아파트 거실의 활용과 이용행태에 관한 비교연구 - 모델하우스와 실제거주 거실 공간 사례를 중심으로 - (A Comparative Study of the Practical Use and Behavior Pattern on the Livingroom space of Apartment)

  • The purpose of this study is to know the way of practical space use and user behavior pattern at the livingroom of city apartment that is the representative residential space of modern citizen. The way of study is to compare the livingroom of model house with actual condition of livingroom, through this way, we will know that livingroom is in use as the original concept of design or not. From the research which sees consequently (1) Most of the current model houses show common kind of livingroom by using typical style and arrangement of furniture (TV, couch, table, and decorations such as pictures or other artworks). (2) Actual condition of livingroom is different from model house in furniture arrangement and in using space which is set depending on the residents' preferences and characteristics.(computer, desk, exercising equipments, and instruments etc.) (3) The actual condition of livingroom shows the various behavior pattern of space use as the actual condition of livingroom is a mixture of typical kind of livingroom and the livingroom that reflects the characteristics of residents'.

아파트 모델하우스에 나타난 한국 전통주거의 디자인 특성에 관한 연구 (A Study of Korean Traditional Housing Design Characteristics Reflected in Apartment Model Houses in Busan)

  • The purpose of this study was to identify the Korean traditional housing design characteristics in apartment model houses. 37 floor plans of apartment model houses in Busan were collected and analyzed. Also, 31 design element check-lists were checked through the field study in apartment model houses. The results were as follows: 1) Korean traditional housing design characteristics in aspects of space organization, such as harmony with nature, hierarchy, focal space, flexibility, were founded in apartment houses. 2) Korean traditional housing design characteristics in aspects of scale, material, color, and motif were mostly founded in the master bedroom and the living room in apartment house. 3) Also, the larger the size of apartment houses were, the more Korean traditional housing design characteristics were founded.

  • This study aims to identify the change of bathroom design characteristics through the investigation of bathroom space in apartment model houses. The bathroom space of each private exclusive area was analyzed from the plane characteristics perspective such as quantity, location, size and shape. For this study, site survey and observation was performed to analyze the characteristics of plane and design based on twenty seven model houses of seven large-sized construction firms with Seoul area focused on. Research object was restricted to from ten Pyeong's apartment to sixty Pyeong's in order to understand various characteristics of twenty seven model houses. Since analysis variables were not diverse, the main three factors - frequency, percentage and an average - were represented in Microsoft Excel worksheet, focusing on the quantity of each case, design characteristics and pattern. 1) The quantity of bathrooms: It was turned out that the quantity of bathroom was one in ten Pyeong's apartment while it was two in thirty, forty, and fifty Pyeong's apartment. There were mostly two bathrooms available in twenty Pyeong's apartment even if only one was planned in few cases. All powder rooms and dress rooms in twenty and fifty Pyeong's apartment were designed to be separated and be accessible through bedroom. 2) The size of bathrooms: As private exclusive area increased, the size of bathroom for both family and couple increased. Couple bathrooms had the tendency to be equipped with shower booth and bathtub at the same place or have more tubs than family bathrooms because couple bathrooms were bigger than family bathrooms. 3) The location of bathrooms: Couple bathrooms were usually located beyond dress rooms or powder rooms while family bathrooms were mostly located at the entrance side. 4) The shape of bathrooms: Shower booth was assumed to be in general vogue because family bathrooms, for the most part, were comprised of a flush toilet, a washstand and a shower booth. In the case of couple bathrooms, a flush toilet, a washstand, a shower booth and a tub were generally equipped in more than twenty Pyeong's apartments while a tub was not installed in twenty Pyeong's apartments.

아파트 실내 공간 체험과 만족도에 관한 연구 - 울산지역 모델하우스를 중심으로 - (A Study on the Experience and Satisfaction Level of the Apartment Interior Design - Focused on the Apartment Model House in Ulsan City -)

  • This study aims to understand the consumer consciousness of the interior design by experiencing the interior space of the model house provided by the construction company. For this, the author investigated the spatial images about the apartment interior design and the satisfaction level depending on the experiential elements. Survey questionnaires were distributed to people who visited six model houses. Subjects were asked about the experience about the interior space of the model house. Their response to the experiential elements was analyzed with 5-point Likert scale and was computed as frequencies, percentages, and means. For the spatial image characteristics, adjectives were substituted for the image scales. As a result, the author found out the following: First, the interior space was commonly directed to the soft image, which was mixed with modern, noble, decent, dynamic and natural styles depending on the companies. The trend of each interior design basically had static, soft and vague images, and partially had two kinds of tendencies: the one was mild and natural, and the other was modern and elegant. Second, as the strategic modules of the experiential marketing, five experiential elements were investigated to find the satisfaction level through the model house interior space. The emotional element got the highest point followed by the cognitive element and the active element, while the sensible element and the relative element got the lowest point. Third, consumer response was generally positive toward the model house interior design provided by the construction company. It is necessary to make up for the design that can give an aesthetic pleasure with familiar images, rather than give a firm recognition about the design.

아파트 단위세대 계획을 위한 유니버설디자인 지침에 관한 연구 - 부산지역 모델하우스를 대상으로 - (A Study on Universal Design Guidelines for the Korean Apartment Housing Units - Focused on Modelhouses in Busan -)

  • The concept of universal design has become an essential requirement for environmental design, due to the growing population of the aged, and the increasing needs of people with disabilities. This study aims to propose a universal design guideline for apartment housing units that can be adapted to both a general household and a household with elderly or disabled individuals. This design process encompasses literary reviews, and includes the measurements of the dimensions and facilities of currently available apartment housing. The three domestic universal guidelines were reviewed, and a universal design checklist for apartment housing units was developed. Afterward, the individual elements and inclusive factors of universal design, for apartment housing units, were collected and examined according to the each functional space within the home. The results and conclusions are as follows: 1) The factors of universal design are diversified by the division of the functional spaces within the home, such as the private space, the work space and the entertaining space. 2) Due to the lack of space and storage, wheelchairs cannot be used in most currently available apartment types; this problem can be resolved by applying flexibility and optional adaptation. The solutions for the above are additional design factors that will enable more convenient usage and elaborate design.

  • The development of rapid science technology and data communication technology in 1990 was infiltrated into our real lives deeply and drew forth various changes in various sides. According to that with the new definition of the character of space the users' patterns in the space were changed. We come to have a turning point of change with the introduction of personal computer and digital revolution late in the 20th century. Accordingly, this study is to analyze the connected structure of the space on a basis of the apartment model house since 2000 in order to investigate the aspect of changing the space according to the era of informationization. This analysis of space structure makes the characteristics in the era of informationization objectified. And it will understand the distinct change of space by grasping the relations with the connection of space, and predict the direction that the dwelling space heads for the future.

  • 본 연구에서는 입주자 사후 만족도 조사를 통해 청약단계에서 분양정보에 대해 분석하고, 적정분양정보를 도출하여 민원성 하자발생 감소방안의 방향을 제시함을 목적으로 한다. 이를 위해 공동주택 입주자를 대상으로 설문조사를 실시하여, 청약단계 분양정보에 대한 입주자 인식을 분석하고, 이에 따른 청약단계에서의 민원성 하자발생 감소방안의 방향으로 다음을 제시하였다. 1) 아파트 분양광고에서 입주자 만족도에 영향을 끼치는 중요항목 기반의 체크리스트를 활용함으로써 체계적으로 관리된 분양정보를 제공, 2) 소비자의 주요분양정보 습득경로인 모델하우스의 분양정보를 제공품목과 장식품목의 게시, 옵션에 대한 자세한 공지 등의 구체적 관리기준방안을 설정, 3) 소비자가 실생활에 필요로 하는 분양정보를 리스트화하여 관리하며 제공.

  • 중국 중산계급이 궐기하는 배경 하에 차고 저장 서비스가 고급 지역사회에서 사용자 체험을 제고시키는 중요한 구성 부분으로 되었다. 본 연구는 중국 썅수만을 예시로 들며, 보관 서비스의 지속적인 발전을 위한 새로운 보관 서비스 시스템에 대해 소개하고자 한다. 연구 목적에 달성하기 위해 모델하우스 방문, 사용자 심층 인터뷰 조사와 사용자 여정도로 고객의 핵심 니즈를 파악하여 맞춤형 서비스 프로세스를 구축하였다. 최종 분석 결과를 보자면 해당 보관 서비스 시스템은 공간을 늘렸을 뿐만 아니라 고객 만족도도 높였다. 따라서 본고는 기타 건설회사에 이론적 서포트와 개리지 서비스의 실제 사례를 제공하며 커뮤니티의 서비스 시스템 성능을 대폭 개선할 수 있다.

공동주택 건설사업에서 후분양의 제도 및 정책 수립을 위한 분담금 납부 적정시기 분석 (Analysis the Appropriate Schedule for the Installment Payment Amount and Establishment of the Post sale System and Policy in the Apartment Construction)

  • 2016년 "주택법 일부개정 법률안"과 "2018년 주거 종합수정계획" 이후 공동주택의 선분양 제도와 후분양 제도의 관심이 대두되고 있다. 본 연구에서는 공동주택의 선분양제도와 후분양제도의 장·단점을 비교하고, 후분양제도의 제도정책 기반을 수립하기 위해서 공공측면에서 공동주택의 입주자를 대상으로 설문 조사기법을 사용하고, 시간과 비용의 문제를 시계열 분석방법으로 분담금 납입 적정 시기를 제안하고자 한다. 이에 따라 기존이론과 문헌고찰을 통해서 공공기관과 민간기관의 후분양제도를 정리하고, 설문조사를 통해서 분양금 확보경로, 모델하우스의 제품정보, 후분양제도의 효과에 대한 인식도를 조사하였다. 후분양 기금지원 및 납부방식을 사용자 입장에서 기금융자 상한선을 높일 필요가 있고, 지역별 분양시장의 경제력을 고려한 운영이 필요하다. 60% 후분양과 80% 후분양 모두 1,000만원까지 수용가격대가 형성되어있고, 총 이율 환산 시 5.0%, 연리로는 60% 후분양 시 약 2.8%, 80% 후분양에서 약 2.1% 수준이므로 현행 3.1% 보다 낮은 이율이 필요하다. 연구는 공공기관 후분양아파트 입주자 표본 총 5,213가구를 대상으로 하는 인식조사로서 시장수급과 시장가격의 영향 등에 대한 시계열을 사용하여 실제 값을 분석한 자료이므로 민간공동주택 입주 예정자에 적용하는데 한계가 있다. 또한 최초입주자의 응답을 위해 최근 5년 내 입주한 5개 단지를 대상으로 설문조사를 실시하였다. 향후 조사 표본을 확대한다면 민간시장 가격에 일반화가 가능할 것이다.
