용산, 뚝섬일대 아파트, 재개발 지분값 10% 이상뛰어

  • 강남의 집값이 뜀박질하자 강북을 개발해 강남 수요를 이전시키겠다는 서울시의 야심찬 계획안이 올 2월 발표된 '강북 U턴 프로젝트'다. 이 프로젝트는 서울시에서 청사진만 내놓은 수준에 그쳐 있지만 시장 수요자들은 이러한 호재를 가만히 둘 리 없다. 이미 올 상반기 동안 용산, 뚝섬 주변의 아파트 값이 뜀박질을 했고 재개발 지역도 거래가 없는 상황에서 호가가 꾸준히 오르고 있다. 오는 7월 도시재정비촉진특별법 실행을 앞두고 '강북 U턴 프로젝트' 수혜지로 꼽힌 용산, 뚝섬, 은평 일대 부동산 시장을 돌아보았다.

A Regression Model for Forecasting the Initial Sales Ratio of Apartment Building Projects (아파트 프로젝트의 초기 분양률 예측 회귀모델)

  • There are various factors affecting the success and failure of an apartment building project. However, after the unit sale price has been determined and the sale has started, the most important factor affecting on the project is the initial sales ratio for one month after the sale. Generally, developers predict an initial sales ratio by various data such as economic situation, the trend of the housing market, and the house price near the business place. However, it is very difficult for these factors to be calculated quantitatively in connection with the initial sales ratio. Therefore, the purpose of this study is to develop a regression model for forecasting the initial sales ratio of apartment building projects. For this study, pre-sales data collection, correlation analysis between influencing factors, and regression model development are performed sequentially. The results of this study are used as basic data for predicting the initial sales ratio in the feasibility analysis of apartment building projects and are used as key data for the development of the risk management model.

Conceptual Cost Estimating System Development for Public Apartment Projects (공공아파트 프로젝트 기획단계 공사비 산정시스템 개발)

  • At the conceptual phase of a construction project, estimated construction cost is very important as it significantly influences the owner's decision-making. Accurate cost estimating, in the early stage of a public construction project, serves as a critical factor because initial decision-making effects the final cost of a construction project. However in the cases of Korean public apartment projects, excluding a few of the public owners, there is a problem in properly estimating construction cost due to the lack of construction cost estimating system. Thus, this research developed a public apartment cost estimating system using case-based reasoning that was suggested by a previous research with 66 cases of Korean public apartment projects. Based on the system experiments involving 19 public officers and 10 cases of Korean public apartment projects, the effectiveness of the system in terms of estimation accuracy and user-friendly was confirmed. As a result, the developed system has an error range of 1.47% to 13.74% and mean of 6.15%. In addition, the system was evaluated that it could greatly improve the current estimation task of public officers. Consequently, the results of this research can be used as a foundation for a technological advance in estimating construction cost and improving the accuracy and consistency of construction cost estimation.

  • This study is on the development of a System Dynamics Model for business feasibility analysis of an apartment house development project. In this study, we analyzed other apartment development projects and research projects, and identified the cash flow items, which consist of revenue and expenditure items. In addition, we made efforts to find the influence relationship among these using the system thinking method and developed a system dynamics model. In order to test the model, a case study was conducted in which it was applied to an apartment development project. Vensim, a System Dynamics Modeling and simulation software package was used to analyze and test the model. The model suggested in this study can help a developer to make decisions on project financing at the initial stage of an apartment house development project.

  • 뉴미디어로서의 가능성을 가지는 새로운 비즈니스 모델을 본논문에서 제시하였다. 이논문은산학프로젝트개발(2006-2008년)로 개발되어 현제 적용중으로, 주변에서 흔하게 볼 수 있는 아파트단지를 대상으로 아파트 내부의 방송통신설비와 유휴채널을 활용, IPTV 등의 기술을 응용하여 아파트자치방송이라는 새로운 개념의 비즈니스모델을 제안하고 이러한 올드미디어와 뉴미디어의 결합을 통해 유비쿼터스 시대의 목적에 부합됨은 물론 소중한 설비자원과 전파자원에 대한 새로운 시각을 제시하였다.

  • The design characteristics of interior environment have reflected the changes in our society. Social issues and the products of ultra-technological advancement will be reflected in housing as well. The purpose of this research is to analyze factors and describes trends which might influence interior environment in future apartment housing, and thereby, to develop an alternative future model for 'ㅆ' apparentement located in Sangdo-Dong based on the type of the size criteria.

  • As the government has enforced recently the policies on the distribution of the housing, the construction cost of multi-family housing projects has increasingly become very sensitive and political issue. However, it is difficult to predict the construction cost in planning and design phase of the project because the Bill of Quantity of the multi-family housing projects was composed of breakdown structure based on each work package. To predict the construction cost in planning and design phase for multi-family housing projects in more effective and reasonable way, this study developed the cost breakdown structure based on spaces using Delphi method. The Cost Breakdown Structure (CBS) based on spaces for multi-family housing projects basically consists of three parts: (i) Building part; (ii) Non-building part; and (iii) Additional part. The characteristics of spaces in multi-family housing projects are fully taken into consideration. Then these three parts were subdivided into work packages in terms of work tasks. Additionally, the usefulness and effectiveness of Space CBS in this paper were validated by analyzing the BOQs of several collected sample projects and matching with Space CBS afterwards.

  • The importance of cost management in early stage has been increasing due to market change and competition severence in construction industry. Because the adjustable budget is only 20% after finishing design stage, the critical decision is made in the early stage. However, in the early stage, the design information is not enough to make crucial decision. Therefore, this research suggests the predicting method on the purpose of accurate cost estimation. The parametric estimation is appropriate for the early stage, especially it has the strength of rapidity in cost estimation. This research analyzes 84 actual data of public apartment on the scale of $11{\sim}15$ stories, and then performs the correlation analysis between cost and influence factors. After eliminating the parameters which causes the problem of multicollinearity, this research derived the formula through the multi-regression analysis.
