Investigating the Impact of Project Management on Construction Defects in Housing Projects: With a Focus on Project Manager Experience (프로젝트 관리가 공동주택 건설의 하자 발생에 미치는 영향: 프로젝트 매니저 경험의 조절효과를 중심으로)

  • Recently, defects that occurred during the construction of apartment houses have become a social issue. Defects in apartment houses lead to waste of resources and economic loss, causing psychological and physical damage to customers, and a decrease in reliability and financial loss to construction companies. The purpose of this study was to analyze the impact of defect occurrence according to the difference in project management level in the apartment housing construction stage, and to investigate the extent to which the project manager's experience affects the defect occurrence rate. For the empirical analysis of the study, statistical analysis was conducted using data collected from 130 actual projects. The results of the analysis showed that schedule management, cost management, and quality management had a positive effect on reducing the defect occurrence rate in the execution stage of apartment housing construction, while human resource management productivity had a negative effect. This study theoretically demonstrated the importance of project management, and in practice, showed that schedule management, cost management, and quality management should be faithfully performed in the execution stage to reduce the rate of defects after project completion. It was also suggested that hiring an experienced project manager would help reduce project defects.

  • The reclaimed land has peculiar characteristic of nature environment unlike midtown or inland and also, in comparison with inland, has bad weather condition, such as low temperature, strong wind, excessive sunshine, and moisture involved in a salt. Therefore the case of developing water front needs understanding characteristic of weather environment mused by reclamation in detail and proper development and organized maintenance. If development which doesn't investigate topographic and climate characteristic sufficiently is drove ahead, a rise of expense for energy and maintenance is going to be mused by deteriorating weather environmental, occurring a flaw of facility and calculating inaccurate capacity of facility. We looked into the weather state and drew up the standard weather data of the newport area in Busan which is reclaiming and developing now. In this research at the base qf the standard weather data, we calculate the dynamic peak loads for commerce, business and residence and then we utilize the results of the load calculation as basic information to determine facility capacity in the rear city of the newport area.

A Proposal for Optimizing Unit Modular System Process to Improve Efficiency in Off-site Manufacture, Transportation and On-site Installation (유닛 모듈러 공법의 효율성 확보를 위한 공장제작, 운반, 현장설치의 최적 공정 제안)

  • A unit modular system is a construction method which installs on site by manufacturing 50%~90% of the whole process in the factory. This method can minimize the process in the site and maximize the operation, which will reduce the duration and improve the overall quality. The recent paradigm of construction is to be sustainable building. Modular system can be regarded as a sustainable building construction method because it can reduce the amount of construction waste by recycling partial or whole part of overdue building be torn down. A unit modular system is the answer to cope with the increasing market of small size housings. A unit modular system is the most appropriate option at this point. This research proposes the standard operation and construction process of modular system, which enable to optimal system. A case study of reconstructing small-size housing was introduced to support this proposal. Finished unit modular is the reasonable way. However, 80% of complication rate of the modular is the most rational when a defect occurrence during delivery is considered.

  • The objective of this study is to identify ways to resolve conflicts arising from building new roads or expanding existing roads by introducing negotiation techniques to the Jeju government. A case of city planning (Jungjeong-ro, Seogwipo City, Jeju Special Self-Governing Province) was analyzed in this study in an aspect of negotiation. In the case, the Committee for Promoting and Vitalizing Jungjeong-ro conducted negotiations from February, 2011 to December, 2011. This study proposes ways to establish systems which resolve problems during negotiation processes and frame concepts related to negotiation in the overall administrative systems. Firstly, setting up a negotiation management team within the provincial office and supporting it fully is needed. Secondly, there should be a process in which decisions made by the negotiation team become authoritative. Thirdly, for smooth negotiation processes, it is necessary to formulate ground rules and make negotiating parties obey them thoroughly. Fourthly, a negotiation clinic team should be established at the Jeju provincial government. Fifthly, there should be a negotiation school within the framework of human resources development. Sixthly, If officials do their negotiation jobs positively, a reward system should be established to give them adequate rewards. Lastly, concept of negotiation should take root in administration in general.

Experimental Study on the Characteristics of Asphalt Seal Waterproofing Material for Underground External Walls According to Temperature (온조도건에 따른 외벽방수용 아스팔트 씰계 재료의 흘러내림 특성에 관한 실험)

  • The present study investigated the characteristics of vertical sagging down of high temperature in chamber and characteristics of vertical sagging down in the outdoor asphalt sheet and asphalt seal under korea ltimate condition using asphalt seal products of solvent based type, solventless type, water dispersion type, and heat melting type, which are currently applied in Korea. Prior to the investigation of outdoor vertical sagging down characteristics, the assessment of sagging down performance of single use of sealing products at $20^{\circ}C$, $40^{\circ}C$, $60^{\circ}C$ was conducted and the result showed that sagging down did not occur at $20^{\circ}C$ but some solventless type, water dispersion type specimens at $40^{\circ}C$ had sagging down up to 10 mm. In addition, some solventless type, water dispersion type specimens had sagging down up to 55 mm at $60^{\circ}C$. For specimens to which asphalt seal and renovated asphalt sheet were layered over the outdoor concrete vertical surface, sheet sagging and sagging down occurred up to 50 mm in water dispersion specimens after three month later since the construction in summer.

  • Many disputes are happened with various causes in overseas construction projects. One of major disputes is closely related with nominated subcontractors (NSC). This paper investigates 30 judical precedents for Singapore, Malaysia and Hongkong to analyze the detailed disputes related with the NSC, and then the judical precedents are classified into 6 categories: Delay and Defect Trouble (T1), Contract Relation (T2), Payment Trouble (T3), Set-off (T4), Liquidation (T5) and so forth (T6). According to the analytical results, the frequency of occurrence of disputes is considerably related with social and economical changes, and the dispute between NSC and employer for residential and commercial building projects is the most frequently happened case. As the results of analysis, therefore, it is concluded that the employer needs to response aggressively to the problems related with NSC, and it is also important to make the council for communication among related bodies. Furthermore, the institutional reform that make the role and the responsibility of employer consistent under considering contract terms and conditions is considered as the most important and fundamental issue.

An Experimental Study and Value Analysis for Performance Assessment of the Embo-thane Membrane Waterproofing Method (엘보탄도막방수공법의 성능평가를 위한실험적 연구 및 VE분석)

  • Since 1970s, urethane waterproofing method is broadly used in rooftops, underground spaces, and sports stadium for its outstanding ultraviolet blockage, watertightness, and elasticity. However, development of slippage-resistance and endurance, improvement of function considering convenience and visually pleasing of users, urethane waterproofing method is necessary, since rooftops and underground spaces have slippage and external force risks. Therefore, many improved waterproofing methods are being developed and, recently, embo-thane waterproofing method, which applies embo-spray coating system, has been developed. This paper explains exposure, nonexposure, and floor-material of embo-thane waterproofing method, and then perform experimental study for comparison with urethane waterproofing method about tensile strength, coefficient of expansion, performance of bond, anti-abrasion, and slippage-resistance. In addition, the performance index was presented for the superiority of embo-thane waterproofing method compared to urethane by setting up evaluation criteria considering not only physical performance but also design side of embo-thane waterproofing method, and Value Analysis applying AHP. Also for an assessment considering uncertain result, Monte Carlo Simulation Method was used to operate reliability analysis through statistic approach method.

A Study on Improving Architect Property Insurance for Safety Accidents of Building (건축물 안전사고에 대비한 건축사 손해보험 개선 연구)

  • This study analyzed operating condition and the problems of damage compensation insunace (property insurance) for qualified architect and derived some suggsetions for improvement. The Certified Architects Act requires all building design and construction supervision to buy property insurance. This study proposes following suggestions to solve problems of current architect property insurance. Firstly, we need to increase the insurance purchasing rate of damage compensation insurance for qualified architect. It is necessary to clearly specify the matters concerning the submission of insurance policies by the architects, which is currently carried out by the Minister's official letter, in the form of official announcement. Secondly, proper insured amount should be adjusted. In order to insured substantial compensation capacity, total amount of insurance should be enlarged. Thirdly, the insurance period should be extended to one year after completion of building to allow compensation for accidents due to design negligence. Generally, the design defect can mostly be identified within one year after completion. Fourthly, insurance coverage should be extended. In the long run, it is essential to enlarge the scope of the security not only to property damage but also to human losses. Finally, an accident record sharing system should be established among insurance companies, so that proper insurance premiums or discounts can be made based on the system.

Comparison of Construction Cost Applied by RC and PC Construction Method for Apartment House and Establishment of OSC Economic Analysis Framework (공동주택 RC 및 PC공법 적용 공사비 비교 및 OSC의 포괄적 경제성 분석 프레임워크 구축)

  • OSC is a type of supply chain and value chain that spans the entire process of construction production (planning, design, construction, maintenance, etc.). It is a method of producing the final object by manufacturing it in a factory, transporting it to the site, installing and construction. This research as is the construction cost was compared for each case A, which applied the PC method, and case B, which applied the RC method. In the case of applying the PC method (excluding the PC design cost), compared to the case where only the RC method was applied, the frame construction cost per unit quantity (m3) increased by about 70% (50% based on the total RC construction type). Of the total frame construction cost of PC method application, PC accounted for 90.2%, 'PC manufacturing cost' 54.8%, 'PC assembly cost' 28.5%, and 'transportation cost' accounted for 6.89%. Also a decision-making framework that can consider both costs and benefits was established. In the case of benefits, the construction period, defect repair, disaster occurrence, energy efficiency, noise/dust/waste, and greenhouse gas emission indicators reflecting OSC technical advantages were presented. It can contribute to providing a basis for helping decision-making on the introduction of PC apartment houses using OSC.

Analysis of Dietary Education Contents in Picture Books for Young Children Nutrition Education (유아 영양교육을 위한 유아용 그림책에 나타난 식생활교육 내용 분석)

  • In order to develop a picture book for desirable eating habits of young children, the contents of nutrition education in picture books were analyzed. A total of 128 picture books were analyzed: 42 picture books from the Nuri-curriculum teacher's guide (Nuri), 40 picture books recommended by the National Library for Children & Young Adults (NLCY), and 46 picture books published by the Center for Children's Food-service Management (CCFM). As a result of analysis of dietary guidelines for Koreans, the item that appeared most frequently in picture books was 'Consume a variety of foods every day' (28.91%). The second most common dietary guidelines in the picture books was 'Enjoy a diet that incorporates local ingredients and is environmentally conscious' (21.88%). As a result of examining the main goal of 'eating right' in the Nuri Curriculum, 'healthy food' accounted for 36.72% and 'eating a variety of food' accounted for 30.47%. 'Eating with the right attitude' 4.69%, 'valuing food' 3.13%, and 'dining etiquette' 6.25% were low. Therefore, it is necessary to develop and distribute picture books that reflect the contents that are insufficient.
