러한 노력들은 각 건설사별로 이루어져 왔으며 성과를 업계 차원에서 공유하는 것으로는 연결되지 못한 실정이다. 따라서 본 연구에서는 최근 완공된 공동주택 1개동 및 지하주차장의 건설 공사비를 기준으로 민간부문에서 적용된 다양한 원가절감 사례들을 조합하여 적용할 경우 기대되는 공사비 원가 절감수준을 분석하였다. 분석결과에 의하면 아파트공사의 경우 기존 대비 3.77%의 공사비 절감을, 지하주차장공사의 경우 7.33%, 그리고 아파트 및 지하주차장을 합한 총 공사비 차원에서는 5.26%의 절감이 가능한 것으로 분석되었다.

공동주택 개발사업의 타당성 검토는 분양성 및 수익성을 검토하는 부문과 법규, 환경 등의 정성적 부문이 있다. 이러한 타당성 분석업무를 합리적으로 진행하기 위하여 분석모형의 구축이 필요하고 또한 이를 보다 효율적이며 효과적으로 사용할 수 있도록 전산화 방법의 마련이 필요하다. 이를 위하여 본 연구에서는 기설정된 분석대상항목, 항목의 범주, 그 평가기준을 활용하여 타당성 분석모형의 전산화를 구축하고 이의 합리성을 입증하기 위하여 사례 프로젝트를 선정, 기존 방법으로 산출한 타당성 분석 결과와 함께 사례 프로젝트의 실제 분양결과를 모형의 전산화로 적용된 사례 프로젝트 분석결과와 비교 대비하도록 한다. 비교대비결과, 분석모형의 전산화에 의하여 산출된 결과 값이 실제 분양결과와 일정한 상관성이 있음을 보이고 있다. 즉, 사례 프로젝트별 수익성은 모형을 이용한 분석방법이 보다 실제와 접근하고 있음을 알 수 있다. 따라서, 공동주택 개발사업 타당성 분석모형의 전산화에 의한 타당성 분석작업은 보다 효율적이며 타당성 평가예측의 정확도를 높이는 툴(tool)로서 평가된다.

공공발주기관의 동절기 공사불능기간의 운영은 공사기간을 길게 하고, 건설사업비를 증가시킨다 또한, 건설인력의 활용을 어렵게 하여 근로소득을 감소시킴으로써 국가 경제에도 나쁜 영향을 미친다. 그러므로 동절기에도 골조공사는 시행되어야 할 것이다. 그러나 동절기에 골조공사만 시행하고 마감공사를 시행하지 않을 경우, 골조공사의 빠른 진척이 마감공사의 주공정선에 영향을 미치게 됨으로 이에 대한 규명이 필요하다. 본 연구에서는 동절기 골조공사 시행이 마감공사의 주공정선의 작업기간에 미치는 영향을 규명하였다. 이를 위해 가상현장을 설정한 후, 이 현장을 대상으로 마감공사의 공정표와 주공정선, 전체 공정표 및 주공정선을 작성하고, 공정시뮬레이션을 실시하였다. 본 연구결과는 동절기 골조공사 시행 시 아파트 공사의 공기산정에 유용하게 활용될 수 있을 것이다.

In the early stages of a construction project, the most important thing is to predict construction costs in a rational way. For this reason, many studies have been performed on the estimation of construction costs for apartment housing and office buildings at early stage using artificial intelligence, statistics, and the like. In this study, cost data held by a provincial Office of Education on elementary schools constructed from 2004 to 2007 were used to compare the multiple regression model with an artificial neural network model. A total of 96 historical data were classified into 76 historical data for constructing models and 20 historical data for comparing the constructed regression model with the artificial neural network model. The results of an analysis of predicted construction costs were that the error rate of the artificial neural network model is lower than that of the multiple regression model.

When various construction types of architectural construction are proceeded in order, the reinforced concrete construction is the frame construction which takes up the most important proportion among the construction process. Thus, the analysis of the effectiveness and productivity of the reinforced concrete construction is necessarily needed for smooth performance of construction projects. However, the conventional studies are performing the analysis of the productivity of only part(mould and steel) of the reinforced concrete construction and they have limitation in that they do not propose quantitatively the overall productivity of reinforced concrete construction.
