Determinants of Domestic Shippers' Location Choice Decisions (우리나라 화주기업의 입지선택 특성분석(내수화물을 중심으로))

  • This study examines the determinants of location decisions for domestic skippers and identifies them with the aid of the location choice model The authors have used Korea's commodity flow survey collected by the inter-regional shippers as well as socio-economic indicators. The results suggest that the location of shippers depend on agglomeration economies, market size, and logistics activities. Finally. this study suggests the direction of locational Policies to help the Korean government with logistics-related policies.

Analysis on Determinants of Residential Location Choice for the Intra-Urban Migrants in the Seoul Metropolitan Area (수도권 주거 이동 가구의 주거입지 선택 요인 분석)

  • This study aims to analyze the determinants of residential location choice for the inter-urban migrants in the Seoul metropolitan area. In doing so, we have built a discrete choice model, using household sample data from the 2010 Korea Population and Housing Census. We classified households, which made a intra-urban movement during the last five years, into four groups: 1) movers from Seoul (central city) to Gyunggi-Incheon (suburban), 2) movers from Gyunggi-Incheon to Seoul, 3) Intra-Seoul movers, and 4) intra-Gyunggi-Incheon movers. The analysis findings can be summarized as follows. First, significant differences in the determinants of residential location choice were found among different types of movers. Second, movers from Gyunggi- Incheon to Seoul were likely to choose small housings with fewer rooms, indicating that their housing choices were forced rather than voluntary due to high housing prices in Seoul. Third, all types of movers have a high preference for the neighborhood with a good accessibility by public transit including subway. Lastly, neighborhood amenity was also an important attracting factors for the intra-urban migrants in Seoul.

A Model and Algorithm for Optimizing the Location of Transit Transfer Centers (대중교통 환승센터 입지선정 모형 연구)

  • This paper deals with the passenger transfer trips counted from smart bus-card data from Seoul transit network to understand the current operational condition of the system. Objective of this study is to relocate the location of the transit transfer centers. It delivers a bi-level programing model. The upper model is a linear 0-1 binary integer program having the objective of total travel cost minimization constrained by the number of transfer centers and the total construction budget. The lower model is an user equilibrium assignment model determining the passengers' route choice according to the transfer center locations. The proposed bi-level programming model was tested in an example network. The result showed that the proposed was able to find the optimal solution.

Business relocation grant policies and manufacturing establishments' relocations to non-Seoul metropolitan areas (기업의 지방 이전 보조금 지원 제도와 관련한 수도권 제조업체의 비수도권 이동 확률 변화 분석)

  • Among several policies for industrial decentralization introduced since the 1960s, business relocation grant policies put a heavy financial burden on central and local governments. This study investigates the change in the likelihood of manufacturing establishments' relocation to the non-SMA associate with the change in business relocation grant policies. Using the mining and manufacturing survey data from 1996 to 2014, manufacturing firms' relocation decision model in nested logit structure was estimated. The data showed that the proportion of movements from the SMA to the non-SMA significantly increased after the introduction of the grant policies. However, estimation results of firms' relocation decision model indicated that the likelihood of firms relocating from the SMA to the non-SMA decreased after the introduction of the grant policies. In particular, firms' likelihood to move into the rural regions is even lower in the period of the grant extension. This suggests that increasing rate of relocations toward the rural regions may have been driven by the growing advantage of rural locations, such as low land rent and improvement in market accessibility, rather than the grants per se. This implies that the alleviation of physical and environmental constraints of the rural regions and the creation of business friendly environment such as easy access to premises at reasonable prices and strengthened linkage with the SMA, rather than simple provision of business relocation grants, needed to attract businesses in the rural regions.

A Theoretical Analysis on the Demand for Education and Residential Location (교육수요와 거주지선택에 대한 이론적 분석)

  • We use the properties of competitive location equilibrium to study the relationship between the demand for education and the choice of primary residential location. Consumers can work and live in a comparatively high wage place where there are few education opportunities, or live in a place where education is available and commute to work. If education and employment are each location-specific, there are pooling equilibria in which consumers locate according to their preference for education. In general, the stronger the taste for education, the greater the attraction of living close to the education site and the lower the demand for other goods, including housing. Exploring the effects of the model parameters on the spatial distribution of consumers, we find that a higher frequency of trips taken to the education site, a shorter distance between the work place and the education site, or a greater out-of-pocket education cost each leads to a wider range of consumer types selecting to reside at the education location. We also find that a higher wage lowers the range of consumers who select to live near the education site.

  • In general, most of the firms do not settle down in one place for their pursuit of profit. There are many reasons for the relocation of the firms; procurement of raw material, market area, transportation cost and housing cost. The aspect of national policy, firm relocation has been systemically promoted for the purpose of logistics system efficiency. Nowadays balanced regional development has been issue. Another aspect, many countries have struggled for the preoccupancy of new place because of its production cost saving and curtailment of expenditure. The aim of this article is qualitative and quantitative analysis of relocation influence factors of domestic goods firms in Korea. This article dynamically analyzed the relocation influence factors for domestic goods firms in Korea. For the analysis this article made use of complementary survey (2006) out of the 3rd national logistics survey (2005). The complementary survey conducted pre-business district, business period, relocation reason, etc. This article dynamically analyzed from the three aspects; observation of average residence time in one business district, relocation factors, influence of market area. Analysis shows that relocation of firm is very high rate and the reasons of relocation play compositeness role. The results of determinants of location, firms approach the established market area closely and the firm's relocation is influenced by market area.

Residential Location Choice Factors by Income Level of Young One-person Households and Newlyweds in the Seoul Metropolitan Region (서울대도시권 청년 1인 및 신혼 가구의 소득수준별 주거입지 선택요인)

  • The purpose of this study is to examine the differences among the income level groups of young single-person households and newlywed households in factors affecting the choice of residential location in the Seoul metropolitan region. To summarize the results of the analysis, first, there were differences in the factors affecting the choice of residential location by income level in both single-person young households and newlyweds. Second, among young households, the low-income group showed a behavior of choosing a residential location based on bounded rationality considering the economic condition of the household. Third, even though the income level is similar, the difference in the factors for choosing a residential location between single-person young households and newlywed households was confirmed, which is results of the life-cycle changes. These results imply that it is necessary to prepare appropriate housing policies that can supplement the economic conditions of young households living in the Seoul metropolitan region, and to review customized housing policies that reflect changes in life-cycle stages as well as age or income level.

Multi-Agent Model and Simulation for the Dynamics of Housing Market (주택시장변동 분석을 위한 멀티에이전트 모형의 개발 및 시뮬레이션)

  • The prompt recovery of housing market in Korea became the national task, for which tools that can analyze the influence that changing situation of housing market and new policy may have on the housing market needs to be developed. Thus, this research intends to develop Multi-Agent Housing Market Model and simulation system in Jinju City as a study area. Analyzing the local housing market of Jinju City, then multi-agent model of housing market that consolidates 3 sub-models, house choice model, hedonic model of house price and location choice model is developed. Moreover in order to develop simulation system the model is programmed in the virtual space of which the size is $150{\times}100$ cell including physical shape of city such as road, urban facilities, land use, etc. With the system, simulations are performed to confirm the impact of urban development on the pattern of residential location. As a result, it is found that the residential location can not be easily induced when only road, commercial and convenient facilities are supplied. However, it is also found that since supplying green results in very many residences, arrangement of infrastructure and environmental factor should be considered at the same time for urban development. As conclusion, it is confirmed that the model and simulation system developed in this research smoothly works to be utilized for the analysis of diverse policy experiment and housing market.

  • 최근 수산물 유통 및 물류구조 합리화 방안의 일환으로 수산물 산지종합처리장 설립이 적극 추진되고 있으나 부지 선정을 위한 합리적 의사결정 모형이 마련되지 않고 있다. 이에 본 연구는 수산물 처리의 특성을 반영할 수 있는 평가 모형을 개발ㆍ제시한다. 모형 설계에는 평가 기준의 체계를 수립하고 적절한 평가 기법을 선택하는 과정이 포함된다. 평가 기준의 확립을 위하여 시설 입지와 관련된 문헌을 고찰하고 다차원적 접근법에 의한 계층적 체계화를 시도하였다. 체계화된 평가 기준에 따른 의사결정 대안의 평가 기법으로 주관적 판단의 계량화에 적절하다고 판단되는 계층분석과정(Analytic Hierarchy Process : AHP) 기법을 선택하여 평가 모형을 완성하였다. 모형 적용의 일부분인 기준 간 중요도 평가를 위한 실사를 수행하고, AHP에서 제공하는 계층 일관성 기준에 따라 신뢰성 있다고 판단되는 자료만을 분석에 사용하여 결과를 제시하였다.

  • In existing models in optimization, the crisp data improve has been used in the objective or constraints to derive the optimal solution, Besides, the subjective environments are eliminated because the complex and uncertain circumstances were regarded as Probable ambiguity, In other words those optimal solutions in the existing models could be the complete satisfactory solutions to the objective functions in the Process of application for industrial engineering methods to minimize risks of decision-making. As a result of those, decision-makers in location Problems couldn't face appropriately with the variation of demand as well as other variables and couldn't Provide the chance of wide selection because of the insufficient information. So under the circumstance. it has been to develop the model for the location and size decision problems of logistics facility in the use of the fuzzy theory in the intention of making the most reasonable decision in the Point of subjective view under ambiguous circumstances, in the foundation of the existing decision-making problems which must satisfy the constraints to optimize the objective function in strictly given conditions in this study. Introducing the Process used in this study after the establishment of a general mixed integer Programming(MIP) model based upon the result of existing studies to decide the location and size simultaneously, a fuzzy mixed integer Programming(FMIP) model has been developed in the use of fuzzy theory. And the general linear Programming software, LINDO 6.01 has been used to simulate, to evaluate the developed model with the examples and to judge of the appropriateness and adaptability of the model(FMIP) in the real world.
