  • Recently, the Contracts of International Construction Business has been decreased from the beginning of 2015 in Korea, although it has been steadily increased until 2014. This trend could be caused by Low-Price Contracts, the lack of Know-how and experience in operating, the poor management of Claims and Low-Profitability in Business. It has been recognized that the qualitative improvement of Business Contacts are necessary for successful Projects. In the Bidding Process, therefore, Experience data as In-House Data and Lessons Learned for projects should be strategically involved to assure riskless offers. Accordingly the Proposal Process are needed to be organized and enhanced by including processes for risks review about technical, marketing and commercial part during the bidding. This paper proposes a Risk Management Process model during Bidding Phase, using Risk Evaluation Method through the project life-cycle. The Concept of Model is to define CSF (Critical Success Factor) in the bidding process and Risk Factors are linked to CSF and Organization based on RAM (Responsibility assignment matrix).

  • Recently there are many contract claims, which are caused by duration delay, in construction industry. Many kinds of research for solving such duration delay problem are being progressed and an effective computerized system needs to improve it. This study suggests an improved methodology and necessary functions to make a time impact analysis system. This results will be useful for quantifying responsible number of days caused by duration delay.

  • The architectural drawing, construction project specification, etc. are included in the contract of a documents. However, construction project specification, for being documentation, is not utilized to such an extent. The reason is that specification information is difficult in collecting information in relation to the architectural drawing, material finishing list and other architectural information. Therefore, an integrated model, which can be associated with other architectural information, is needed, and a DB based on this integrated model must be established in order for it to be utilized in design, construction, and management. The DB, which is established through this process, must be updated according to modification in design, and construction. Furthermore the specification must be in document on the web for reference. Consequently in this research, the structure of integrated model has been introduced, and it has made the search and preparation of the integrated model on the Internet, using the specification information DB established for the mutual reference of DB, possible. The improvements of construction project specification standards are expected by this system. Also, it will bring about Improvements upon claim prevention, and design, construction, management qualities. Furthermore, it will make the use of information more convenient in practical business such as order agency, design service and building site.

  • In constructing projects, there exist various kinds of work interferences, which cause a delay of the outset and completion of planned schedule because of some attributions, such as variability, uncertainty and complexity, and so schedule delay has been treated as a natural phenomenon. To reduce or prevent the schedule delay, a constant confirmation of schedule delay and a preparation of counter plans for finding out the cause structure of schedule delay should have been done. However, all this time the research has been mostly done on the calculation method or claim cases of schedule delay, and the range of analysis method of the cause structure of schedule delay has been multifarious from industrial views to views of specific work. Moreover, the classifying system and analysis method did not consider the trait, which cause the schedule delay, in constructing projects. For this reason, it is difficult to compare the cause of delay factors of the projects and to understand the effect of schedule delay by each factor. This paper restricts the range of the cause analysis of schedule delay to the field of site management in the projects and divides the cause structure of schedule delay into the cause objects and cause attributes of schedule delay according to the input elements. The system of classifying causes of schedule delay is examined by interviews with experts and questionnaire. Additionally, this paper analyzes the attributes of cause attributes and cause subjects and presents the analysis method and procedure of schedule delay with the application of VSM.

Quantification of Schedule Delay Risk of Rain via Text Mining of a Construction Log (공사일지의 텍스트 마이닝을 통한 우천 공기지연 리스크 정량화)

  • Schedule delays present a major risk factor, as they can adversely affect construction projects, such as through increasing construction costs, claims from a client, and/or a decrease in construction quality due to trims to stages to catch up on lost time. Risk management has been conducted according to the importance and priority of schedule delay risk, but quantification of risk on the depth of schedule delay tends to be inadequate due to limitations in data collection. Therefore, this research used the BERT (Bidirectional Encoder Representations from Transformers) language model to convert the contents of aconstruction log, which comprised unstructured data, into WBS (Work Breakdown Structure)-based structured data, and to form a model of classification and quantification of risk. A process was applied to eight highway construction sites, and 75 cases of rain schedule delay risk were obtained from 8 out of 39 detailed work kinds. Through a K-S test, a significant probability distribution was derived for fourkinds of work, and the risk impact was compared. The process presented in this study can be used to derive various schedule delay risks in construction projects and to quantify their depth.

  • Change is inevitable and is a reality of construction projects. Change adjustment includes the cost associated with materials, labor, etc. However, the actions of a contractor can cause a loss of productivity and furthermore can result in disruption of the whole project because of a cumulative or ripple effect. Because of its complicated nature, it becomes a complex issue to determine the cumulative impact (ripple effect) caused by single or multiple change orders. Furthermore, owners and contractors do not always agree on the adjusted contract price for the cumulative impact of the changes. What is needed is a reliable method to identify and quantify the loss of productivity caused by cumulative impact of change orders. This study survey the change orders data in domestic area for public construction and analyze to quantify change order impact. This study developed concepts of "%CO", "%Delta", "%T" to capture change order effect on project and search the relationships between them. Finally, this study find strong relationship between change order and loss.

  • Sufficient understanding of oversea construction market status is crucial to get profitability in the international construction project. Plenty of researchers have been considering the news article as a fine data source for figuring out the market condition, since the data includes market information such as political, economic, and social issue. Since the text data exists in unstructured format with huge size, various text-mining techniques were studied to reduce the unnecessary manpower, time, and cost to summarize the data. However, there are some limitations to extract the needed information from the news article because of the existence of various topics in the data. This research is aimed to overcome the problems and contribute to summarization of market status by performing topic modeling with Latent Dirichlet Allocation. With assuming that 10 topics existed in the corpus, the topics included projects for user convenience (topic-2), private supports to solve poverty problems in Africa (topic-4), and so on. By grouping the topics in the news articles, the results could improve extracting useful information and summarizing the market status.

  • The contractors which execute the design-build project have difficulties in design management and contract administration in the pre-construction phase because they have managed construction projects focused on only construction phase so far. Moreover, they have to manage the design development stage without any contingency following-up various design revisions from the design reviews of outside experts. Therefore, the design management in the design development stage is a critical success facto. of the design-build project. The objective of this study is to structure the problems in the management skill for design development phase in the domestic design-build projects and to suggest a design development management method to settle the problems. To achieve these objectives, this study 1) analyzes the prior studies about the design-build procurement methods, 2) designs and performs a case study to embody the problems of the domestic design-build projects, and 3) proposes a method of design development management by analyzing the results of case study and interviewing experts.

How to Improve the Competency of Agency CM Companies to Conduct the CM at Risk Projects? (용역형 CM사가 책임형 CM 프로젝트를 수행하기 위해 필요한 역량)

  • As the CM at Risk market grows recently, designers and CM companies that have been performing agency CM services have been showing their interests to participate in the CM at Risk projects. With the assumption that agency CM companies with a lot of experiences and know-how in the field of construction project management have created the circumstances to enter the CM at Risk market, this study investigates the competencies necessary for the agency CM companies to carry out the CM at Risk projects. The compentencies to run the CM at Risk projects were identified based on the literature review. A survey was conducted to identify the competencies that need to be supplemented first. The survey results revealed that competency related to partner companies, finance and guarantee, risk and claim, and project cost were identified to have a higher level of complementation compared to other competencies. In addition, considering that the level of competency that need to be secured is high, as the level of holding of all competency is on average 76% of the required level, in the beginning, small-scale CM at Risk projects with relatively low risk are mainly carry out, strengthening competency and then increasing the scale is considered more appropriate strategy.

  • In the current domestic design-build contract, design and construction are separated due to prohibition of outside work. but instead the design-build contract adopts a method of fulfilling each assignment as a joint venture, which makes it difficult for participants to communicate each other and often require changes of design. also, It is difficult to performance efficiency project that they don't want to share useful information related to design and construction. In this study suggests how to maxmize the effiency of the project by proposing a process model connected with an efficient partnering and constructability in a deign development phase of design-build constract.
