Framework of Conceptual Estimation Model for BIM based Internal Finishes of High-rise Building Project (BIM기반의 초고층 빌딩 내부마감 개략견적 코스트모델 개발)

  • Previous studies reveal the need for a tool to cost estimation of building design in early design stages. This paper proposes an internal finishes cost model tool to address this need. The tool allows users to evaluate the functionality, economics and quality of finishes concurrently with high-rise building design. Lack of information in the early stages of the project enables a relatively accurate estimates of work to raise up. Measurements are automatically extracted from simple design information and profile driven estimates are revised in real-time. The data model uses a flexible unit rate system that can easily be extended to other estimate dimensions such as mix-use building surcharge rate estimation. The approach illustrated in this paper is applicable to BIM tool conceptual estimation that support for massing purposes other than the one chosen for this study.

  • In large public construction projects with a certain size or larger that need to be carried out over a number of years, the Authority must secure a budget for construction project management activities by the construction manager. There is no problem if the project management budget secured by the issuing Authority and the project management budget executed by the issuing Authority are the same, but if not, various problems will arise. Therefore, in this study, the following measures were proposed to improve the system for efficient operation of construction project management: First, the construction project management terms and tasks specified in the statutes and the guidelines of government agencies should be unified and the standard for calculating consideration should be unified. Second, the total project cost management guideline should be specified so that the missing construction project manager can receive compensation for the technical proposal. Third, if the project cost is changed in the long-term continuous construction project, the construction project management expense should be adjusted accordingly. Fourth, if construction project management service is required from the Authority, the basis for consignment to a specialized institution should be specified in the total project cost management guideline.

  • Recently, U-Construction is a topic word of construction industry. U-construction is construction with IT technology that is ubiquitous. That will help that domestic construction industry which is lower technology than developed countries overcomes the competition. RFID technology which can be transmission of massage and the receipt of a massage with non touch is core of U-construction. The RFID technology has a big range of application. Man ${\cdot}$ Quality ${\cdot}$ Process ${\cdot}$ Safety ${\cdot}$ Distribution management is already applied to construction industry and especially, The Man ${\cdot}$ Safety management are spreaded widely. This thesis analyzes that the State of Art of RFID Technology to Construction in Korea through the survey and RFID Technology becoming wider by construction scale and period. Process' Distribution management show the trend which becomes wider by construction scale and period.

  • Clients ought to Appropriate the cost of quality management for contractors based on Construction Technology Management Act. The costs of safety management and environment reservation are separately estimated. and the quality management cost is added up to secure the construction quality required on sites. However, the sufficient cost for quality management was not allowed to the contractors, due to the viewpoints of the clients that the quality management should be one of the duties of contractors. In addition, an Account-related legislation enacted a provision of the labor cost of quality management as the one that should be included in the indirect labor cost. From the continuous survey the quality management cost is currently estimated by 0.2% of the total project cost and the contractors protest the portion of the quality management cost is insufficient. Thus, this paper aimed to provide the bases of estimation of the actualized quality management cost considering the viewpoint of contractors.

Comparison of Construction Cost Applied by RC and PC Construction Method for Apartment House and Establishment of OSC Economic Analysis Framework (공동주택 RC 및 PC공법 적용 공사비 비교 및 OSC의 포괄적 경제성 분석 프레임워크 구축)

  • OSC is a type of supply chain and value chain that spans the entire process of construction production (planning, design, construction, maintenance, etc.). It is a method of producing the final object by manufacturing it in a factory, transporting it to the site, installing and construction. This research as is the construction cost was compared for each case A, which applied the PC method, and case B, which applied the RC method. In the case of applying the PC method (excluding the PC design cost), compared to the case where only the RC method was applied, the frame construction cost per unit quantity (m3) increased by about 70% (50% based on the total RC construction type). Of the total frame construction cost of PC method application, PC accounted for 90.2%, 'PC manufacturing cost' 54.8%, 'PC assembly cost' 28.5%, and 'transportation cost' accounted for 6.89%. Also a decision-making framework that can consider both costs and benefits was established. In the case of benefits, the construction period, defect repair, disaster occurrence, energy efficiency, noise/dust/waste, and greenhouse gas emission indicators reflecting OSC technical advantages were presented. It can contribute to providing a basis for helping decision-making on the introduction of PC apartment houses using OSC.

  • 국토해양부에서는 건설사업의 생산성을 향상시키고 건설사업의 효율성을 제고하기 위해 건설기술관리법 제15조의 2에 따라 건설공사지원통합정보체계의 구성.운영에 관한 법률을 마련하고 1998년부터 건설사업정보화(Continuous Acquisition Life-Cycle Support : CALS)를 추진중에 있다. 건설사업정보화의 일환으로 건설공사비의 상당부분을 차지하고 개인의 소유권과 관계되어 있어 민원 소지가 많은 보상자료를 관리하기 위해 용지보상시스템이 기 개발되어 운영중에 있으나 보상비 지출의 핵심과정인 지급단계가 국가재정정보시스템과 별도로 운영중에 있어 체계적인 보상자료 관리 및 보상비 지급의 이력관리가 제대로 이루어지 지고 있지 않다. 이는 곧 부적절한 보상비 집행으로 인한 국고예산 낭비의 소지가 있고 보상비 집행에 대한 대민 신뢰도 저하로 인해 다수의 소송으로 이어질수 있다. 이에 기존의 보상비 집행업무 프로세스 개선 및 건설CALS 용지보상시스템과 디지털예산회계시스템의 연계를 통해 보상비 집행의 투명성을 확보하고 민원인들에게 대민행정에 대한 신뢰도를 높일 수 있는 방안을 제시하고자 한다.

  • In multiple apartment construction project, BCWS is a critical management factor and has a great influence on the success of the project. Due to the many apartment buildings & facilities which produce numerous activities, there are several problems in making out a time schedule of work as well as production and management of precise BCWS from the allocation of resources. In this study, actual condition survey was executed in terms of the calculation and the management of BCWS. This study propose better solutions for efficient calculation of BCWS through the analysis of the problems and standard schedule & progress curves.

  • Predicting accurately the construction cost budget in the early stages of construction projects is crucial to support the client's decision-making and achieve the objectives of the construction project. This holds true for public construction projects as well. However, the current methods for predicting construction cost budgets in the early stages of public construction projects are not sophisticated enough in terms of accuracy and reliability, indicating a need for improvement. The objective of this study is to develop a construction cost budget prediction model that can be utilized in the early stages of public building projects using an artificial neural network (ANN). In this study, an artificial neural network model was developed using the SPSS Statistics program and the data provided by the Public Procurement Service. The level of construction cost budget prediction was analyzed, and the accuracy of the model was validated through additional testing. The validation results demonstrated that the developed artificial neural network model exhibited an error range for estimates that can be utilized in the early stages of projects, indicating the potential to predict construction cost budgets more accurately by incorporating various project conditions.

  • Most data generated in construction projects is unstructured text data. Unstructured data analysis is very needed in order for effective analysis on large amounts of text-based documents, such as contracts, specifications, and RFI. This study analysed previously performed project's bid related documents (bidder inquiry) in overseas construction projects; as a results of the analysis frequent words in documents, association rules among the words, and various document topics were derived. This study suggests effective text analysis approach for massive documents with short time using text mining technique, and this approach is expected to extend the unstructured text data analysis in construction industry.

  • The standard production unit system is the most basic element in our country construction. However, this standard production unit system shows a large difference in the actual amount of labor input for works at the Apartment housing construction, Therefore, it may be a reasonable alternative to estimate the cost of construction by historical cost data, works will be calculated the cost of labor must determine the exact amount and It is necessary to determine the exact amount of labor input for the construction progress management. This study examines the results of comparing the standard production unit system and the actual amount of labor counting in apartment housing construction was completed in the metropolitan area since 2000, the following results were obtained. the actual amount of labor input are looked for 1.184person/1000 of masonary, $0.084persons/m^2$ of plaster, $0.039persons/m^2$ of Waterproofing, $0.059persons/m^2$ of tile at the Apartment housing construction. in the actual amount of labor counting Compared with standard production unit system, masonry ratio of 59.8%, plaster ratio of 41.3%, waterproofing ratio of 31.5%, tile ratio of 34.3% and The labor rate in the works was the lowest in the plaster. was relatively high in the masonary. Therefore, the amount of labor country apartment housing construction is preferably calculated on historical cost data. But it seems that the amount of labor necessary complement ongoing close enough to the actual standard production unit system a major variable in construction management.
