A Study on the Apartment Choice and Housing Satisfaction by the Type of Housing Value (주거가치 유형화에 따른 아파트 선택 및 주거만족도에 관한 연구)

  • The purpose of this study is to find the apartment Choice and Housing Satisfaction by the Housing Value Segmentation. Survey questionnaires were conducted on 1103 married women from three residential areas in Daegu. Data were analized by SPSS package program. Major findings are the following: Quality oriented type preferred environment oriented and multiple apartment. Safety investment type answered the bases of the information as of sales/model house, real estate office, oral information from relative neighbor. Ostentation negative type is dissatisfied for the present apartment were listed such as inconvenient inner structure and inner space, education environment for children, privacy protection, convenient transportation for the urban area. Convenience educational environment type is dissatisfied for the present apartment were listed such as inconvenient inner structure and inner space, anti sonic materials, education environment for children, privacy protection.

A Study on the Effects of Choice Attributes of the Housing on the Loyalty (주거선택속성이 애호도에 미치는 영향력에 관한 연구: 서초구를 중심으로)

  • Residential environment is not only the physical aspects affected by the unique characteristics of the residents, social, economic, cultural, etc. are closely related to many environmental factors. This research is based on choice attribute theory that substantially explains how housing choice attributes affect loyalty via image, perceived value in Secho. This paper investigate empirically relationship between selection properties of residential environment and loyalty, moderating effect of image and perceived value. Results were computed using SPSS 20.0 statistical analysis programs. The results are summarized as follows. First, The elements of choice attribute are divided into six factor, such as regional reputation, green environment, convenience, property value, safety, housing status. In the results of the analyses, housing choice properties gives a positive influence to the loyalty. Second, testing its mediating role, I use the three regression equation models by Baron and Kenny. When the mediator effect of image, perceived value was represented, the effect of image and perceived value was statistically significant. Thus, the mediating role of image and perceived value was supported. It means the higher image and perceived value can enhance loyalty of Secho.

  • The purpose of this study is to inquire the change of residential value in the phenomena related with apartment living culture for recent 10 years. To investigate the apartment culture and residential values, articles in daily newspapers, which is related to 'apartment,' has been analysed by theme divided into physical, behavioral, valuable aspects. As a result, it han found that there were higher concern about economic value the any other values. Also, some of recent trands was found out in this study, such as, high quality, diversification, identity, healthy life, etc. Here this study is purposed to serve exploring the basis of healthier living culture for the future.

Housing Values and Satisfaction among University Students in Gwangju and the Chonnam Area (광주.전남지역 대학생의 주거가치와 주거 만족도)

  • The purpose of this study is to gather baseline data on perceived housing values and satisfaction rates among consumers with the aim of using this information for future planning. Self-administered questionnaires were provided to 1000 university students from Gwangju and the Chonnam area from 2007 October 8th to 30th. The collected data was used to conduct comparative and descriptive statistical analysis: factor analysis, cluster analysis, t-test, $x^2-test$ and one-way ANOVA. The main findings are as follows: Firstly, in relation to perceived house values, students identified three factors as important: pursuit of convenience, disposition toward individuality-orientation and consciousness of others. The respondents regarded convenience as very important, especially in regard to one's safety, health and location of amenities. Secondly, cluster analysis based on perceived house value revealed passive and energetic types. Students in the energetic type exhibited a tendency to prefer convenience, independence, and consciousness of others. Finally in terms of housing satisfaction, the respondents identified four factors as important: house quality, neighborhood environment, local socio-psychological environment, and location. Housing satisfaction was higher among students who lived in large or new houses, shared the same house with their family, and had a room all to themselves. Accoding to these findings, university students important value safety, health and environmental-friendliness in a house and they find location important. Therefore, future houses should reflect these wants.

  • Due to the recent changes in residential value, user needs for various spaces in residential space are increasing. However, it is not easy to change and reconstruct the first residential form according to the needs of the user due to the characteristics of the residential space where movement and deformation are difficult. Therefore, this study aims to derive a plan to meet user needs according to changing residential value by using fully autonomous vehicles with a concept of space that can be moved. First, the existing residential space was classified through literature research, and based on this, the space type of the fully autonomous vehicle for the residential was derived through user research. Then, through the survey method and statistical analysis, user needs analysis for residential space, usefulness analysis of derived space type and type specification were carried out. Finally, based on the results of the study, the design direction of the fully autonomous vehicle for residential purpose was presented. Based on the user's perception, it is meaningful that it categorizes the space of the fully autonomous vehicle for residential purposes and suggests the design direction.

  • 현재 홈네트워크 산업의 부진과 문제점 현황을 정리해 보면, 이용자 입장에서는 꼭 필요한 서비스라고 느낄 수 없다는 점과 비용 대비 가치의 불만족 등 유용성의 문제점이 있으며, 소비자의 낮은 인지도와 상품 이해도의 용이성 문제를 언급할 수 있다(이희상 외, 2006). 본 연구에서는 Davis(1989)가 제안한 기술수용모델에 기반하여, 현재 홈 네트워크가 설치된 서울 시내의 아파트 주민들을 대상으로 인지된 유용성과 용이성이 홈 네트워크에 대한 사용의도에 미치는 영향을 실증적으로 분석하였다. 나아가, 홈 네트워크에 대한 사용의도가 해당 아파트의 주거가치에 대한 인식에 어떠한 영향을 미치는 지도 연구하였다. 그 결과, 인지된 용이성과 유용성은 홈 네트워크에 대한 사용의도에 정의 영향을 미쳤으며, 그 중 용이성은 유용성에 대한 선행변수로 작용함을 확인하였다. 또한, 홈 네트워크에 대한 사용의도는 해당 주거지에 대한 가치를 제고하는데 영향을 미침을 입증하였다.

  • The purpose of this study is to explore empirically the effects of the residential environments and housing consciousness on the housing tenure choice of newlyweds in the Seoul metropolitan region. Regarding the results of the empirical analysis, firstly, not only the household's attributes and housing characteristics but also the residential environments and housing consciousness were significant factors on housing tenure choice. Secondly, as a household considers worse housing quality and better environmental quality surrounding the housing, the household chose Cheonsei housing more often than owner-occupied housing. On the other hand, as a household reviews only better living condition, the selection probability of monthly rent was higher. Thirdly, as a household regards that the housing investment value was more important, the choice probability of owner-occupied housing was higher than that of other tenure types.

The Effects of Housing Values on Housing Satisfaction Model (주거만족도 모델에서의 주거가치의 역할 연구)

  • This study was designed to examine the effects of housing values on housing satisfaction model. The empirical model of this study was based on the Goulart(1982). Data were collected through questionnaire survey, and the sample consisted of 285 households in Kimhae. Housing values were grouped into four clusters : the health and convenience value, the personal and social value, the location value, and the economic value. The major findings were that 1) the concordance between values and the actual housing conditions contributes significantly to the prediction of housing astisfaction, and 2) the control variables including sociodemographic and economic characteristics and housing values themselves did not directly influence on housing satisfaction.
