Analysis of Residential Location Preference Factors by Characteristics of Households in the Case of Seoul Metropolitan Area Households : Comparative Analysis with the Case of Daegu·Gyeongbuk Households (수도권 가구의 가구특성별 주거입지 선호요인 분석 - 대구·경북 가구사례와의 비교분석 -)

  • The purpose of this paper is to analyze the residential location preference factors by households' characteristics in the case of Seoul metropolitan area households. The main results of this study are as follows. Firstly, residential location factors most preferred by Seoul metropolitan area households are accessibility of public transportation, followed by security and living environment. Therefore, we can see Seoul metropolitan area households prefer amenity and quality of life as residential location factors. Secondly, according to the results of AHP by age and household income, the residential location factors Seoul metropolitan area households prefer are different by age and household income. Thirdly, according to the results of comparative analysis between the case of Seoul metropolitan area and Daegu Gyeongbuk households, Seoul metropolitan area households more prefer safety and quality of life, on the other hand, Daegu Gyeongbuk households more prefer investment value of housing.

  • This paper aims to analyze the effects of the residential area and personal characteristics of households on the preference of residential location factors. The main results of this study are as follows. Firstly, considering the results of multiple regression analysis, it can be seen that preference of location factors is differentiated according to the residential area and personal characteristics of households by individual location factors. Secondly, considering the results of binomial logistic regression analysis, it can be also elucidated that the preferred location factors are differentiated according to the residential area and personal characteristics of the households. Therefore, it is judged that the residential area and personal characteristics of household and the location factors of the household are mutually influencing each other.

  • This paper aims at, analyzing the characteristics of immigration path, residential status and residential location preference of Korean immigrants in Washington State of United State. The main results of this study are as follows. Firstly, according to the questionnaire survey results, respondents tend to prefer own housing as their incomes are higher. Secondly, Location factors which respondents most prefer are safety, natural environment and school district. Thirdly, household income influences the housing ownership rate of respondents, according to the result of binomial logistic regression analysis on the impact of individual characteristics of the respondents on the housing ownership structure. Finally, according to the results of logistic regression analysis on the impact of individual characteristics and housing ownership structure of the respondents on the residential location preferences, (1) respondents who own housings more prefer school district as residential location factor, (2) respondents their age are over 40 years old prefer safety/amenity as residential location factor, (3) respondents their immigration period are more than 10 years prefer safety/amenity as residential location factor, (4) respondents their initial immigration region are not Washington state prefer safety/amenity as residential location factor.

Preference on the locations of Future House in Metropolitan Area, In Case of Taegu-si and Its Neighboring Areas (대도시권 지역의 미래 주택입지 선호도, 대구광역시권을 사례로)

  • This study analyzes the decision-making processes for university students to choose the location of their future houses in metropolitan area. Based on their intuitive judgment, the university students prefer the general criteria, transportation, facility, education and society, and economy in order. The Kendall coefficient of concordance W which determines the association among the rankings of the students' judgement on the importance of the general criteria is so low. It means that the students highly disagree their rankings of the importance of the general criteria. The rankings of the importance of the criteria like as transportation and education society are concentrated on a mean value, but those of the criteria like natural environment and economy are relatively dispersed. The students prefer the area between the center of Taegu-si center and its outskirts, the outskirts of Taegu-si, and the center of Taegu'si in order as an alternative location of their future house. From the specific criteria like the price of land and house, the student's preferences on the alternative locations of future house are varied as compared with those of the general criteria. According to a sensitivity analysis, the student's preference on the center of Taegu-si is increased, but that on the the outskirts of Taegu-si is decreased as the importance of facility and transportation factor is increased. On the contrary, the student's preference on the outskirts of Taegu-si is increased, but that on the center of Taegu-si is decreased as the importance of natural environments is increased.

  • The purpose of this paper is to analyze the residential location preference factors by households' characteristics in the case of Daegu Gyeongbuk households. Under this research purpose, firstly, questionnaire survey of Daegu Gyeongbuk was done, and nextly, AHP(Analytic Hierachy Process) with questionnaire survey results was analyzed. The main results of this study are as follows. Firstly, residential location factors most preferred by Daegu Gyeongbuk households is capital gain, followed by living environment, accessibility of public transportation, accessibility of private car traffic and security. Therefore, we can see Daegu Gyeongbuk households prefer investment value and living amenity together as residential location factors. Secondly, according to the results of AHP by age, below 30th prefer accessibility factors, 40th prefer capital gain and school district factors, and above 50th prefer living environment, natural environment and security factors, relatively. Thirdly, according to the results of AHP by household income, low income households prefer living environment and accessibility factors, middle income households prefer capital gain and accessibility factors, and high income households prefer security, accessibility of private car traffic and view/sunlight factors, relatively.

A Theoretical Analysis on the Demand for Education and Residential Location (교육수요와 거주지선택에 대한 이론적 분석)

  • We use the properties of competitive location equilibrium to study the relationship between the demand for education and the choice of primary residential location. Consumers can work and live in a comparatively high wage place where there are few education opportunities, or live in a place where education is available and commute to work. If education and employment are each location-specific, there are pooling equilibria in which consumers locate according to their preference for education. In general, the stronger the taste for education, the greater the attraction of living close to the education site and the lower the demand for other goods, including housing. Exploring the effects of the model parameters on the spatial distribution of consumers, we find that a higher frequency of trips taken to the education site, a shorter distance between the work place and the education site, or a greater out-of-pocket education cost each leads to a wider range of consumer types selecting to reside at the education location. We also find that a higher wage lowers the range of consumers who select to live near the education site.

Korean University Students' Preferences for the Rental Apartments and Housing Location Factors - Comparative Analysis between Korean and US University Students - (국내 대학생들의 임대 아파트에 대한 인식과 주거입지 선호 특성에 관한 연구 - 미국 University of Washington 사례와의 비교분석 -)

  • This paper aims at, firstly, analyzing the preference of rental apartment owned by real estate companies, and the characteristics of housing location factors which Korean university students prefer, secondly, examining the effect of location factors to housing preferences. Especially, comparative analysis between this study and US students' precedent case study are used, in order to derive the implications about the housing policy. The main results of this study are as follows. Firstly, according to the questionnaire survey results, a great part of Korea and US university students prefer rental apartments owned by real estate companies as next housing after graduation. And a meaningful part of them prefer rental apartments owned by real estate companies as permanent housings. Secondly, according to factor analysis, five new factors such as (1) housing condition, (2) facilities and management, (3) neighborhood, (4) reputation and policy, (5) accessibility are extracted. Finally, according to logistic regression analysis, "facilities and management" and "reputation and policy" factors influence the preference of rental apartment. Therefore, provisions of "facilities and management" and "reputation and policy" factor are important to activate rental apartments owned by real estate companies for young generation.

  • Jeju is making multifaceted efforts to foster and attract businesses in order to increase its GRDP, which is only at the level of 1% nationwide. A firm's choice of location selection is such a significant decision that it can affect the growth of the firm. The concentration of firm locations in one region means that the characteristics of the region conduce to corporate profit maximization. Therefore, the analysis of the characteristics of regions preferred by firms and the reflection of the results thereof in policies for attracting firms will be helpful in inducing regional innovation and development. This study investigates the distribution of firm locations in Jeju, and analyzes the effects of regional characteristics on the determination of firm location by using the conditional logit model. The analysis results indicate that Jeju has various kinds of firms concentrated, regardless of the industry type, and a large economically active population in thinly populated areas. Additionally, firms in the knowledge-based industry tend to locate in areas where more firms in the same field are located in Jeju. This study is significant in that it is the basic analysis of the determinants of firm location in Jeju, which has never carried out, for the purpose of establishing policies for firm and industry promotion and local development in Jeju.

A Study on the Locational Decision Factors of Discount Stores : The Case of Cheonan (종합슈퍼마켓의 입지 결정 요인에 관한 연구 : 천안상권을 중심으로)

  • In this paper, we investigate several factors that affect the locational decision of discount stores by using previous studies on the marketing area and the location of commercial facilities. We selected 21 primary variables that are expected to influence the decision of store location and, by factor analysis, grouped them into five underlying factors. Among these, the demographic factor, which shows the potential purchasing power level, had the greatest impact on the locational decision for the store. However, we found individual stores positioned according to unique locational characteristics in addition to the demographic factor. It means that we have to additionally consider if the vicinity of the market is based on any physical properties. Many previous studies proposed four decision factors for store location: the economic factor, the demographic factor, the land utilization factor, and traffic factor. However, the fivefold factors-our distinctive contribution-are more concrete and persuasive according to Korean reality. We show that location preference is based on the following criteria: (1) the area is densely populated, (2) houses stand close together, (3) residents have a high income level, (4) road traffic is developed and easy to access, and (5) public transportation is well developed. The demographic factor has the greatest impact on the location of a discount store. The number of households has a greater relevance to the demographic factor than does the individual consumer. Second, discount stores relatively prefer places where houses are located close together because such places offer easy access to the market. Third, a place whose residents have a high income level will be preferred, with its large cars and excellent traffic conditions. Fourth, a location would be highly rated if the roads around commercial facilities are well developed and their accessibility is good. Finally, discount stores must be located close to bus stops because female consumers, including housewives-the most important customers-evaluate stores based on distance. In this research, the variable of consumer attitude and preference was excluded, and the location factors of discount stores were analyzed according to a microscopic view through physical spatial data. In the future, the opening of new discount stores based on the five factors indicated above will require a comparatively shorter time from the first project feasibility analysis. In addition, the result of our study can be applied to the field of public policy for constructing and attracting large-scale distribution facilities.

Emergence and Locational Characteristics of Exurban Housing (전원주택의 출현과 입지적 특성)

  • 1990년대에 들어와 전원주택시장은 급격하게 성장했다. 대도시 주민의 전원지향 이주와 전원주택시장의 급성장을 초래한 사회경제적 배경은 소비주체의 생활양식 변화, 건설자본의 사업환경 변화에 대한 대응, 국가의 법적·제도적 지원과 밀접한 관련성을 가진다. 실제로, 수도권지역에서 전원주택은 경관이 수려하고 자연환경이 잘 보존된 한강축, 접근성이 양호한 고속도로축, 일산 신도시에서 파주로 나아가는 북방축 등 세축을 따라 뚜렷한 성장세를 보인다. 그러므로 대도시 주민이 선호하는 전원주택의 주요 입지적 속성은 자연환경과 접근성이라 할 수 있다.
