A Study on Locational Factors of Korean Shipping Companies (우리나라 해운기업의 입지요인에 관한 연구)

  • There have been lots of studies on locational factors of companies, but, very few studies for Korean shipping companies. This study analyzes locational factors for Korean shipping companies using AHP(Analytic Hierarchy Process) method. For the study model, the first level is consisted by software, hardware and city policy factors. As more specific factors, the second level is formed by three factors of the first level. The third level consists of Seoul and Busan to evaluate competitive advantage for location of shipping companies. We carried out an analytical survey focused on the executives of shipping companies and related experts, and derived the priority order for locational factors of Korean shipping companies as follow. Firstly, software factors turned out the most important factor for location of Korean shipping companies. Next, Busan has a competitive advantage only in city policy factors. However, there are much of competitive disadvantages in both software and hardware factors for location of shipping companies compared against Seoul.

  • I devised this study for setting up the location marketing policy that was the most suitable to medium and small-sized enterprises. For this, I classified 3 factors and analyzed location environment levels of an enterprise. First factor is 'an assistance policy factor' which is composed of assistance policies of local governments and central-government. Second is 'an accumulation factor' which is composes of the same category of business or accumulation of an allied industry, the abundant selling market, innovative industry atmosphere, and accumulations of various innovative organs such as a college, a research organization. Third is 'a location base factor' which is composed of a desirable information communications net and accessibility on wide area traffic networks such as an airport, a railroad, an expressway. I also analyzed three location environment levels of business scale.

  • This study analyzed and compared the importance and priority of location decision factors in Foreign Direct Investment Firms managing the manufacturing business in the nation's southeastern economic zone, and in expert group by using AHP analytical technique based on examining the location theory and the prior research of real estate for industry. Also, it analyzed difference in importance and priority for location factors by corporate scale, by business category, and by location type targeting only foreign direct investment firms, and offered references necessary for location decision-making. In addition, to elicit useful information for policy related to location decision factors for foreign direct investment firms, the implications were elicited by analyzing the results recognized between foreign direct investment firms and expert group on information elements regarding investment satisfaction, business bottlenecks, and location decision process. The considerable gap was indicated in importance and priority of location decision factors considered between the nation's foreign direct investment firms and real-estate expert group for industry. As a result of analyzing by reflecting the corporate characteristic variable in location assessment model unlike before, the importance of the competitive advantage factor and the business strategic factor was indicated to be very high.

  • This study examines the determinants of location decisions for domestic skippers and identifies them with the aid of the location choice model The authors have used Korea's commodity flow survey collected by the inter-regional shippers as well as socio-economic indicators. The results suggest that the location of shippers depend on agglomeration economies, market size, and logistics activities. Finally. this study suggests the direction of locational Policies to help the Korean government with logistics-related policies.

  • The purpose of this research is to analyze the influence of the regional location factors to the lifecycle of manufacturing firms in the Seoul Metropolitan Area. A firm has a lifecycle in common like a household. The firm's lifecycle is divided into 4 sections such as formation, dissolution, growth and decline for the manufacturing firms as light industry, heavy industry and high-tech industry. In addition, the regional location factors are divided into 4 categories. As a result of this research, there are differences for the statistically significant location factors. In addition, the value for the explanation ability of each multiple linear regression model (adj. $R^2$) was high in the formation and growth sections than in dissolution and decline sections. It means that the local governments need differentiated policies considering their regional characteristics for the location factors by firm's lifecycle when they established policies for industry or job. From the view point of the public sectors, it is much important to focus on formation and growth of firms.

Location and Policy Factors Influencing the Move-In Decision of Apartment Factory: Case Study of Middle and Small Sized Companies in Daegu City (아파트형공장의 입지 및 정책요인이 입주의사에 미치는 영향 -대구시 중소기업 사례를 중심으로-)

  • This study aims at analyzing location and policy factors influencing the move-in decision of apartment factories on the case study of middle and small sized companies in Daegu City. The main results of this study are as follows. Firstly, analyzing the questionnaire survey results, 58.2% of response companies have the intentions to move-in apartment factories. Secondly, through the factor analysis to the location factors, 5 factors such as network, move-in cost, accessibility, factory space and labor are derived. And through the factor analysis to the policy factors, 3 factors such as management support policy, pecuniary support policy and administrative support policy are also derived. Finally, analyzing logistic regression analysis, we can find pecuniary support policies influence the move-in decision of apartment factories.

  • In general, most of the firms do not settle down in one place for their pursuit of profit. There are many reasons for the relocation of the firms; procurement of raw material, market area, transportation cost and housing cost. The aspect of national policy, firm relocation has been systemically promoted for the purpose of logistics system efficiency. Nowadays balanced regional development has been issue. Another aspect, many countries have struggled for the preoccupancy of new place because of its production cost saving and curtailment of expenditure. The aim of this article is qualitative and quantitative analysis of relocation influence factors of domestic goods firms in Korea. This article dynamically analyzed the relocation influence factors for domestic goods firms in Korea. For the analysis this article made use of complementary survey (2006) out of the 3rd national logistics survey (2005). The complementary survey conducted pre-business district, business period, relocation reason, etc. This article dynamically analyzed from the three aspects; observation of average residence time in one business district, relocation factors, influence of market area. Analysis shows that relocation of firm is very high rate and the reasons of relocation play compositeness role. The results of determinants of location, firms approach the established market area closely and the firm's relocation is influenced by market area.

Korean University Students' Preferences for the Rental Apartments and Housing Location Factors - Comparative Analysis between Korean and US University Students - (국내 대학생들의 임대 아파트에 대한 인식과 주거입지 선호 특성에 관한 연구 - 미국 University of Washington 사례와의 비교분석 -)

  • This paper aims at, firstly, analyzing the preference of rental apartment owned by real estate companies, and the characteristics of housing location factors which Korean university students prefer, secondly, examining the effect of location factors to housing preferences. Especially, comparative analysis between this study and US students' precedent case study are used, in order to derive the implications about the housing policy. The main results of this study are as follows. Firstly, according to the questionnaire survey results, a great part of Korea and US university students prefer rental apartments owned by real estate companies as next housing after graduation. And a meaningful part of them prefer rental apartments owned by real estate companies as permanent housings. Secondly, according to factor analysis, five new factors such as (1) housing condition, (2) facilities and management, (3) neighborhood, (4) reputation and policy, (5) accessibility are extracted. Finally, according to logistic regression analysis, "facilities and management" and "reputation and policy" factors influence the preference of rental apartment. Therefore, provisions of "facilities and management" and "reputation and policy" factor are important to activate rental apartments owned by real estate companies for young generation.

  • Venture company refers to technology-intensive start-ups which is characterized by high high returns and risks to challenge new business to have new ideas and technology. These venture companies, ripple effect on the competitiveness of the national industry is large, and has emerged as a new industry that is able to overcome the difficulties of low growth, as an important element in regional development strategy, urban economy of not only activation, with a large impact on the regeneration and revitalization of the city that has lagged behind, has been recognized its importance. In this study, by investigating the influence of the Anyang city development strategy based on the location factor of venture companies for the activation of Anyang City urban development in satisfaction as an intermediary, empirically location of venture companies factor is trying to analyze the effect of parameters of Anyang city development strategy in relation to the satisfaction. Analysis method is to distribute the questionnaire were analyzed using the SPSS statistical program, the results are as follows. Location factors of venture companies, government support, transportation accessibility, venture integrated factors, it appears as four factors factors of support facilities, the analysis result venture firm location factors found to affect positive satisfied (+) It was. Secondly, in order to verify the parameter effects the result Anyang urban development strategy of using three steps regression analysis, as there is influence of the positive (+) mediated effect was investigated. These results, in order to increase the satisfaction of Anyang City, is not only the physical environmental elements, it is necessary to make the urban development strategies.

  • Where should a plant or service facility be located? The decision is crucial since the capital investment in land, factory construction, and facility is enormous. Once a firm has sunk a large sum of money into a factory, it lives with the decision for a long time. In this age of global markets and global production, this is a key decision problem for contemporary manufacturing and/or service. Using data from Korean and Chinese managers and the AHP (Analytic Hierarchy Process), this paper did study on the actual condition for identifying the differences of opinion between the two group's(Shanghai and Shenyang managers) in how to make decisions on the location problems. Since this study was carried out during recent global economy recession, and the limitation of the collected questionnaires, it is hard to avoid the possibility for those managers to show different view from their ordinary times. Nevertheless, this paper will provide managers with useful informations on successful facility location in China.
