A Study on the Location Efficiency and the Development of Transit-Oriented Development Theory (TOD이론의 발전과 입지효율성에 관한 연구)

  • The purpose of this study is to analysis the concept of location efficiency, a base for the qualitative evaluation of TOD, and to propose the method of urban design for the improvement of location efficiency. Because of the environmental crisis by urbanization, sprawl and global warming, the importance of the solution through TOD has been increasing. For the future development of TOD, it becomes important to evaluate TOD qualitatively. From the study, it is grasped that location efficiency contains the concepts of value recapture, QoL and choice, financial return, and efficient regional land use and patterns. And the method of urban design for location efficiency is proposed as the followings: Form Based Zoning as land use plan, TOD and TOC model as node function, and street systems, mixed-use development, characteristic housing with various types, and networking of neighborhood facilities as place function.

Determinants of Multiplex Movie Theater's Box Office Performance :Focused on Facilities, Trade Area and Location Factors (멀티플렉스 영화관의 보유시설, 상권 및 입지요인이 영화관 매출에 미치는 영향에 대한 탐색적 연구)

  • Korea's film industry has been growing over the last 10 years, and there has been much attention to the antecedents of film box office sales both academic and business communities. So far, previous research which explained success factors of film or movie mainly focused on 3 stages, production, distribution and screening. However, these 3 steps are heavily vertically integrated in Korea's firm industry unlike United States. Almost 130% of movie theaters are multiplex chain and operated by film production companies such as CJ and Lotte Entertainment In this situation, film sales are likely to he affected by movie theaters own facilities or location factors rather than movie contents. Based. on resource-based view and S-C-P paradigm, the authors examined "whether movie theater's facilities factors and trade area factors such as accessibility, competitive situation, and population have effect to movie theater's sales revenues. The results showed that the average occupancy of theater is the most important factor to movie theaters sales in both large and small cities. In large cities, movie theater's facilities factors which included vibration seat special sound system, premium movie theater, VIP lounge are relatively important than trade area factors. In contrast, in small cities, location factors and accessibility are the most important factors to movie theaters sales. We discuss the managerial and theoretical implication for the results and the specific limitations are suggested at the end of the paper.

A Study on Selection of Proposed Waste Facilities Sites using Geographic Information System (지리정보체계를 이용한 일반폐기물 매립후보지의 입지선정에 관한 연구)

  • The purpose of this paper is to select proposed waste facilities sites after consideration of relative importance of siting factors. From the literature review we have established the siting factors affecting selecting waste facilities sites, and constructed hierarchy of siting factors to evaluate the relative importance of the factors using Analytical Hierarchy Process(AHP). After mail surveying of expert group, we have analyzed the relative importance of siting factors affecting waste facilities. We have constructed Geographic Information System(GIS) of raster type, based on seventeen theme maps of siting factors on waste facilities, to select the proposed waste facilities sites after consideration of the relative importance of the siting factors for Gyongsan city, in Korea. After applying linear combination method, and factor combination method to overcome the methodological limitations of land suitability analysis, we have found five proposed sites, where intersected with proposed sites obtained from the two methods. From this research we have found that 1) methodologically, using GIS for selection of proposed waste facilities sites turned out to be highly useful, 2) application of relative importance of siting factors and two methods of land suitability analysis in selection of proposed waste facilities sites are pertinent enough to provide valid and reliable results, and 3) the research methods and approach employed in this research will be highly useful in site selection of other major facilities.

  • Finding the ideal location for your business is one of the most critical and important steps you will have to undertake. Otherwise, done in the wrong way you will only end up paying an expensive cost for an unsuitable location. Therefore to select the perfect location for your business, this study makes a reasonable and simple model for retail shops by calculating occupation population for each store applying Huffs "Probability Theory" to Hypermarket in Seoul. Then this study, based on occupation population, has divided every unit section (dong scale) into 4 market types which represent the state of the competitive markets, including monopoly, oligopoly, competitive, and noncompetitive markets. Consequently, the most reasonable place to locate a new store is where it can take most of the customers, that is, a place which can take non-competitive market as much as possible and is distant far enough from competitive market where competition is severe.

  • 정보 기술의 발전으로 금융 채널의 다양화를 이루게 되었으며, 최근 인터넷 뱅킹에 이어 모바일 뱅킹이 도입되면서 금융 채널의 다양화와 급속화가 진행되고 있다. 이는 차별적 고객 채널의 도입과 운용의 필요성을 제시하며, 고객의 특성 및 거래액, 고객이 느끼는 각 채널별 특성을 고려하여 고객 만족 전략을 전개할 수 있음을 시사한다. 본 연구는 다양화된 금융 매체의 특성과 금융 업무 처리를 수행함에 있어 각 매체별 사용량에 영향을 미치는 요인의 차이는 어떤 것이며, 금융 채널의 사용에 영향을 미치는 매체의 특성들이 반영된 상황 발생시 상황에 얼마나 부합되는 금융 채널을 선택하는지에 대해서도 실증 분석하였다. 연구결과, 오프라인 매체라 할 수 있는 은행 창구와 ATM은 입지에 민감한 금융 매체임에 따라 편리성이 사용량에 영향을 미치는 요인으로 나타났으며, 온라인 매체라 할 수 있는 폰뱅킹, 인터넷 뱅킹, 모바일 뱅킹은 입지나 위치와는 상관없는 기술적 안전성이 보장되어야 하는 신뢰성이 사용량에 영향을 미치는 요인으로 나타났다. 본 연구에서는 금융 매체별 사용량에 영향을 미치는 특성을 파악함으로써 금융 기관의 차별적 고객 채널의 도입과 운용의 필요성을 제시하고 있다.

Analysis of Location Patterns for Protected Horticulture (시설원예의 입지유형 분석)

  • Location patterns of protected horticulture were analyzed using a multiple correspondence analysis(MCA). The analysis could be used in evaluating location suitability of protected horticulture. The location factors of the protected horticulture for MCA include land category, size of protected horticulture, land slope, topography, effictive soil depth, irrigation and drainage condition, distance from roads, and so forth. The results showed that there were three different location patterns of protected horticulture. The first pattern was characterized by their nearness to villages. The facilities of this pattern were mainly located near to residential area. The second pattern was of those found in plain area. The facilities of this pattern were large in scale and located in paddy field far from residential area. The facilities of the last pattern were small in scale and located on nonpaddy fields. They were mostly found in hilly or mountainous area.

  • 도시화는 현대사회의 가장 큰 특징이며 도시가 성장하면서 과거의 기능이 변화하고 도시내부의 공간구조가 점차 기능적으로 분화하는 경향이 있다. 그 중 가장 주목할 만한 것 중의 하나는 주거지역의 입지변화와 공간적 확산과정에서 나타나는 주거지 분화현상이다. 도시생태학자 Hoyt은 주거지 이동패턴에 대하여 도시 내의 주거지분포 패턴을 결정짓는 핵심적인 요인으로 최고지대를 지불할 수 있는 부유층의 주거입지 선택에 따라 전체 도시의 계층별 주거분포가 영향을 받게 된다고 주장하였다. 서울은 소규모로 계획된 역사도시에서 인구 1000만의 대도시로 성장하여 오면서 많은 구조적 변화를 경험하여 현재의 공간구조를 이루게 되었다. 현재 전체 서울의 주택지는 동일한 것이 아니고 각종 주위환경에 따른 성격과 특성을 달리하는 요소로 구성되어 있다. 이 특성을 달리하는 주택지들이 모여서 각기 상이한 역할을 수행하고 서로 기능적 관계를 맺으면서 주택지를 형성하고 있다. 선형이론(Hoyt's Sector theory)에 따르면 고급주택지역의 도시 공간구조에 많은 영향을 미치고 있다고 주장하였다. 그럼에도 불구하고 서울의 고급주택지역의 분포와 그 입지 특성에 관한 연구는 미비한 실정이다. 본 연구의 목적은 서울시 고급주택지역의 분포를 형성하는 원인을 규명하는데 있다. 고급주택지의 지역적 분포를 파악하여 그 입지 성향과 특성을 알게 되면 도시의 토지이용계획, 특히 주거지계획에 도움이 될 수 있다.

Online Information Retrieval and Changes in the Restaurant Location: The Case Study of Seoul (온라인 정보검색과 음식점 입지에 나타나는 변화: 서울시를 사례로)

  • This study identifies the impact of social network service (SNS) on the spatial characteristics of retail stores locations in the hyper-connected society, which have been closely related to the everyday lives of urban residents. In particular, we focus on the changes in the spatial distribution of restaurants since the information retrieval process was added to the decision-making process of a consumer's restaurant selection. Empirically, we analyze restaurants in Seoul, Korea since the smart-phone was introduced. By applying the kernel density estimation and Moran's I index, we examine the changes in the spatial distribution pattern of restaurants during the last ten years for running, newly-open and closed restaurants as well as SNS popular ones. Finally, we develop a spatial regression model to identify geographic features affecting their locations. As the results, we identified geographical variables and online factors that influence the location of restaurants. The results of this study could provide important groundwork for food and beverage location planning and policy formulation.
