아파트 가격조사를 위한 측정방법 (Measuring Purchase Price of Apt. Complex Household)

  • 아파트 가격을 측정하기 위해 일반적으로 사용되는 방법은 특정 단지 특정 평형아파트 세대의 상한가와 하한가를 조사하는 방법이다. 그런데 이러한 조사방법에 의해 얻어진 데이터를 이용하여 아파트 세대 당 평균 매매가를 추정하면 편향된 추정값을 얻게 된다는 문제가 생긴다. 본 연구에서는 이러한 문제를 해결하기 위해 보다 합리적인 대안으로서 새로운 측정방법을 제안한다. 새로운 측정방법은 특정 단지 특정 평형 아파트 세대의 상한가와 하한가 외에 추가적으로 일반거래가도 함께 조사하는 방법이다. 마지막으로 부동산 중개업자들을 대상으로 한 설문조사 분석을 통해 새로 제안하는 측정방법이 현실적으로 적용 가능하고 타당성 있는 방법임을 보였다.

수도권과 지방 주택매매가격의 동조화 변화 분석 (A Co-movement Analysis of Housing Purchase Price of Capital and Non-Capital Area)

  • This study examined the dynamic change in the co-movement between the house price rates with the network methods of Mantegna (1999). First, Capital area and non-capital area form independent clusters which have the heterogeneous co-movement pattern. In other words, Capital and non-capital areas have low connectivity in the housing market. Also, if the co-movement between capital areas have been strengthened, the co-movement between non-capital areas have been weakened. The results of the dynamic analysis show that the degree of the co-movement in the housing market is continuously increased. The members of the co-movement group in the capital area are strongly steadied by all periods. However, the members in the non-capital area have been changed according to the period. Accordingly, it is necessary to establish policies based on various information for the housing market of the non-capital area rather than policies targeting the capital area. In addition, Apartments in Korea are more likely to be used as investment or speculative assets than other types of houses. It has been confirmed that this is Gangbuk, which is locatied in the northern part of Seoul, appears to be a region where the Spillover Effects of price fluctuation can be triggered in the housing and apartment market. However, the housing market in Gangnam, which is locatied in the southern part of Seoul, was divided into low systematic risk.

대학도서관진흥법을 기반으로 한 자료구입비 예산책정과 효율적인 학과 배분방안 연구 (A Study on the Establishing the Budget for the Purchase cost of Books Based on the University Library Promotion Act and the Effective Allocation of Departments)

  • 본 연구는 대학도서관진흥법에 따른 대학도서관에서 최소한의 자료구입비를 확보하기 위한 예산 책정 방법과 확보된 자료구입비를 효율적으로 학과에 배당하여 집행하는 방법을 제시하는 것을 목적으로 한다. 이를 위해 대학도서관의 현황과 법적 기준을 살펴보고 법적 기준에 따른 최소한의 자료구입비 확보 방법을 제시하고 확보된 예산의 효율적 집행을 위한 학과 배분방법을 제시하였다. 먼저, 국내 출판되는 도서 평균가격을 대학도서관진흥법 기준에 적용하여 대학도서관자료구입비를 책정하였다. 학보된 예산은 80%를 학과에 배정하고 20%를 사서선정분으로 배정하였다. 학과에 배정된 80% 예산은 다시 100%로 환산하여 주제별 도서가격, 학생정원, 이용률 등 3가지 기준을 적용하여 각 학과예산을 편성하여 배분하였다.

지불용의접근법을 이용한 간호서비스의 가격결정 (Determination of Nursing Price using Willingness to Pay)

  • It will become more and more popular to use the long-term care facilities and home health care services with the chronic disease increasing. It depends on how much the consumers would pay and purchase the services. They might get more benefits from that kind of services than from ordinary hospitalization. So far, the study of determining the medical service price has focused most often on the efforts from the providers' view. But it must be reasonable to include the consumers' value for the service. This study was performed to assess WTP(Willingness to Pay) for home health care service in order to apply to the determination of nursing price in a reasonable manner. In this study, respondents were asked if they would pay for the service's intangible benefits under the four different types(open-ended minimum WTP, open-ended maximum WTP, bidding WTP, referendum WTP). The contingent valuation method is a potentially useful tool in understanding how people value the benefits of the service. As a result, average open-ended minimum WTP was W16,015 per day among 65 respondents. Average open-ended maximum WTP was W29,154 per day among 65 respondents. Average bidding WTP was W26,300 per day among 65 respondents. Average referendum WTP was W22,200 per day among 70 respondents. The results of regression analyses were also consistent with theoretical prediction, e.g., increasing WTP with consumers' value for the service, state of patients, and household income. This study demonstrated that it was more reasonable to consider the consumers' value in determining the services' price. In addition, a further study is needed to test the validity of this CV method and to determine a proper nursing price based on the consumers' view.

최저통합환산가격 개념을 적용한 기술제안 기반 입찰제도 (Technical Proposal based Bidding System Applying the Concept of the Lowest Total Combined Bid Price for Supplying Affordable Housing)

  • 최근 도시내 기반시설이 노후화된 불량지구에 거주하는 사회적 약자(저소득층, 도시빈곤층)가 도시재생과정에서 지불능력한계 등에 의하여 재정착하지 못하고 있는 문제는 사회적 이슈로 부각되고 있다. 이에 본 연구에서는 사회적 약자의 재정착을 위한 방안 중 하나로 '입찰가격 최적화 및 생산비용 절감', '공기단축을 통한 비용절감', '적정 품질 만족'을 목적으로 한 '최저통합환산가격(입찰가격+공사기간환산가격) 개념의 기술제안 기반 입찰제도'를 제시하였으며, 이는 프로젝트단위 기술제안, 공종단위 기술제안, 공기단축 기술제안을 기반으로 이루어진다. 본 연구에서 제안한 최저통합환산가격 개념의 기술제안 기반 입찰제도는 공기단축에 의한 추가적인 인력 및 장비의 투입과 품질향상 등에 의하여 직접비는 상승되나 공기단축에 의한 발주자 비용, 감리비, 원주민 보상비에 대한 이자비용, 간접비, 이자 지급비, 물가 상승비 등의 절감이 기대된다. 이와 더불어 공기단축 및 공사비 절감 관련 기술 지식의 축적은 향후 프로젝트 공사비 및 공사기간 최적화가 가능함은 물론 국가 및 기업 경쟁력 향상이 기대된다.

  • Best value is the ultimate goal of the owner and can thus have diverse meanings according to the project characteristic, owner's purpose, user groups' payment capability, etc.. Recently, resettlement problems of the marginalized members in the urban regeneration area have been issued in Korea because they have no capability to purchase (or lease) redeveloped housing (or apartment). It means that a minimized production cost for reducing supply price of housing is a key factor in establishing the best value of the marginalized members. The lowest-price bidding system serves the purpose of ensuring a minimized production cost, but due to the low-cost investments, it creates various problems, such as sloppy construction, lowered quality, an increased LCC, and worsening profitability for builders. Thus, to help them resettle, it is necessary to supply affordable housing geared towards a certain appropriate quality and minimum construction costs. Towards this end, this study aimed to propose a cost reduction bidding system based on a technical proposal. The proposed technical-proposal-based cost reduction bidding system consists of the following components: work-unit-based, project-unit-based, and construction-period-reducing technical proposals. These components are evaluated to select the best bidder for a given project. The technical proposal based cost reduction bidding system proposed herein is expected to provide facilities with appropriate supply prices and appropriate quality levels, to bolster the technological competitiveness of builders.

  • Korean foodservice's circulation industry has been developed with enforcement plan of circulation modernization for the purpose of circulation construction improvement in 1992 and revision plan of circulation modernization plan preparing circulation market opening in 1995. But Korean circulation step is still in an early stage compare the advanced nations, so it has a bad effect in case the price competition and the profits, A circulation industry has originally premodenization. But it could be changed leading industry of 21 century, because it can used not only latest technique through information network but also leisure market of consumption industry. We must be enough a purchase condition of direct transaction from a minimum of circulation in order to compete with new business industry of advanced nations. Threfore the scheme for the development of foodservice industry should be improve a circulation management environment of circulation company, also the government should be improve the system in the policy. Both the government and the enterprose must reinforce efforts for high level competition more than the present states. From the view point of the bedelayed industry of all industries, the chance of new business will be created more than others.

Fuzzy Regression Model Using Trapezoidal Fuzzy Numbers for Re-auction Data

  • Re-auction happens when a bid winner defaults on the payment without making second in-line purchase declaration even after determining sales permission. This is a process of selling under the court's authority. Re-auctioning contract price of real estate is largely influenced by the real estate business, real estate value, and the number of bidders. This paper is designed to establish a statistical model that deals with the number of bidders participating especially in apartment re-auctioning. For these, diverse factors are taken into consideration, including ratio of minimum sales value from the point of selling to re-auctioning, number of bidders at the time of selling, investment value of the real estate, and so forth. As an attempt to consider ambiguous and vague factors, this paper presents a comparatively vague concept of real estate and bidders as trapezoid fuzzy number. Two different methods based on the least squares estimation are applied to fuzzy regression model in this paper. The first method is the estimating method applying substitution after obtaining the estimators of regression coefficients, and the other method is to estimate directly from the estimating procedure without substitution. These methods are provided in application for re-auction data, and appropriate performance measure is also provided to compare the accuracies.

유기종자 법제화에 대한 농업인의 의향 분석 (Analysis of Farmers' Intention to the Legislation of Organic Seeds)

  • The questionnaire survey was conducted on 225 farmers in Gyeonggi-do, Jeollanam-do and Jeollabuk-do. A total of 189 (84%) farmers responded. 72% of the respondents were males, 50.3% were aged 60 or older, and 51.3% had less than 5 years of farming experience. 78.8% of the respondents are pesticide-free, and 44.4% of respondents have less than 0.5 ha of farming scale. 61.4% of the cultivated crops were vegetable crops. The order of seeds and seedlings to buy was tomato (23.3%), cucumber (12.2%) and pepper (10.6%). The cost of purchasing seeds ranged from a minimum of 100,000 won to a maximum of 5 million won. 78.3% of respondents answered that they well-knew or knew about organic seeds. 78.3% of respondents answered that they knew or knew about organic seeds. Of the positive effects of mandatory use of organic seeds, 41.3% of respondents said they would increase confidence in organic certification. However, 41% of respondents who opposed the mandatory use of organic seeds said that "The strengthening of regulations will make organic agriculture more difficult." When the use of organic seeds is mandatory, 43.4% of the respondents favor direct support for the purchase of organic seeds, which should be supported politically by the state. When organic seeds were supplied, the disease resistant seeds (53.4%) was the preferred characteristic of organic seeds. For the optimal price of organic seeds, 38.6% of respondents wanted the same price as the commercialized conventional seed. In this study, the questionnaire was conducted for three major organic farming regions, but many of the respondents were judged to have a legal position on the mandatory use of organic seeds. Therefore, the results of this study can be used as a basic data for reviewing the legislation on the organic seed production and distribution suitable for the situation of Korean organic farming.

파티클보드 제조공정(製造工程)의 최적화(最適化) 모델개발에 관한 연구(硏究) (A Study on Developing an Optimization Model for Particleboard Manufacturing Processes)

  • 이 논문에서는 비선형계획법(非線型計劃法)에 의해 파티클보드 생산공정을 분석하여 생산비용을 최소화하기 위한 전산(電算)모델을 제시하였다. 의사결정변수(意思決定變數)는 파티클보드의 생산비용 및 품질과 밀접한 관련이 있는 생산공정상의 요소로써 파티클보드의 비중(比重), 접착제 첨가량 및 매트함수율로 설정하였으며, 휨강도 및 박리강도와 같은 파티클보드의 최저 품질기준은 제약조건(制約條件)으로써 이러한 의사결정변수(意思決定變數)들의 비선형함수(非線型函數)로 수식화되었다. 또한 전산(電算)모델을 시나리오에 따른 가상적인 생산여건들에 적용하여 봄으로써, 칩가격, 접착제 가격 및 열압속도와 같은 경영인자(經營因子)들의 변동(變動)이 생산비용에 마치는 영향력을 분석(分析)하여 전산모델의 적용례(適用例)를 제시하였다.
