Development of the Space Cost Breakdown Structure(CBS) for Multi-Family Housing Projects (공공아파트 건설공사의 공간별 공사비분류체계 개발)

  • As the government has enforced recently the policies on the distribution of the housing, the construction cost of multi-family housing projects has increasingly become very sensitive and political issue. However, it is difficult to predict the construction cost in planning and design phase of the project because the Bill of Quantity of the multi-family housing projects was composed of breakdown structure based on each work package. To predict the construction cost in planning and design phase for multi-family housing projects in more effective and reasonable way, this study developed the cost breakdown structure based on spaces using Delphi method. The Cost Breakdown Structure (CBS) based on spaces for multi-family housing projects basically consists of three parts: (i) Building part; (ii) Non-building part; and (iii) Additional part. The characteristics of spaces in multi-family housing projects are fully taken into consideration. Then these three parts were subdivided into work packages in terms of work tasks. Additionally, the usefulness and effectiveness of Space CBS in this paper were validated by analyzing the BOQs of several collected sample projects and matching with Space CBS afterwards.

  • As construction projects become larger and more complex in the construction environment, and as the Building Information Model(BIM) is technically introduced, the demand for construction costs in units of space is increasing. Cost estimating of spacial element can reduce the error in cost prediction method based on cost of work type and to utilize the construction cost data for each space in the design phase. The purpose of this study is to extract spatial statements by utilizing spacial information of quantitative statements based on items that are common elements of the Quantity Take-Off and Bill of Quantity.

  • The purpose of this research is to develop a conceptual model that establishes a new approach for functional area cost estimating in the schematic design phase. A cost estimating model should consider not only the estimate accuracy, but also the flexibility to the design alternatives and user-oriented serviceability. Therefore, this research uses the method that classifies various facilities of a building according to its functions by analyzing historical data. After setting the functional area as cost parameter, a formula which can estimate functional area cost is derived from statistical analysis. Finally, to validate the proposed conceptual model, it is applied to historical data of a military barrack project. It enables customized space planning reflecting client's needs and compares the cost of various design alternatives as well as improves estimate accuracy.

  • Public institutions recognize the importance of cost management from the planning stage but they do not have an organized construction cost estimation and management system. Thus, at the stage of planning a new public construction project and estimating the cost, those in charge of budgeting estimate construction cost based on existing data and experiences, compare construction cost estimated after the basic design stage and the execution design stage with budgets, and then decide whether to continue the project or change the design according to the budgets. Therefore, we would develop the cost prediction model through regression analysis that can predict construction cost in Schematic Design Phase of the Public Multi-Family housing. Accordingly, if public institutions have a construction cost prediction model and management system that can estimate the optimum construction cost, they can make and execute budgets in a more efficient way than they do at present.

  • The purpose of this research is to develop interior construction cost-estimating system at the early stage of the project. Though general construction estimates are typically in quantitative, interior construction should be in rather qualitative. Therefore, design-concerned cost-estimating methods should be developed to manage interior projects from the early statge. 30 estimates of VIP-Zone interior projects, were examined to develop the general type of composition and material classification. The cost has been classified by construction parts such as wall, ceiling, floor, and doors & windows and their treatments. The composition and material related estimating system (CMRES) was consisted of the unit average costs of classification and the variation coefficients. The CMRESS was verified by the case study, and the results sowed that the difference between the actual estimate and the CMRES was competitively confident.

  • 본 연구는 화재감시용 R형 중계기와 수신기에 일반방송 및 비상방송기능을 추가하여 이를 통합적으로 운영할 수 있도록 한 것이다. 이를 위해 소방용 중계기에 구역별로 스피커를 제어할 수 있는 기능을 부가하고, 화재수신기에는 디지털방식의 초소형으로 제작된 방송앰프를 내장하여 제작하였다. 제작된 시스템은 기존의 방식과 비교하여 장비의 설치공간을 감소시킴과 동시에 간선공사비용을 최소화하여 경제적인 시공이 가능한 것을 확인하였다.

  • The appearance of the large distribution facility of large enterprise putting first reaches get to the various effect until change of leisure life and life pattern of the consumers from the distribution industry of the interior of a country. Competition of the distribution facility upgrade of the distribution facility and it shows the aspect which becomes the semi-department store, and construction cost is appearing different in proportion to each form or scale. Therefore, purpose of this study was to facilitate amicable construction progress between the owner and the builder through estimating the proper construction cost. This study investigated and analyzed the actual cost of 15 domestic distribution facilities and these datums were used to estimate the proper construction cost. This cost shows that from new project accomplishment through analysis of prediction construction cost for feasibility study from initial plan and design step and can be utilizable elementary data bH decision method to whether or not to propriety of distribution facilities business.

  • Systematic risk management is necessary in grand scaled urban construction because of the existence of complicated and various risk factors. Problems of obstructions, adjacent structures, safety, environment, traffic and geotechnical properties need to be solved because urban construction is progressed in limited space not as general earthwork. Therefore the establishment of special risk management system is necessary to manage not only geotechnical properties but also social and cultural uncertainties. This research presents the technique analysis by the current state of risk management technique. Risk factors were noticed and the importance of each factor was estimated through survey. The systemically categorized database was established. Risk extraction module, matrix and score module were developed based on the database. Expected construction budget and time distribution can be computed by Monte Carlo analysis of probabilities and influences. Construction budgets and time distributions of before and after response can be compared and analyzed 80 the risks are manageable for entire whole construction time. This system will be the foundation of standardization and integration. Procurement, efficiency improvement, effective time and resource management are available through integrated management technique development and application. Conclusively decrease in cost and time is expected by systemization of project management.

  • Applicability of the Decision Aids for Tunneling (DAT) technique is investigated in this study to better understand the efficiency of the decision making process during tunnel construction. For this, a traffic tunnel under construction is adopted and information on the construction procedure, i.e., overall geology, unit cost and construction time for each excavation process, is provided periodically. Various scattergrams in which cost-time simulation results are plotted are obtained according to the simulation methods and final prediction on the construction time/cost is made. It is found that the uncertainty in the cost distribution is greater than the uncertainty in the time distribution for each cycle simulation and the uncertainties in time and cost for the one time simulations are comparable. Future work will be concentrated on the updating scheme using the face mapping data and various parametric studies will also be performed.
