  • This paper presents an evaluation index for the supply levels of pedestrian facilities in residential area planning. The pedestrian facility supply levels reveal the quality of a residential area, and can be associated with the resident living standards and satisfaction, pedestrian safety levels, and the effectiveness of the construction cost. This research conducted multifaceted procedures for the index development, and these procedures start first by identifying dominant influencing factors on pedestrian travel demand by reviewing the final reports of site planning in more than eight already-completed residential development sites. Second, based on the Space Syntax model, which was initially developed in the UK by establishing statistical relationships among an integration index, population size (persons/day), and the total development area, this research formulated a set of pedestrian demand estimation models. Then these models were utilized in forming a pedestrian facility supply index by integrating the new models and their results with the available accepted practice in the residential planning sector. This was necessary because planners want to understand the total supply level of pedestrian facilities in a residential area during the initial design stage. Finally, to test the model validity in satisfying pedestrian satisfaction, the research included a resident satisfaction interview, and it was revealed that the evaluation index developed in this research could provide planners and engineers with more promising results. It is therefore anticipated that this research can be of service when designing pedestrian facilities in future residential area planning and design activities.

  • Recently, the housing problem has been recognized as a matter of housing supply with a certain environmental level and not simply a matter of handing as a quantitative problem, and the demand for pleasant residential environments and requirements for residential environments are increasing more and more. However, it is necessary to establish the directions for improvement of the residential environment according to the house type, as the requirements and levels of satisfaction differ. This study aimed to deduce the level of resident satisfaction with the residential environments according to house type, and determine the direction for improvement of the residential environment. To achieve this, the difference between the house types was analyzed through ANOVA analysis and T-Test, and the major factors on the improvement direction of the residential environment were derived through Action-grid analysis.

First, evaluation system of social sustainability of residential environments is divided into 6 areas that include regionality, diversity, fairness, satisfaction of diverse needs, social exchange, and participation and decision making. A subdivision was also introduced to account for evaluation properties by area. Second, regarding measurement of life quality in a residential environment, the scope of evaluation was divided into residential environment dimension, resident dimension, and management dimension which can incorporate both objective evaluation and subjective evaluation in consideration of the fact that it involves both physical environment and socio-psychological elements. Third, evaluation indicators by area were collected based on an analysis of preceding studies. For the purpose, a total of 193 indicators were extracted, including 28 items of regionality area, 26 items of diversity area, 28 items of fairness area, 58 items of satisfaction of diverse needs, 34 items of social exchange area, and 19 items of participation and decision making area. The kind of evaluation indicators have meaning in that it can be used as an evaluation tool of social sustainability that can be applied universally from the planning stage. It can be utilized as a basic data for enhancement of life quality and promotion of social values in a residential environment.

According to the results of the survey, most of the users tend to use the facilities between 12p.m. to 6p.m., and the majority have lunch at the senior centers. Most of the senior centers already have cooking facilities, without a dining room, except one place, and even the facilities they have are very poor. In a thermal environment area, the temperature is mostly above in summer or below in winter the appropriate temperature, especially the temperature of the restroom of all senior centers are below $20^{\circ}C$ in winter. The density of carbon dioxide is above average in most indoor areas. However, the users' level of facilities' satisfaction was positive. • The purpose of this study was to gain understanding about residential satisfaction and preference of the members of the future elderly generation who have an intention to develop senior congregate housing. The data for this study were collected from 600 participants who were in their 40s to 60s, residing in Seoul, and who have an intention to develop senior congregate housing. The data collection spanned from December 1st to 20th, 2004. The results of this study were as follows: Firstly, the respondents who had a higher level of education, higher income, and a high-ranking job showed relatively higher residential satisfaction with their present house. Similar satisfaction level came between their present house and expecting ones in their later life. Financial responsibility was the most serious expected problem when they continue living in the present house in the later life. It means that the economic ability is the primary factor that determines whether they will have a stable life later. Secondly, as for the preference for the senior housing developer type, the group who preferred collectively developed senior congregate housing far outnumbered the other who preferred independent developer type. Also, the group who preferred collective developer type had higher economic ability than that of the other. These results indicate that above all, economic competence is the must significant variable, which should be considered in the future life and residential planning for the elderly. Korean senior congregate housing models should be developed based upon elaborate research. It is also necessary to develop different types of housing, such as a more practical type and a high quality type, as well as to respond to different kinds of developmental objectives, such as marketability and public benefit.
