A Study on the process for Managing the Reliability of Conceptual cost estimates in Building Projects (건축 프로젝트 개산견적 신뢰도 관리 프로세스에 관한 연구)

  • Conceptual cost is estimated with insufficient information at an early stage of a building construction project, resulting in an inevitable gap between conceptual estimated cost and real constructed cost. For a project to be successful, this gap must be managed to be lower than a reliable level. Therefore, the purpose of this study is to propose a structural process for managing the reliability of conceptual cost estimates at an early stage of a building construction project. In researching this study, conceptual cost estimate experts were interviewed,and a risk management process was studied. Reliability assessment and a review process for improving the quality of conceptual cost estimate and the planning strategy of reliability management based on previous similar projects were added to the present estimate process. The proposed reliability management process will improve the chances of a successful project, by helping to decrease the risk of conceptual estimated cost.

  • There is much more possibilities of encounter of critical problems and uncertain factors in construction project it is very important to analyze various risk factors of the project in its first stage. Because of the uncertainty, we need to study about the construction insurance scheme for risk-transfer within construction management method. This research methodology has been devised through analysis of characteristic of classified domestic construction insurance as well as some related foreign insurance system.

  • Early planning phase of private development project is an important part in mercy of failure and success of all project. Hut reliability of analysis result existing planning phase in not high to the importance. So we analyzed a basic problem point through case study and research data analysis of planning phase in private development project. After this, there is a cause in no establishment of systemic model about work processing and method of planning phase. We would like to suggest the solution through establishment of planning phase analysis processing and risk management model. We think that suggested analysis method increase the credibility of analysis result. With this, we anticipate we suggest the guideline in project process phase and that assist the effective accomplishment of project.

  • 소프트웨어 개발은 복잡도가 높고 가시성 확보가 어려워 전략적으로 접근해야 한다. 일반 개발 프로젝트에서 개발 전략은 특정 개발 모델과 프로젝트 관리 기법을 사용하겠다는 것이 주류를 이루고 있다. 이러한 방법은 각 개발 단계에서 업무를 진행하는 프로젝트 참여자가 프로젝트 전체를 보지 못하고 각자의 전문 분야만을 국지적으로 개발하여 초기에 의도된 대로 개발되지 않는 결과를 초래하는 경우가 다반사여서 개발 전략으로서의 역할을 적절히 수행하지 못하는 문제가 있다. 본 연구에서는 리스크 기반의 개발 전략을 제시한다. 개발 프로젝트 전체는 물론 개발의 각 단계 별로 전략이 존재할 수 있으며, 전사 차원과 프로젝트 차원의 전략이 존재한다. 분석한 리스크 레벨에 차등적으로 개발 리소스를 할당하고, 개발 기법을 사용하고, 리뷰 및 검증 활동을 진행하여 제한된 개발 리소스를 합리적이고 적절하게 사용하여 개발하고, 개발 과정을 모니터링 및 제어하는 접근법이다. 이미 개발의 일부인 테스팅 분야에서는 리스크 기반 테스팅 전략이라는 이름으로 활용하여 직간접적인 효과를 보고 있으며, 같은 개념을 개발 전체로 확장하여 개발 전략으로 체계화하여 제시한다.

  • 현대 S/W 프로젝트에서의 규모와 복잡성이 증대됨에 따라 표준 프로젝트 관리 프로세스의 도입과 연구가 활발하게 진행이 되고 있으나, 운영성 프로젝트와 같은 소규모 프로젝트의 관리를 위한 프로젝트 관리 프로세스에 대한 연구는 미흡한 실정이다. 본 논문에서는 국제 표준 프로젝트 관리 프로세스인 ISO-21500 과 실제 소규모 프로젝트 수행사례를 비교하여 소규모 프로젝트 관리 특성을 파악하고, Core 관리영역과 Support 프로세스 영역을 비교 분석하였다. 연구 결과로 소규모 프로젝트의 통합, 범위, 일정 관리 영역 항목에서 품질 및 리스크와 같은 다른 관리 영역에 비해 더 많은 비중으로 수행되고 있음을 확인할 수 있었다. 향후 본 연구를 통해 소규모 프로젝트 수행 시 고려되어야 할 사항들을 정의하여 소규모 소프트웨어 프로젝트를 더 성공적으로 수행할 수 있도록 도움이 되고자 한다.

  • The building construction projects include a variety of risk factors due to uncertainties. To succeed in the projects, it is important how risks are managed. Risk management is composed of identification, analysis and response. Especially, the risk analysis is important to objectively calculate significance of risk factors. This paper evaluates a method to find priorities of risks using the AHP(Analytic Hierarchy Process). The method has some defects; (1) the consistency becomes weak as the number of pair-wise compared risks is large, and (2) the input and output procedures are complex when risks are added to or removed from a risk database. Thus the paper adopts the PROMETHEE(Preference Ranking Organization METHod Enrichment Evaluations) analysis process which is able to overcome the limitation of the AHP restricted to 9 risk factors. The PROMETHEE makes the procedure of risk analysis simple, when the risk factors pull out and put in the risk database. The purpose of this study is to provide process of risk analysis to use the PROMETHEE.

  • Feasibility study on large scale projects like an investment on infrastructure development is very important because it provides fundamental data which determine the total investment size and duration. However, previous feasibility studies have a few problems of ambiguous estimation standards, unsystematical estimation methods, and so on. Accordingly, this study intends to regulate tile problems on economic feasibility as well as financial feasibility study which have been considered more critical in recent time, subsequently presents a reform measure. Also, this study identifies predictable risks during the feasibility study, presents a scheme which lets investor and owner control the risk themselves through a process which uses theoretical and political management plans.

  • This study suggested CRMS (construction risk management system) which is a new risk analysis model after analyzing existing risk management process for to guarantee a successful performance at the construction planning and work phase. CRMS is risk management procedures in order that the contractor identify, analyze and administrate the risk during performing construction project. This model may give much help to quantify and be ready the right managing methods about identified risk by the contractor. Especially, the most important and difficult things of all risk management may be to identify risk in the project. This study make more focusing on the developing a procedure that can identify risk more easily in the construction project. The risk is divided into global risk and local risk of a project. Also, this study suggests methods which are using the RBS (risk breakdown structure) related with WBS. This result will be useful as basic materials for developing computerizing system for risk management.

  • Considering about construction projects characteristics, there Is an existing uncertainty which causes inaccuracy or invalidity under decision making situation. Therefore, cost risk analysis of numerous construction projects are Inclined to depend on expert's experiences and subjective judgements. In Korean domestic construction works, however, there is no reasonable method or process for applying subjective elements. Only probabilistic analysis using objective calculation are being used now. This research suggests a cost risk analysis method to analyze quantitatively Cost Impact by risk, and it appraises expert's subjective elements for the purpose of enhancing validity of cost estimation. Moreover, a new cost risk analysis method is introduced for providing convenient user interface in practical business.
